1 March 2025 may be the third month on the Gregorian calendar, but for many, it marks the start of a new financial year. Our Finance Manager, Etienne Begemann presented the overviews of the SEEHOA and SCC budgets for 2025/26 to homeowners late last month. Thank you to those who attended. It would be great to see even more of our homeowners attend these engagements, as it is a fantastic opportunity to engage directly with our team on our finances, obtain clarity and share your thoughts. You will find a brief summary of the budget later in the HOA section of the newsletter. While on the subject of new beginnings, it is a good time to reconsider our approach, as a community, to the way we engage with each other. As we often say, the doors of the HOA are always open for respectful, transparent engagement in line with our values. We regularly share important information with you, primarily through a weekly e-mail update every Monday, and via our official WhatsApp community. If ever you are unsure, or even if you disagree with the contents of our communication, we encourage you to reach out to us. Here is the process to follow:

• If you would still like to pursue the matter, you may then contact the appropriate General Manager. For HOA matters, you may contact me on gm@simbithi.com, and for Club matters, Craig Nell on clubgm@simbithi.com.

• Finally, when you have exhausted these avenues, if you are still displeased, you may approach the Board of Directors. Their details, along with their respective portfolios, are also in the directory. Our policy is not to engage on unofficial platforms. If you discuss or report something on a group that we do not administrate – our team is not able to see, or address it, with you. Similarly, we have a Social Media Rule, which is Clause 11.23 in our Estate Rules. This prohibits our community from posting content that: 11.23.1 Is unlawful, defamatory, harassing, threatening, abusive,

discriminatory, racist, sexist, homophobic or constitutes hate speech;

11.23.7 Is unrelated to the topic or that contains links to other websites;

11.23.2 Is pornographic, obscene, indecent, lewd or otherwise inappropriate;

11.23.8 Constitutes an unsolicited promotion, advertisement, contest, solicitation or spam;

The purpose of our communication is for our community to stay informed and, in doing so, assist with building the sense of community in the Estate.

Complex? I must admit, I have become mildly addicted to Padel, and my family and I are regularly out on the courts. The sports complex is a key differentiator in the Simbithi story, and a unique element that sets us apart in the market. Its addition strengthens the link between the Club and HOA and heightens the desirability of the Simbithi lifestyle. If you have not had a chance to visit yet, I highly recommend it. It is a great space to gather with friends and family, keep fit and then enjoy a meal together on the deck.

SEcURITy

Speeding

Residents, a reminder that our speed limit is 40km/h, as per our Estate rule. This is in place to protect pedestrians, wildlife and fellow motorists. While driving on our roads, you may come across speed display boards at strategic points, which are intended to raise awareness of our speed limit.

When you exceed the limit, the board will record the speed, an image of your vehicle and the registration number.

In accordance with our maximum penalty schedule, for the first offence, we will engage with you and caution you not to exceed the speed limit. For the second and third offences, a penalty of R500 will apply, and for the fourth and fifth offences, a penalty of R2500 will apply. Please drive responsibly, and adhere to the speed limit, Simbithi.

Golf cart permit sticker

Despite several appeals, it is concerning to note that we are still noticing a number of golf carts displaying expired golf cart stickers. Residents, a reminder that it is compulsory for every golf cart on the Estate

to be registered and adequately insured for public liability. If you have not renewed your permit sticker, please note:

the requisite stickers for your cart. This must be renewed annually, and such time has come.

Replacement of Defective Golf Stickers

Since distributing them, we have discovered that the first batch of golf cart stickers are defective. Our team has contacted the supplier, who has rectified the defect and provided replacement stickers.

Homeowners, please visit the Welcome Centre to collect your replacement stickers. Please ensure you have the old stickers, and proof of payment.

SECURITY

The Welcome Centre will then advise when your three stickers per cart are available for collection. The stickers must be displayed on the front, left and right-hand sides of your cart. An amount of R140 will be payable at the Welcome Centre via cash, debit card or levy account for the forthcoming period.

Lost & Found

Kindly note the above process also applies to visitors intending to bring golf carts onto the Estate. Please advise your guests accordingly. Similarly, if you have sold your golf cart since the last renewal, please advise us via e-mail so we may re-allocate your sticker.

Items that are misplaced around the Estate, particularly in our common areas, are collected and temporarily stored by our security department. Our team then follows a process to attempt to return lost and found items. If items are not claimed within a month, they are then donated to one of our CSI initiatives.

Walking into WELLNESS

Every month, the HOA team takes a nonnegotiable hour away from the office to dedicate to employee wellness. Armed with caps and bottles of water, we work up a sweat on a walk (run, for some of us!) on one of our trails or out on the streets of Simbithi. In January, during the annual golf course closure, the team walked along the golf cart paths, which was a great opportunity for those who do not usually see the course, to do so.

learning to love naTure

The Heron Community Centre was abuzz with a group of our littlest residents (and their very willing parents and grandparents) at 07:30 on a cool, drizzly Saturday morning. The excitement was palpable as Environmental Manager Ayanda Duma and Environmental Assistant Nqobile Makhaye led the charge down to Mngeni Trail for our first kiddos’ environmental walk.

