Just a few years ago, a two-story white farmhouse with black windows was the hot trend for new constructions on the North Fork. But styles have evolved, and home buyers are looking for different colors, textures and designs to distinguish their home.

“Many people are looking for the traditional Nork Fork shingle-style design but with some contemporary twists,” said Anthony Portillo, a registered architect and LEED accredited professional who is the principal of Mattituck-based AMP Architecture Design + Build. “For instance, the home may have larger windows or heavy glass areas or extruded structures that might take on a different type of façade than what you would traditionally find on a shingle-style home.” Materials such as stucco, kiln-dried wood or shiplap may be used in the façade, along with traditional cedar.
“We might see two or three different materials on the same façade,” said Daniel Marra, president and owner of MarrCon Development Corp., which is based in Mattituck. MarrCon’s recent projects include two brand-new modern barn-style homes in Cutchogue, which are currently being marketed by Douglas Elliman, and an eight-home subdivision in Southold, which is under construction. Portillo served as the architect for both projects.
“There may also be different colors on the façade,” Portillo said. “Color schemes are typically coastal, like light greys or light blues. But there have been
a few homes with more dramatic, darker colors, such as charcoal or black.”
For the eight homes in the Southold subdivision, “none of the façades look the same,” Portillo added.
There’s also a trend toward “right-size” housing, partly due to a 2022 law that took effect in the Town of Southold.
“Southold now limits the amount of overall square footage a new house can have based on the lot size,” Portillo said. “Previously, they only looked at lot coverage – the footprint of the building
in relation to the lot size. Now they are looking at the entire building’s square footage, which takes multiple stories into consideration. When you didn’t have to count the square footage of the second floor, you were able to get a larger home on the property.”
But the move toward more modest home sizes is largely about a desire to be environmentally conscious and energyefficient.
“It’s all about efficiency, starting with the utilities,” said Shane Burgher, a project manager for North Fork Woodworks, a luxury home builder based in Southold. “We’re putting in a lot of geothermal
heat pumps, and many people are also doing solar. Some people don’t like the way solar looks on the house, so if the lot size is big enough, they’ll ask us to put it elsewhere on the property.” In addition, he added, spray foam insulation is big, as is the use of natural, reclaimed materials.
Despite the trend toward more modestsized new constructions, some North Fork homeowners are going in the opposite direction. “COVID dictated the end of a lot of the summer cottages,” Portillo said. “It created the need for a second home that could also be a primary residence, and many people made their homes larger and more livable.”

One-story living is growing in popularity, whether with an expanded ranch-style home or a two-story home with a primary bedroom on the first floor.
“I think people are looking toward the future. I hear a lot of people say ‘It’s our secondary home now, but in 10 years, we want it to be our primary home,’” Portillo said.
“We may sell a home to an older couple who want to be on the first floor and have all their guests stay upstairs,” Marra said. “In a two-story home, there’s always a bedroom on the first
floor nowadays, whether primary or secondary. And in the new homes, all the bedrooms are en-suite.”
For the living space, people still want open floor plans with 9- or 10-foot ceilings and wide-planked wood floors. For the kitchen cabinetry, “natural wood cabinets have really come back – we’re doing a lot of white oak cabinets,” Marra said.
For interior finishes, homeowners are looking for hand-painted millwork, Burgher said. “They want to see the brush strokes – it’s about the craftsmanship,” he said. “We’re also seeing more fabric wallpaper and skylights to let in natural light.”
Monochromatic rooms, which carry the wall color onto the ceiling, are also popular. “There may be flat white paint on the ceiling, eggshell on the walls and satin for the trim, but it will all be the same color,” Marra said.
Laundry rooms are being placed where the bedrooms are, whether on the first or second floor.
“For custom houses, often we’ll be asked to do two – they may have a small one with stackable units downstairs and then upstairs a larger washroom with custom cabinetry and amenities like pull-out ironing boards,” Marra said.
Then there’s the great outdoors – which has become greater than ever.
“The North Fork is a summertime space, and people want to spend a lot of their time outside,” Marra said. “Everyone wants a pool, and we’re also doing a pool house or other outdoor structure, such as a pergola. People also want covered areas, an outdoor kitchen, a firepit and a bar by the pool.”
Many homes are now getting built with a screened porch, Burgher said. And outdoor showers are a big hit. “Some people are not sure if they want one at first, but after we install them, I have people come back to me and say they haven’t showered indoors once all summer,” he said.

