Bringing finance into the conversation early can turn stalled conversations into signed contracts
You’re sitting across from a potential customer. They’ve seen your previous work and they’re eager for you to create their dream garden. There’s just one problem—they can’t afford it. That doesn’t have to be end of the conversation, though. When presented in the right way, the option of financing could put the project back on the cards and could be a big boost for your business too.
“Introducing financing early, from the beginning and repetitively, can grow a contractor’s business anywhere from 18% to 24%,” says Larry Collins, founder of home improvement loan provider HFS Financial. He started the company 15 years ago to help push projects over the line, from swimming pool builds to a complete backyard transformation.
make it simple and easy for a contractor to be able to grow their business, increase their sales, with no cost to them, and to help the consumer get financing without having to put a lien on their property or take out a second mortgage, for instance.”
“Introducing financing early, from the beginning and repetitively, can grow a contractor’s business anywhere from 18% to 24%”
All the loans provided through HFS Financial are personal, unsecured loans, which have nothing to do with the value of the customer’s property or equity in their property. “It’s a very quick, simple process where, in one minute, a consumer can click on a link that we provide the contractor to find out if they are conditionally approved or denied.

the customer and say that there’s 100% financing available, just click here to find out if you’re eligible.”
“I wanted to create a user experience for the consumer and the contractor that was as frictionless as possible, to
“Every single email and quote from the contractor should have that financing link on it. A lot of the time, consumers are worried about sharing their personal information, it’s a little embarrassing. But it takes the pressure off for the contractor to give the link to
A soft credit check is carried out, so there’s no effect on the customer’s credit score to do this, and they could get a longer-term loan than what might be available from a bank. “We’re able to get a consumer a 20-year loan; most banks and credit unions can only offer a consumer direct up to 10 years.

So, the monthly payment goes down dramatically, and there’s no prepayment penalty to pay it off early.”
Money is dispersed directly to the customer, who will then pay the contractor based on their agreed payment schedule. HFS Financial’s lenders can go up to $300k too. “So, the opportunity is there for residential landscapers and residential contractors to sell bigger jobs, with the only

restriction being if the consumer does not qualify. But the contractor is notified simultaneously whether the customer is conditionally approved or denied. So, not only is it a way to grow their business but it’s also a time and money saver for them because it potentially eliminates people who don’t qualify for the project that they’re anticipating carrying out.”
Collins sees HFS as an intermediary. “We’re working between the customer
and the contractor, but primarily with the contractor to get that customer the best option they qualify for with no effect on their credit. We’re not the lender; so, we find, electronically, based on that soft credit, the best interest rate and the best monthly payments available within one minute.”
HFS Financial also provides basic training for contractors to give them the tools needed when speaking to clients.
“We want to educate contractors so they can educate their team and their salespeople. The training is simple and easy; we don’t need contractors to be bankers or know everything about finance. Their job is to sell their product and put more product in, and our job is to help get the financing for the customer so that they can ultimately increase their business.”
credit, then it’s probably a deal that’s not going to happen and they can make the decision to move on.”
“We want to build a relationship with a contractor where they will have multiple customers that they will offer finance to, rather than a one and done”
Take the cost of a retaining wall. “Offering that through finance at $199 a month is a lot more palatable than saying to the consumer that it’s going to cost them $25k. It helps the contractor. Now they have a simple and easy way to say to the consumer that they can quickly fill in a form on their own device and find out what they could be conditionally approved for, with no impact on their credit score. The reality is that, when a contractor puts it in those terms, if the consumer doesn’t want to spend even a minute of their time filling in a form with no effect on their
Never quote interest rates, though, warns Collins.
“It pigeon-holes contractors into a corner, because customers never forget what you say. We can share a ballpark interest rate, so we can let them know the average, and we also have a calculator on our website that can tell them what the monthly payment would be on a 20-year loan for $50k, for example; but that does not mean that that is the monthly payment they are going to be quoted, it’s just a number based on the average interest rates.”
It’s a pitfall best avoided and is covered in the training offered by HFS Financial, alongside other techniques to close a sale. Contractors also receive free marketing material and become part of an HFS rewards program, which is based on specific qualifications on the dollar amount of the transaction that is sent in.
“So, we want to incentivize the residential contractor and residential landscaper to work with us.
“We want to build a relationship with a contractor where they will have multiple customers that they will offer finance to, rather than a one and done. There will be one and dones, sure; but we want to establish that relationship so that we can help them to grow their business.”
Better yet, there’s no cost to contractors. “It’s a value-added service; we’re adding value to them to help them grow their business.”
By making financing a standard part of the conversation, contractors can unlock opportunities that might otherwise slip away. As Collins puts it, the goal is simple: to remove the barriers between a customer’s dream project and a contractor’s success. Introducing financing early and often can help contractors to expand their reach, close more deals, and turn more conversations into completed projects.

