ATTENTION: PLEASE NOTE

Dear Homeowners,

Please note that we only distribute the printed San Lameer Magazine on the Estate itself and not via post. An electronic copy will be forwarded to every homeowner via email. Should you want to receive a hard copy of the magazine, you are welcome to contact Jolanda Cloete at marketing@sanlameer.co.za and we will be happy to send you a copy via the post.

As winter settles across much of the country, life at San Lameer continues to offer its own kind of warmth—one rooted in nature, community, and a shared commitment to living well. Here, we don’t slow down with the seasons—we lean in.

An Information Meeting was held with homeowners on 24 April 2025 at the Country Club, chaired by Jan Zeederberg. We thank all those who attended and contributed to the constructive discussions. The following key topics were covered:

1. Investigation into PCM Affairs

An independent investigation into possible involvement by the Board or Management in PCM matters was completed. We are pleased to report that the outcome confirmed no involvement.

2. Retirement Village

Updates were shared regarding the proposed Retirement Village.

3. Water and Sewage Charges

Details of the new tariff structures for 2025/26 were presented, along with clarification on cost allocations and billing.

4. Electricity Tariffs

New electricity tariffs for the upcoming year were discussed, including Eskom-related adjustments and their impact on residents.

5. Solar Farm Project

Progress on the Solar Farm initiative was outlined.

6. General Discussion Items

Several additional matters raised by homeowners were discussed openly and constructively.

• The minutes of the meeting.

From the Managing Director Pine Pienaar

To ensure that all homeowners are kept fully informed, the following documents were circulated after the meeting:

• A copy of the slide show presented by the Chairman.

• A summary document detailing water, sewer, and electricity charges for 2025/26.

• The detailed tariff document for the San Lameer Master Homeowners Association for 2025/26.

Beyond governance and infrastructure, San Lameer is increasingly being recognised not only as a premier holiday destination but as a living, breathing model for a healthier lifestyle. From the golf course to the coastal forest trails, every corner of the estate encourages movement, mindfulness, and connection. Our championship golf course isn’t just for lowering your handicap—it’s a sanctuary of fresh air and quiet focus that promotes real, measurable wellness. Whether you’re playing 18 holes or taking a sunset walk on the Mashie Course, you’re investing in your longevity.

It’s not just the golfers who thrive. Families return generation after generation, creating legacies of laughter, exploration, and memories. Whether it’s toddlers spotting monkeys, teenagers paddling across the lagoon, or grandparents enjoying peaceful mornings, San Lameer caters to every chapter of life. Our villa rentals continue to support this timeless tradition, offering flexibility, familiarity, and comfort to all who visit.

Nature continues to bless us with wonder—from our resident Crowned Eagles tending their sprawling nest, to the butterflies that grace our gardens with colour and grace. These quiet moments remind us that San Lameer isn’t just a place to live or visit—it’s a place to feel alive.

As always, we thank our homeowners, visitors, and staff for continuing to embody the San Lameer spirit: active, mindful, and connected. This winter, I invite you to take a deep breath, soak in the sunshine, and remember—wellness doesn’t wait for summer.

Warm regards,

GARDENS AND GROUNDS

Winter Highlights and Projects

The change of seasons came around quickly this year. After an incredibly wet summer (the estate had received the annual quota of rainfall by mid-April) the shorter days have brought some respite with a return to perfect early winter weather. Unfortunately, the heavy rains did cause some damage to drainage systems and, subsequently, Countryline and the Maintenance department have done extensive work to improve the drainage during the heavy rain events that appear to be becoming increasingly frequent. The cooler weather is also the stimulus for the spectacular flowering in some of the winter-blooming species. The different aloe species on the estate flower between February and September and provide stunning colour throughout the winter. The wild dagga (Leonotis leonurus), blue boys (Pycnostachys urticifolia) and ribbon bush (Hypoestes aristata) provide stunning displays in areas where they are mass planted. Red hot pokers (Kniphofia praecox) and Gladiolus spp punctuate the grassland areas with their colourful shows during this period too.

During the months of June to August, the growth of the lawns slows sufficiently to allow our brush-cutting team to focus on other important winter activities. We will be busying ourselves with:

• Draining and desilting the cascades to improve the habitats for aquatic organisms.

