FROM THE PRESIDENT And, we’re off! The landscaping is beautiful, the course is rounding into shape, and the tennis bubble is deflated. What a pleasure to drive up Chartwell Drive in anticipation of another wonderful experience. I have received a lot of positive feedback from both members and employees in recent weeks. Remember, there is never a bad time to catch someone doing something right. A positive comment is always appreciated. Earlier this month, I extended invitations to all the various Chartwell committees to take a behind the scenes “Tour of Chartwell”. The rationale was to introduce each committee to the big picture of what it takes to make Chartwell an efficient machine. Too often we (committees) get bogged down in what “we” need or want to be done to facilitate our own committees cause. As a group, we toured each individual area that makes our Club go. It was awakening for all. I would venture to guess a vast majority of our members have no concept of what goes on in our kitchen. We know we expect a culinary delight with every order, delivered at the optimum temperature at precisely the right moment; and that is fair. However, as one member put it, “ I have been a member for over 25 years and I have never been in this kitchen. I have a new appreciation for what Chef puts out from here with the space and equipment he has to work with. Every member should see this.” The next stop on our tour was the tennis facility. Steve Medoff has been working diligently to set up ForeTees for tennis, new programs, and an on-line tennis shop. The ForeTees and the on-line tennis shop were both time intensive to set up. They will make finding court times and sporting the attire to make you look good after you find playing time, a more pleasant process. Did you know you can place a clothing or equipment order on-line today and it will be delivered the next day? In addition to the behind the scenes work, Steve was spotted conducting a clinic for our Juniors on the lower courts and the effort extended, the smiles seen, and the laughter heard, per a member, can only be viewed as a positive sign. The pool house tour gave insight as to how much Erick Dorn, our Facilities Manager, has to accomplish to get the facility ready for use. The winter weather left us a little reminder of her presence via frozen pipes. I have heard these pipes are most important to the operation of a pool and pool house, and they were first up on Erick’s hit list. The Strategic Planning Committee will be working on future plans for the pool house and the food and beverage constraints that currently exist. Without significant alterations and up grades there are restrictions on what we are permitted to do and capable of doing in this area.


On to Rob Agresti and the golf facilities. Most of us notice only the course and the pro shop. A trip through the bag room and cart room give a glimpse as to what goes on behind the scenes to provide a smooth playing experience. Did you know that our 60+ carts, that are parked in a space more suitable for 40+ carts, each have six batteries ($2,300 per cart) that have to be “watered” and charged daily and that carts are rotated daily to ensure even use? All this plus washing the carts, “picking the range”, stocking the driving range and getting clubs out, cleaned, and back into the bag room in the correct spot, to be accomplished by a band of roughly 20 young men, between the age of 16 and 20, many of whom are participating in their first real job. Whew. Hats off! Ah, the equipment shed. This is a must see operation and may be the birth place of that famous saying, “Robbing Peter to pay Paul”. There are more machines than there are parts to fix them. Steve Sweiderk runs a finely tuned machine and some of our biggest expenditures call that building home. A great amount of maintenance, TLC, and innovative thinking are required to keep the engines running, the wheels turning, and the mowers mowing.

It is hard to summarize the huge amount of attention to detail that each of our department heads invest in their specific areas of expertise. I can tell you that each and every one of them are proud of what they do and are dedicated to making our experience second to none. The “Chartwell Tour” was an eye opening experience for me and the other committee members that participated. We will be offering tours to members in the future, so keep an eye out for that. I encourage you to participate so that you can see first hand and truly appreciate how your monthly dues are put to work. See you at the club! – Shauna

With the summer months in full swing, we will soon find ourselves at many outings with family and friends. What are the most important items while enjoying the outdoors??? Your favorite food and beverages of course. Chef and the House Committee have been working diligently to create some great new entrees, appetizers and desserts. Please check out the new menu online or the next time you dine at the clubhouse. I am certain you will enjoy a variety of these new food choices. If there is something you prefer prepared in a unique way, just ask your wait staff, or better yet, call ahead or send an email. Chef has the skill set to amaze. I personally prefer the chopped BLT salad with grilled fillet or chicken or the many varieties of flatbread. The new Preswick salad has become a popular addition to the menu as well. With the recent increase in membership through the efforts of our wonderful Membership Committee, Board, and the many referrals from current members, we want to be certain we are providing the best service to all members and their guests. In an effort to reach these service goals I want to remind all to please make reservations. As you know, it is as easy as a phone call or email or login to the website. If you and your family are coming out to play tennis or golf and decide to stay for dinner, please ask your professional staff to make the reservation for you. Our committees and staff have created the right environment to enjoy the all that Chartwell has to offer. Many members played in the somewhat organized cornhole leagues as well as the very organized golf and tennis groups. Friday night grill is back and can be a great way to eat and relax on the patio. With our family first strategy, we cannot forget about the needs of our younger members as well. With that in mind, in conjunction with the new Junior Committee, we have added some awesome new meals for the youngsters. Many of these were based on their suggestions. As you know, kids often see thing from a unique perspective. These items are smaller portions for the junior in mind as well as the parent's wallets. From a Social perspective, we are creating even more events and amenities for the young and older at heart. Overall our goal this year is to provide you the best food and beverage choices regardless of your appetite. Your recommendations are needed and welcomed, please ask and Chartwell will do everything it can to meet your needs. Small or large, clubhouse, patio or pool, Chartwell will have the dining experience you expect and will continually strive to amaze. See you at the Club! – Shaun Mahoney

