EPCs Updated Building Regulations Part L1A (Conservation of Fuel and Power) are due imminently in 2022 along with a partial update to EPC assessment procedures which may mean new EPCs are more in line with current carbon factors, but EPC metrics can become easily outdated. If EPCs are to remain the governments metric of choice they need to ensure the methodology and metrics remain current and keep pace with new technologies and developments if stakeholders are to have confidence in the results. Jason Page, a sustainability specialist at property and construction consultancy Ingleton Wood, says. “EPCs are a powerful tool in fighting climate change but they are now not only becoming worse at indicating building carbon emissions as the grid’s electricity moves towards renewable generation – they are becoming increasingly and actively misleading” Analysis shows actual carbon emissions for electrically heated buildings are around 60 per cent lower than predicted by EPCs, mainly because EPC methodology uses carbon factors set by the 2013 Building Regulations rather than up-to-date figures. (estateagenttoday.co.uk) Analysis for Money Mail by EPC assessor accreditation firm, Elmhurst Energy highlights the issues with EPCs and research they completed shows that replacing a condensing gas boiler with a heat pump in a detached home would decrease the property's EPC score by three points from 63 to 60. This is because electricity is more expensive than gas per kilowatt at present.
