Lo scenario economico Congiuntura Nella prima parte del 2018 l’economia italiana ha segnato un rallentamento del tasso di crescita, risultato inferiore a quello dei semestri precedenti. La graduale decelerazione del PIL si riflette sul tasso di crescita tendenziale (+1,1%) e congiunturale (+0,2%).

Si registra tuttavia un aumento del valore aggiunto nel comparto dell’industria e dei servizi. Dal lato della domanda, si segnala il contributo positivo della componente nazionale al lordo delle scorte e quello negativo della componente estera netta. A consuntivo del primo semestre, secondo dati Istat, la variazione acquisita per il 2018 è pari a +0,9%, con previsione annuale dell’1,4%, leggermente inferiore a quella del FMI (1,5%).

Prosegue il trend positivo del mercato del lavoro.

Il mercato immobiliare Uffici

Compravendite Il 2017 ha segnato l’anno di svolta per la ripresa delle compravendite nel settore direzionale. Con 10.354 transazioni di uffici a livello nazionale, il comparto registra infatti una crescita del 6,5%. Nelle otto maggiori città italiane, le compravendite sono aumentate del 12,4% annuo con 2.615 unità scambiate, pari al 25% dello stock totale transato in Italia. In particolare, il mercato di Milano, con 1.011 compravendite, è cresciuto del 10,3% annuo, mentre Roma, con 552 compravendite, dell’8%. Milano e Roma rappresentano rispettivamente il 9,8% e il 5,3% dello stock direzionale compravenduto in Italia. Torino, dopo la rilevante flessione del 2016 (-23,3%),ha ripreso quota con un incremento annuo del 35,5%.

Il valore di scambio del comparto è pari a oltre 3 miliardi di euro (+8%). La superficie media compravenduta è pari a circa 160 mq.

Prezzi, canoni e rendimenti Nel primo semestre 2018 la variazione annua dei prezzi medi degli uffici è pari a -1,5%. Prosegue infatti il trend al ribasso dei prezzi iniziato nel 2008, seppure a tassi decrescenti. Nomisma prevede un ritorno graduale alla crescita dei prezzi a partire dal 2020. Le quotazioni di Milano e Venezia sono pressoché stabili (-0,2%), mentre a Roma registrano un calo del -1,1% e a Torino del -1,8%.

La stessa dinamica si registra per i canoni medi (-1% annuo). Solo Milano mostra una variazione media positiva dei canoni (+1,4%). Variazioni lievi si riscontrano a Torino e Venezia, circa -0,5%. Roma (-1,5%) è in linea con la media dei principali mercati.

I rendimenti medi lordi da locazione sono stabili dal 2014 sul 5,1%. Il rendimento sintetico medio del mercato al dettalio è pari a 5,8% a Roma, a 5,2% a Torino e a 5,1% a Milano.

Nel segmento corporate a Milano, i canoni raggiungono

Tempi e sconti I tempi medi di vendita, pur rimanendo elevati, stanno registrando una progressiva riduzione, passando dai 10,8 mesi del 2014 (picco massimo dell’attuale ciclo immobiliare) a 9,3 mesi nel primo semestre 2018.

I migliori tempi di vendita si riscontrano a Firenze e Milano (8 mesi). La tempistica media per la locazione nei mercati maggiori è di circa 6 mesi, ma scende a 5 mesi a Milano e Roma, principali mercati direzionali.

Lo sconto medio sul prezzo richiesto è aumentato significativamente dal 2008 al 2013 (+5% circa), per poi diminuire gradualmente per assestarsi sul 16% nel primo semestre 2018. A Torino (17,5%) lo sconto praticato è superiore alla media delle grandi città italiane, mentre a Milano e Firenze rimane inferiore (12,5%).

Il mercato immobiliare Negozi Compravendite Il 2014 ha segnato l’anno di svolta per la ripresa delle compravendite nel comparto dei negozi. La progressiva crescita ha portato il comparto a registrare 28.115 transazioni a consuntivo 2017, con un aumento del 6,9% sul 2016.

Nelle prime otto città italiane, l’aumento complessivo è dell’11,7% su base annua con 5.968 unità scambiate, pari al 23,7% dello stock totale transato in Italia. In particolare si segnala la buona performance di Milano, che con 1.602 compravendite, ha registrato un incremento del 16,6% su base annua. Molto rilevante è il risultato di Torino (+22%). Nel 2017 il valore complessivo delle compravendite è di 5,9 miliardi di euro. Negli anni postcrisi il settore ha perso quasi la metà del suo fatturato che nel 2008 ammontava a 10,5 miliardi nel 2008. Secondo i dati dell’Agenzia delle Entrate, la superficie media compravenduta in Italia è pari a circa 127 mq.

