Brokers are more than just sales people they subject matter experts, advisors and advocates for their clients. The borrower is the mortgage brokers client - not the bank. The mortgage Broker’s allegiance is to his client only and all mortgage brokers want what their clients want, just like a Real Estate brokers who are assisting their clients to find the home of their dreams or sell their home at the highest price possible. Mortgage Broker Licensing & Requirements California mortgage brokers are licensed by the Federal Government’s National mortgage Licensing System and the State of California Bureau of Real Estate. Mortgage brokers are required to take continuing education courses to maintain their license every year like many other professions. The Great Financial Crises of 2007 to 2009 brought many changes in lending. Mortgage brokers have more licensing and education requirements to meet than Federally Insured bank loan officers. Mortgage brokers must also meet credit standards, net worth and asset requirements, and pass state and federal exams. This is not a requirement of any bank loan officer.

Mortgage Broker Compensation Mortgage brokers are compensated the same way bankers and portfolio lenders are. The difference between the banker and broker is that mortgage brokers embrace transparency and borrower paid transactions must disclose their compensation to their clients just like Real Estate brokers are required to do for their sellers. Banks and mortgage banks are not required to disclose their compensation. Banks should be held to the same high standard that mortgage and Real Estate brokers are, but they are not. They lack transparency and have limited programs to help their clients.

The Mortgage Broker Advantage The lack of transparency in banking creates an illusion that there are more advantages to the consumer by applying to a commercial bank or mortgage bank to obtain a home loan. This is false. In fact, borrowers have far more advantages working with a mortgage broker because mortgage brokers have access to unlimited lenders, programs and interest rates. They have many more programs than any one bank or even a group of banks combined could ever have.

Banks are simply not setup or created to bring a Broker’s level service or value. Banks limited in programs, and have credit overlays that are discriminatory to low to moderate income borrowers or people with low to marginal credit. Banks are also very selective on who they will lend to. The bigger they become the less risk they need to take to be profitable. Banks add credit overlays to further limit their risk and they are eliminating program that serve low to moderate borrowers, credit impaired borrowers, or self employed borrowers who need alternative ways to document their income. These discriminatory practices and strategies are all done with goal of reducing or illuminating risk which is understandable given the recent Great Financial Crises between 2007 and 2009.