LETTER FROM THE GENERAL MANAGER What a great jumpstart to the Summer season with our Memorial Day pool party! This is pool season and we have many new items for all to enjoy. New menu items, games and a foosball table! Like always these are for everyone to enjoy so let’s play and have fun. The golf course and greens came out of the winter in typical fashion but recently all our grass has grown in and the course looks fantastic. The twilight golf schedule has started and the grill outside the clubhouse is up and running on the weekends. The grill has been a great addition to those making the turn. Please stop by and have us grill you a fresh burger, hot dog or special sandwich before you hit the next nine. The Tennis Bubble is down and all courts have been resurfaced for our outdoor season. Steve Medoff and the team have increased the amount of events and play for all Tennis members. I am sure you will have plenty of opportunities to grab a match and get a little exercise and enjoyment. Our Annual Mother’s Day Buffet was very well attended and was one of the largest we have had. The Buffet grew to a medium waitlist which was the first time in many years that this has occurred.

GOLF “9” WGA As with many of our golf programs here at the club, the Chartwell 9 WGA season is now underway. So far this season, the members have enjoyed well participated regular play days along with their Opening Day event. Opening Day was held on Thursday April 9th, unfortunately the weather wasn’t quite ready to warm up yet, and however our members braved the cold and had a terrific tournament followed by their annual meeting! All teams that participated were under par, with Sue Spath, Barbara Hilliard, Denise Hardy, & Jane Duffy winning the event with a terrific score of 31. We are looking forward to a great season with the 9 WGA.

“18” WGA We have had a great start to the season! We’re excited about this season and look forward to growing our 18 group for the future. Our board & committees along with the professional staff, have taken a special interest in building a program that incorporates a fun and socially inviting atmosphere to complement our play days and tournaments. Our professionals go above and beyond the call of duty each and every day to see that our group flourishes. We are so fortunate to be able to play this great game, as we look forward to the excitement and growth of our 18 hole ladies golf group. This is a sport you can all play for many years, don’t hold back now! Opening Day on April 1st was a fun, but chilly start for the brave cold weather players. After our event, we indulged in a yummy Greek luncheon prepared by Chef and followed that with our Annual Spring Meeting. Despite the harsh conditions, the scoring certainly reflected some great play. Congratulations to our winners Kate Hite, Jamie Schmidt, Lauren Staines and Joann Wells.

April 29th was our Charity Tournament that we hosted along with the “9” WGA to raise money for The Chartwell Foundation. It was a small turnout, however, the warm weather and fun scramble format made the day very enjoyable for all that played. We had another fantastic luncheon provided by Chef, as we thank him and his team for their efforts! The winning team was Jan Dibos, Janet Phelps, Wendy Bradford and Judi Hans. Congratulations ladies on some great play! The true winner was Hospice of The Chesapeake with our $600 donation. Way to go ladies and we will build on this Co -18 & 9 WGA effort next year! UPCOMING EVENTS

Dear Member, We will be increasing the price of our electric golf cars to market levels over the next three years. The first increase will be effective on June 1 and will increase the price to $18 per person for 18 holes and to $10 per person for 9 holes. As explained below, we will increase the price again in 2016 and 2017 until the price of this service reaches market levels. We asked Rob Agresti to contact our peer clubs in the region to better understand the market for rental cars. The survey confirmed that our cart rental prices were considerably below those of our peers. Our peers charge $20-25 per person for 18 holes. Our current rate is $16.50 per rider per 18-holes-well below both the market rate of $20-25, which the Golf Committee believes reflects the true cost to the club of providing this service. The rental price for a golf car must reflect its full cost-not just the cost of leasing the car. The rental price must also take into account the cost of maintenance and repairs, electricity, cleaning and positioning the cars, and the cost of maintaining the car paths and repairing the wear and tear that the cars put on the golf course. The Board of Directors has approved the recommendation of the Golf Committee to increase in the rental fee to $18.00 per person for 18 holes in 2015, and to annually increase the fee with the intent of reaching market prices over the next three years. None of us wants to see our prices increase. However, neither should any of us want the club to sell any product for less than its market value. Please keep in mind that even our increased fees in 2015 are considerably below the rental fees charged by our peer clubs. Rather than shock the membership with an immediate $5 increase, the Golf Committee proposed a gradual increase over a three-year period. We will continue to monitor our peer group and will ensure that our rental fees are at or below the market.

