18 Active Home Listings $365,000 to $749,000 27 Homes Under Contract & Pending Sales from $350,000 to $1,550,000 August 6, 2021 – Local Market Snapshot

Housing market shift is coming! The seller’s grip on the housing market is starting to slip. Inventory levels are starting to climb giving buyers worn out by bidding wars a better chance of buying. Local inventory levels are still low. New home sales have been off the charts due to the shortage in existing homes. Home prices won’t fall as the market gets back into balance but they won’t keep appreciating at 3.5% a month. The lack of home inventory & low interest rates have pushed home sales here to new records. Robson new constructions sales are ROBUST. The balance between supply & Demand could take from 2 to 5 months based on listings and sales. A balanced market is a good thing for both buyers & sellers. A balanced market is not a market that is headed for a crash. The Valley’s strong population and job growth is one reason why. The ability to work from home is bringing many people to the valley for our cost of living, tax structure, amenities, beautiful weather & lifestyle. The demand for home offices is causing many buyers to purchase larger homes. The semi-conductor plant in N. Phoenix is now hiring 1600 new workers. Buckeye just announced plans for a new lithium battery plant which will hire 3000 workers. Sales Activity for existing homes is still fast paced, interest rates & inventory levels are low. TODAY THERE ARE 18 HOMES ON MLS ACTIVE LIST IN PEBBLECREEK. CALL ME if you are considering selling. I will be happy to give you a free market analysis with the best LISTING DISCOUNT for your home. Unlike companies advertising on television, I have NO HIDDEN FEES. I know this market because I LIVE here. I will work with you to get TOP DOLLAR for your home with no gimmicks. From Me To You... It is now 3:51 a.m. I have been trying to sleep since 1:26 a.m. and I hate to give up but I have things to do tomorrow - today really. I never have a problem falling asleep but staying asleep, that’s the challenge. I can be woken by any of a number of little things. From needing to go to the bathroom, a storm (thank you monsoon season), leg cramps (my particular favorite), or even a dog licking his paw by my bed. At this point if a moth flaps its wings outside my bedroom window I think I would be up. Once awake I rarely get back to sleep before 4 or 5 a.m., only to be awakened once more by the household starting their day at 6... I have tried any number of sleep aids to nod off again, apps that soothe, candy that crushes, books, meditation, muscle relaxation techniques and more - but once my mind is up it is up. I thought of starting a group online where others could share their stories and perhaps band together to solve crimes during the night. What else should I be doing at 3 a.m.? I could always go to my office (conveniently located downstairs) and get some work done, but then my day is messed up and it will just encourage the perpetuation of the problem into the next night. I will report back tomorrow and let’s see what happens...

fact that this may be my life for a while.

Luckily I have a job where I can set my own hours and take that nap, but most people cannot. Unless you live in Spain. Now they have the right idea - shut down the country for two or more hours every afternoon and take a siesta. Apparently it actually makes people more effective and productive at work and I can see how that would be true. I maintain that nothing good comes out of my office after 11 a.m. No matter how much I try and drag it out there is no way for me to be productive unless I nap. I think I should look at this insomnia as my body making me take afternoon naps without guilt. On that note, it is now 3:05 p.m. and I think the couch is calling my name... see you in a couple of hours! Catherine Uretsky Editor, Viva magazine catherine@estrellapublishing.com 623-594-9283

So last night I bit the bullet and took a sleep aid before going to bed. You know the one, it promises to make you go to sleep and stay asleep, waking the next day bright and early, ready to conquer the world! So? Well I did fall asleep and, although I woke briefly, I went back to the land of nod quickly and easily. The problem is I am not bright eyed and bushy tailed. I am woozy and lethargic. My ridiculously strong coffee helped for about half an hour but now I feel the wool gathering in my head again. I definitely see a nap in my near future. I guess I will chalk that one up to ‘buyer beware’ and go back to relaxation techniques and accepting the Estrella Publishing - Viva magazine

On Our Cover Our happy couple on the cover this month are Ted and Carole Hagstrom. They love PebbleCreek so much they moved here twice! Originally from California, Carole and Ted met and married each other after divorcing their first spouses. On their first date Carole was certain she had met the man she was to marry. Four months after that they said “I do!” and have been together for 46 years. They proceeded to blend their families and raise them - mostly in Newport Beach. Ted, a defence industry engineer and avid basketball and tennis player, and Carole who built her own successful head-hunting firm, loved Arizona as a place to retire. They first set their sights on a golf course lot in Anthem and built a home there. Ted developed health problems and the hilly streets became burdensome for him, so the couple looked further south in Phoenix. That is when they came to PebbleCreek the first time.