Milano presenta yield inferiori, con 6,2% medio in centro e 7% in zona semicentrale.

Prezzi, canoni e rendimenti Nel primo semestre 2018 è proseguito il trend al ribasso dei prezzi (-1,1% annuo) iniziato nel 2008 a seguito della crisi economica. Nomisma stima che la ripresa dei prezzi non si manifesterà prima del 2020. In tale contesto fa eccezione il mercato di Milano, dove la variazione media annua registrata è pari a 1,0%. Roma, allineata al trend dei mercati maggiori, ha invece chiuso il semestre con un risultato del -1,3%.

Tempi e sconti Il tempo medio di vendita si è progressivamente allungato, passando da 6 mesi del 2008 a 8,9 mesi nel primo semestre 2018. Dal 2014 è in atto un processo di contrazione dei tempi di vendita che tuttavia procede con lentezza. Milano e Venezia si confermano i mercati più liquidi (7 mesi) seguite da Firenze (7,5 mesi).

Lo sconto medio sul prezzo richiesto è aumentato significativamente dal 2008 al 2014, per poi diminuire gradualmente fino al 15,4% medio nel primo semestre 2018. A Milano (11,5%), Venezia (12,5%), Bologna (13%) e Firenze (12%) lo sconto rimane su livelli sensibilmente inferiori.

Il mercato immobiliare Logistica, asset class in crescita

Per i capannoni nel complesso (industriali e logistici) i tempi di collocamento stanno diminuendo e nella media dei maggiori mercati italiani vanno dai 13 mesi, per la vendita, ai 9 mesi per la locazione. Fanno eccezione i mercati più dinamici, tra cui Milano, Roma, Firenze e Bologna dove i tempi di vendita e locazione sono più ridotti. I rendimenti medi lordi da locazione sono stabili da qualche semestre su un tasso medio del 7%. In particolare il settore della logistica sta vivendo un forte momento di crescita trainato dalla performance crescente dell’ecommerce. Sebbene nel 2017 solo il 32% degli utenti internet italiani abbia fatto acquisti online - contro il 75% della Germania e il 57% della media UE (dati Eurostat) – l’Italia si colloca tra i paesi europei con i maggiori tassi di crescita su questo mercato: gli e-shopper italiani sono cresciuti infatti del 10% sull’anno precedente, con

previsioni di aumento del 15% per la fine del 2018.

Se l’e-commerce alimenta la logistica, la logistica di successo alimenta a sua volta l’e-commerce, favorendo l’efficienza della filiera. Il mercato necessita pertanto sempre più di superfici logistiche in location strategiche, che saranno localizzate in futuro anche in location oggi considerate non prime. Con il diffondersi della propensione all’acquisto degli utenti del web anche al di fuori delle aree urbane più evolute e dinamiche del paese, gli impianti logistici si diffonderanno sempre più in territori di provincia.

A fine 2017 gli investimenti nel mercato immobiliare per la logistica hanno superato in Italia il miliardo di euro, valore mai raggiunto prima. Riguardo all’outlook, gli analisti concordano pertanto sulla dinamica espansiva del mercato anche per l’anno in corso.

Il mercato corporate Conclusioni Il mercato corporate italiano, dopo la crescita record del 2017 con un totale investito di 11 miliardi di euro, nel primo trimestre 2018 ha mostrato una lieve contrazione degli investimenti. A consuntivo del primo semestre gli investimenti stimati sono di circa 3,2 miliardi di euro, pari al 2,6% del mercato europeo. Gli investitori stranieri continuano a trainare il mercato italiano con una quota del 67% degli investimenti totali.

Riguardo all’asset allocation, nel primo semestre 2018 viene privilegiato dagli investitori il settore retail (40% del totale).

I capitali investiti hanno riguardato in prevalenza centri commerciali e si sono concentrati in location secondarie rispetto a Milano e Roma. Allo stesso tempo il comparto direzionale (37%) è tornato su valori più vicini alla media di lungo periodo. È proseguita anche la differenziazione dei portafogli immobiliari a favore della logistica (15% del totale investito) e degli investimenti alternativi (14% sul totale). Tra questi si segnala in particolare l’asset class degli hotel (12%). Le stime sul primo semestre 2018 confermano Milano come il mercato più liquido in Italia, in grado di attrarre il 43% degli investimenti totali. Il mercato romano catalizza, per contro, il 20% degli investimenti.

