VETTING & APPLICATION PROCEDURE

Our agency is fully equipped to source and qualify tenants for placement in your apartments.
We use customised integrated software to manage the entire application process, including scoring, approval and lease generation. Not only does this software allow us to exceed expectations by committing to excellent turnaround times, it also significantly reduces the risk of human error.
Good to know: We use either electronic document signing platforms, to draft and send
pre-approved lease agreements to tenants. Once signed, the e-doc is automatically sent to the landlord for their signature. A final completed document signed by both parties is automatically sent to all signatories.

We require all applicants to pass the requisite credit and other checks before being screened as per the below vetting process. All tenants being screened as per the vetting process will be required to:

Pass a TPN check
Applicant must pass a credit check to ensure good standing.
Submit application to the landlord
Submit the application to the landlord within 48 hours once all supporting documents have been received.

Pass an affordability assessment
Applicant must rearn at least 3 times the rental in order to qualify.
Provide proof of employment
Potential tenants are to provide proof of employment in the form of:
Latest payslip
3 or 6 month bank statements
Company documents
Letter from Accountant
Resolution for authorised signatories

Landlord reference check
A positive landlord reference should be obtained or proof that the applicant is a home owner.
INSPECTION SERVICES
Chapter 3
We use specialised software, an online programme adapted for the South African property market, to arrange and perform all relevant ingoing and outgoing inspections with tenants. This includes taking photographs of the condition of the unit and compiling a detailed inspection list of any defects within the unit. Good to know: An inspection administrator is available for bi-annual inspections.

Raising invoices and collecting monthly rent
Performing credit control on all outstanding accounts (as per the agreed-upon credit control procedure)
Ensuring debit order authorisations are in place for all tenants