Why did you go into real estate sales?
My mother and stepdad both worked in real estate when I was growing up and I always said I would never go into it, so I started my career on Wall Street and then got into online advertising. But then I realized that real estate would be the perfect fit because I could use both my finance and advertising background to guide clients in a constructive way, and I could own my own business and make my own schedule.
How did you discover the North Fork?
When I was growing up in Glen Cove, we had a summer home in Wainscott, but I didn’t know much about the North Fork. Then my mother and stepdad sold the Wainscott home and moved to Cutchogue. I came to visit and fell in love with the North Fork, and I’ve been here for 13 years now.
Everyone knew the Hamptons, but the North Fork was a best-kept secret for a long time. I’m noticing that the buyers who are looking for the North Fork don’t want the Hamptons, even though they can afford it. A lot of money is pouring into the North Fork, but it has a more laid-back, understated culture. I fondly call the North Fork “Brooklyn East” –that’s where a lot of my buyers are from. It’s great for them to have a little refuge; it’s only 1.5 hours away and they’re in a totally different world.
What qualities set you apart from other agents?
What makes me successful is that I have a great staff who support my business, and I have always worked with integrity. I never take shortcuts. I have walked away from deals if it’s not the right thing for my client. I would rather see my buyer miss out on a house if I know it’s not the right house for them. I’ve put my clients’ needs first consistently and my phone rings every day with buyers and sellers wanting to work with me.
How does your background help you in your real estate career?
A lot of my clients are from the world of finance, and I’m able to relate to
them since I speak their language. If they’re looking to diversify their investment portfolio with real estate, I can help them find the right property and explain to them why it’s the right fit for their investment strategy. My online advertising background has also really helped, because that’s where the majority of the business is now. My comfort level with social media, online video and tools like Google Ad Words helps me market a house properly in this day and age. Not every agent is comfortable with newer technologies.
What do you like to do when you’re not working?
I enjoy relaxing with my fiancé, Ken Cereola, and my dog, Jackson, who is Chihuahua mix. Jackson’s a rescue dog from Hurricane Maria, and he’s the most adorable thing ever. I got him through ARF, a wonderful shelter on the South Fork that brought up 200 dogs from Puerto Rico. We like to go to New Suffolk Beach, which is a beautiful sandy beach with warm water. Legends and Minnow are right there, so we can pop over for a drink or a snack. We also like to eat at Maroni in Southold and go to Peconic Bay Vineyards, where Ken and I first met.

Why is the North Fork a great place to invest?

understated. There are a number of famous people here, just like the South Fork, but you wouldn’t know it because they just want to be casual and downplay their existence. The North Fork is a great investment because property values continue to go up. Demand remains strong and there’s not a lot available, which makes it more desirable.
What are some of the biggest changes you have seen on the North Fork?
I started coming out for summers in the 1960s with my parents, and it was a different time. There was a farming focus, with a lot of farmers and local families that worked on the farms. I have seen it evolve, as wealthy people became attracted to the North Fork for the beautiful pastoral properties, water access and the views. They saw it as an opportunity to have a piece of land, which they don’t have in the city, and a huge emphasis on land preservation has prevented the North Fork from becoming like suburbia. In order to cater to the people who are coming out here, the North Fork has evolved to provide upscale restaurants and amenities. I’m part of the evolution, in that I partnered in the redevelopment of the former Rothman’s Department Store building in downtown Southold into what is called Einstein Square. Albert Einstein spent the summer of 1939 in Southold and used to play chamber music with David Rothman, who owned the store. My partners and I redeveloped the
square and turned it into a little shopping center, with a J.McLaughlin clothing store and Southold General, which is like a miniCitarella, with an emphasis on high-quality coffee and curated foods from the North Fork. During COVID, we were able to snag top French pastry chef Francois Payard from the city to develop the pastry section. There’s a table and seats outside, where people can have their coffee and read. The square also has a bust of Einstein, and a painting by Michael Fusco of Einstein and Rothman sitting on a rock.
What are your strengths as a real estate salesperson?
I have distinguished myself over the years by helping people get results. When selling a property, it’s not only about exposing it on the best marketing platforms, but also about engaging the buyer community through appropriate pricing and not inflating the value and turning buyers away. I’ve been successful at bringing the market to my listings so they sell.
What do you find most rewarding about real estate sales?
Real estate is a huge investment for people, and there’s nothing like being able to help clients find the home of their dreams. My business is about helping people achieve their goals, whether selling their property for a great price or finding that dream home for my buyers.