C O N G R AT U L AT I O N S SYDNEY MILLS! On Monday, May 4th the girls at Archbishop Spalding took dead aim at Fox Hollow Golf Club, as they won their second straight A Conference team title. Chartwell’s talented junior player Sydney Mills, played brilliantly the second day of competition, firing 31 on nine holes, finishing her six strokes better than second place. This was Sydney’s first IAAM individual title win. Sydney will be a senior next year at Archbishop Spalding. She has already visited several colleges and has all intensions in playing Division I Golf. Congratulations again and best of luck this season!

TENNIS TIP FROM STEVE: Tennis Elbow occurs for the following reasons: • Improper stroke technique • Incorrect string / tension in your racquet • Your grip is too slippery, which forces you to squeeze your racquet too tight, this causes fatigue which then can lead to an arm injury. How to avoid tennis elbow: • Improve your technique on your strokes • Have your racquet strung with the correct string/tension • Replace your grip with an over grip that is tacky, so you do not have to squeeze your racquet so much, • Relax your grip- when you are not striking the ball your hitting hand should be very loose on your grip • Stretch prior to playing • Neoprene elbow brace is excellent for warmth and compression • Ice immediately after you play • Advil is great to keep the inflammation down

BBQ Spiced Salmon

on a Bed of Pepper-Jack Grits with Tomato Relish 2 each 6 oz. Salmon Filet 1 oz. Olive Oil 1 tablespoon Chef Maggitti’s Back Yard BBQ Spice

½ cup Grits 2 cups chicken stock ¼ tsp. kosher salt 1/8 tsp. pepper 1 cup shredded pepper-jack cheese 1 tbsp. butter

Tomato Relish

1 cup tomatoes, small dice 1/8 cup red onion, minced 2 tsp. garlic, minced 1/8 cup cilantro, chopped 1 each lime, juiced

1 tsp. jalapeño, minced 1 tbsp. olive oil 1/4 tsp. salt 1/8 tsp. pepper

METHOD: 1. Marinate the salmon with olive oil and Chef Maggitti’s BBQ Spice 2. Heat the chicken to a boil add grits and simmer for 5-7 minutes. JUNE 1 0 3. Season with salt and pepper. 4. Finish with cheese and butter 5. Grill the salmon and place on top of the grits. 6. Mix all the ingredients together for the tomato relish and place on top of the salmon. 7. Enjoy with a nice glass of pinot grigio.

F I N A N C I N G U P D AT E A N D PROGRESS REPORT Chartwell's debt level and associated payments are a significant piece of our financial picture. Therefore, the Board would like to provide an update on our progress toward reducing that debt load as well as the monthly principal and interest payments. April 2008 $8.2 Specifically, this article provides an update on the progress that we have made in reducing our debt by prepaying principal, as well as in reducing the interest rate by 2014 $6.5 workingJune with M&T bank to modify the interest rate and terms on our commercial mortgage. First, since the Capital April increasing 2015 $5.8 Dues levels last July, we have prepaid $404,103 in loan principal as of May 1, 2015, on target with our debt reduction plan. We are prepaying principal at the rate of about $45,000 per month, depending on membership levels. All of the additional Capital Dues payments are being applied to principal prepayments on a monthly basis. Our goal is to prepay $1.54 million of our commercial mortgage principal, which is all of the principal that is not tied up in our interest rate SWAP (i.e. the fixed rate portion of our debt that cannot be prepaid). At the current pace, we expect to have this amount prepaid by the summer of 2017. At Dec. 2018 $3.4 that point, we can begin to accumulate Capital Dues dollars into our capital account for improvements GOAL to Chartwell's facilities and programs. Second, on April 1, we entered into a modification of our $5.811 million commercial mortgage, including the $4.5 million SWAP (the fixed rate portion of the $5.811 million commercial mortgage), with M&T Bank that reduced our interest rate and costs. Specifically, M&T agreed to lower the interest on all of our outstanding balances by 0.35%. In addition, we restructured the payment mechanics to eliminate the negative impact of the previous escrow account structure. Finally, we restructured the SWAP to reduce the fixed interest rate on the balances covered by the interest rate SWAP by 0.62%. So, in all, we reduced our interest rate on our debt by almost 1%, which will save Chartwell about $55,000 per year in interest expense. In exchange, we extended the final maturity for our loan and SWAP through April, 2022. To be clear, we DID NOT change the scheduled monthly principal payment schedule, we simply extended the date at which we would need to refinance the remaining outstanding principal (previously, we would have needed to refinance the remaining outstanding principal in 2018). Our progress toward prepaying principal and the loan modification are big wins for Chartwell as we strive to reduce our debt burden. M&T Bank was very supportive of Chartwell and our long term goals throughout this process. The two charts below show our progress toward our goals of prepaying debt ($1.54 million by June, 2017) and reducing our outstanding debt (to $3.4 million by December, 2018). Going forward, these two charts will be included in our monthly financial package posted on the bulletin board. Thank you for your support of this important, and sometimes difficult, initiative of reducing our debt levels and building the capital needed to invest in our club.
