eXp Luxury is bringing together the very best minds in luxury real estate from all over the world and enabling them to operate at the top of their respective markets.

Luxury Report Q2 2023 I 3

If I had one word to describe the luxury real estate market and eXp Luxury, it would be: EXCITEMENT!

As we enter the second half of 2023, the luxury housing market continues to be in strong demand. According to the Institute for Luxury Home Marketing statistics, we continue to see fewer days on market, and properties selling close to asking price.

These trends are encouraging as we look ahead to the remainder of 2023! And eXp Luxury is building on that momentum by bringing together the very best minds in luxury real estate from all over the world and enabling them to operate at the top of their respective markets. We also proudly welcomed our luxury ambassadors, who were hand-picked by our eXp Luxury Advisory Council based on their industry knowledge and excitement about the future of exp Luxury.

The best is truly yet to come.

I hope you enjoy this issue of eXceptional Sales! And remember, you can always find us at expluxury.com.

I BELIEVE THAT REAL ESTATE IS IN A CHALLENGING POSITION WHERE THE MARKET IS STARTING TO NORMALIZE AND WE ARE GETTING MIXED SIGNALS WITH INVENTORY AND DEMAND.

Since Pete Middleton began his career, his focused goal has been to make a difference in the lives of those he encounters. And he is achieving that goal every day throughout California, where he has sold more than $2 billion in real estate and closed more than 3,000 homes. He joined eXp Realty in 2019 as one of the biggest luxury agents to enter the company in California, and he helped launch eXp Luxury last year, serving on its Advisory Council.

Pete Middleton, a 30-year industry veteran, was born into a real estate family in Brockton, Massachusetts. Since he began his career, his focused goal has been to make a difference in the lives of those he encounters. We sat down with Pete to get his thoughts on real estate and his journey:

Your parents, Frank and Ginny, owned a brokerage firm in Massachusetts named Frank Middleton Real Estate. What did growing up in real estate teach you?

Did you ever consider another career path?

I did! At first, I was a teacher and I loved teaching. I taught 7th and 8th grade and it was very fulfilling and rewarding to help others; however, I was also working at my parents’ real estate company and that was very connected to me and came very natural to me.

What is your outlook for real estate - and luxury specifically - over the next year?

I believe that real estate is in a challenging position where the market is starting to normalize and we are getting mixed signals with inventory and demand. Right now it is a very interesting and fascinating time in the real estate industry, and especially the luxury market.

How did you come to specialize in luxury real estate and what one property was the most fun to work on?

I was always fascinated by the lure of beautiful homes and estates, and always loved the challenge of selling bigger and more luxurious homes. The one property that really reinforced that luxury was my calling was a house on Hillside Ave in La Jolla. This beautiful estate sat on three manicured acres with 280-degree views of La Jolla shores, the Pacific Ocean all the way up to Dana Point. It was a magnificent 8,800 square foot architectural masterpiece that floated above the clouds.

I believe that luxury will soften over the next 24 months depending on a number of variables, the inventory available in the luxury market, the stock market, luxury buyer psychology, government policies, rates and credit lines and competition.

What is your one must-have luxury amenity in your own home?

I love steam showers! I feel that is one luxury amenity that luxury homes should have.

Do you have any words of wisdom for agents looking to enter luxury real estate?

I feel right now is one of the best times to break into luxury because the luxury market is still strong and steady, however the opportunity will be moving forward in this market. The luxury market will be the sector to be involved in moving forward due to the fact that luxury consumers will value luxury service and representation.