A conferma della rilevante presenza di investitori stranieri sul mercato corporate italiano, nella prima parte del 2018 si è confermato prevalente il ruolo delle società immobiliari quotate europee (REITs), (30% del totale investito), con un significativo aumento rispetto al 2017. A seguire si segnala il contributo dei fondi immobiliari di diritto italiano (16,6%) e dei veicoli stranieri (15,3%).

The Real Estate Market Office

Sales 2017 marked the turning point for sales recovery in the office sector. With 10,354 office sales on a national level, the sector recorded a 6.5% growth.

In the 8 main Italian cities, sales increased by 12.4% on an annual basis, with 2,615 units sold, that is 25% of total Italian sold stock. In particular, Milan’s market, with 1,011 sales, grew by 10.3% on an annual basis, while Rome’s, with 552 sales, by 8%. Prices, fees and yields In 2018 H1, the annual change of office average prices amounted to -1.5%. As a matter of fact, the downward trend for prices which began in 2008 is still active, albeit at decreasing rates. Nomisma’s forecast is of a gradual price increase by 2020. Milan and Venice’s prices are mostly stable (-0.2%), while in Rome they dropped by -1.1% and in Turin by -1.8%.

The same trend can be seen in average fees (-1% on an annual basis). Milan is the only city with a positive average fee change (+1.4%). Turin and Venice recorded slight changes of about -0.5%, while Rome (-1.5%) is in line with the average of main markets.

Average gross rental yields are fixed on 5.1% ever since 2014. In Rome, yields amount to 5.8%, while in Turin and Milan to 5.2% and 5.1% respectively.

Focusing on corporate market in Milan, fees can reach

Times and discounts The average selling times progressively stretched, going from 6 months in 2008 to 8.9 months in 2018 H1. Ever since 2014, selling times have started to decrease, albeit slowly. Milan and Venice are yet again the most liquid markets (7 months), followed by Florence (7.5 months).

The Real Estate Market Logistics, a growing asset class

As for logistics & industrial buildings as a whole in major Italian markets, selling times amount to 13 months and leasing times to 9 months. Few main markets, such as Milan, Rome, Bologna and Florence present shorter times. Average gross rent yields in major Italian markets have been stable over the last semester, amounting to 7% on average. The logistics sector in particular is positively driven by the growing performance of e-commerce.

Although in 2017 only 32% of Italian internet users have made online purchases - against 75% of Germany and 57% of the EU average (Eurostat data) - Italy ranks among the European countries with the highest growth rates on this market: Italian e-shoppers do have grown by 10%

over the previous year, with an expected increase of 15% for the end of 2018. E-commerce feeds logistics and in turn successful logistics feeds e-commerce, favoring the performance of the supply chain. Thus a growing number of strategic logistic locations will be needed, which are expected to be located in the near future in areas not even tagged as prime at the present. Faced with the increasing propensity to purchase of web users, also living outside major urban areas, logistics facilities will spread around the Country. In 2017, real estate investments in logistics facilities exceed â‚Ź1 billion in Italy, the highest ever reached. A growing trend is expected to continue throughout the present year.

Corporate Market Conclusions After its record growth in 2017 with â‚Ź11 billion of total

investments, the Italian corporate market showed a slight contraction in 2018 Q1. In the first half of 2018, estimated investments amount to about â‚Ź3.2 billion, 2.6% of the

European market. Foreign investors keep driving the Italian market, with a 67% share on total investments.

As far as asset location is concerned, in 2018 H1 investors

favoured the retail sector (40% of total). Invested

capitals focused mainly on shopping malls in secondary locations, excluding Milan and Rome. At the same time, the office sector (37%) returned on closer values to long-

time average. Furthermore, the differentiation of real estate portfolios continued, favouring logistics (15% of

total investments) and alternative investments (14% of

total). Amongst these, it is worth noting the hotel asset class (12%).

The estimates of 2018 H1 confirm Milan as the

most liquid market in Italy, attracting 43% of total investments. Rome, on the other hand, drew 20% of total

investments. In furtherance of the significant presence

of foreign investors in the Italian corporate market, in 2018 H1, the role played by REITs turned out to be of the utmost importance (30% of total investments),

with a significant increase if compared to 2017. Other

important investments came from real estate investment funds under Italian laws (16.6%) and foreign operators (15.3%).