• Spraying selective herbicide on lawn areas to target weed species and improve coverage of turf in spring.

• Repairing areas on the MTB track that have been damaged during the rains. This involves importing and filling washaways and areas where tree roots have been exposed with mulch produced on the estate. We will also utilise more resources to eradicate alien invasives on the 7,5km of track.

• Preparing the Butterfly Garden for final planting in spring for opening later in the year. Slashing the grassland areas as an alternative to the burn we conduct every second year.

• Continuing with the felling of some of the exotic Indian Almond trees in the lots.

• Thinning out overgrown areas in Lots 23, 24 and 28 where Strelitzia nicolai have become too dominant, resulting in the undergrowth largely dying due to excessive shade.

Our Environmental Committee visits San Lameer every quarter and we recently discussed the benchmark number of plant species required to support a healthy biodiversity - 350! While we are not quite there yet it is one of the primary

objectives of Countryline and we routinely import new indigenous species to boost this number. Please heed this goal and refrain from bringing exotic species onto the estate. If in doubt please contact me to discuss.

Finally, continuing our series of Meeting the Countryline Team, I would like to introduce Mr Lucas Ngeleka. Lucas is our foreman and is familiar to many on the estate. You will often find him armed with a pole pruner keeping the everencroaching tropical vegetation at bay. Lucas has been a committed servant to San Lameer for 26 years and is a dedicated, proud and humble leader of our teams on the ground. To all the San Lameer visitors over the forthcoming winter months, I wish you an enjoyable and restive break during this quieter period on the estate.

Holiday Letting for Every Generation: Why Families Keep Coming

Holiday Letting for Every Generation: Why Families Keep Coming Back to San Lameer

It begins with a memory. A sandy bucket, a sunhat too big for a toddler’s head, and the squeals of joy as tiny feet splash through the warm lagoon. For many South African families, San Lameer isn’t just a destination—it’s a tradition. A place where stories begin, grow, and are passed down through generations. At San Lameer, holiday letting is more than a transaction— it’s an invitation to reconnect across ages, from grandparents to grandkids, under one tropical canopy.

One Estate, Endless Possibilities

What makes San Lameer truly special is that it caters seamlessly to every generation. While the youngest explore the jungle gym, splash in the kiddie pool, or spot monkeys on morning walks, teens find excitement in the squash courts, paddle boats, and the sense of independence that comes with roaming a safe, secure estate. For the adults, there is world-class golf, spa treatments, early-morning jogs through shaded trails, and lazy afternoons on the beach. And for grandparents? Peace, scenery, and the joy of watching their family unwind together. Everything is within walking distance—or a short golf cart ride away. No traffic, no stress, just quality time.

The Comfort of “Our Villa”

For families who return year after year, it’s not unusual to hear phrases like, “That’s our unit,” or “We always book the villa near the pond.” Each villa has its own character, and many families request the same one—their home away from home

Direct booking through San Lameer Villa Rentals allows guests to do just that: choose a familiar spot or discover something new with the help of a team that understands their family’s needs—whether that’s a spacious braai area, step-free access, or a quiet corner away from the buzz.

Memories That Stick

Ask any child who’s grown up with San Lameer holidays, and you’ll hear about movie nights, treasure hunts, golf cart rides with Grandpa, and games of beach cricket that went on until sunset. Ask the adults, and the memories deepen: seeing their children free to roam safely, reconnecting with cousins, and the priceless joy of three generations laughing around the same table after a long day of sun and sea.

More Than Just a Stay

San Lameer isn’t just about accommodation—it’s about belonging.

The estate evolves with you. You might first come as a young couple, then return with toddlers, then again with teens and grandparents in tow. And every time, the estate has something to offer your changing needs. The flexibility of holiday letting makes this possible. From twosleepers to large multi-bedroom villas, there’s something for everyone. And when you book directly, you get advice from locals who’ve helped families plan these holidays for over 25 years.

The Tradition Continues

In a world that moves faster each year, San Lameer remains a constant—a place where screens fade into the background, where kids are kids, and where time with loved ones stretches and lingers.

