Un lugar muy especial Después de varios años de gran y en parte, exagerado crecimiento, Ibiza ha experimentado algunos cambios en el 2018. El número de visitantes sigue creciendo pero el tiempo que pasan en la isla ha disminuido. Una clara señal hacia el coste asociado. Este desarrollo tiene obviamente efectos en el negocio inmobiliario donde los precios son estables en un nivel comparativamente alto. Los compradores están muy bien informados y listos para actuar, más rápido que nunca, tan pronto como se ofrezcan propiedades de calidad al valor de mercado correcto. Esto conlleva una reducción significativa de los periodos de comercialización de estas propiedades de hasta tres meses. Las restricciones de construcción en suelo rústico siguen vigentes y añaden más apoyo al mercado.

Infraestructura La construcción de la tan esperada y necesaria expansión de la carretera principal de Ibiza a Santa Eulalia está programada para ser terminada en 2020. La movilidad eléctrica es un tema importante en la isla. Se planifican cada vez más estaciones de carga y las principales líneas de autobuses están programadas para ser operadas por autobuses eléctricos en 2019.

Tráfico aéreo Más de ocho millones de pasajeros han utilizado el aeropuerto de Ibiza en 2018, superando el récord anterior establecido en 2017. La sección de tráfico aéreo privado del aeropuerto ha sido mejorada y las áreas de estacionamiento ampliadas para aviones privados estarán listas para la temporada de verano 2019.

Náutica Los puertos de Ibiza se encuentran entre los principales lugares del Mediterráneo. Norte Todo se mueve a un ritmo más lento en el norte de la isla. Visitor numbers are still growing but the average time spent on the island has decreased. A clear signal towards the cost associated. Buyers are very well informed and stand ready to act faster than ever, as soon as quality properties at correct market value are offered, leading to significantly reduced marketing periods of only up to three months for these properties. The island continues to attract visitors and accommodate residents from all over the world. The cosmopolitan, chic yet always relaxed and open lifestyle make it not only amazing and exciting, but at the same time an attractive long-term investment option.

Outlook for 2019 The core assets of Ibiza, namely world class hotels, entertainment, spectacular unspoilt nature, anonymity and an attractive residential property market all experience positive developments. More quality hotels are opening, existing hotels are updated and upgraded, the club and restaurant scene is vibrating and setting global standards, while environmental protection action can be seen everywhere. New property developments are catering to the trend of more but shorter stays, offering all services ranging from home management to boat charters. Property buyers are very price sensitive and the transparency of the real estate market allows them to act fast. Quality properties at correct market prices will continue to attract strong interest.

Infrastructure Construction of the long awaited and much needed expansion of the main road from Ibiza to Santa Eulalia is scheduled to finish in 2020. Electric mobility is an important subject on the island. More and more charging stations are planned and the first bus lines are scheduled to be operated by electric buses in 2019.

Air Traffic More than eight million passengers have used the airport in 2018, beating the previous record set in 2017.

The private air traffic section of the airport has been upgraded and the expanded parking areas for private jets will be ready for the summer season 2019.

Yachting Ibiza’s ports are among the top spots in the Mediterranean. Combined with the crystal-clear waters and secluded bays all around the island, they attract a selection of the most amazing private yachts and superyachts. Moorings up to 150 meters, and top entertainment are very strong arguments for a stay.

The improvement and expansion of the commercial port has led to several cruise lines adding Ibiza to their destinations.

Die Käufer sind sehr gut informiert und stehen bereit, schneller denn je zu handeln, sobald Immobilien zum richtigen Marktwert angeboten werden. Diese Entwicklung führt zu deutlich verkürzten Vermarktungszeiten von nur bis zu drei Monaten für diese Immobilien. Baubeschränkungen im ländlichen Bereich bleiben in Kraft und tragen zur weiteren Unterstützung des Marktes bei.

Die Insel zieht weiterhin Besucher und Residenten aus aller Welt an. Der kosmopolitische, schicke, aber immer entspannte und offene Lebensstil macht Ibiza nicht nur aufregend und spannend, sondern gleichzeitig auch zu einer attraktiven langfristigen Anlagemöglichkeit.

Infrastruktur Der Bau der lang erwarteten und dringend benötigten Erweiterung der Hauptstraße von Ibiza nach Santa Eulalia soll 2020 abgeschlossen sein. Elektromobilität ist ein wichtiges Thema auf der Insel. Immer mehr Ladestationen sind geplant und die ersten Buslinien sollen 2019 mit Elektrobussen betrieben werden.

Luftverkehr Mehr als acht Millionen Passagiere haben den Flughafen 2018 genutzt und damit den bisherigen Rekord von 2017 übertroffen.

Das Privatflugterminal des Flughafens wurde modernisiert und die erweiterten Parkplätze für Privatjets werden für die Sommersaison 2019 fertig gestellt.

Yachting Die Häfen Ibizas gehören zu den Top-Spots im Mittelmeerraum. In Kombination mit dem kristallklaren Wasser und den abgelegenen Buchten rund um die Insel ziehen sie eine Auswahl der beeindruckendsten privaten Yachten und Superyachten an. Liegeplätze bis zu 150 Metern und beste Unterhaltung sind sehr starke Argumente für einen Aufenthalt. Die Verbesserung und Erweiterung des Handelshafens hat dazu geführt, dass mehrere Kreuzfahrtgesellschaften Ibiza zu ihren Zielen hinzufügen.
