Venice as a gateway to the World

Venice's greatest advantages include its excellent accessibility thanks to many different airlines with direct connections into Marco Polo Airport from all of Europe's main cities that make it a destination like no other. Venice Marco Polo Airport is located 8 km north of Venice and is named after the famous Venetian traveller, Marco Polo.

There is a dedicated private jet terminal that provides a concierge service, access to meeting rooms and VIP lounges. For many US Americans, Venice is considered the gateway to Europe. Delta Airlines takes you from New York to Venice three times a week from spring to fall in less then 9 hours. Flights between New York and Venice have been fully booked in the first months and have been the most profitable flights of the airline. Due to the high demand, the frequency of flights will probably increase in the coming year and there is another direct flight planned, namely from Miami. Moreover, Emirates Airlines takes you from Venice to Dubai 5 times a week from spring to fall in only 6 hours.

Venice can be reached from the US not only by air, but also by water. Numerous mega yachts of various US billionaires also regularly dock in the ports of Venice which soon will be one of the most prestigious and interesting harbors in the Mediterranean.

Another, and maybe the simplest way to reach Venice, is by train, which will leave you directly in the city centre at the train station of Santa Lucia.

If anything can rival Venice in its beauty, it must be its reflection at sunset in the Grand Canal.

PREMIUM REAL ESTATE SPOTLIGHT

Venice - the city of love

The romantic city of Venice is located in the Veneto region of Italy, one of the northernmost states. This ancient and historically unique city was originally built on 100 small islands in the Adriatic Sea. Instead of roads, Venice relies on a series of waterways and canals, hence its nickname “The City of Canals”. Venice is unique environmentally, architecturally, and historically and remains one of the world’s oldest tourist and cultural centers.

Venetian Real Estate Market

Due to the large tourism influence, it has always been a major market for short-term vacation rentals. When COVID-19 hit, and tourism dwindled, landlords and vacation rental property owners took a rather large

hit, but as restrictions ease so does the grim outlook for the real estate market. It’s for this reason that Forbes named Italy (and particularly Venice) in a recent article, “5 Cheapest Places To Buy Real Estate Now (And Make Money).”

The article quotes Ronan McMahon of Real Estate Trend Alert, a publication from International Living. com, a site that tracks the best places in the world to live, retire, travel, and invest. Due to the economic impacts of coronavirus, McMahon predicts that prices in Italy will drop and when tourism bounces back in locations like Venice, it will once again open up the market for vacation rentals. “The trick was to buy something old and unloved but in the right location, do some smart cosmetic work and

market it better than any of the competition,” says McMahon. The most sought-after districts and neighborhoods in Venice Cannaregio: Located to the north of the Grand Canal, Cannaregio is the most densely populated district in Venice and very popular with property buyers. The straight main thoroughfare that runs here from the station towards Rialto and San Marco is lined with a multitude of magnificent “palazzi”.

Dorsoduro: Properties in Dorsoduro, making up the southern part of the historic center, are also in high demand. Landowners, architects, and master builders used the two long strips of land along the waterfront of the Grand Canal and Zattere

promenade to realize their architectural visions. This resulted in a genuine wealth of fabulous properties here.

Giudecca: Properties on Giudecca Island are becoming increasingly popular too. This is a small, elongated group of islands to the south of the city that form part of the Dorsoduro district. It is separated from the rest of the lagoon city by the Canale della

Giudecca. The trip from St. Mark’s Square with a vaporetto boat takes barely more than three minutes.

The average price in the top segment

The average price for a property depends very much on its location and views. Exclusive residences directly overlooking the Santa Maria della Salute church or on the island of Giudecca with fabulous views of the

Zattere promenade and San Marco basin can reach approximately 15,000 EUR per square meter. This means that typically, a 200-squaremeter Venetian property with stunning views goes for around 3 million Euros or 3.2 million EUR.

Investments in the tourism sector

More and more investors are looking for properties to use for tourism purposes. Renting out an apartment short term to visiting tourists is extremely lucrative, with the potential for gross annual earnings reaching as much as 8 to 10 percent of the property’s purchase price.

A

growing arts scene

Venice has always been a hotspot for the international arts scene. The Venice Biennale has taken place here every two years since 1895, and always attracts a large number of artists and art enthusiasts. Many globally renowned artists also set up home here; as demand for real estate there grows stronger, so too are prices rising.

A magnet for the international movie business

Once a year, Venice also transforms into a global hotspot for the film industry. The Venice International Film Festival, founded in 1932, forms part of the Biennale. It is the oldest film festival in the world, as well as being one of the most important and influential alongside the Cannes Film Festival and the Berlinale. Its international appeal will further reinforce Venice’s credentials as a real estate location.

Secret Venice: Paths of Fascination and Mystery

Beyond the grand canals and iconic monuments, Venice reveals a more intimate and intriguing side, made of hidden corners and fascinating stories. For those who love to explore the unknown and be surprised, here are some places and legends that tell a different story of the city, filled with secrets and often-overlooked details.

Discover an authentic Venice, away from the traditional paths:

Calle Varisco

Tucked away among the narrow streets of the Cannaregio district, Calle Varisco is one of the narrowest alleys in Venice, measuring just 53 centimeters wide. According to local legends, restless spirits wander this dark and confined alley, their whispers echoing the city’s ancient tales. Walking through this passage feels like stepping into a surreal atmosphere where time stands still.

