WE SAT DOWN WITH JANA CAUDILL, A 26-YEAR INDUSTRY VETERAN, WHO IS KNOWN FOR BRINGING GRIT AND GRACE TO HER BUSINESS EVERY DAY.

Jana and her team live and breathe real estate in all Northwest Indiana communities, where they are #1 in their board – and they have feet on the ground in a second state, with a luxury team serving the Naples and Southwest Florida communities. We asked Jana her thoughts on all things luxury.

INTERVIEW

What luxury property was the most fun for you to work on and why?

There are so many - I love representing sellers and built my business with the “list to last and list to lead” motto, but my all-time favorite was probably in 2016 when I sold an $8 million new construction, cash purchase home in one of Naples’ finest communities. It was an internet lead that came in for the $3-4 million range.

I was thrilled with that price point in itself, but after a thorough buyer consultation and assessing their needs, I quickly realized that they were only going to be happy with $7-9 million and were more than willing to pay the price. I remember being so nervous when I met “Mrs. Buyer” in person for the first time. We bonded instantly and even drove the same car. I was able to see how other agents marketed and showed their listings, as all were present for that price point of showings.

To my surprise, I wasn’t overly impressed and quickly realized I had no reason to lack confidence or be scared. When negotiating the offer, I was nervous and must have reread the offer 10 times to ensure it was accurate - especially the price! That’s a lot of zeros. My husband finally said “Jana, you have done this so many times. It’s just like any other offer - it just has another ZERO. Just do what you do.” And I did. I had permission to accept $8.1 million, but I was able to get $8 million. The buyers were thrilled I saved them $100,000. We still keep in touch and they have since tried to buy a lot for $11 million from me and referred a $6.3 million buyer that is now one of my favorites, too.

That transaction will always be a highlight for me because at that time it was THE highest ever of my career and a whole different price point. Obviously it was my largest commission ever, but it also showed me that I was extremely capable of dealing with all clientele, regardless of price. I quickly started being recruited by some of the top brokerages as they complimented me on my professionalism. All of that helped build my confidence and made me realize - someone has to sell these nice, big, luxurious homes … it might as well be me.

Who is your all-time dream client?

I would have to say my husband, Dennis, on that one. He’s bought several through me, listed several with me, and has utilized my team and expertise in representing him on building and development projects through the years. He also gives me great referrals. He’s asked a lot by strangers, is Jana Caudill your relation? We have made a lot of business deals together and although some were difficult and he didn’t always agree with my pricing, he listened to his agent and knows I have represented him / us well. He keeps me on my ‘A’ game.

What home feature or amenity screams luxury to you?

Oh so many. I’m a simple gal and like all the normal bells and whistles. I love a wellbuilt home with attention to detail, creative ceiling treatments, fine appliances, a large kitchen pantry and butler’s pantry, and a beautiful master bath. The outdoor lanai, patio, pool and of course waterfront always screams luxury and is nice, too. My recent fascination is fancy Japanese Toto toilets.

If you weren’t in real estate, what would you be doing?

I honestly can’t see myself doing anything else now - I love marketing, creativity, helping people, experiencing and providing outstanding service, creating and building things from nothing to magnificent … and I just love the art of a deal and solving people’s problems.

What is the one luxury home upgrade worth making if you could only pick one?

Location, location, location - of course. It’s so hard to pick one, but outdoor living space is a personal must for me.