That’s why families come back. Not just for the sun or the scenery, but because San Lameer feels like home, no matter how old you are. So, whether it’s your first visit or your fifteenth, you’re not just booking a holiday. You’re building a legacy of memories that your children—and their children—will treasure forever.

More than Cro C odiles

A family visit to the South Coast would be incomplete without experiencing the crocodile feeding show and snake demonstration on Sundays and Wednesdays at 2:30 p.m. at Riverbend Crocodile Farm, Southbroom. Howard Kelly a member of IUCN Crocodile Specialist Group shares his fascinating knowledge and experiences of one of the planets oldest living creatures and one of the greatest apex predators – the crocodile. Crocodile hatching demonstrations will commence on the 27th December, affording the public the opportunity to witness this awe-inspiring natural phenomenon. Riverbend’s Snake House is also home to some of

South Africa’s most beautiful and deadliest snakes. Riverbend’s reputation as a regional birding hotspot has been amplified by the permanent residence of a pair of palm nut vultures who have just hatched their fourth chick. The public are encouraged to phone the farm to confirm show times.

The Crocodile Café, which is licensed, offers wholesome family breakfasts and light meals including various crocodile dishes. A well-stocked curio shop offering an array of quality items, including clothing, leatherwear and toys, is complemented by Riverbend Art and Wine Gallery.

Crowned Eagles' Nesting Activity Continues to Intrigue 2B. 2.

Very little has changed since we last reported on our Crowned Eagles. Currently, the focus is all on the nest.

The eagles appear sporadically and then busy themselves by adding more and more nesting material to the pile of branches, sticks, and leaves that have been steadily increasing in size for the past year. Seen from the outside, the nest appears more ungainly, untidy, and

voluminous than it has ever been in the past 20 years. It looks like little more than a hastily dumped pile of nesting material. Yet, when seen from above, it has a beautifully crafted bowl, deep and perfectly round at the very centre of that heap.

It would make a perfect nursery for a chick, but so far we have not been able to record any evidence of the parents mating or an egg being laid.

WINGED WONDERS

The young male, one we thought might not yet have reached sufficient sexual maturity to fertilise an egg, has continued to grow, mature, and develop the feather colours that differentiate puberty from adulthood. He has certainly bonded with the female, and apart from joining her in staking his proprietary rights to the nest, he works as hard and consistently as she does when it comes to ferrying

A panel showing a butterfly (centre image) in the garden outside the San Lameer Sales O ce, while the other two are balanced on a bunch of yellow berries, suspended just above road level below the eagles’ nest.
The nest as it presently is, with the male eagle about to land, carrying a stick that he then added to the nest. Note the enormous size and length of some of the material that has been carted up 95ft from the ground and the sprigs of green pine needles for soft nest linings that generally signal breeding is about to start.
Picture 2B, which looks as if it was taken by the Russian spy satellite that passes over South Africa twice a day (I did not take it!) shows the nest from the top, revealing just how deep, perfect and ready it is for egg-laying to start.

The magnificence of size, feather detail and colour is evident in this image of the female rising vertically through the branches in her quest to gather nesting material. Note, particularly her focused eye and formidable claws as she goes about her instinctive tasks.

This echoes the focus of the previous picture, adding the way she carries a branch in flight with those powerful talons wrapped around it. As she reaches her destination, she generally holds the branch in her right claw and uses the left to stabilise her landing. It is sobering to realise that all this symmetry, design, colour and strength was once just a yolk in an egg. So many of the mysteries of nature lie beyond the comprehension of man. 6. 5. 4.

The purists will probably be o ended by this but I did it to celebrate the big and the small that decorate nature’s canvas. Note the juxtaposition of relative size to give greater meaning to the collage.

in new building material or even arranging it on the nest.

Although the adult pair is often at the nest between 10 a.m. and 12 p.m. daily, their presence is unpredictable, and one can wait for many hours with no eagle activity to photograph. That

being said, on 9 May, I found myself driven to study some of the butterflies on the Estate.

While the variety is considerable and the colours vibrant, the telephoto lens used for eagles is not very helpful when one is trying to capture

butterflies. However, I am including some of my desperate attempts to show that both the big and the small in nature have their own enchantments.

