The 8‑Step Listing Plan

1) Discovery & Walk Through

We discuss goals, timing, ideal price, and any concerns I tour the home, note upgrades, and flag opportunities to elevate buyer appeal I also outline disclosures required in BC

2) Pricing Strategy & Game Plan

Coffee at our Engel & Volkers South Okanagan office You’ll receive a detailed Comparative Market Analysis (CMA) with recent sold listings, active listings, and trends, then we’ll discuss a pricing range and launch strategy.

Designer consultation, punch list (minor repairs, touch ups), curb appeal, light staging. I will coordinate professional photography, video, floorplan, and professional full colour brochures so your home shows its best.

4) Marketing Launch (Week 2)

Your listing goes live on MLS® and syndicates across the major portals through Engel & Volkers global exposure. Your home will have a tailored advertising campaign through social media, targeted advertising and email newsletters. Your home will have premium signage and a targeted open house plan.

5) Showings & Feedback (Week 2 onward)

Showing appointments will be managed by me and coordinated with you. Interest will be pre-qualified where possible and feedback summaries will be delivered to you promptly We review traffic, engagement, and adjust if needed

6) Offers & Negotiation

Offers will be presented to you immediately We will review the contract and I will confirm buyer strength, negotiate price, dates, and terms to protect your priorities If multiple offers arise, I follow ethical, board compliant processes designed to maximize outcome.

7) Due Diligence & Conditions

You’ll be on top of dates and deliverables through close communication as inspections, appraisals, strata/utility documents, tenancy considerations, and paperwork is coordinated.

8) Completion, Possession & Move Support

I liaise with your lawyer/notary and the buyer’s agent, arrange key hand off, and provide a move checklist plus trusted local vendor referrals.
