Il mercato commercial in Lombardia Uffici • Compravendite In Lombardia nel 2018 il comparto degli uffici ha registrato, con 2.866 transazioni, una crescita del 2,4% sul 2017. Gli uffici compravenduti nel complesso delle 6 province target rappresentano il 76,5 % (36,5% senza Milano) del totale direzionale della Lombardia.

Milano ha registrato 1.145 compravendite, con un incremento del 13% rispetto all’anno precedente, mentre il resto della Città Metropolitana ha registrato un calo dell’11% (327 operazioni). La provincia di Brescia ha mostrato una flessione (-15%), pur rappresentando il 12% del totale regionale, con 331 transazioni, mentre quella di Bergamo ha registrato un +4,5% (263 transazioni). Tra i mercati delle province minori, Varese raggiunge quota 172 compravendite nel 2018 (5,9% sul totale regione).

Il tempo medio di vendita a Milano capoluogo è di circa 7 mesi, mentre a Bergamo e Brescia di 12 e 10 mesi. Il tempo medio per la locazione a Milano è pari a 5 mesi, a Bergamo 8 mesi mentre a Brescia a 6 mesi.

Lo sconto medio sul prezzo non supera mediamente il 9-10% a Milano - il mercato più liquido e pertanto meno elastico - mentre arriva al 17% del prezzo iniziale a Bergamo e Brescia.

Negozi • Compravendite Le compravendite dei negozi in Lombardia nel 2018 sono aumentate dell’8% confermando il trend crescente iniziato nel 2014. Oltre l’85% del volume è concentrato nelle province target (86,1%), che hanno tuttavia mostrato andamenti divergenti, con Bergamo e Brescia in crescita del 6,9% e 6,3% rispettivamente e Varese che perde 10,6 punti percentuali.

Nel primo semestre 2019 il tempo medio di vendita dei negozi a Milano città capoluogo è pari a 6,5 mesi, mentre a Bergamo e Brescia rispettivamente a 9,5 e 10 mesi. Il tempo di locazione scende a Milano a 4 mesi, a Bergamo 6 e a Brescia 6,5 mesi. Lo sconto medio sul prezzo si attesta su 9,5% a Milano, su 15% a Bergamo e su 17,5% Brescia.

Logistica e Industriale • Compravendite Nel 2018 in Lombardia sono stati transati oltre 2.300 capannoni industriali e logistici (+4,7% annuo). Quasi l’80% del volume è concentrato nelle province target.

Alla crescita annuale ha contribuito, oltre a Milano, l’area di Varese. Dopo Milano e Brescia (circa 790960 euro/mq), i prezzi più elevati si registrano a Monza (625- 895 euro/mq) e Como (880 euro/mq). I rendimenti medi lordi dei canoni a Milano risultano in lieve calo per immobili nuovi e stabili per gli usati, attestandosi rispettivamente sul 7,5% e sul 7,4%. Brescia presenta rendimenti medi inferiori (6,9% - 7%) mentre Bergamo

appena maggiori (7,6% -7,7%) di Milano. Per quanto riguarda gli immobili di logistica moderna e i centri di distribuzione last-mile, il rendimento netto si attesta intorno al 5,2%.

Nel primo semestre 2019 il tempo medio di vendita rilevato a Milano è di 11 mesi, mentre a Bergamo e Brescia rispettivamente di 14 e 11,5 mesi. Il tempo di locazione scende a Bergamo a 10,5 mesi, a Brescia a 7 e a Milano 8,5 mesi. Lo sconto medio sul prezzo si attesta sul 15% a Milano e sul 17%-17,5% Bergamo e Brescia.

Commercial Real Estate in Lombardy Office • Sales In 2018, the office market in Lombardy recorded an annual growth in sales of 2.4%, due to 2,866 transactions.

Sales in the 6 target areas as a whole represented 76.5% (36.5% without Milan) of all office transactions that took place in Lombardy over the year.

The city of Milan registered 1,145 sales, with an increase of 13% over the previous year, whereas the rest of the province targeted a decrease of -11% (327 sales).

In the province of Brescia, a decrease in the number of sales was observed (-15%), even though this area accounts for the 12% on the Lombardy total, with its 331 transactions. Bergamo registered a 4.5% growth (263 transactions). In Varese, 172 sales took place in 2018 (5.9% of total).

Office • Prices and Fees Prices and fees’ performance in the target areas is not entirely satisfactory, except for Milan which reported a positive half-yearly trend, and Brescia which

Selling time in the city of Milan amounted to 6.8 months, in Bergamo and Brescia the achievement was slightly lower, and positioned on the values of 12 and 10 months respectively. The average leasing time reached the amount of 5 months in Milan, 8 months in Bergamo.

In the area of Brescia, the leasing time observed was 6.2 months. The average discount on the selling price is below the threshold of 9-10% in Milan, namely the most liquid and consequently the less elastic market.

Retail • Sales In 2018, in Lombardy, sales in the retail market increased of 8% over the previous year, confirming the trend begun in 2014. Over 85% of sales are geographically concentrated in the target provinces (86.1%).

In the first half of 2019, the average sales time for shops in Milan as the capital city was 6.5 months, while in Bergamo and Brescia respectively at 9.5 and 10 months.

The lease time goes down to 4 months in Milan, 6 in Bergamo and 6.5 months in Brescia. The average discount on the asking price is 9.5% in Milan, 15% in Bergamo and 17.5% Brescia.

Logistics & Industrial • Sales and Prices In 2018, more than 2,300 transactions involving warehouses took place in Lombardy (+4.7% y-o-y), with almost 80% concentrated in the 6 target territories.

To this annual growth, not exclusively Milan has contributed but also Varese played a crucial role.

The highest prices are recorded in Milan and Brescia (approx. 790 euro/sqm - 960 euro/sqm), followed by Monza (895 euro/sqm) and Como (880 euro/sqm). In Milan, the average gross rent yields slightly increase for new properties, whereas for used ones they remain substantially stable (7.5% and 7.4% respectively).

Average yields in Brescia amount to 6.9%-7%, while in Bergamo are a little higher than in Milan (7.6%7.7%). As for modern logistics buildings and last-mile distribution centres, the net yield is around 5.2%.

In H1 2019, the average selling time is equal to 11 months in Milan, for 14 months in Bergamo and for 11.5 months in Brescia. For what concerns the average leasing time, the value in Bergamo decreased to 10.5 months, in Brescia and Milan the indicator is, respectively, 7.0 and 8.5 months.

The average discount on the selling price stands at 15% in Milan and 17%-17.5% in Bergamo and Brescia.
