President’s Message

New Events & Activities The Braemar Community has traditionally offered several social events during the year which have mainly centered around the holidays. With the additions of Braemar Day and a karaoke night, the Board began looking into additional opportunities for community events. This year, we have approved several new activities to include a Summer Concert Series where local bands will play at the Iona Sound Pavilion on a few Saturday evenings.

Specific details about the concert program and other activities for May and June are included in the Bagpiper and are posted on our social media outlets. These events are offered as part of our activities budget which is funded by the Braemar assessment fee. There are no additional fees for these events, so come join in the fun and bring your neighbors along.

In addition to events offered by the HOA, the Braemar Blasters Swim Team will again fund and host a few social events during the summer that are open to the entire Braemar community. These events are also printed in this Bagpiper and will be posted to social media before each event. The Braemar Board thanks the swim team for giving back to the community by planning and offering these family fun events.

Memorial Day Weekend is approaching which means the pools will once again be open. In years past, a valid Braemar pass was supposed to be shown to the front desk attendant; however we did not always do a good job at enforcing this practice. This year, a renewed effort will be in place

and the front desk attendant will be checking for a valid Braemar pass which includes an updated 2014 sticker. If anyone comes to the pool without a valid pass, they will not be allowed into the pool area. Please make sure you have obtained the 2014 sticker and have appropriate passes for the members of your family in your household. Dates and processes for obtaining passes and stickers are printed in this Bagpiper. We thank you in advance for assisting with this policy.

As always, Braemar cannot be the best community in the area without dedicated volunteers assisting with such tasks as planning and supporting activities. The Activities Committee needs your help!

Staff News New Additions to Braemar Family!

Congratulations to Sara Cruz, Community Manager, and her husband Victor who welcomed their first child, Lucas James Cruz on April 12, 2014. Baby Lucas and Mom are healthy and doing great.

Sara has served as onsite community manager for two years and will return after a few weeks of maternity leave.

We are also pleased to welcome Bernie Guthrie as the new Portfolio Manager for Braemar.

Bernie has worked for CMC for more than 10 years and was most recently onsite manager at Belmont Bay

in Woodbridge, VA. We are fortunate to have Bernie join our management team!

Leah Weaver, our former Portfolio Manager, has moved home to Iowa for new opportunities and to be closer to her family. We wish her all the best in her future endeavors!

Thanks to everyone who participated in the CPR/AED/First Aid Training class in March. Eight individuals received certifications. Look for notices of another class in March next year.

Median Project Update As many of you saw in mid-April all of the plant material and dirt was removed from four median beds along Sudley Manor Drive near Marsteller Middle School and near Tartan Hills Parkway. This part of the project went very well with little traffic interference.

The next phase involved the replacement of the irrigation in these beds to support the plantings. After the irrigation is reset in the beds, they will be tilling and cutting the beds to prepare for plants.

The last step will be re-planting the beds with new plant material. This will happen in early May weather permitting.

The beds will have a similar look to the other median beds but these beds will use plants whose growth is lower in stature. Also since these beds will contain new plants, they will not have the fullness and mature look of the other beds. We estimate it will take 3-4 years for the plants to reach a mature scale. Thank you to everyone for their patience through this project, we hope that this improves the driving visibility in this area.

Spring and summer always means gardening time.

Some homeowners enjoy planting flowers and bushes, while others venture into growing vegetable gardens. All plantings should be well maintained and neat in appearance. We love to see the pretty flowers and landscaping, here are a few simple guidelines when you are planning your garden. (Additional details are available in the Design Guidelines, page 25 Section 5.19 Landscaping.)

be electrically charged. Please follow directions at the pools to evacuate during a storm. At the pools, bathers are asked to remain out of the pool for thirty (30) minutes for thunder. Visible lightning requires all bathers to exit the pool deck for one (1) hour period. Lifeguards monitor the weather and will give the call to re-open the pools.

Flash Flooding Summer storms can also cause flash flooding.

Know the depth of the water before crossing by foot or in a car. If your vehicle stalls in the water, abandon the vehicle immediately and seek higher ground. Rapidly rising water may engulf the vehicle and sweep it away. Several roads in Prince William County are known to be flash flood areas, particularly those around Broad Run and Aden Road, Piper Lane and others. Exercise caution when driving in a storm in these areas.