Scala Contarini del Bovolo

A hidden architectural gem and a testament to Venetian ingenuity, this spectacular spiral staircase, built in the late 15th century, stands as a stunning icon of Gothic and Renaissance architectural fusion. Nestled within a serene and almost secluded courtyard near Campo Manin, it offers visitors a rare and unparalleled view over the city’s intricate rooftops, a perspective that feels both intimate and grand. Climbing the Scala Contarini not only allows visitors to experience Venice

from a unique vantage point, far removed from the bustling crowds, but also provides the chance to marvel at the exquisite craftsmanship and historical significance of this remarkable structure.

Palazzo Mastelli and the “Camel” Nestled in the peaceful Cannaregio district, Palazzo Mastelli is renowned for the curious camel sculpture engraved on its facade. Legend has it that three Eastern merchants arrived in Venice seeking quick wealth but were punished for their greed. The camel is said to symbolize their downfall, a reminder carved in stone to warn passersby.

Ponte dei Pugni

Located in Campo San Barnaba, this bridge is a fragment of Venice’s vibrant and ancient past. Between the 16th and 17th centuries, heated battles took place here between rival

factions, who fought barehanded to knock their opponents into the canal below. To this day, the stone markers indicating the fighters’ starting positions can still be seen on the bridge, a testament to these spectacular yet perilous duels.

Libreria Acqua Alta

Hidden in a small alley in the Castello district, this bookstore is a haven for book lovers. Here, books are stored in

gondolas, bathtubs, and other unconventional containers to protect them from the frequent flooding in the city. This eccentric and charming place is perfect for those seeking an extraordinary experience, with cats curled up among the books and shelves filled with every genre imaginable.

Pozzo dei Mori

This ancient well, located near the Madonna dell’Orto, is steeped in an intriguing legend: it is said that three Eastern merchants, depicted in a nearby bas-relief, were deceived and robbed, paying a high price for their dishonesty. Walking around this well feels like a journey back in time to an era of cultural exchanges, trade, and mystery.

Exploring the secret side of Venice offers a unique opportunity to connect with its soul, far from the usual tourist trails. These hidden gems and mysterious tales reveal a city rich in history, culture, and intrigue, where every corner holds a story waiting to be discovered. Let Venice surprise you, not only with its grandeur but also with its quiet whispers of the past, inviting you to uncover its most intimate secrets.

PLACES TO VISIT & EVENTS TO LIVE

Venice Carnival

During the Carnival days you may encounter some eighteenth-century costumes. In fact, in this period everyone, absolutely everyone, disguises themselves. Below you can find ten curiosities about Carnival that you absolutely must know.

#1. No to covered faces

In Venice, masking was such a widespread custom that already in 1339 it was necessary to enact a special law that prohibited covering one's face at night. In the seventeenth century the same ban was extended to those who intended to enter the church.

#2. Nobody stop the Carnival! Carnival could never be interrupted,

even in the presence of a mournful event. In 1789, for example, the death of the Doge was announced a week later just to not stop the celebrations.

#3. The beginning and the end Carniva was abolished by the Austrians and the French with the fall of the Serenissima Republic in 1797 and was brought back into vogue in 1979 thanks to some city associations. A few editions were enough to cancel

three centuries of stop and bring the hands back to that 1798 Carnival that was never celebrated.

#4. The oldest mask

If you happen to wander through the streets looking for venice houses for sale during the carnival period, be very careful: you might happen to meet the Plague Doctor, one of the most disturbing and ancient masks. It is immediately recognizable for its

elongated beak shape. Its origins are historical: it was invented in the seventeenth century just to visit the hospital.

#5. The most intrigent mask

Or you could also fall in love with the Moretta, another among the most intriguing mask. In black velvet and adorned with lace, it was originally invented for the ladies who wore it when they went to visit the nuns. The end result, however, was far from chaste.

#6. A long month party

In the eighteenth century the party could last up to six months, starting in October and ending in coincidence with Lent. For Casanova's happiness.

#7. Film and Carnival

The last appearance of Nosferatu took place in Venice, in 1786, during the Carnival. Are you already shaking?

Do not be afraid, it is not a chronicle, but the plot of the 1988 film Nosferatu in Venice.

#8. Party until dawn

The Venetian Carnival nights could last at least until dawn. During this period, in fact, the theaters were in full swing, as well as the mess and the small ones, that is, small houses where gambling was allowed.

#9. Historical battles

On the bridge of the rio di san Barnaba and on that of Santa Fosca, look carefully at the ground and you will see a foot shape.

This indicated the starting point of the carnival battle between Castellani, workers of the Arsenale, and Nicolotti, fishermen.

#10. Noble from the socks

The organization of the masquerades was entrusted to the young nobles of the Serenissima, who were divided into groups easily distinguishable by the color of the socks. For this reason they were also called "stocking companies".

Venice

is increasingly becoming the No.1 destination for a second home in Italy.

In the heart of Venice, a few steps from La Fenice Theater, we can admire the historic palazzetto designed by Gianbattista Meduna, the architect of La Fenice, which turns out to be the first Neo-Gothic style building built in Venice.