Wirtschaftliches Szenario Wirtschaftslage Das Wirtschaftswachstum in Italien hat sich in der ersten Jahreshälfte 2018 verlangsamt. Das führte zu schwächeren Ergebnissen als in den vorangegangenen Halbjahren. Der Trend (+1,1 %) und die allgemeine Wachstumsrate (+0,2 %) reflektieren den allmählichen Rückgang des BIP. Dennoch ist in der Industrie und im Dienstleistungssektor die Wertschöpfung gestiegen. Die Nachfrage hat sich im Inland positiv entwickelt (Bruttoinlandsprodukt), während die Werte der ausländischen Akteure negativ blieben. Nach den Daten des Istat belief sich die prognostizierte Abweichung für 2018 im ersten Halbjahr auf +0,9 %. Die Jahresvorhersage lag mit 1,4 % leicht unter der des IWF (1,5 %). Der positive Trend am Arbeitsmarkt hält an.

Für den Kauf von Immobilien haben die Banken in den vergangenen sechs Monaten über 20 Milliarden Euro an italienische Unternehmen ausgezahlt. Das ist ein Anstieg um 12 % gegenüber dem vorangegangenen Halbjahr.

Bei den Risiken des Immobilienmarktes für die Banken zeichnet sich ein allmählicher Rückgang ab und neue notleidende Kredite gehen in allen Nachfragekategorien zurück.

Vertrauensklima Im Juni verzeichnete der Index für das Verbrauchervertrauen einen deutlichen Anstieg, der von der Wirtschaftslage unterstützt wurde. Die Beschäftigungserwartungen verbesserten sich ebenfalls.

Auch das Unternehmensvertrauen nimmt zu, aber weniger deutlich.

Immobilienkredite an Unternehmen Im ersten Halbjahr 2018 haben sich die Angebotskriterien für Darlehen an Unternehmen leicht entspannt. Diese Entspannung sollte sich auch in der zweiten Jahreshälfte fortsetzen. Die Kreditnachfrage ist weiter gestiegen,

Der Immobilienmarkt Büroflächen

Verkauf 2017 markierte den Wendepunkt für die Erholung der Verkäufe im Bürosektor. Mit 10.354 landesweiten Büroverkäufen verzeichnete der Sektor ein Wachstum von 6,5 %. In den acht wichtigsten italienischen Städten sind die Verkäufe im Jahresvergleich um 12,4 % auf 2.615 Einheiten gestiegen. Das sind 25 % des verkauften Bestandes in Italien. Vor allem der Markt in Mailand ist mit 1.011 Verkäufen im Jahresvergleich um 10,3 % gewachsen. In Rom waren es 552 Verkäufe bzw. 8 %.

Mailand und Rom machen 9,8 % bzw. 5,3 % des verkauften Bürobestandes aus. Turin hat sich nach dem deutlichen Einbruch von 2016 (–23,3 %) erholt und verzeichnet einen Jahresanstieg um 35,5 %.

Der Marktwert der Komponente liegt bei über 3 Milliarden Euro (+8 %). Die durchschnittliche verkaufte Fläche beträgt 160 m².

Preise, Mietpreise und Renditen Im ersten Halbjahr 2018 lag die durchschnittliche Veränderung der Preise für Büroflächen bei –1,5 %. Der 2008 begonnene Abwärtstrend bei den Preisen ist noch spürbar, hat jedoch abgenommen. Nomisma sagt einen allmählichen Preisanstieg bis 2020 voraus. In Mailand und Venedig sind die Preise am stabilsten (–0,2 %), während sie in Rom um –1,1 % und in Turin um –1,8 % gefallen sind. Derselbe Trend lässt sich bei den durchschnittlichen Mietpreisen feststellen (–1 % im Jahresvergleich). Mailand ist die einzige Stadt mit einer positiven Entwicklung der durchschnittlichen Mietpreise (+1,4 %). In Turin und Venedig waren leichte Veränderungen um rund –0,5 % zu verzeichnen, während die Entwicklung in Rom (–1,5 %) dem allgemeinen Marktdurchschnitt entspricht. Die durchschnittlichen Bruttomietrenditen liegen seit 2014 unverändert bei 5,1 %. In Rom beliefen sich die Renditen auf 5,8 %, in Turin auf 5,2 % und in Mailand auf 5,1 %. Die

Mietpreise in Mailand können in Toplagen 500–600 Euro/ m² und in gehobenen Lagen 375–500 Euro/m² erreichen.