Now that summer weather is upon us, so are summer thunder and lightning storms. Except for flooding, lightning kills more people than any other natural weather event.

Thanks to NOAA & National Weather Service for this information and be sure to practice safety measures all summer long.

There is no safe place outside when thunderstorms are in the area. If you hear thunder, you are likely within striking distance of the storm and close enough for lightning to strike you. Just remember, “When Thunder Roars, Go Indoors.” Too many people wait far too long to get to a safe place when thunderstorms approach. Unfortunately, these delayed actions lead to many of the lightning deaths and injuries in the U.S. The best way to protect yourself is to avoid the threat, don’t get caught outside in a storm.

Monitor weather conditions and have a plan to get to a safe place before the weather turns dangerous.

The best options during a storm are to shelter in a substantial building structure or hard-topped vehicle. Rain shelters, small sheds and open vehicles are not safe options.

Finally, wait 30 minutes after the last lightning or thunder before going back outside.

Pool Safety Water is an especially dangerous area during a lightning storm. Pools of water and appliances can Page 8

Countdown to Pool Season!

We know everyone is excited for the pool to open on May 24. We want to make the registration process as easy as possible for you.

Here are some general guidelines:

1) Everyone five years old and older must have pool pass to enter the pool. You must come in person to receive a new pass.

2) Please check your account, be sure you are current on your homeowner dues. If you are delinquent more than 60 days you will not be able to get a pass until your fees are paid current.

3) Children turning 13 by May 1 can move up to a Junior Resident pass, you must come in person for a new pass, please bring an acceptable form of identification showing your birth date.

4) Children turning 16 by May 1 can move up to Resident pass, you must come in person for a new pass to be issued, please bring an acceptable form of identification showing your birth date.

Owners with Current Passes—Stickers Only Don’t wait in line – take advantage of easy registration by mail. If you registered for pool passes in 2010 or after, each registered member will ONLY need to get a 2014 sticker to place on your pool pass.

Planning a party at the pool this summer? Pool parties at Iona Sound and Rob Roy are approved through the management office. Under the Pool Rules, a household can bring a maximum of four guests, residents wishing to bring additional guests for a party can make a request for approval.

Another great option is rental of the Pavilion at the Iona Sound pool. The pavilion has picnic tables and additional seating area and can be rented during pool season, Monday through Thursday from 1:00-4:00pm

or on Sundays from 12:00-3:00pm or 4:00-7:00pm.

Rental includes one book of guest passes for up to 10 non-residents. To check availability and obtain a rental agreement, call the management office at (703) 361-8785.

Braemar Pool Membership Application BRAEMAR POOL MEMBERSHIP APPLICATION All homeowners/residents are required to have valid passes for entry into the facility or they will be denied access to the pool. A valid pool membership will be the ID card issued by the Braemar management office with a current year or sticker. This application should be used for all members of the household. A household consists of college students who are children of the member, custodial children (member has legal custody) who live with the member during the pool season, and all persons living in the dwelling year-round.

PAYING HOA DUES - LOTS OF OPTIONS No one likes to pay bills but it is a necessity. Your monthly HOA fees can be paid in a variety of ways, choose the one that works best for you!

By mail with a coupon.

Coupon books are sent at the end of the last month of the fiscal year ---mid December for the coming January for most the neighborhoods and Braemar. Tartan Hills Village fiscal year is July 1-June 30. You can call the Customer Service Department at (703) 631-7200 if you do not receive a coupon book or need a replacement. There is no charge for the coupon book. All payment coupons are mailed to CMC, P.O. Box 61148, Phoenix, AZ 85082.

Set up direct debit through your bank.

You can set up a bill pay through your bank account. You will need to go your bank’s online banking services.

Information that you will need includes payee, account numbers, address and phone.

The payee is the “name of the association” (for example, Braemar, Mayfield Village, Tartan Hills Village, etc.). Your account number must be entered.

