WHY

SHOULD I HIRE A

RETRO-COMMISSIONING COMPANY?

It’s not uncommon for building owners and managers to ask themselves, 'Why should I hire a Retro-Commissioning company… Shouldn’t my maintenance contractor do this?' The following have been identified by many building NOT A SUBSTITUTE owners and managers as the (RCx) is not intended as a substitute for maintenance or primary objectives for RCx: Retro-Commissioning a service contract, it’s considered a smart way to provide a fresh start to get • Bring equipment to its proper operational state • Pinpoint and verify that problems do exist • Reduce occupant complaints • Reduce both energy and demand costs • Increase equipment life • Provide the most costeffective solutions • Improve indoor air quality • Increase tenant/occupant satisfaction • Improve facility operation and maintenance • Reduce staff time spent on emergency calls • Provides the starting point for evaluating the effectiveness of improvements • Empowers and motivates the staff to keep the facility running at its best

the most efficiency out of your building. The fact is, RCx provides a way for the customer to strategically target optimization opportunities.

IT GIVES YOU A PLAN With RCx, you will have a plan in place which will enable you to make intelligent decisions regarding how to manage the critical functions of your building, ensuring optimum performance, energy efficiency, as well as meet occupant comfort requirements. With typical paybacks often less than 18 months, building owners and managers will tell you its well worth every penny of their investment because the cost of losing a tenant can outweigh the cost of performing retrocommissioning.

WHO ARE RETRO-COMMISSIONERS? They are a “breed all on their own” - they are highly skilled specialists in whole building energy and mechanical systems. Their approach is based on problem solving, trouble shooting, testing and diagnostic monitoring, and supported by a comprehensive analysis. Retro-Commissioners trend a lot of data... they do this to help justify their recommendations for cost-effective solutions to the problems they find. Think of the Retro-commissioner as your independent expert who can independently challenge the use of current equipment, practices, or methods that are causing problems.

BEST PRACTICES In many states where energy cost is high, RCx brings a “Best Practices” approach to getting buildings to an efficient status. That is, the best possible way of doing something, taking the most successful elements from many different sources and combining them to create the ultimate approach or process. RCx is recognized by USGBC as a fundamental prerequisite of the LEED-EB operations and maintenance program, stating that you must have a building's primary energy consuming systems retro-commissioned.

Energy Procurement

NATURAL GAS & ELECTRICITY SNAPSHOT

Information provided by the EIA

NATURAL GAS STORAGE • Working gas in storage was 2,917 Bcf as of Friday, January 13, 2017, according to EIA estimates. This represents a net decline of 243 Bcf from the previous week. Stocks were 431 Bcf less than last year at this time and 77 Bcf below the fiveyear average of 2,994 Bcf. At 2,917 Bcf, total working gas is within the five-year historical range.

ELECTRICITY AND HEAT GENERATION FROM RENEWABLES • EIA expects total renewables used in the electric power sector to decrease by 0.3% in 2017 and then increase by 7.3% in 2018. Forecast electricity generation from hydropower falls by 2.2% in 2017 and increases by 4.2% in 2018. Consumption of renewable energy other than hydropower in the electric power sector is forecast to grow by 1.3% in 2017 and by 9.8% in 2018. • EIA expects that utility-scale solar

capacity will grow by about 8.5 gigawatts (GW) in 2017 and 2018 combined. This projected increase would bring the amount of solar capacity at the end of 2018 to 26.5 GW. States leading in utilityscale solar capacity additions are California, Nevada, North Carolina, Texas, and Georgia. Forecast utilityscale solar generation averages 1.2% of total U.S. electricity generation in 2018. • U.S. wind capacity totaled 76.0 GW

at the end of 2016, and by 2018 that capacity is expected to rise to 89.2 GW. Forecast wind generation accounts for 6% of total generation in 2018.

ELECTRICITY GENERATION • In 2016, annual U.S. electricity generation from natural gas surpassed generation from coal-fired power plants, the first time this has happened based on data going back to 1949. Natural gas supplied an estimated 34% of total U.S. electricity generation in 2016 compared with 30% for coal. Natural gas prices have increased in recent months, with the Henry Hub price rising from an average of $1.73/MMBtu in March 2016 to $3.59/MMBtu in December 2016. These higher prices have begun to encourage more electricity generation from coal-fired power plants, a trend that should continue during 2017. The natural gas share of electricity generation in 2017 is forecast to fall to 32.3%, and the coal share of generation

is expected to rise to 32.5%. • EIA forecasts that the share of generation provided by natural gas will rise slightly to 32.8% in 2018, even as natural gas prices are expected to increase slightly between 2017 and 2018. The share of coal generation is expected to average 31.6% in 2018. The share of generation from nuclear falls to 18.8% in 2018, from 19.7% in 2016. Generation from hydropower remains relatively steady, averaging 6.4% of total generation over the next two years. The share of generation from nonhydropower renewables rises from 8.3% in 2016 to 9.1% in 2018 as new wind and solar capacity comes online.