Zeiten und Nachlässe Die durchschnittlichen Verkaufszeiten sind immer noch hoch, nehmen aber langsam ab und sind von 10,8 Monaten 2014 (Höchstwert des aktuellen Immobilienzyklus) auf 9,3 Monate im ersten Halbjahr 2018 zurückgegangen. Die kürzesten Verkaufszeiten finden sich in Florenz und Mailand (8 Monate). Die besten durchschnittlichen Vermietzeiten in wichtigen Märkten liegen bei rund 6 Monaten. In Mailand und Rom, den Hauptmärkten für den Bürosektor, sind es nur 5 Monate. Der durchschnittliche Nachlass auf den Ausgangspreis ist von 2008 bis 2013 deutlich gestiegen (etwa +5 %). Im ersten Halbjahr 2018 hat er leicht auf 16 % abgenommen. In Turin (17,5 %) liegt der Nachlass über dem Durchschnitt der großen italienischen Städte, in Mailand und Florenz (12,5 %) hingegen darunter.

Der Immobilienmarkt Einzelhandelsflächen Verkauf 2014 war der Wendepunkt bezüglich der Erholung der Verkäufe am Markt für Einzelhandelsflächen. Das progressive Wachstum erreichte 2017 einen Wert von 28.115 Verkäufen. Das ist ein Anstieg um 6,9 % gegenüber 2016. In den acht wichtigsten italienischen Städten sind die Verkäufe im Jahresvergleich um 11,7 % auf 5.968 Einheiten gestiegen. Das sind 23,7 % des verkauften Bestandes in Italien. Die gute Leistung Mailands ist bemerkenswert: Mit 1.602 Verkäufen erreichte die Stadt einen Rekordjahresanstieg von 16,6 %. Ebenfalls von Bedeutung ist das Ergebnis in Turin (+22 %).

2017 belief sich der Gesamtumsatz auf 5,9 Milliarden Euro. Der Sektor hat in den Jahren nach der Krise fast die Hälfte seines Umsatzes eingebüßt, der 2008 noch bei 10,5 Milliarden Euro lag. Nach den Daten der Agenzia delle Entrate liegt die durchschnittliche verkaufte Fläche in Italien bei 127 m².

Jahresvergleich durchschnittlich um –0,7 % gefallen.

Einige der wichtigsten Städte haben jedoch schon die lange erwartete Umkehrung des Immobilienzyklus erlebt: Mailand (+0,8 %), Venedig (+0,2 %) und Florenz (+0,1 %) haben erstmals seit 2008 ein positives Ergebnis verzeichnet. Die durchschnittlichen Bruttorenditen bleiben stabil. Venedig zeigt die beste Leistung mit Renditen von rund 8 % in zentralen Toplagen und 7 % in zweitrangigen Lagen in Zentrumsnähe. Rom folgt mit 7,1 % in zentralen Toplagen und 7,5 % in Zentrumsnähe.

Florenz schwankt zwischen 6,6 % in den zentrumsnahen Lagen und 7 % in den zentralen Lagen. Mailand liefert mit durchschnittlich 6,2 % im Stadtzentrum und 7 % in den zentrumsnahen Lagen geringere Renditen.

Preise, Mietpreise und Renditen Im ersten Halbjahr 2018 sind die Preise weiter gefallen (–1,1 % im Jahresvergleich). Damit hat sich der Abwärtstrend fortgesetzt, der mit der Krise 2008 begonnen hat. Laut Nomisma werden die Preise vor 2020 nicht wieder steigen. Mit einer Ausnahme: Mailand.

Hier liegt die durchschnittliche Jahresveränderung bei +1,0 %. Rom hingegen liegt im Trend der wichtigsten Märkte und hat das Halbjahr mit einem Rückgang um –1,3 % abgeschlossen. Die Mietpreise scheinen demselben Trend wie die Preise zu folgen und sind im

Zeiten und Nachlässe Die durchschnittlichen Verkaufszeiten sind allmählich von 6 Monaten 2008 auf 8,9 Monate im ersten Halbjahr 2018 gestiegen. Seit 2014 gehen die Verkaufszeiten langsam wieder zurück. Mailand und Venedig sind wieder die liquidesten Märkte (7 Monate), gefolgt von Florenz (7,5 Monate). Die durchschnittlichen Vermietzeiten sind 2018 auf 5,5 Monate zurückgegangen. In den dynamischeren

Märkten – Venedig, Mailand und Florenz – lagen sie noch niedriger (4,5 Monate). Der durchschnittliche Nachlass auf den Ausgangspreis ist zwischen 2008 und 2014 deutlich gestiegen. Danach ist er allmählich auf einen Wert von 15,4 % im ersten Halbjahr 2018 gesunken. In Mailand (11,5 %), Venedig (12,5 %), Bologna (13 %) und Florenz (12 %) blieb der Nachlass auf einem deutlich niedrigeren Niveau.