A“program” is essentially a relationship in which the provider handles the scheduling without waiting for a customer call or having to routinely solicit the client for work.
Profitability increases because the provider—or landscape contractor— can schedule the work when it best fits their routes and schedule. There’s no need to sell each service every time and no repeated commissions.
our home. When we needed a touchup, he would send a crew member over at the end of the day. The painter was trained to ask if there were any other projects we wanted them to look at. This resulted in additional work for the painter, all without any money on advertising.
“Every business transaction for a contractor has an opportunity to sell a program. ”
Programs often include a limited warranty that encourages the customer to contact you whenever an issue arises. They increase enterprise value because they significantly increase the chance of retaining revenue.
Every business transaction for a contractor has an opportunity to sell a program. Here are some less obvious opportunities I have encountered—the goal being to convert the majority of all jobs into program customers.
My wife and I hired a house painter who included a five-year warranty for all work. This even included a time when I scratched the paint while removing a Christmas tree. He labeled every can of paint and kept it in a designated box at
I had all my windows cleaned by a contractor whose start-up was financed by my best friend’s son-in-law. He never offered me a routine program and eventually went out of business to pursue a less entrepreneurial career. My neighbors later asked about him and were interested in hiring him. This is basic stuff that many contractors miss.
All landscape work looks and smells the best when the landscaper leaves your property. This feeling should happen every year and should be offered or included with every landscape job.
Auto detailing
I had my wife’s car detailed as an anniversary gift. She loved it. But I was never offered an ongoing program where I might have included my vehicle as well.
Having our vehicle scheduled semi-yearly would work well and could even be timed with my state inspection. Despite our satisfaction, life gets busy, and we haven’t had the car detailed again.
The math behind selling programs is simple. Let’s assume you complete 1,000 services each year for new accounts. Selling programs at 30% will add 1,500 new program customers in five years. Selling at 50% would get you to 2,500 new customers.
That’s no additional advertising to create a sustainable revenue stream.
The “how-to” is business basics which include attention, training, and tracking. This will hugely increase your business’s enterprise value.
Sell when satisfaction is high and you have the undivided attention of your customer.

Rose Morrison gives tips for preparing your fleet for winter service and spring readiness
In professional landscaping, autumn is the time of year when your operations may slow down. However, this is a great opportunity to prepare equipment for the cold season. Fall equipment maintenance is the single greatest lever for winter and next spring’s profitability, so now is the time to start preparation to protect schedules, margins and client trust.
“The hours you spend winterizing and scheduling service act like an insurance policy for next spring’s revenue”
The business case for landscape equipment maintenance in fall Lawn equipment maintenance in the fall should be a core business strategy rather than a seasonal chore. Preventive upkeep protects your assets and margins, as well-timed service and documentation cut costly downtime, reduce emergency repairs, and free up more billable hours—all of which improve cash flow and profitability.
That investment lowers operational risk, as research shows systematic winter
equipment maintenance protocols reduce cold-weather-related damage¹, which directly protects your schedule and bottom line. The hours you spend winterizing and scheduling service act like an insurance policy for next spring’s revenue, making it far cheaper and less disruptive than scrambling through breakdowns.
The essential fall fleet maintenance plan
The following steps outline safety systems that ensure your equipment remains reliable and minimizes costly winter and spring downtime.
Deep cleaning is important because it serves as the first line of defense against winter damage. Before you park a mower for the season, remove grass clippings, soil, fertilizer residue and road salt. Those residues accelerate corrosion, and trapped moisture leads to degraded components.

Cleaning your tools prevents rust and other damage², which is why you want machine surfaces and attachment points to be spotless before storing them. Pressure washers and degreasers are helpful for removing corrosive residues from engine bays and trailer beds so you can see seals, hoses, and fasteners during inspection.
Once the machine is clean, make inspection actionable by drying and wiping down all surfaces. Then, run a handson check for leaks, cracked hoses, loose fasteners, worn belts and fatigued wiring. A clean machine is easier to inspect and faster to diagnose.
Note findings on each unit’s service log, tag parts that need replacement and flag anything that requires professional shop time. Documenting now prevents guesswork come springtime.
Fluids are the frontline of asset protection. Fresh oil and clean filters can reduce wear, while correct fuel handling prevents carburetor gum, fuel-line collapse and cold-weather gelling. For small engines you won’t use, you can drain fuel completely or add a high-quality stabilizer and run the engine long enough to circulate the treated fuel through the carburetor.
For diesel machines, top off tanks and use winter-blend fuel or an anti-gel additive. Change contaminated hydraulic and gearbox oil and replace associated filters to prevent water and particulates from abrading pumps and bearings in gear-driven equipment.
When performing landscaping equipment winter maintenance, giving the same attention to heavy machinery that’s in use can assist in keeping them running well in colder weather. While under the hood, note any persistent consumption or changes in coolant color, as these are early warning signs of internal leaks.
Sharpening and protecting cutting equipment is a small task, but it comes with outsized returns. A razor-sharp mower blade or properly tensioned chainsaw keeps cuts clean and helps reduce engine strain.
When sharpening blades, remove nicks and then balance them to prevent vibration from wearing down bearings
or loosening fasteners. It also helps to file or replace teeth and clean the bar groove for chainsaws. Make sure to check the sprocket and tension and top up bar oil to prevent overheating. Ensure you log each sharpening and adjustment on the unit’s service record to track wear patterns and budget for replacements before they become breakdowns.
A dry, ventilated, and secure space staves off corrosion and freeze-related failures. Wherever possible, move sensitive units into climate-controlled storage. If that’s not an option, prioritize raised, covered racking, dehumidifiers, and good airflow to stop trapped moisture from causing rust or mold.
“Storage is the final yet most important step in your fall maintenance program”
Focus maintenance on your precision tools, such as fertilizer spreaders, spray rigs, seeders and tree-injection systems. For these machines, accuracy is everything. Keep tanks, booms, and metering components clean and free from debris to prevent clogs and cross-contamination.
Regular calibration and filter replacement ensure accurate dosing, enabling you to deliver the right product at the right time. For example, meticulous care in an injector enables the equipment to deliver vital nutrients effectively³ into a tree’s vascular system.
Take time to flush and purge lines and reservoirs, replace worn seals, and remove batteries. Then store units in a dry space to avoid frost damage. Before spring, recalibrate against a measured standard and run a low-risk test application. Those steps keep treatments accurate and reduce rework later.
Storage is the final yet most important step in fall maintenance. Where and how you store equipment determines how much of your winter landscaping work pays off.

