“It’s not surprising that the Central Core led this quarter with the highest number of transactions. What is surprising is that in the first quarter alone, the Central Core saw five properties close for more than $20MM. These five sales saw an average price-per-square-foot of $4,688. They are all either turn-key or have an unusual attribute for the Central Core, such as large gross square footage or large number of bedrooms. Take out these five sales and the average price per square foot of the remaining sales is $3,736/sf, a discount of over 20%.”

“Once again, the dollar volume for Q1 2025 compared to Q1 2024 has continued to skyrocket almost entirely due to the Snowmass Base Village development. The newly completed Aura had three re-sales in Q1 2025, with an overall 25%-30% increase from their previous close in 2024. Priority reservations for Stratos were released January 30th and 75% of the contracts were pending as of early February.The single-family home market in Q1 saw three sales ranging from $14.65MM - $22.25MM, compared to Q1 2024, which had only one sale above $10MM. Ski-in/out homes continue to achieve a premium price.
