EPCs Should house prices and mortgage costs be based on EPC ratings? A new survey conducted on behalf of Foundation Home Loans suggests two thirds of current or potential homeowners would accept the idea of a mortgage interest rate based on their property's EPC rating. The research also found 48 per cent of owners and prospective homeowners would consider work to improve a property’s EPC if that meant a more favourable mortgage rate. The importance of EPC ratings amongst buyers does seem to be rising. A growing acceptance that climate change is actually happening seems to be encouraging buyers to start asking questions about the energy efficiency of a home.

A poll by Knight Frank found that 86% of respondents rated the energy efficiency of a residential property as either very important or important. Only 3% said it had no relevance. 39% of homebuyers stated that the prospect of future environmental regulations impacting the value of their home would influence their decision to buy a more energy efficient property.