If batteries discharge too much when the weather is cold, their acid can freeze and damage the casing, so check stored and winter equipment regularly to see which need a refresh. Float charges are helpful for maintaining voltage. Pumps, meters, and electrical components should also be off concrete floors and away from frost-prone walls.
From fall prep to spring success
Fall maintenance is a strategic investment that protects your assets and prepares you to tackle winter and spring work efficiently. By following the five-step system, you cut downtime and avoid costly emergency repairs. The small hours you invest now pay back in smoother startups and fewer surprises when the season turns.

“WE CAN’T SNAP OUR FINGERS AND CHANGE THE WORLD—BU T WE CAN MAKE POSITIVE MOVEMENT IN T HE DIRECTION THAT WE WANT TO GO”
David Godshall isn’t afraid to speak out and use his design firm Terremoto’s impressive platform to make a difference
Terremoto is far from your typical design firm. With its strong environmental principles and its openness about wanting to see immigration reform, it has become a disruptor in the landscaping industry— and its co-founder David Godshall is eager to provoke change.
“A lot of people assume that building gardens is good for the environment, but there are a lot of things in our industry that are not necessarily

good.” Take the inability to move away from plastic pots, which he says has dogged the profession. “Our office is constantly trying to be very self-critical and tough on ourselves, to be thoughtful of all the systems that we engage with to make a garden, whether that be our crew driving from Riverside to LA which creates pollution, or whether we’re doing things when making a garden that could be bad for the environment. Construction is, like,
40% of global emissions, and we’re part of that industry. So, what can we do to make our carbon footprint as small as possible?”
He admits the answer is not straightforward. “The world isn’t black and white. We try to have rules, but then we try to allow for some flexibility.”
The firm decided five years ago that it was going to try to no longer build ground-up swimming pools, for instance. “We’re still building a few, but if a client asks for a pool, we’ll let them know the carbon footprint and the ecological life cycle of a pool and the chlorine and the ongoing material input that is required. If
they say, ‘I still want a pool but I’ll let you do ecological restoration on 20 acres over there’ then we’ll do the bad thing to do the good thing. So, it’s really complicated.”
They are now trying to dip into natural pools, though, and suggested that a client in Silver Lake opt for one over a conventional pool, creating a swimming area and a separate regeneration zone with aquatic plants for filtration. “The downside is that you can only heat up the pool to 80°F, so it does come with some constraints; but those constraints are worth it because that pool can now cultivate life.” And, in this instance, it more than halved the cost of the pool.
Cedar soaking tubs are another great and cheaper alternative, suggests Godshall. Terremoto works with a manufacturer in Vancouver that harvests the wood in Canada and transports it across on a truck which is “a lot less environmentally mean”.
“We puritanically don’t use tropical hardwoods like teak anymore because they’re coming from rainforests. We’re really interested in thermally modified wood, so we use products from Thermory and Robi Decking, for instance. They’re made in America, totally fire resistant, with the same performance and durability of tropical hardwoods, with a much lower carbon footprint.”
Terremoto also tries to be “gentle” to existing site conditions—not removing trees unless it has to and replacing these with far more than there were before—to keep the use of concrete to a minimum, and to use mostly native plants. “When we aren’t able to use native plants, our metrics or our rules are that they should be regionally appropriate—super drought tolerant or no supplemental water once they’re established and not invasive.”
Godshall has been trying to reduce the number of projects that require irrigation too, and has installed a handful this year that don’t have irrigation systems but are instead being hand watered by a gardener or the homeowner. “Every year, we’re pushing a little bit farther in that direction, while acknowledging that we can’t snap our fingers and change the world—but we can make positive