This must be done for each of your accounts. You can pre-set your payment date or choose to send a payment manually each month. Please allow enough time to have your request processed – please note that while some banks process payments electronically, some banks still write a paper check and mail to the bank. The address is CMC, PO Box 61148, Phoenix, AZ 85082-1148; phone (703) 631-7200. Major banks generally do not charge for setting up bill payments.

Set up a direct debit.

A Direct Debit form must be completed for each account. A void check needs to be attached to the form. There is no charge for starting Direct Debit or making a change to an existing Direct Debit. The Direct Debit has to be received by the 10th of the month prior to the Direct Debit being started or changed. For example, the May Direct Debit would need to be received on or before 10 April to be put into effect.

All customers must notify CMC to stop or change the Direct Debit; you cannot just tell your bank.

Written notice must be sent to make any changes.

SELLING? Please send written notice prior to settlement to discontinue the direct debit. It can take 2-4 weeks to process the closing of an account and payments will continue to be deducted.

Pay in Person.

Customers can come into the CMC Corporate Office during regular business hours: Monday-Thursday from 9-5 and Friday from 9-2 to make payment. Office is located at 4840 Westfields Blvd., Suite 300, Chantilly, VA. Payments can be made by personal check, money order or certified bank check ---NO CASH OR CREDIT CARD PAYMENTS. No payments are accepted at the onsite community office.

Pay online at www.cmc-management.com.

On the CMC website, you must register your account number for both Braemar and your sub-association to make payments for each account. You MUST use a different user name and password for each association/account.

On the Pay Lease page, choose either an e-check payment or credit card payment. The fee for echeck is $2.95. Credit card payments are $2.95 + 3.5% of the amount of the payment. Accepted credit cards include: VISA, MasterCard, American Express, and Discover. The fee is applied each time a payment is generated and you are charged for each payment. Forgot your password? We are pleased to announce the Yard of the Month Contest! Starting in May and ending in September we will choose 2 yards of the month for Tartan Hills Village. One townhome and one single family home will be selected monthly. Yards will be judged on overall curb appeal and the winners will get a $25.00 gift card for winning. Braemar Activities Committee Sponsors its Inaugural

SUMMER C ONCERT SERIES

The Braemar Activities Committee is pleased to announce its inaugural summer concert series featuring local and Northern Virginia musicians. The concert series which will run from 7:00 pm to 9:00 pm on Saturday evenings. The performances will be held rain or shine at the Pavilion behind the Iona Sound pool and will be open to Braemar residents only with no admission charge. Residents will be allowed to bring their own food and responsible beer and wine consumption will be allowed for those 21 years of age and older.

June 14 ~ West on 66 West on 66 is a Northern Virginia based band with a "classic rock" sound mixed with "roots music"...blues, blues rock, and country. Braemar residents may seen and heard West on 66 play at various community events such as the Inverness Village East Annual Picinic, Tartan Hills East Annual Block Party and the annual Braemar Day Festival. A typical West on 66 performance can be quite diverse as you might a song

by Tom Petty, The Beatles, George Jones, Van Morrison, Old Crow Medicine Show, or, (of course!) Skynyrd all in the same set.

Please bag your items or place in the toters to avoid trash blowing throughout the neighborhood. Your trash should be removed from the curb by dusk on the day of pick up. Trash cans must be stored out of view of the street on nonpick up days.

Yard Waste: Brush and limbs should be cut into 4-foot lengths and tied with rope or twine. Unbundled brush is considered a special pick up and will not be taken.

New trash and recycling toters were delivered on April 30th for your use. If you did not receive, please contact the management office.

Trash pick ups are twice a week on Monday and Thursday. Recycling is picked up once a week on Monday. Trash and recycling bins should be out at the curb by 6:00am on pick up days and should not be placed at the curb until dusk the evening before pick up. Graffiti – Report It! The association monitors closely any activity and immediately removes graffiti from common areas.

If you happen to see someone defacing property, call the police to report the vandalism. If the graffiti is on a common area in the community, please call the onsite office to report the destruction as well so that we can assess the damage and restore the area.

It is important that graffiti be removed immediately. Studies show that quick removal is the best deterrent to graffiti. It also sends a clear message that we care about our community.