Long Island wine country has come a long way since Louisa and Alex Hargrave purchased 66 acres in Cutchogue and established Hargrave Vineyards in 1973. The North Fork is now a celebrated wine destination that is widely recognized for its high-quality offerings. While many East End vineyards have been owned and operated by the same families for decades, a few vineyard properties have come on the market recently, creating opportunities for newcomers to be part of a burgeoning wine region while investing in valuable real estate.
A community of 57 distinct wine producers, Long Island wine country is primarily concentrated on the North Fork, but extends onto the South Fork and into western Suffolk County. Pioneering grape-growers, winemakers and investors with a vision have created a culture that is focused on the pursuit of exceptional wine. Today, Long Island is considered one of the most exciting rising stars in the world of wine.
The region has earned prestigious accolades, including being ranked among the top 10 wine destinations worldwide by Wine Enthusiast magazine and, most recently, VinePair, a digital media company that reports on the wine, beer and spirits industries. Hundreds of Long Island varieties have been awarded 90 points or higher by wine critics. Long Island wines have been served at the White House and in some of the world’s finest restaurants.

This is already happening among some segments of the marketplace. Our wines are offered in some of the top restaurants in New York City, which I think most
people understand are among the best restaurants anywhere. They are putting our wines on their lists because they see the quality and consider the price-value proposition to be fair. The wineries out here each have hard-core followers of wine connoisseurs and wine club members who are very enthusiastic about our wines, and when that kind of enthusiasm spreads to the broader marketplace, the region will be an overnight success on a much larger scale – and the writing is very much on the wall that we are heading in that direction.”
In recent years, several vineyard properties have come on the market, giving newcomers a chance to be part of the upand-coming winemaking community – and to acquire valuable real estate.
“Unlike many other wine regions, Eastern Long Island is surrounded by water on three sides, so there is a finite amount of land,” Massoud said. “In other regions, when one county gets hot from a vineyard standpoint, the next county over might take off. The fact that the land here is finite makes it more valuable from a real estate perspective.”

Mudd Vineyards, which is based in Southold, recently placed one of its properties, a renowned 40-acre farm property in Jamesport known as “Mudd West,” on the market for $2.695 million. Mudd Vineyards is led by industry pioneer Steve Mudd, who planted his first grapes with his father, David Mudd, in 1974. The Mudds went on to plant about half the acreage of vines on the East End and
provide consulting and maintenance services to many vineyards. They also grow grapes for some of the region’s top wine producers, including Channing Daughters, Wölffer Estate Vineyard and Roanoke Vineyards.

What are the most significant changes you have seen on the North Fork?
When I first came here, it was an all-farming community, and it’s still primarily agricultural. The purchase of development rights by the county, town and Peconic Land Trust has helped preserve the pastoral feel and made a tremendous difference in the North Fork’s overall profile. Farmers who sell their property’s development rights retain ownership of the land, but they (or anyone they sell the property to) can only use the land for agriculture. The growth of the wine industry has brought a significant increase in tourism and daytrippers. The increasing quality of the restaurants has also made a tremendous difference, bringing a very nice group of people out here to enjoy the day or weekend. There has been a nice, comfortable growth pattern for the local economy.
What’s so special about the North Fork, and why have you chosen to spend your entire adult life here?
We live in the agricultural corridor on Oregon Road, where the pace is much slower. Our neighbors are farmers –potato farmers, sod farmers, grape growers. They are very genuine people. I can look outside and see all the way to the Long Island Sound; there are no homes between here and there. We also have easy access to the beaches. We have put our heart and soul into our farmhouse, and we feel very rooted, very comfortable here. We are also fortunate that our son and his family live in nearby Mattituck, and we spend a lot of time with our two grandsons.
You have been a successful real estate broker for decades. What sets you apart from other agents?
I’m very transparent in my dealings, and I am always very fair with other agents. And I respond to all inquiries no matter what, even if they are late at night. My reputation means everything to me. I get a lot of referrals from attorneys and past clients, and it all comes from being fair and transparent.
What are some of the most notable property transactions you have been involved in?
I listed and sold a $6 million marina in Mattituck, which is now known as Strong’s
Water Club and Marina. The most fun I ever had with a house listing was a home on Paradise Point Road in Southold, which I listed and sold four times over the last 18 years. It went up each time, from under $3 million, to the mid-3’s, to just shy of $5 million, and then $7.2 million in 2024.
How is the waterfront market now? Is there much availability?
There is some availability. Our waterfront includes the Long Island Sound, Peconic Bay and various creek-fronts. There are 28 properties listed currently – eight properties for over $5 million, 12 properties in the $2 million-$3 million range, and eight between $1 million and $2 million. There are interested buyers, but they’re very particular when they’re spending that kind of money. They want location. The bayfront is considered premiere, and that’s where the majority of active listings are currently. The sound-front has a higher elevation and faces the north, and it’s windier and not as forgiving as the bay. The sand along the bayfront is also sandier, whereas the sound tends to be pebbly.
What are some of your favorite North Fork activities?
Real estate. We also do a lot of walking – we have a dog that needs it. We are blessed to be able to walk around the pastoral farms, and the hamlets each have beautiful established walks. We also love to go to different tasting rooms. And a little par 3 golf and a little surfcasting.