movement in the direction that we want to go.
“At the end of the day, it’s a business, and we have to make payroll and pay the rent. So, I would be serving my business poorly if I were very dogmatic and puritanical and drew strict lines in the sand that then put us out of business. The business is much better served by taking a nuanced approach and doing the best we can on every project.”
“When we aren’t able to use native plants, our metrics or our rules are that they should be regionally appropriate”
Gardens are processes, says Godshall—they take time to develop, and he prefers to have an “ongoing stewardship” of those he creates. “When we ‘finish’ a project, it’s actually just getting started. The presence of time is an ingredient within a garden, and that’s what makes them especially unique and differentiates them from architecture or furniture or things that tend to be more static and unchanging. So, our best projects are where we get to continuously tinker with them, and the best clients are
usually the ones who understand that as well. We would be serving our clients poorly if we simply installed the garden, left and never returned.”
It’s a learning opportunity, too. “Gardens are living things, and things will succeed and fail; it’s nice to establish those feedback loops so that we can get better at our jobs as designers and then continue to build better gardens.”
Godshall has his mom to thank for pivoting into landscape architecture. After graduating with a degree in art history, he carried out design and construction for a retail clothing company in Los Angeles, where he had a small apartment with a garden in his early 20s.
“I was simultaneously sensing that the job I had at the time was not a career with a long trajectory, and I was dreaming of what my actual career might be and what I would do next. My mom saw that I was gardening and said, ‘Have you considered landscape architecture?’ And I had not considered landscape architecture because I had never heard those two words together.”
While researching various Masters
“I’m very cognizant of the fact that the growth of the practice and the breadth and diversity of the work speak to the talents of the people who are on our team”

programs, he saw on the UC Berkeley homepage a book recommendation for Michael Hough’s ‘Cities and Natural Process’, whose study of wildlife in urban environments led him to the conclusion that designed gardens and landscapes were not enhancing the environmental
value of our cities. “He constructed this thesis that we need to be undesigning, or designing wilder landscapes. That really struck me. It felt so vast that I applied to school.”
After gaining experience at other practices, he then started Terremoto. “Having my own design studio was never part of my life’s mission; it only emerged after practicing in the field for a few years.” He didn’t want to do it alone, though. Godshall founded it with his friend Alain Peauroi, who passed away from cancer earlier this year—the toughest thing Terremoto has ever endured, he admits.
“Alain and I both kind of intuitively knew that we didn’t want the practice to be our last names—Godshall and Peauroi sounds like a horrible law firm.”
So, they came up with ‘terremoto’, which means ‘earthquake’ in Italian. (Godshall lived in Italy for a year as an undergraduate). “That was one of the names that kept popping up, and we liked it because it means ‘moving earth’, and that’s what we do. We’re also trying to move or provoke the industry into different directions, so the name really resonates on that front as well. It’s served us well because it’s kind of vague; people have told us it sounds like a Japanese motorcycle club or something like that, and we’re very comfortable with all those misinterpretations.”
Terremoto is now 12 years old with around 28 people across two offices,
split between the San Francisco Bay Area and Los Angeles, carrying out both residential and commercial projects. Its cool, unfiltered and ethical approach has made it a go-to practice in California and has gained the studio more than 70,000 followers on Instagram.
Godshall is quick to deflect the firm’s success onto his team, though. “I would be lying to you otherwise, and I try not to be a liar. I’m very cognizant of the fact that the growth of the practice and the breadth and diversity of the work speak to the talents of the people who are on our team as well.”
And though he has “great issues with it,” Godshall gives social media some of the credit too. “The goal was never to necessarily have an office of 28 people and have the media reach that we have now, but I am thankful for it and the opportunities that we’re given.
“We’re not really interested in growing much as an office anymore, though. Twenty-eight people is a midsize firm, but split across two offices that operate independently still creates the illusion of being a small office, and we don’t want to radically scale up quantitatively, or in terms of office size. The reasons for that are multifaceted, the first being that we’re very skeptical of infinite economic or quantitative growth—those capitalist models serve us poorly on a planet of

