Nos complace darles la bienvenida a nuestra nueva edición del Informe de Mercado 2020/21 donde nos gustaría mantenerles al tanto de las nuevas cifras, tendencias y estadísticas de este año. El 2020 fue el año más inusual que la mayoría de nosotros ha experimentado. La pandemia de Covid-19 trajo y sigue trayendo muchos desafíos. Puso literalmente nuestro mundo patas arriba. A pesar de los numerosos cambios y también de las limitaciones, el precio medio por venta cerrada aumentó un 29% respecto al año anterior.

Esto demuestra que la demanda en el segmento de lujo sigue aumentando significativamente y también que el interés por los apartamentos modernos y las hermosas casas de campo en Ibiza se mantiene estable. Gracias a la libertad obtenida en cuanto a horarios y el afianzamiento del teletrabajo, muchos de nuestros clientes tienen previsto pasar mucho más tiempo en la isla.

We are pleased to welcome you to our new edition of the Market Report 2020/21 and would like to keep you up to date with new figures, trends and statistics again this year. 2020 was the most unusual year most of us have experienced. The Covid-19 pandemic brought and still brings many challenges and has literally turned our world upside down.

Despite the many changes and also restrictions, the average price per completed sale increased by 29% compared to the previous year.

This shows that demand in the luxury segment is increasing significantly and that interest in modern flats and beautiful country houses in Ibiza also remains stable.

Due to the freedom gained in terms of work scheduling and home office, many of our clients plan to spend significantly more time on the island.

Ibiza is and remains a diamond in the Mediterranean.

The special energy and the partly still untouched nature attract people to the island especially during low-season - the ideal time to look for a property and to get to know Ibiza in its true essence.

wir freuen uns, Sie zu unserer neuen Edition des Marktberichts 2020/21 begrüßen zu dürfen und möchten Sie auch in diesem Jahr mit neuen Zahlen, Trends und Statistiken auf dem neuesten Stand halten. 2020 war für uns alle das ungewöhnlichste Jahr, das die meisten von uns erlebt haben. Die Covid-19 Pandemie brachte und bringt noch immer viele Herausforderungen mit sich und hat unsere Welt buchstäblich auf den Kopf gestellt.

Trotz der vielen Veränderungen und auch Einschränkungen erhöhte sich der Durchschnittspreis pro abgeschlossenem Verkauf um 29% zum Vorjahr. Das zeigt, dass die Nachfrage im Luxussegment deutlich ansteigt und auch das Interesse an modernen Apartments und schönen Landhäusern auf Ibiza stabil bleibt.

Aufgrund der gewonnenen Freiheit in Bezug auf die Arbeitseinteilung und das Home Office, planen viele unserer Kunden deutlich mehr Zeit auf der Insel zu verbringen.

Balearics El Covid-19 también está afectando al mercado inmobiliario balear, pero en grados muy diferentes, siempre en función del segmento inmobiliario y de la clientela compradora.

Según el análisis de mercado realizado por Sociedad de Tasación (empresa independiente de valoración y análisis de mercado inmobiliario), el segmento de lujo se ha mantenido muy estable en cuanto a precios, ya que la demanda sigue siendo muy alta. Las Islas Baleares se están centrando más que nunca en la sostenibilidad y la protección del medio ambiente: en un concepto para la era post-Corona, el gobierno está promoviendo la gestión sostenible, creando normas más estrictas de prevención de residuos y movilidad electrónica. Los nuevos centros de biotecnología e inteligencia artificial de los polígonos industriales Parc Bit (Mallorca) y Centre Bit (Ibiza) atraerán a trabajadores cualificados a las islas y crearán nuevos puestos de trabajo para la población local. Se está ampliando e incentivando el uso de energías alternativas, las islas quieren afianzar su éxito económico más allá del turismo.

Covid-19 is also affecting the Balearic property market, but to very different degrees, always depending on the property segment and the buyer clientele. According to the market analysis carried out

by Sociedad de Tasación (an independent real estate valuation and market analysis company), the luxury segment has been very stable in terms of prices, as demand continues to remains very high. The Balearic Islands are focusing more than ever on sustainability and environmental protection: in a concept for the post-Corona era, the government is promoting sustainable management, creating stricter waste avoidance and e-mobility regulations. New centres for biotechnologies and artificial intelligence in the Parc Bit (Mallorca) and Centre Bit (Ibiza) business parks are intended to attract skilled workers to the islands and create new jobs for locals. Alternative energies are being expanded, the islands want to develop economically beyond tourism.