The soft rainfall did not dampen spirits, instead it spurred our little explorers on even further, trailing happily behind the grown-ups as they explored

Mngeni Forest, learning about flora, wildlife and biodiversity.

In honour of World Wetland Day, which was commemorated on 2 February, Ayanda and Nqobile shared a few facts on Simbithi’s wetlands.

The following summarised CAPEX projects are shortlisted for completion during this financial year:

The SEEHOA levy will increase by R150 per month to R2 530, an increase of 6.30%. Albeit this increase is higher than the approximately 5% average inflation rate for the past five years, the revised quantum remains competitive not only within gated communities on the North Coast, but also other well-known estates across South Africa. Factoring the SCC increase of R95, the total combined levy increases by R245.

These projects will fall within the Board of Directors’ authority to proceed:

Dear Members and Residents,

I hope my column finds you well.

February saw the Club’s pace slow after the busy season. Our community found itself in the familiar roles of school and work routines while our visitors returned to their homes.

Budget season was in high gear as the Club’s heads of departments plotted and planned for the new financial year, which begins this month. With the Club’s bigger footprint and the additional costs incurred, the financial year ahead is going to be challenging. Innovative entertainment and sporting schedules are currently being planned, with the golf calendar filling up and the events department planning member events six months in advance.

We will share more in due course, so keep your eyes on our communication channels.

At the beginning of February, the Club conducted market research through a survey on our Fig Tree Restaurant. This exercise was designed to assist the management team to change, update and improve our restaurant offering.

Firstly, we would like to thank those of you who participated. Your scores and comments have highlighted areas for our team to focus on, some of which were food options, ambience and service. Among the comments received were that our offering is too diverse and our portions too large, and more healthy options were requested, with seasonal ingredients. As trends change, it is important for the Club to stay abreast. Our new, reduced menu, which we are planning to launch soon, will ensure flexibility coupled with weekly specials.

This will assist in improving our preparation time. Exciting dishes that have been showcased at wine pairings and on our weekly special boards will form part of the new Fig Tree menu. Cost-effective ambience will also feature in the restaurant, and we hope the small changes you see will improve your dining experience. Service is critical to our success, and an extensive menu mechanics training program has been developed by our chefs and the Human Resources Training department, in which we will focus on product knowledge, upselling and service flow. We will share more as we improve.

At the tennis courts, the team will separate each court with net partitioning and improve the playing surface to reduce pooling and eliminate bounce and flat spots. While on the subject of tennis, we have been made aware of disgruntled residents who are opposed to the pay-to-play system we have in operation.

Like all other sporting codes in the complex, the funds generated are used to sustain the precinct. To this end, we have introduced two “playing cards”. The first is R800 per year and is available to players who would like to play between 06:00 and 17:00. This is best suited to children and social tennis players.

The second card costs R1800 per year and allows play between 06:00 and 21:00. The additional cost considers peak times and the cost of the flood lighting. These budget-friendly offers are designed to get you back on the courts.

The bowling rink has settled in some areas and teams will be completing work on this during the first half of the month, while we complete work at the lap pool, too. Naturally, there are several smaller tweaks that also require attention, but snagging should be complete by mid-March. Thank you for your patience, it is much appreciated.

Our new Simbithi golfing year is up and running, with the golfing team intent on ensuring an even better delivery of the Simbithi Golf Experience. Your committee remains fully committed to our continuous improvement journey. Importantly, this program focuses on physical enhancements to the course itself and on improving our operating procedures. As you will appreciate, the impact of the former can be greatly reduced if it is not matched and supplemented by the latter.

A subcommittee has started engaging with some of the important stakeholders on this critical initiative.

On our operating procedures, my request does go out to members to actively play their part in embracing these – for the ultimate benefit of our whole membership body. These include, amongst others, fully familiarising yourself with our ScoreCapture system, closely abiding by our check-in procedures, maintaining pace of play and constructively engaging with our starters, marshals and porters.

Well, we’re getting on with 2025, with the holidays and festive season fading into obscurity.

The last week of January saw the course undergo crucial summer treatment. With the good rainfall received, we should look forward to remarkable conditions over the upcoming months.

Entries are open for the upcoming North vs South Challenge on Saturday, 8 March. Make sure to enter in time and secure your spot in this fun-filled annual event.