finite resources. So, there’s that larger, more existential aspect of it. But also, our ability to be a more experimental, critical office at the edges of the profession would be questioned if we were in offices of 100 people, and the mechanics of the business might be such that we would need to feed the beast and take on projects that are less aligned with our ethics and philosophies. So, there’s clarity and coherence in staying the size we are because it allows us to take on projects that make sense to us, philosophically and spiritually.”
It’s more important now than ever to be standing by these ethics, reckons Godshall. “Because the world is falling apart. We can’t not always be questioning how we practice and the materials and labor and botanical systems that we interact with when we make gardens.”
Part of that is pushing for immigration reform. “Most of the landscape construction crews that we work with in Southern California are primarily Latino men, and their immigration status is varied. We take issue with the fact that the immigration system in the United States is a bit of a mess, especially when there are law-abiding hard-working citizens who are literally building the foundations of our buildings in society but they’re being criminalized by our present administration. It’s embarrassing and it’s cruel.
“We believe that radical change is long overdue, regarding our immigration system and the way we value labor in the
United States and especially California. All we can do as an office is be present for our crews.”
A ‘Land and Labor’ page on the company’s website shows signage for keeping job sites safe that Terremoto has developed in collaboration with other design groups. “Our job sites are mostly private property, so if the proper signage is up, then we can keep the crews that are building our gardens and landscapes safe—that’s of the utmost importance to us.”
also “extremely proud of the landscape and gardening community” right now. “There seems to be very much like a Zeitgeist and conversation and dialog and energy forming around what is loosely being branded as ecological gardening. Whatever name we need to call it— and ecological gardening is a perfectly adequate moniker—I’m fine with; I’m just encouraged by the conversations and energy that I see where gardeners and horticulturists and landscape architects are being honest and forthright with each other about new movements and directions and how to approach planting design so that we’re designing gardens for all creatures—that we want to minimize the ecological or carbon footprint of the materials with which we interact.
“radical change is long overdue, regarding our immigration system and the way we value labor in the United States and especially California”
“I’m proud that we seem to be responding to this present moment of climate change and political instability and a lot of other issues with a robustness that I feel other industries seem less well equipped to face. So, I’m positive in that regard. There’s movement in the right direction.”
Despite the sizable changes that Godshall is advocating for, he says he’s
And Godshall and his team at Terremoto are bound to keep pushing this even further along, using their somewhat begrudged social media presence to drive change and continuing to see which rules are still there to be broken and which are becoming increasingly non-negotiable.

Looking out over the beautiful suburb of Ladera Ranch in Orange County, the owner of a warm and inviting Spanish-style home wanted a garden that would create a setting just as welcoming for gathering with family and friends while making the most of the impressive views. The existing layout left little room for outdoor entertaining, and she was looking for the new design to include a covered shade structure, a dining area for eight, an outdoor kitchen counter, and a fireplace.
One of the main design challenges for Living Gardens Landscape Design, though, was maintaining the beautiful views of the landscape beyond while introducing a large, pitched-roof structure. The garden also widens considerably at one end, which required careful spatial planning to balance the various features gracefully.
Throughout the process, the team focused on connecting the new landscape seamlessly to the architecture of the home so that the garden would feel like a natural extension of the residence. The new covered structure—featuring a rain chain—was designed to frame views of the landscape beyond, creating a sense of openness even within a defined space. The fireplace offers a welcoming place to gather and unwind, while the dining area comfortably accommodates friends and family. The outdoor kitchen counter serves both practical and social purposes, doubling as a serving space when entertaining, and the green seams between paving allow rainwater to be ‘cleaned’ before entering the water table.
Living Gardens Landscape Design wanted to create a sense of softness and movement through the trees and planting, choosing a traditional Mediterranean palette to complement the Spanish style of the home and to bring a feeling of calm and cohesion to the space. The plants are also suitable for the local climate and can handle drought.
The team installed a drip system and installed good quality natural mulch that will break down and nourish the soil and absorb more rainwater and irrigation. During construction, irrigation overflow from the neighboring property was causing persistent standing water in one area of the garden. Since the team couldn’t adjust the neighbor’s

irrigation system, they installed substantial drainage to correct the issue and designed their own irrigation with flexibility in mind. At present, the neighbor’s system provides adequate moisture for that part of the garden, but the garden’s independent irrigation remains in place should conditions change in the future.
The standard olive trees will, over time, provide shade at the dining table and introduce a gentle, natural texture. Because the garden is elevated, the afternoon breeze moves through the olive leaves and across the salvias, gaura, and sesleria grasses, bringing the garden to life. Additional plantings of boxwood globes, lavender, lamb’s ear, roses, and geranium ‘Biokovo’ add structure, fragrance, and seasonal interest.
This is a garden of contrasts. Strong structural elements, such as the patio cover, are softened by the texture and movement of olive trees and flowering shrubs. The light cream stone contrasts beautifully with the black furniture and dark wood stain finishes, bringing depth and warmth to the composition. A new trellis structure at the house links the patio cover to the residence through shared materials and details. In time, the climbing vine will weave across the trellis, offering additional shade and a seasonal layer of charm and softness.
Through careful spatial planning, thoughtful material selection, and climate-conscious planting, Living Gardens Landscape Design has transformed a challenging site into a cohesive retreat, resulting in a Mediterranean oasis that truly celebrates outdoor living.

Aseries of outdoor rooms create a seamless journey through a hillside garden on the San Francisco Peninsula, California, offering something for the entire family of four who live at the property. They were
looking for a design that would maximize the usable space as they all enjoyed spending time outdoors and gardening, with a colorful planting scheme that would provide year-round interest whilst maximizing their privacy.
Their wishlist included a kitchen, a covered patio, a fire pit, a viewing deck and a small lawn, all to improve the functionality and the aesthetics of their home, whilst an existing pond and waterfall and a spectacular Manzanita

off the back of the house were to be retained.
Kristen Rudger Landscape Design used beautiful paths and steps to connect the numerous natural-looking outdoor rooms and transform this

