APPRAISAL

INSPECTION

The buyer will usually perform a physical inspection of the home. They may even ask you to make certain repairs. I will explain all of your options regarding the inspection.

The buyer’s lender will usually require an appraisal of the property to confirm the value. I will help you prepare for this process and discuss any outcome that requires action on your part.

This is the transfer of funds and ownership. Depending on when the buyer moves into the home, you will need to be all packed up and ready to move.

MEET WITH YOUR REAL ESTATE PROFESSIONAL, SONIA!

There’s no commitment required on your part for the initial meeting. It will be educational and help you identify your next steps.

While under contract, the buyer will work with their mortgage provider to finalize the loan and perform other due diligence.

At this point, you and the buyer have agreed to all the terms of the offer and both parties have signed the agreements.

I will present the benefits and risks of each offer. You will have the opportunity to either accept, counter or decline any offer based on its merits.

You have successfully SOLD YOUR HOME!

If everything goes well, a buyer (and most often the agent who represents them) will present us with an offer.

When everything is in place, I will put your home on the open market. It’s critical that you make it as easy as possible for potential buyers to view your home.

View your home through the eyes of a buyer and ask yourself what you would expect. I will offer some useful suggestions.

As difficult as it may be, it’s important to review the market analysis and consider your home price objectively.

I will provide a market analysis, which will help you set an asking price.

SHOWING YOUR HOME IS LIKE GETTING READY FOR A FIRST DATE

If a buyer is choosing from three of their favorite houses, they’re going to go with the one that feels right. Showing your home has been compared to getting ready for a first date. It’s important to make a good first impression.

We’ll help you along the way. From the visual impact of staging to the minor imperfections that could affect your home’s debut, we’ll be sure your home is ready to put its best foot forward. Being proactive provides us with power in advertising and financially. Buyer perception of cost is usually double that of the reality so allowances are not typically most favorable.

We’ll start by walking the home with you for details. This information will be used to determine attributes and upgrades for pricing and thorough advertising. We’ll also make suggestions of items to keep for staging and those that should “go away”. Potential buyers want to see the home and envision themselves and their items in the space so less is more for this purpose.

Because the way we live is different than the way we sell, many find it liberating to part with some things once and for all, with no need to take them to the new home. We recommend touching them only once when decluttering. For some sellers, having a donation pile, a garage sale pile and using a storage container (POD) and a roll off dumpster help immensely in streamlining this process.

TIPS FOR THE BIG REVEAL!

Sharp exterior paint is key in curb appeal and prevents moisture intrusion.

With all the Colorado hail, if your roof hasn’t been inspected recently, we will encourage that.

A well-groomed yard is inviting. Be sure it is clutter free, freshly mowed and trimmed, bushes are in good shape and mulch is fresh. Nice flowers provide color and are an invitation to stay a while.

We can talk about areas where interior paint or carpet may be advantageous. If existing carpet is to be kept, any stretching or cleaning should be done prior to showing.

Any grout or caulk that is in disrepair should be corrected.

Every light in the house should work and the bulbs within any given fixture should match.

We also suggest having a recent cleaning, servicing and certification of the HVAC system and any gas fireplaces.

Cleaning every inch of the house, including windows, cabinets and closets is paramount. It gives the potential buyer the impression that the home has been loved and cared for and can often be the deciding factor.

Showing will be easy when you simply need to do a quick room-to-room walk, turn on every light in the house, correctly position blinds/drapes and vacuum your way out the door! Your time on market will be less because of your amazing efforts in preparation!

TO STAGE, OR NOT TO STAGE... THAT IS THE QUESTION!

Perception is reality! Presentation is everything when opening your home for the world to see. Buyers will often know within 10 seconds of walking in the door whether it could be a great fit for them. Staging your home can help ensure that it will sell quickly and for top dollar. Love at first sight is the goal!

Another more affordable option is virtual staging. Buyers can still get a visual perspective of the space in the home, and they can see how furniture can be placed in various rooms even though the home is actually empty.

Cleaning, decluttering and minor repairs are the first step. It is the small details and dressing that will make your home truly stand out. Staging is the art of presentation. It makes your home feel bigger, brighter, cleaner, warmer and best of all, it makes buyers want to buy it!

When it makes sense, we have access to professional home stagers that will help your home present as close to a model home as possible. Stagers work with the flow of your home and will edit and rearrange furniture as needed. They can even assist in improving your home’s curb appeal!

Staging has often been perceived as adding all new décor, though in fact, we are often able to simply use what you already own. Making small changes to what is already in your home to help it show to its full potential can be very effective, without the cost of bringing in new items.

WHAT TO EXPECT AT THE CLOSING TABLE

The closer will greet clients and make copies of both the buyer’s and the seller’s required identification so they can notarize all signatures.

The closer reviews the loan documents with the buyer and has the buyer sign the appropriate documents. This process usually takes about 40 minutes.

Any funding conditions are sent to the lender and wait for approval/authorization number (this may add additional time).

Real estate documents are reviewed for accuracy and signed, including the warranty deed which officially transfers title from the seller to the buyer (real estate side of the transaction).

The buyer and lender provide good funds to the title company.

The closer distributes funds to the appropriate parties per the closing instructions from all parties.

The closer offers two choices to all parties for how they would like to receive copies of their signed closing documents:

• Clients may receive paperless documents via email

• Clients may elect to receive paper copies of all documents before they leave the closing

The house keys are transferred.

After the closing, the closing agent will immediately record the warranty deed, the deed of trust and any other pertinent documents with the county clerk’s office.

The title policy is generally issued within 30 days of the closing. Buyers will be reminded that this is an important document to expect and to file it with other legal documents.

✓ CHECKLIST OF ITEMS TO BRING TO CLOSING:

All buyers and sellers must bring a government issued ID: a valid driver’s license, a picture ID issued by the state, or a valid passport. If there has been a change in marital status, let your closer know immediately. The party whose name has changed will be asked to provide identification reflecting the new name, as well as a marriage license or divorce decree documenting the change. It is helpful to have these items prior to the closing, rather than at the closing table, so the closer can make sure all documents are prepared correctly.

Lenders typically require buyers to have a second form of ID as well, such as a library card or membership card.

In the event of a deceased party, any estate documents as listed in our title commitment, such as death certificate, letters of appointment, or personal representative’s deed.

Colorado law requires that buyers bring good funds to closing. Good funds can be a wire or cashier’s check made payable to the title company.

Sellers need to know their social security number (or tax identification number) to complete IRS documents at the closing table.

The seller typically brings house keys to give to the buyer. Other items pertaining to the house are typically left in the house for the future buyer.