Covid-19 beeinflusst auch den Immobilienmarkt der Balearen, jedoch in sehr unterschiedlichem Maße, stets abhängig vom Immobiliensegment und der Käufer-Schicht. Aus der Marktanalyse der Sociedad de Tasación (unabhängiges Experten-Unternehmen für die Bewertung von Immobilien und Marktanalysen) geht hervor, dass sich das Luxussegment preislich ausgesprochen stabil gezeigt hat, denn die Nachfrage ist weiterhin sehr hoch. Die Balearen setzen mehr denn je auf Nachhaltigkeit und Umweltschutz: in einem Konzept für die Zeit nach Corona fördert die Regierung nachhaltiges Wirtschaften, schafft verschärfte Müllvermeidungs- und E-Mobilitätsregeln. Neue Zentren für Biotechnologien und Künstliche Intelligenz in den Gewerbeparks Parc Bit (Mallorca) und Centre Bit (Ibiza) sollen Fachkräfte auf die Inseln locken und neue Jobs für Einheimische schaffen. Alternative Energien werden ausgebaut, die Inseln wollen sich auch jenseits des Tourismus wirtschaftlich entwickeln.

El tráfico de aviones privados aumentó en los meses de agosto y noviembre de 2020, a pesar de la pandemia de Corona. Durante los meses de temporada, el aeropuerto privado de Ibiza registró un tráfico significativamente mayor en comparación con años anteriores. El cuanto al aeropuerto comercial, éste registró un tráfico aéreo general muy similar a la frecuencia de 1980, mostrando un descenso de la actividad sin precedentes. Sin embargo, aterrizaron y despegaron 2.061 aviones privados, un 12,8% más que en agosto del año anterior.

During the seasonal months, Ibiza Airport registered significantly more traffic compared to previous years. The airport registered a general air traffic very similar to the frequency of 1980, showing an unprecedented decrease in activity.

Nevertheless, 2.061 private aircraft landed and took off, 12.8% more than in August of the previous year.

The dynamic buying activity and the continuous requests for video viewings during the previous year allows us to be confident and extremely positive. Many clients very much look forward to seeing their favoured flats and houses in person. As soon as falling infection rates and the vaccine make unrestricted travel possible again, buyers and sellers will continue with their property plans and close property transactions. Over the past year, prospective buyers have been very quick to sign contracts.

This proves once again that the Balearic Islands continue to be popular with international buyers as a safe haven for real estate.

Sobald sinkende Infektionszahlen und der Impfstoff wieder uneingeschränkte Reisen ermöglichen, werden Käufer und Verkäufer ihre Immobilienpläne weiter fortsetzen und Objekt Transaktionen abschließen. Im letzten Jahr haben sich Kaufinteressenten sehr schnell für einen Vertragsabschluss entschieden.

Nationalities A pesar de la crisis del Coronavirus, la demanda de inmuebles de calidad en Ibiza siguió extendiéndose en 2020 por parte del público con representación internacional.

Engel & Völkers Ibiza pudo registrar 15 nacionalidades diferentes y se congratula una vez más de que España sea la nación de compradores más fuerte. Alemania es el segundo grupo de compradores más fuerte, seguido de cerca por Italia y Francia. Sin embargo, Engel & Völkers también fue capaz de atraer a compradores de Irlanda y Australia en 2020 con su oferta de atractivas propiedades en Ibiza.

Despite the Corona crisis, the demand for high-end properties in Ibiza continued to spread in 2020 due to the internationally represented public. Engel & Völkers Ibiza registered 15 different nationalities and is once again pleased that Spain is the strongest buyer nation.

Germany follows as the second strongest buyer group and is closely followed by Italy and France. However, Engel & Völkers was also able to attract buyers from Ireland and Australia in 2020 with its offer of attractive properties in Ibiza.