difficult, sloped plot into a space for the whole family to utilize. A custom sevenfoot-high fence encloses the front yard, and a new driveway and entry path were installed, though the original design for entry steps starting at the street was
scaled back due to budget constraints. Behind the fence, a curving stepping stone path leads to the side yard, which features a colorful, naturalistic garden that attracts pollinators. This forms the focal point of the area, whilst low-water,

deer-resistant, and low-maintenance plants were chosen for the front yard. Trees were added around the perimeter of the fence to soften it and enhance privacy, and the hill area is planted with more shade tolerant groundcovers, grasses and perennials.
In the side yard, off the family room, is a cozy fire pit patio and a small artificial turf lawn for kids and pets. Adjacent to the lawn, a set of stairs leads up to the first terrace where a path guides people towards the dining patio and to a set of stairs to access the viewing deck. This sits under the shade of a coast live oak (Quercus agrifolia), which was purposefully protected alongside other heritage trees on the property.
From the viewing deck, the path continues a bit further uphill to a custom arbor swing—a delightful place to sit and take in the views—or down the second set of steps to the dining patio covered by a pergola-canopy. Immediately below sits a custom outdoor kitchen with bar seating for six, and a deck which wraps around the existing pond and back of the house.
Each outdoor room offers a unique perspective on the property, with opportunities for smaller gatherings in each of the areas or accommodating larger parties across them all. It has truly made the most of the space, creating an idyllic garden that can be used throughout the year, whether that’s for al fresco dining in the summer or a cozy chat by the fire pit in the winter.

SERENITY IN SPIRALS AT WELLINGTON PARK
nown for its eco-friendly approach, Inside Out Landscape
Design was asked to turn an underutilized section of a local neighborhood park in Lexington, Kentucky, into a new contemplative space that would balance both beauty and functionality.
The client wanted an area where visitors to the park were encouraged
to relax and engage with nature. It was important for it to feel welcoming to all, so central to the design brief were accessibility and sensory inclusivity, as well as the space blending seamlessly into the surrounding landscape.
Whilst budget constraints led to the original landscape plan being reimagined in a more naturalized, low-cost solution, the end result was a design that
enhanced the park’s atmosphere while creating opportunities for reflection and community connection.
At the heart of the space is an impressive stone labyrinth, which is partly encircled by an artisan-crafted drystack stone wall—constructed using locally sourced natural stone—that not only defines the labyrinth but also offers seating for visitors. An accessible

jut-out feature allows wheelchair users to occupy the same area of the wall as seated visitors—ensuring they feel part of the space—while also providing varied textures for sensory engagement
This is surrounded by a neatly mown
circle which creates a sense of order, contrasting with the outer zone, which is allowed to naturalize, with native grasses and perennials. A “no-mow” perimeter was established among the existing mature trees—preserved to maintain
ecological balance and provide partial shade—replacing ornamental planting beds. This approach reduced the cost of the installation as well the long-term maintenance, requiring mowing only twice a year instead of on a weekly basis.

Inside Out Landscape Design is a certified woman-owned business and has the only CPLD-certified landscape designer in Kentucky. It functions as a full-service landscape and hardscape design and installation firm that adopts an eco-friendly philosophy. It specializes in developing individualized, sustainable landscapes that emphasize functional design, resilient plant selections, and permeable hardscapes. kentuckylandscapedesign.com
The area is accessible from the park through a newly constructed pathway, along which a donor recognition boulder, set on pavers and installed by another contractor, provides a subtle focal point within the space. Site grading and preparation ensured proper drainage and smooth integration with the surrounding park, which already featured an adjacent paved pathway, fencing and a wellestablished turf area.
Collaboration with other contractors and stakeholders was essential throughout the process. This project involved coordination among multiple governmental and private entities and needed to be completed on a modest budget. Inside Out Landscape Design had to overcome obtaining multiagency approval and revising designs to satisfy diverse stakeholders—all while keeping the concept simple and cohesive.
But continuous coordination ensured a seamless integration with the existing park and enabled the project to achieve its goals of accessibility, long-term functionality, and visual harmony with the landscape.

WThat began as a local fireplace supplier has transformed into one of the nation’s leading distributors for outdoor living products.
F&C Distributors started out offering gas logs and gas fireplaces in the Chicago area but, over time, began dabbling in outdoor products. According to general manager Jerry Loar, that decision has proved pivotal for the company.
“The outdoor living market has taken over as the primary aspect of the business, and we now cover the whole country, with customers in nearly all 50 states,” says Loar.

