TURN RAW WORKPLACE DATA INTO USEFUL INFORMATION WITH A QUANTITATIVE AND QUALITATIVE FOCUS ON SPACE UTILIZATION.

about facility quest

IN 2010, FOUNDER LOWELL SCHNEIDER BUILT A SAAS SOLUTION BASED ON THE PRACTICES OF ARCHITECT JOHN DUVIVIER TO FACILITATE OBSERVERBASED UTILIZATION SURVEYS. THIS SOLUTION EVOLVED INTO FACILITYQUEST IN 2011.

01

John Duvivier was then a Principal at the internationallyrenown architecture firm Gensler, which has since completed hundreds of utilization projects worldwide. While serving a growing list of evidence-driven clients, FacilityQuest has continued to partner with Gensler, helping it’s clients understand the utilization of their facilities. We now offer a broad range of solutions to facilities managers and design professionals.

FOR ARCHITECTURE AND INTERIOR DESIGN BUILD TRUST AND COMMUNICATION WITH EVIDENCE-BASED DESIGN A data-gathering study leads to greater client trust, deeper design conversations and improved employee buy-in to workplace changes. Evidence-based design builds a business case for larger workplace design projects. "IS THE UTILIZATION OF CONFERENCE ROOMS REALLY AS HIGH AS THEY SAY?" Perception vs. reality. Before design, even before programming, take a quantitative look at space. See how raw data turns into useful information and insights. Gather quantitative space and activity data to support qualitative data gathered during interviews, focus groups or surveys.

"Culture eats strategy for lunch." But utilization data can help challenge the status quo by showing that space will deliver more value when put to a different use. Evidence-based design builds a business case for programming options and alternative workplace strategies. Then, armed with the truth, a datagathering study leads to deeper sales conversations. Show effectiveness of design: compare before-and-after data of workplace utilization and activities. A good data-driven story communicates powerfully to your next potential customer.

"WE NEED TO PROVE THAT LARGE CONFERENCE ROOMS ARE MOSTLY BEING USED BY 1-2 PEOPLE." Support space optimization and planning decisions with utilization data that shows “how many people doing what activities in each space type.” Usage data offers a comparison with industry benchmarks and best practices. "WE WANT TO PROPOSE MORE TEAM SPACE AND SOME HOT DESKS, BUT CULTURALLY IT WON'T FLY UNTIL WE CAN PROVE HOW UNDERUTILIZED THE WORKSTATIONS ARE."

ACTIVITY ANALYSIS MEASURE HOW SPACE IS USED WITH UTILIZATION STUDIES

THE NEED FOR NEW WORKPLACE STRATEGIES GROWS AS CHANGES IN THE WORKFORCE ACCELERATES. Support space planning decisions with utilization data that shows “how many people doing which activities in what type of spaces.” “Work styles” analysis starts with knowing statistically and specifically where employees get work done: at their desk, in meetings, or somewhere else. Understanding (and showing) employee mobility offers opportunity for alternative workplace strategies.

WHAT TO EXPECT With no software for you to learn, FacilityQuest gathers floor plans and existing data from you. We visually document the spaces you care about, layering it all on floor plans (and we’ll work with you to fill any gaps). On a dashboard, you instantly see allocations of space, and can compare meeting spaces with focused work areas, for instance. We set up your utilization studies or surveys, and manage every step of the process.

THE RESULT, A SEARCHABLE COLLECTION OF VISUAL ANSWERS, ILLUSTRATES FOR DECISION MAKERS WHAT THE OCCUPANTS SEE AND FEEL ABOUT THEIR PHYSICAL ENVIRONMENT. IT TELLS THE SUBJECTIVE STORY THAT COMPLEMENTS OBJECTIVE DATA (E.G. FROM UTILIZATION STUDIES), AND INVITES ANY GROUP OF STAKEHOLDERS INTO THE CHANGE PROCESS.