For the rest, may the captioned pictures tell the story of this occasion.

The female pauses on a branch as she inspects her options for breaking o and ferrying back to the nest.

GOLF, FITNESS & LONGEVITY

A Better Way to Live - San Lameer Style

At San Lameer, golf is more than a game—it’s a lifestyle that promotes health, movement, and mindfulness. Whether you’re chasing a single-digit handicap or simply enjoying a scenic stroll down the fairways, every round played is a step toward a longer, healthier life.

The Health Benefits of Golf Are Real Modern research continues to confirm what regular players have always known: golf is good for you—ask Gary Player or Mark McNulty.

• Low-impact cardio: An 18-hole walk at San Lameer can clock over 10,000 steps, boosting heart health without straining the joints.

• Mental well-being: Combining natural beauty, focused play, and social connection helps reduce stress, anxiety, and depression.

• Longevity: Studies show golfers live up to five years longer than non-golfers, thanks to the mix of physical activity and outdoor time.

San Lameer: A Natural Wellness Playground

Set within a coastal forest reserve,

San Lameer offers an unmatched environment for healthy living. The clean sea air, lush surroundings, and undulating course design encourage movement, mindfulness, and balance. Many of our members don’t just play— they thrive:

• Morning 9-hole walks to stay active. If you can walk along the beach, then you can walk 9-holes.

• Afternoon rounds with spouses or friends for quality social time.

• Take on our Mashie Course; it is a short but fun walk.

Built-In Wellness for Every Age

San Lameer’s design supports movement at every level with:

• Caddie-assisted golf rounds.

• Short-game areas for low-impact practise.

• Junior golf programmes that get kids moving off their screens.

• Fitness and lessons support from our PGA Professionals.

Even if you ride a cart, you’re engaging muscles, making decisions, and soaking up vitamin D—all of which contribute to better long-term health.

Your Next Step: Play with Purpose

You don’t need to play competitively to benefit from golf’s wellness impact. Here’s how to get started:

• Walk at least 9-holes once a week. I recently walked the course when we could not allow carts due to all the rain. I was pleasantly surprised by how pleasant the walk was, especially the front nine.

• Stretch before and after your round. Especially before, take five minutes to warm up.

• Join a social league or clinic.

• Focus on enjoyment over score.

At San Lameer, Health Comes Naturally

Our estate is built around a vision of balance between movement and rest, nature and play, challenge and fun. So, the next time you tee it up, remember you are not just working on your game but investing in your future.

Golf is your medicine. San Lameer is your pharmacy.

Now, that’s a prescription worth filling.

San Lameer Salutes a Legend:

Kenneth Khetha Njapha Retires After 39 Years of Dedicated Service

After nearly four decades of loyal service, San Lameer bids a heartfelt farewell to one of its most treasured members, Kenneth Khetha Njapha, who officially retired this year after an incredible 39 years of unwavering dedication and service.

Kenneth’s journey with San Lameer began in May 1986 when he first donned the uniform of a Security Guard. Ever since, his presence on the estate has been a comforting and familiar constant for staff, residents, and visitors alike. Over the years, Kenneth wore many hats—each with the same integrity and passion that made him a respected figure across the estate.

In 1987, he transitioned to the Maintenance Department, working as a Storekeeper until 1989, before returning to the Security Department for another six years. But it was in 1995, when Kenneth joined the Estate Reception team, that he found his true calling. For the next 30 years, Kenneth became the welcoming face of San Lameer—a calm, reliable presence that owners and guests grew to know and admire.

Memories Etched in Time

When asked about his fondest memories, Kenneth fondly recalls the early days of San Lameer—days when warthogs roamed freely, often spotted near Lot 34, and zebras grazed peacefully across the golf course Horseback riding was a regular attraction, with guests enjoying scenic rides not only through the estate but also to neighbouring towns. These beautiful moments, though long gone, remain alive in Kenneth’s memories.

A Legacy of Relationships

What truly stands out in Kenneth’s story is the deep connection he built with the estate’s community. “I had a very good relationship with most of the owners,” he says, “and some of them still reside on the estate today.” His professionalism, warmth, and reliability forged bonds that will last well beyond his time in uniform.