Der Immobilienmarkt Logistik, eine wachsende Anlageklasse

Für Logistik- und Industriegebäude als Ganzes liegen in den wichtigsten italienischen Märkten die Verkaufszeiten bei 13 Monaten und die Vermietzeiten bei 9 Monaten.

Wenige Hauptmärkte wie Mailand, Rom, Florenz und Bologna zeigen kürzere Zeiten. Die durchschnittlichen Bruttomietrenditen in den wichtigsten italienischen Märkten lagen im letzten Halbjahr stabil bei 7 %.

Insbesondere der Logistiksektor wird von dem Wachstum im E-Commerce positiv beeinflusst. Obwohl 2017 nur 32 % der italienischen Internetnutzer Onlineeinkäufe getätigt haben – gegenüber 75 % in Deutschland und 57 % im EU-Durchschnitt (Daten von Eurostat) –, gehört Italien zu den europäischen Ländern mit den höchsten Wachstumsraten in diesem Markt. Die Zahl der italienischen E-Shopper ist im vergangenen Jahr um 10 % gestiegen und bis Ende 2018 wird ein Anstieg

um 15 % erwartet.

E-Commerce fördert die Logistik und erfolgreiche Logistik fördert wiederum den E-Commerce und die Leistung der Lieferkette. Dafür wird eine wachsende Anzahl strategischer Logistikstandorte benötigt werden, die voraussichtlich in naher Zukunft in Gebieten stehen werden, die derzeit noch nicht als Toplagen gelten. In Anbetracht der wachsenden Kaufneigung von Internetnutzern auch außerhalb der großen urbanen Zentren werden sich Logistikeinrichtungen im ganzen Land verbreiten.

2017 haben die Immobilieninvestitionen in Logistikeinrichtungen in Italien 1 Milliarde Euro überstiegen. Das ist der höchste bisher erreichte Wert. Der Wachstumstrend wird im laufenden Jahr voraussichtlich anhalten.

Unternehmensmarkt Schlussfolgerungen Nach einem Rekordwachstum mit Gesamtinvestitionen von 11 Milliarden Euro im Jahr 2017 schrumpfte der italienische Unternehmensmarkt im ersten Halbjahr 2018 leicht. Die geschätzten Investitionen in der ersten Jahreshälfte 2018 belaufen sich auf rund 3,2 Milliarden Euro. Das sind 2,6 % des europäischen Marktes. Ausländische Investoren haben mit 67 % der Gesamtinvestitionen weiter starken Anteil am italienischen Markt.

Hinsichtlich der Anlageallokation haben die Investoren im ersten Halbjahr 2018 den Einzelhandelssektor bevorzugt (40 % der Gesamtinvestitionen). Das investierte Kapital konzentrierte sich mit Ausnahme von Mailand und Rom überwiegend auf Einkaufszentren in B-Lagen.

Der Bürosektor lag mit 37 % näher am langfristigen Durchschnitt. Darüber hinaus hielt die Differenzierung von Immobilienportfolios an. Bevorzugt wurden Logistik (15 % der Gesamtinvestitionen) und alternative Investitionen (14 %), bei denen die Anlageklasse Hotels (12 %) zu beachten ist. Die Schätzungen des ersten Halbjahres 2018 bestätigen Mailand als den liquidesten Markt in Italien mit 43 % der Gesamtinvestitionen. Auf Rom fielen 20 % der Gesamtinvestitionen.

Die signifikante Zunahme ausländischer Investitionen geht primär auf die verstärkte Aktivität von REITs zurück. Diese haben im ersten Halbjahr 2018 30% der Gesamtinvestitionen ausgemacht und verzeichneten einen deutlichen Zuwachs gegenüber 2017.

Weitere wichtige Investitionen kamen von Immobilienfonds nach italienischem Recht (16,6 %) und ausländischen Betreibern (15,3 %).