A surge in demand for outdoor living during the pandemic accelerated its growth; but Loar says its outdoor living arm was already “skyrocketing at a rapid pace” even before covid—and this has continued ever since.
F&C Distributors now offers a full range of fireplace, hearth, and components— from barbecue grills and pizza ovens to refrigerators, kegerators, and more—to build into a “custom island” for an outdoor kitchen. Founded in 2010 by its president Paul Loar, the wholesale distribution center based in Illinois supplies hardscapers and retails stores across the US, providing products that they might not currently have access to and at wholesale pricing.
It has built its reputation on being a dependable partner for professionals in the field. And while many brands now approach F&C to become part of its lineup,
the team also actively seeks out new brands to fill gaps in its offerings.
“We aim to be a one-stop shop,” says Loar. “We do gas fireplaces, pizza ovens, charcoal smokers, griddles, grills—everything a hardscaper might need for an outdoor kitchen. This is to offer a full variety but also because our pricing structure is really competitive, so hardscapers could be saving money on a product by buying it through us.”
F&C’s commitment to customer service is a major part of that value. “Our customers get best-in-class service. Each one has a dedicated sales rep, plus our full customer service team at their disposal. If there are any issues, they can rely on F&C to take care of them and make sure everyone ends the job happy.”
Before adding new products to its catalog, F&C thoroughly tests and demos

them to ensure they’re durable enough to withstand tough conditions. Chicago’s extreme weather provides the perfect testing ground.
“It definitely is,” laughs Loar. “It’s cold for a big portion of the year, but a lot of people in Chicago—myself included—grill year-round. So, the products are being used even in the winter, and they need to withstand cooler temperatures. Then, in warmer markets like the West Coast, they have to handle humidity and heat. Fortunately, our manufacturers also do extensive testing before products ever reach us.”
Looking ahead, F&C will be introducing American Made Grills to its lineup next year—a high-end brand offering gas and hybrid grills, components, and accessories. “We believe it’ll be a great addition to our lineup adding to our higher end market”. It’s also truly American made, which we know there’s always demand for— especially with current tariffs.
Loar adds that this addition to its offering also supports F&C’s goal of being a “one-stop shop” not only for product types, but also for different price points. “Not every outdoor kitchen is going to have a $10,000 grill,” he says. “Some customers want a $1,000 grill—and we want to cover all bases.”
Gas grills like the ones from American Made Grills are proving popular too, he adds. “During covid, a lot of people were buying pizza ovens, pellet grills, and charcoal smokers—and those are still selling well,” he says. “But this year, gas grills have taken over. People are looking for something convenient and easy to use. You turn on the burners, wait 10–15 minutes, and start cooking. They’ve had a great year, and we expect that to continue.”
That trend fits neatly into a broader movement: homeowners continuing to invest in their outdoor spaces. “The outdoor kitchen market keeps growing year after year,” says Loar. “Homeowners are looking for more than just a cart grill—they want full outdoor kitchens with storage, and spaces designed for cooking and spending time together.”
From fireplaces to full-scale outdoor kitchens, F&C Distributors has evolved alongside America’s passion for outdoor living—and with its expanding catalog and nationwide reach, it’s poised to keep fueling that fire for years to come.

There’s arguably no industry that relies more heavily on the H-2B visa program than landscaping. According to the American Immigration Council, it made up a third (31.3%) of H-2B certifications in 2023—the largest share of any industry. Thousands of employers turn to the program each year to help them fill critical gaps in their workforce.
Immigration attorney and H-2B specialist Nataly Mualem explains why the program is essential, how to stay compliant amid political uncertainty, and why preparation is key
green card process.
“That’s very similar to the H-2B process but it’s elongated and is a permanent labor certification. The certification we get with H-2B is called the temporary labor certification. So, one of them is seasonal, whereas the other does not have an anticipated end date; it’s ongoing.
“The only way to bring in permanent, year-round workers is through the green card process”
“Most of our client base is landscaping companies,” says Nataly Mualem, founder of the Mualem Firm, an immigration law practice that specializes in the H-2B program. “We’re focused on H-2B strategies to increase cap success, ensure compliance, and support our clients with other immigration matters as they arise.”
Mualem says the H-2B is becoming more popular. “It’s one of the only alternatives you have to hiring undocumented workers if you just don’t have the workforce in the US to fill that position.” And the risk of companies hiring undocumented workers runs both ways, she says. “There’s a risk to the employee and a risk to the employer.”
The only way to bring in permanent, year-round workers is through the
“There are other programs that people can use to find labor, such as H-1B and TN visas, but landscape laborers do not typically qualify for those; other administrative positions within landscaping companies might, though, such as an accountant or horticulturist.”
The H-2B program allows landscaping companies to temporarily hire nonimmigrants for a limited period of time for positions that they cannot find US workers to fill and which wouldn’t justify a permanent role, such as for seasonal needs and peakloads.
“So, you could have certain months of the year where, on top of your permanent staff, you need to supplement that a bit further. A lot of companies fall under this peak-load need, and even if
you have a 10-15% difference, that could be 10 workers for a large company. So, you would be able to petition for that difference,” says Mualem.
“The workers themselves don’t actually have to leave at the end of every contract; they can transfer to different contracts within the country. The maximum they can be here is three years, and then they will need a 60day reset period. So, sometimes you might hear of a landscaper going from one state to another, and that’s typically to take full advantage of the different seasons; they might catch the tail end of the season up north before going down south when things start to slow down, or vice versa.
“An H-2B employee can also be in multiple roles within the same company, such as a landscaper from spring to fall and then a snow cleaner in the winter months.”
Mualem feels passionate about this area of law because it’s a “win-win” situation. “Employers are able to fill their staffing needs and then, at the same time, it’s a great opportunity for a lot of people who are looking for work outside the US as well.”
“Employers are able to fill their staffing needs and then, at the same time, it’s a great opportunity for a lot of people who are looking for work outside the US as well”
There is a limit on the number of workers who can be admitted to the US through the H-2B program, though. The statutory cap is