Wisdom from a Lifelong Journey

Looking back on his nearly four-decade career, Kenneth reflects on the immense impact San Lameer had on his life. “San Lameer has given me opportunities I would have never experienced before,” he says. “My entire life since I moved to the Lower South Coast, San Lameer was the core of my life. It provided me with the essentials to support my family and raised me to higher levels. Today, I am seen in my community as a hardworking and accomplished man—thanks to what this Estate has given me.” To the current and future staff, Kenneth leaves this heartfelt advice: “Work hard. San Lameer is a dream.

Treat everything on the estate with care and respect. Always remember—the owners and guests are our priority. Make sure San Lameer remains one of the top estates in the country.”

A Farewell, But Never Forgotten

Kenneth Khetha Njapha is more than just a former employee—he is part of the fabric of San Lameer. His retirement may mark the end of an era, but his legacy will continue to inspire all who walk the paths he helped shape.

From all of us at San Lameer—thank you, Kenneth, for 39 incredible years. May your retirement be filled with the peace, joy, and pride you so richly deserve.

Not Littering Matters

SUBMITTED BY: MR

JJ VAN ALTENA - OWNER OF VILLA 2857

Ihave had the privilege of coming to San Lameer and enjoying the amazing estate for over 45 years. From 45-minute horse rides on the mountain to a now fully-developed landscape, it still holds great beauty and privilege, one that should not be taken for granted. Littering may seem like a small, insignificant act, but its impact on our golf estate and beach is significant and lasting. These beautiful environments are not only spaces for relaxation and recreation—they are home to delicate ecosystems, local wildlife, and a source of pride for the San Lameer community.

One doesn’t need to walk the length of the beach or the 18 holes of our golf course to see how litter disrupts the natural beauty and tranquillity that one would expect. Trash left behind can damage the landscape, affect turf health and even pose hazards to wildlife and maintenance equipment. Moreover, discarded plastic or food waste attracts pests, creating an unhygienic environment that compromises the experience for everyone. Beaches face an even greater threat. Every item left on the sand has the potential to end up in the ocean, where marine life often mistakes litter, especially plastics, for food, leading to serious health problems and ultimately death. Birds, turtles, and fish are especially vulnerable.

The sight of a littered beach also detracts from the natural beauty of the surroundings and the very reason for our privilege. Our beach is proudly recognised as a Blue Flag beach, meeting high standards for water quality, environmental management,

environmental education, safety, and services. Choosing not to litter is a simple but powerful act. It shows respect for the environment, fellow holidaymakers and future generations. Everyone benefits from a clean, safe, and natural space to enjoy.

Let’s work together to protect these special places of ours. Use the bins provided, lead by example, and encourage others to do the same. If you see litter, take a moment to pick it up—small actions create big change. It’s not about rules, but rather our moral obligation and responsibility to take pride and do what is right. Nature gives us so much—it’s only right we take care of it in return.

Should you renovate before selling your home?

A well-executed renovation can potentially increase your property’s value and attract more buyers. However, not all upgrades offer a good return on investment.

Certain renovations consistently provide better returns than others. Kitchens and bathrooms tend to be expensive and inconvenient to renovate and a cost-effective refresh could add a lot of value.

Consult with a local real estate agent and possibly a contractor before making any decisions to understand what similar homes with upgrades in the area have sold for, and to determine whether you will make the money back that goes into the renovation.

Repainting:

Upgrading the exterior and interior in fairly neutral paint tones, can add value and spark buyer interest.

Floors: Floors can be modernised with wooden or laminate flooring to give an instant update.

Doors and bedroom cupboards: Modernise by changing the door and cupboard handles.

New lighting: Upgrading exterior and interior lighting will modernise the home.

Add a braai room: To add value consider enclosing the patio and add a built-in braai with stacking or sliding doors opening into the garden.

The garden: Give your garden some attention and a new lease

on life by adding pathways and garden décor to add interest to the garden.

Financial: Carefully weigh the costs, benefits, and market dynamics. Make an informed decision that aligns with your financial goals and budget.
