THE CONDO PROJECT

In a City of Subdued Excitement and slow-paced growth, the concept of a multi-functional condo and business structure is strangely foreign outside the confines of Seattle or Bellevue. As we traverse forward with the next phase of building and preparation, our strategy is to offer actionable steps toward introducing and curating the Waterfront Condo Development.

It is our ardent belief that we rally the local community behind this project, respecting the home-grown culture of Whatcom County while appealing to a broader national market.

Each step of our proposal has been researched and designed to cultivate excitement while offering tangible experiences to interested parties near and far. Starting with Local marketing channels we’ll touch on Visual Representation, Third-party Participation, and more—expanding then into National and International focuses.

We have hand-picked a results-driven leadership team to manage the project from start to finish.

CHRISTOPHER ERDMANN

Chris focuses on Commercial, Investment, & Leasing Real Estate with a strategic role in networking with agents in and outside the local market.

He has been in the real estate industry for 15 years and has consecutively been a topselling broker, dominating the top 1%—10% in the last few years in Whatcom County’s sales volume.

STACY GRAVES

Licensed as a Managing Broker, Stacy’s main focuses are on Residential Real Estate, Pricing Strategy, and a liaison to Harcourt in presentations and negotiations.

Stacy has been ranked Bellingham’s top 1% sales broker for sales volume in Whatcom County for a few years running.

JAN HENSEN

Licensed as a Broker, Jan tackles selling & listing vacation properties/ second homes and will be our liaison in targeting investment buyers.

He also has a strong property management background, and experience managing/starting HOA’s.

KYLE VAN DER VELDE

As a Licensed Residential Real Estate Broker, Kyle handles Listings and outof-state Buyers. He will be managing onsite needs and act as an executive with in-person marketing campaigns.

Kyle is consecutively within the top 4% to 7% of Whatcom County’s real estate sales in the past few years, as well.

MODEL UNIT COVERAGE & SALES PERSON

With the participation of Harcourt, a model unit is to be built that will be fullystaffed by a Blu.ink Real Estate sales representative throughout the Project. The model unit will be beautifully staged, photographed for marketing use, will be stocked with a beautiful gallery of marketing materials ready to inspire pre-sale activity.

Showcasing the model unit alongside skilled sales associates creates an optimal experience for the consumers to enjoy the luxury decor and ambiance.

ADVERTISING & SYNDICATION

We believe in a strong & effective online presence.

The waterfront condominium project will be showcased on all relevant and trafficked real estate sites and platforms. We utilize all top online sites and searches including: Redfin, Zillow, Trulia, Realtor.com, Compass, Windermere, Century 21, REMAX, Keller Williams, Muljat, Sotheby’s, Christies’s International, Berkshire Hathaway and more.

We make it easy for all real estate agents to work with us!

Building strategic partnerships with out-of-area agents to bring qualifying buyers, we offer a 75% referral fee to be paid by the Selling Office Commission—incentivizing people to promote our project in their individual markets. Part of this campaign will be targeting brokers & agents affiliated with MLS by reaching out directly.

Other notable networking groups include:

• CCIM: 13,000 members

• National Realtors Association: 1.4 million

NETWORKING INFLUENCE

We recognize in this day and age people are selecting where to vacation based on where their favorite Social Media Influencers are. So why not utilize the power of social to partner with influencers across different genres—hosting them in Bellingham with the specific goal of highlighting the waterfront condo project.

Projects like our Influencer Program will be combined with our existing work with public speakers and in-house journalism.

PROJECTED SALES & TRAVEL

blu. ink real estate plans to travel to different brokerage locations across the United States with the goal of presenting the project in-person.

Washington has been named one of the United States’ most favorable to move to. In real numbers, Washington’s Net Migration accounted for about 62.1 percent of Washington’s growth between the years of 2010 and 2019. We recommend focusing efforts in locations known to favor Washington for relocation.

PRESS INFORMATION

Press information is to be designed for the Waterfront Development Project that will be used to reach news sources locally, in the Seattle circuit, and targeted cities across the United States. Each news source and region are different, so research will be conducted on how best to represent the project on an individual basis.