66,000 visas a year—that’s been in place since the early 90s, says Mualem.
“That number hasn’t changed; it has been static. The only change has been that, for some fiscal years, the government will issue a supplemental cap, which is a bonus round of visas. That’s happened every year since covid because there’s been a large labor vacuum.”
This has differed between administrations, and with the Republicans assuming office earlier this year, there are “a lot of unknowns” as to how this might look over the coming months. “There are some congressional proposals to permanently increase the cap, but I remain very skeptical. It hasn’t changed since the 90s, so the chances of that happening are low and, with a supplemental cap, there are typically additional strings attached—most of the time these are related to returning workers, or it’s limited to certain countries, and now there’s talk that it would be limited to employers who have long participated in the H-2B program.”
So, what is going to happen in fiscal year 2026 is “very unclear,” even within the Republican Party itself. “There’s a lot of debate over it—how to go about the H-2B visa process, whether to increase the number, or whether to keep it at the statutory minimum. My guess is that there will be some cap relief this year, but probably not to the same extent that we were used to under the previous administration.”
With so much uncertainty, compliance is key. A company’s I-9 records, which verify an employee’s identity and work authorization in the US, should be “as perfect as possible,” says Mualem. “A lot of the ways ICE (Immigration and Customs Enforcement) gains access to a workplace is to serve notices of inspection on I-9 records and then, based on those, it’s able to tell if there is anything going on where maybe some of your workers are not authorized to work in the US.”
Self-auditing is your best insurance policy, she advises. “Remediate any errors or omissions before ICE reaches you. Most companies cannot survive a bad I-9 audit if they have fees waged against them, so it’s better to catch
issues before you get to that point.”
There are other things that can trigger ICE raids too—from anonymous tips or tips from US employees or cross-agency referrals. “We have to be very cognizant of that, and you have to comply with law enforcement at the end of the day— that’s what I would always advise my clients to do. But in order to comply, you also need to know what your rights are.”
Make sure you ask for a search warrant or an arrest warrant and be aware that a “digital warrant” is generated by ICE itself and does not have the same legal authority as a warrant issued by a judge, warns Mualem.
“There are also things that you can do to protect your workforce, such as setting up private areas in your workplace and making sure that your workers do have documentation and that these are easily accessible so that you can provide them quickly. Make sure your employees know how to respond in these situations, and never to run as this is going to cause a lot of suspicion and issues.”
see if any US workers are interested in the job, and they have to make available the same pay to any US worker in the same position as those working for them on an H-2B visa. “A lot of the backhand comments about H-2B undercutting wages or not making it possible for US workers to obtain these jobs are purely false because of the certification process you have to do and the obligation to pay any US counterparts the same wage or higher.”
“I’ve worked with hundreds of companies that apply for H-2B, and most of them are surprised by how smooth the process can be once you have a good multiseason strategy in place”
An attorney will be able to tell you the prevailing wage and to help debunk some of the other common “rumors and misconceptions” about the program. “I’ve worked with hundreds of companies that apply for H-2B, and most of them are surprised by how smooth the process can be once you have a good multi-season strategy in place. And there are ways to build the program for yourself and tailor it to make it a lot more stable.”
difficult to get workers. We can also help you file multiple filings within the same season under different job codes— each of which will access the lottery independently—which typically helps with H-2B approval rates.”
Employers don’t need to provide housing, and if they do provide it, it is deductible from the paychecks. But they are responsible for inbound and outbound transportation. “From the time a worker leaves their home city until the time they get to your work site, and then vice versa at the end of the contract, you are responsible for their transportation, and it’s the most economical transportation available that you have to pay for.”
Employers also need to treat the worker the same as their US workforce, so they are a W-2 employee, and the same taxes are withheld, explains Mualem. “They’re entitled to a lot of the same things, like workers comp, for as long as they’re here.”
Anyone looking to use the H-2B program should take a close look at their records before they begin, recommends Mualem. “A clean payroll record and clear monthly revenue reports are extremely important. When you approach an attorney—and I strongly recommend using a law firm rather than an agency—have those two items ready. With that information, the attorney can immediately assess your situation and give you an accurate response. And make sure you work with someone who has extensive H-2B experience. Even among immigration attorneys, H-2B is not something you can dabble in. I’ve heard too many horror stories from employers who relied on someone inexperienced. Be careful, and do your research.”
Employers have to advertise the position to
One of these is understanding the way the cap works. “The cap is divided into two separate buckets; the first one is released October 1 of that year, and the second one is released in April the following year. So, one of the strategies
Despite its complexities and strict caps, the H-2B visa program is a vital bridge for the skills gap in landscaping, allowing businesses to meet labor demands whilst offering job opportunities for those outside of the US—but it’s only a “win-win” situation for those who do it right. With shifting policies and heightened scrutiny, preparation and