In 2012 Ted and Carole built a house with extensive landscaping on the Eagle Nest side of PC. Carole had decided that she was not able to keep up with Ted’s prowess on the tennis court so she took up golf and loved it! After 5 years they left their little paradise here to be closer to family in Naples, Florida but once the grandchildren grew up and moved on to their own lives Carole and Ted decided to return here. The crazy housing market looked like it would put the brakes on their plans as they entered into bidding wars on several homes. Finally they had an offer accepted sight unseen. Unfortunately as soon as they saw the house they realized it was not for them. Again serendipity took hold and the contract fell through, allowing Ted and Carole to look once more for their forever home. As if by magic it appeared. Carole walked into the house and was enraptured by the view - the house opens up to the lake and golf course as soon as you walk through the front door. Four months later they are settled in the home and have made it their own. A lick of paint, some decorating and furniture, and the discovery of empty space in a wall that Carole turned into and expansive closet, and they are happy here. Welcome home Carole and Ted!

Out & About

Now that travel is rebounding, people are eagerly planning trips and crunching the cost. The reality is vacations may be fun, but they can also be expensive. One potential solution is renting your home while out of town to help pay for your vacation costs. Private residential rentals are a hot commodity that has flourished in the last year. Not only do these places often provide a more unique, integrated experience compared to hotels and resorts, they also offer comfort and amenities that modern travelers desire. Additionally, during times of heightened health awareness, many people appreciate the space and solitude that private rentals provide. You may have wondered about renting your home but stopped because you assume it requires a full-time commitment. However, people are finding flexibility in renting their spaces part time while they’re out of town to add to their income.

Convey pros and cons: When listing your space and answering questions, convey the pros and cons clearly. For instance, a downtown condo might be conveniently located to attractions, but also be noisier. Assess amenities: Travelers want to stay at places that align with their lifestyle and meet their needs. Budget-minded travelers might be OK with minimal extras, but others will want amenities like wireless internet and kitchen basics for cooking. Price right: For new hosts, start with a price that’s a bit lower than your goal. This will help you attract guests, and once you’ve received some great reviews, you can re-evaluate price increases. Currently 4 million hosts have welcomed more than 900 million guest arrivals in almost every country across the globe on Airbnb. Learn more at Airbnb.com/Host.

How to start sharing your space while on vacation Evaluate your space: At a minimum, guests expect a clean, comfortable sleeping space and access to a restroom. Not all listings have access to a kitchen, but it’s important to indicate if guests will have access to a cooking space. Define the rental: It may be a whole house, a condo or unique spaces like an RV or sailboat. Define your property and decide what guests can access, whether it’s the entire space, a private room or shared with others. Create a listing: Help travelers decide if your space meets their needs by providing attractive pictures, clear information and must-know details in the listing. Strive to provide good customer service by responding to inquiries within 24 hours. Estrella Publishing - Viva magazine

Furry Friends Welcoming a new cat or kitten into your home is an exciting event. However, like any new experience, it can feel daunting to prepare your home for your new furry family member. Now is the peak season for finding kittens and adult cats available for adoption, as it’s the height of the kitten season. And of course, there are always wonderful adult and senior cats in need of forever homes, all year round. Cats are an excellent option for those with limited mobility who are in need of companionship. If you are considering opening your home to a new cat, here are some tips to help make the transition easier - both for you and for them. 1. Prep your home ahead of time * Crate or carrier to safely bring home your new feline friend * Food dish and appropriate food for your kitten or adult cat * Water dish * Quiet area to set up food and water

51 Years

* Litter box, litter scoop and litter * Cats are very curious, so remove breakables on shelves or tables that cats could access * Make sure you have no ductwork, HVAC registers or other holes that could be hazardous or cover them up. 2. Choose a “starting room” When you first introduce your cat to their new home, pick one room to isolate them for a few days so they can slowly get used to the new sights, sounds and smells of your home. It should be the same room where their litter box is kept, so they’ll know that location from the start. Make sure to supply your new furry friend with clean water and food. After a few days in the starting room, gradually open up more rooms of the house so your cat can explore. 3. Offer them a cozy hideout Cats love small, enclosed places where they’ll feel safe and secure. You can leave a cat carrier open or supply a cardboard box or covered cat bed. Make sure the box or carrier is big enough for the cat to stand up and move around in. Put down a soft blanket or towel to make the box comfy. If possible, position the box or carrier so it faces the door to the room. That way they won’t be startled by people or other pets entering.

REVERSE MORTGAGE FAQ'S Will the government or lender own my home?

Can my family member have ownership in my home if I should pass?

NO! The homeowner(s) who occupy the property will remain on title and have full ownership. The reverse mortgage is simply a lien recorded against the property, just like any other mortgage.

Yes! The owner(s) may add other family members or place the home in a trust, so family automatically has ownership in the property and equity as well.

Will my family be responsible for the debt?

If I take out a reverse mortgage, does that mean I will leave nothing to my family?

NO! A reverse mortgage is a non-recourse loan, so if your value ever falls below what you owe, your family will never have to pay the deficiency.

You must own your home outright in order to do a reverse mortgage! FALSE! You may already have existing mortgage, which can be refinanced and paid off with the reverse mortgage. A reverse mortgage could

14 Estrella Publishing - Viva magazine

be just what you need!

NO! Reverse mortgages have insurance automatically built in to protect the family. Most homes continue to increase in value over time leaving even more equity for family. Even if the property value should decrease below what is owed, the family can acquire the property for 5 percent less than market value regardless of how much is owed or how low the value may be.
