Our festive guide for your

dining table

If you’re hosting lunch or dinner this year, now is the time to start thinking about how to style your dining table.

We’ve got some top tips that will help you get it right every time.

1.

Start with your dishes

The most important element for the table is the plates, bowls and serving dishes. Choose a theme that will work around your crockery options and remember white plates can be stylish with the right tablecloths, napkins and accents.

3. Decorate thoughtfully

When it comes to table decorations, the little things count. Place settings with each guest’s name is a lovely personal touch.

2. Go with a theme

You might like to keep it simple and festive by choosing between traditional red and green, red and white or white and green, and consider adding a metallic accent colour of gold or silver.

4. Consider your centrepiece

A centrepiece can really bring your style together and make an impact. But it should be considered carefully — you don’t want it taking up valuable space or blocking your guests from communicating.

Why Fairhaven?

The pair visited the Fairhaven display homes and liked the flexibility with the plans and the transparency with the pricing.

your future Investing in

With the right advice and informed choices, investing in a new build can set you up with a nest egg that can generate passive income for you for life.

1. Build an investment property

Planning for financial security is vital for living a life of ease and creating a comfortable retirement. Investing in the right property can set you up for life. Make wise choices about the type of home you invest in and improve your long-term financial position from the very beginning.

2. Kick off a portfolio

Once you invest in your first property, purchasing further investment properties becomes more achievable. As the value of your property increases and you continue to pay off your loan, you create more equity which you can leverage to purchase another investment property, and another.

12

3. A reliable investment

Unlike buying a lottery ticket each week, building an investment property is a tried and tested approach to building wealth that you can rely on. For example, the last 25 years have seen the median value of Australian houses deliver an annual growth rate of 6.8%*, with an increase in value of over 400%.

4.

Property that pays for itself

An asset that someone else helps you pay for? It almost sounds too good to be true, but that is often the reality when you own an investment property. Rental income from your tenanted investment property will cover some or all of the expenses related to the property, while its capital growth increases.

5.

Tax advantages

No-one wants to see more of their hardearned money go to the tax department than necessary. As an investment property owner, you may be able to take advantage of significant tax benefits. Many costs associated with owning an investment property may be tax deductible, including maintenance and repairs, the interest on your loan and property management fees.

this summer How to stay cool

When the weather heats up, we all want to stay comfortable and cool. Thankfully there is more than one way of keeping the heat under control in summer.

As the temperature rises over the coming months, try one or more of these approaches to maintain an enjoyable space no matter the weather.

Position your home wisely

Make important decisions about where to position your home, rooms and windows with the sun in mind. Avoiding the hot afternoon sun coming into your key living spaces can be a clever way to have a cool home.

Be smart about your window furnshings

Blinds, curtains and awnings play a big role in your home’s styling, but they can be a game changer for temperature control too. The hot sun on your home can see things heat up quickly.

The finishing touch

When building a home with Fairhaven Homes, consider all your options. Evaporative cooling, inverter cooling, or ceiling fans can all play an important role in having a temperate home yearround.

Insulation

Insulation is important and is included in your build. You will also have the option to upgrade from the inclusion to maximise the energy efficiency of your home.

Close during the day and open in the evening

Once the sun starts to heat up, aim to close doors and windows as well as blinds, curtains and shutters where possible. This will minimise the amount of heat entering your home over the course of the day.

Once the sun goes down and an evening breeze kicks in, open up doors and windows to let the air flow through. This cooler night air will help any trapped heat from the day move through and out.