Yes, I am still involved as a real estate liaison. For instance, during COVID, my family listed a beautiful three-acre piece of land that they had purchased in Aquebogue, and where they had started building a simple farmhouse. I listed it with renderings of what the property could become, with suggestions for possible additions such as a pond and tennis courts, and marketed it to potential buyers. We had a buyer from the city – a well-known author –who wanted a compound out here. I connected my parents with the buyer and put together all the spec sheets the lawyers needed for contracts. The buyer entered into an additional construction contract to add guest cottages, sunken tennis courts, a negative edge on the gunite pool, and a sustainable pond. I brought the buyer, but we were also the
builder, so I was the liaison.
What special challenges do people face when building on the North Fork, and how does your background help you accelerate clients’ projects?
On the North Fork, no two pieces of land are the same, and each home you build has to fit the land. I currently have a spectacular piece of land for sale on a bluff overlooking the Long Island Sound. Whenever you have anything on a bluff, on the beach or near wetlands, the house has to be set back 100 feet. No two sites are going to be the same, and the whole thinking process has to be around what you can and cannot do. Since Hurricane Sandy, there are more flood zones than there used to be, and I find myself consulting the FEMA flood maps about twice a week. If a property is in a flood zone, you can build on it, but you need to elevate the structure. When buyers are purchasing a fixer-upper out here, many don’t know where to start. Because of my construction background, I have a wealth of knowledge that I am able to share with clients. I have a lot of experience dealing with the Department of Environmental Conservation, and I have a great relationship with permit expediters, engineers, architects and the local building departments, who have
known me since I was a little kid. I am pretty confident about what you can and cannot do.
How did you become interested in wine and viticulture?
Right after college, I had the wonderful opportunity to work in marketing for the Wölffer family, of Wölffer Estate Vineyard, for six years. Wölffer encouraged my love of wine and sponsored me to become certified, and I became a Level 2 sommelier. I went on to work for The Wonderful Company in New York City, which owns two vineyards.
How does your specialized expertise help you assist vineyard buyers and sellers?
I have helped vintners and wanna-be vintners find land. Many people who are looking to buy a vineyard had lives with stressful careers, and they’re looking for a hobby farm or passion project. I have worked with a lot of vineyards and other agricultural properties, and because of my expertise I am able to guide someone who is not a vintner by birth. And when I work with sellers, I speak their language –I know terms like bud break, fruit wire and row spacing and I understand soil types and irrigation methods – because I was boots on the ground.

Bordering the Long Island Sound, Inlet Pond County Park encompasses 55 acres of preserved parkland. It features 1.5 miles of well-marked trails through woodlands, a mature oak forest and open areas of shrubs and vines. Take a break on the observation platform with seating that overlooks freshwater Inlet Pond, which welcomes back a pair of mute swans each spring to nest and raise their young. Come late summer, the pond is home to hundreds of bull frog tadpoles. You can also stroll through a butterfly garden, featuring colorful butterflies and birdhouses.

The preserve features two intersecting walking trails that take you through natural grasses, herbs, shrubs and areas of hardwood forests with hickories and oaks. Orient Beach State Park ORIENT
Hiking and bike-riding are among many popular pursuits in Orient Beach State Park, a natural paradise at the eastern end of the North Fork. The park has an expansive sandy beach along Gardiner’s Bay, as well as a rare maritime forest with black-jack oak trees, red cedar trees and prickly-pear cactus. In addition to its designation as a National Natural Landmark, the park was recognized as an Audubon Important Bird Area due to its significant numbers of ospreys, egrets and herons.

Founded by local artist Kara Hoblin in 2017 to encourage and promote the work of East End artists, the North Fork Arts Collective displays the works of member artists.
