On Our Cover

Nestled in the welcoming embrace of Marley Park, Katie and Bryan Monreal bring a vibrant blend of warmth, community spirit, and a love for adventure to their corner of the neighborhood. Having called Arizona home for 35 years—both born and raised in Prescott—the Monreals moved to Marley Park in 2020, seeking a fresh start during the unique times of the COVID pandemic.

Before settling in Marley Park, the Monreals resided in Flagstaff, where Katie’s husband, Bryan, still serves as a Fire Captain at Highlands Fire District. Katie, meanwhile, has built a fulfilling career in Human Resources at an Ear, Nose & Throat corporation, a role she has dedicated herself to for nearly 12 years.

Their decision to move to Marley Park was driven by a combination of factors that made this community particularly appealing. “We were drawn to Marley Park because of the strong sense of community here,” Katie explains. “It offered more opportunities for our daughter, Brynn, and with my sister and her family moving here during COVID as well, being close to family was a significant factor.”

The Monreals’ family life is filled with energy and joy, centered around their 8-year-old daughter, Brynn. She’s an active participant in soccer and swimming, keeping the family on the go. Adding to the family dynamic are their three beloved pets: Luca, a friendly golden retriever, and two playful dachshunds, Otis and Hugo.

Katie and Bryan’s shared interests reflect their enthusiastic approach to life. The couple is a selfproclaimed sports family, finding excitement in football, hockey, baseball, soccer, and basketball. Their passion for sports is matched by their love for travel, with multiple trips each year allowing them to explore new places and create lasting memories.

Marley Park has not only provided the Monreals with a beautiful place to live but also a community that aligns perfectly with their values and lifestyle. With a rich history in Arizona, a commitment to family, and a zest for sports and travel, Katie and Bryan Monreal are wonderful examples of how Marley Park fosters a vibrant and engaging community spirit.

Feel free to say hello to Katie and Bryan the next time you see them around the neighborhood—you might just find yourself inspired by their enthusiasm and kindness.

Home Sweet Home

If you’re planning to sell your house and move, you’ve likely noticed the limited options available. However, there’s good news: the supply of homes for sale has grown this year, including both existing and newly built homes. So, how do you choose between the two? It all comes down to what matters most to you.

Newly built homes offer several advantages. You get brand new everything—appliances, materials, and energyefficient options that save money and reduce your carbon footprint. With fewer repairs needed, builder warranties, and potential builder concessions, buying new can be more affordable than usual.

On the other hand, buying an existing home has its own perks. You can move into an established neighborhood, with a variety of floorplans and styles to choose from, and enjoy the charm and character that older homes offer. Mature trees and landscaping provide privacy and curb appeal. Strategically, existing homes offer flexibility—you can always upgrade down the road to add modern features, giving you the best of both worlds. These improvements can also boost your home’s value over time.

Builders are currently focused on selling their existing inventory, often making them more willing to negotiate. Interestingly, the median price for a newly built home is now lower than that of an existing one, a rare occurrence. If you’re curious about new homes in your area, your real estate agent can provide valuable insights on local builders, new communities, and builder contracts.

Ultimately, whether you choose a newly built or existing home depends on your priorities. There are advantages to both, and understanding these can help you make an informed decision. Your real estate agent can show you what’s available and guide you through the process, ensuring you find the right home for your needs. Let’s connect so you can explore your options with confidence.

Legal Advice

While there are many forms of estate planning documents available on line, there are just as many ways to make mistakes that could cause problems for you and your loved ones.

Original documents are important. Financial institutions want to see original powers of attorney and Wills. When there is only a copy of the Will, the court process to probate can be double the time and cost of probating an original.

Legal terms have specific meaning. If the term “heir” is used, when meaning “descendants,” unintended rights could be given to a spouse or sibling.

Powers of attorney should not be contingent on you being incapacitated. Once you are found incapacitated, you lose your legal rights to handle financial decisions. You should not have to lose your rights, when you just need help on the phone or going to the bank.

Health care powers of attorney should cover mental health and medical health care. Avoid court

intervention by having a complete health care power of attorney.

With a trust, probate can only be avoided if assets are titled to the trust or made payable to a trust. Without a trust, probate can be avoided by utilizing beneficiary designations on accounts and a Beneficiary Deed for real estate.