Well done to [Head Greenkeeper] Amos [Sibiya] his team for their continued efforts to ensure our course condition remains top notch. Also, thanks to the team for setting up a very enjoyable “Greenkeepers Revenge” challenge to mark the end of the course maintenance programme at the end of January. The Men’s Allerton League competition kicked off earlier this month with the

LaDies’ Captain

The ladies are back in full force from their holidays, and we’ve had an incredibly busy start to the 2025 golfing calendar. In our first Medal and Putt competition, which is run monthly, the Silver Division Best Gross was won by top player Lydia Lategan and last year’s Club Champion, Michelle Dold won the best Nett! This competition is fiercely contested in the Silver, Bronze and Copper Divisions, where one winner in each Division is awarded a KwaZulu-Natal Medal Pin.

Ladies' league started early this year, and we played our first match against Athlone at home. It was a great match and

Simbithi won 4 – 0. We had a lovely morning with the Athlone ladies to celebrate the start of the season. The following weekend, we took on Kloof Country Club away and were very excited to draw 2 – 2. Drawing away from home always feels like a win, so the ladies celebrated in the bus all the way home. Next up is a match against Durban Country Club at home. Simbithi is blessed to have two active ladies' groups, the Tuesday Ladies and the Saturday Swaggers. We have had lots of new, first-time ladies to the Tuesday group and they have been very successful in integrating into our Tuesday fun days. We welcome and encourage all ladies to join our groups.

The most exciting event we’ve had this year was our Valentine’s Day event. Forty ladies got to “choose” a “loved one” in a betterball competition. The tables were decorated with flowers, balloons, chocolates and popcorn, and the ladies dressed up for the occasion. Mom and daughter duo, Michelle and Kayla Dold won the event, and loads of Valentine's Gifts were up for grabs!

Every Friday, a number of our ladies join in the Meat Competition. Landrover sponsored the event on Friday, 14 February - Valentine’s Day - and not only did our ladies manage to win some of the meat, but one of the four-ball Alliance members, Belinda Dix had her 1st hole-in-one on the 9th! Being part of the 4 Ball was super exciting, especially as it is, one, a difficult hole, two, Belinda is the first Lady to get a hole-in-one on this hole and, third, in a twist of fate, it happened to be the same hole where her son got his first hole-in-one the previous year!

The next big ladies’ event is our annual Captain Vs Vice – Captain Day. Teams are drawn randomly and the ladies fight it out for bragging rights and the coveted trophy.

The Champagne flowed and the ladies celebrated until late.

We wish the following ladies the best of luck in the following events: Tania Schoeman, who has been chosen for the Inter Region Team, playing at Athlone on 8 and 9 March 2025, and Olivia Wood in the SA Woman’s Amateur Championship being played in the Eastern Cape.

Here are the highlights of the latest golf course report from Matkovich Turf Maintenance.

GENERAL

January has been an interesting month. We have had some mild days (for this time of year) and some radically hot days! Amos [Sibiya, Head Greenkeeper] and his team have worked

incredibly hard to keep the greens from burning during these hot spells.

This is done through syringing with a hose pipe as needed. Our hollow tine treatment was also done this month. We had an astounding 237mm of rainfall during the month. All in all, the course has held up well but the spring treatment was needed.

GREENS

Greens are looking healthy and coped relatively well with the increased temperatures. The four-day power outage really put Amos and his team under pressure, and, in some instances, we were watering greens with pumps from the dams.

The 10th green, which was the first green we worked on, and the holes are already quite significantly closed which bodes well for a swift return to normal play.

TEES AND COLLARS

The tees and collars have received a granular and foliar fertiliser application and the necessary treatment for dollar spot. These areas are cut three times per week and the height of cut has remained the same.

For spring treatment, the tees have been vericut and hollow tined, which removes thatch build up from the turf making for a tighter surface to play from and less scalping by the mowers.

FAIRwAyS AND ROUGH

The Frequency of cut on the fairways remains at three times per week while divots are repaired daily, with a specific focus on longer holes. The treatment of broadleaf grasses and weeds continues as well as foliar fertiliser applications.

Rough is being cut as needed. For the spring treatment fairways have been verticut and aerated.

SpoRTS UpdatE

In January, we completed our annual course treatment, and the Matkovich team is very pleased with how it unfolded. The course has recovered well after a much-needed break following the busy footfall of the year.

Year to date, we have had 34 726 rounds of golf!

Work on the 9th hole has started, and we are sure the new swales in the front catchment area will be a welcome addition to the course.

In the Pro Shop

This year, the Pro Shop will see some changes with the addition of new brands and shifting into more of a ‘Simbithi Sports Shop’ look and feel. The Pro Shop team is here to help, so if you are looking for anything golf or sport-related, please come and chat to us!

From the Squash Courts

Simbithi has joined the Dolphin Coast Squash League and will be playing every Tuesday and Thursday night for the next few weeks. We wish our players all the best and hope to see you bring the trophy to its new home!
