Your signed listing agreement with us will engage the company to market your home and confidentially represent your interests in negotiating a successful sale. A seller’s disclosure form regarding the condition of your property will be provided for you to complete.
Our marketing will commence with professional photography, MLS listing, signage, advertising, tours and showings. Through progress reports, we will share all feedback from showings, as well as listings and sales activity in your neighborhood.
When a written offer is received, we will assist you in negotiating. The executed contract will be submitted to a title company with the buyer’s earnest money. The title company will receive an option fee from the buyer for an option period, during which time the buyer will conduct property inspections through a licensed inspector.
There may be a second negotiation following inspections for repairs to be made or a credit allowed at closing to the buyer in lieu of repairs.
If financing is requested, the buyer will apply for a loan and provide documentation for loan approval. The lender will order a property appraisal, and the title company will seek an existing survey or order one, if applicable.

Once the buyer’s loan has been approved, it is time to coordinate your move:
You and/or the buyer will contact utility providers for changes in service.
You’ll hire a moving company to assist with packing and relocating your possessions.
The title company will schedule the closing date and time, coordinating your availability with the title company.
The closing statement, which lists the costs and proceeds of the buyer and seller, will be reviewed.
The buyer often schedules a final walk-through of the home prior to closing.
A seller’s appointment to sign the closing documents typically takes less than 30 minutes.
A set of keys is usually brought to the closing at the title company.

Zillow can be a good tool for house hunting, but it isn’t reliable for pricing. Zillow’s Zestimate is an algorithm that depends on the availability and location of retroactive data in a house’s area.
On the other hand, Ebby Halliday agents are local professionals who have their finger on the pulse of all current and even proactive data, so they can help you price your home to sell in a reasonable amount of time and at an attractive price.
Simply put, an Ebby Halliday agent, not an algorithm, is the best way to set your listing price so you can close for the right amount, the right terms and at the right time.

Zestimate factors the date and price of the last sale into estimates. In some areas, this information makes up a big part of a Zestimate. If this information is inaccurate, it can throw off the Zestimate. Since comparable sales also affect a home’s Zestimate, a mistake in one home’s sales price record may affect the Zestimates of other homes in the area.
Sometimes a homeowner makes improvements or upgrades to a property that should increase the value of the home. However, unless the local property tax authority has added that information to the public database and record, Zillow can’t use it. Zillow can only update its listings when this information is made available.
The more home sales that occur in your area, the more data Zillow has about how much buyers think those homes are worth. This makes Zestimates more accurate. If you live in a strong real estate market with frequent home sales, your Zestimate might be more accurate than if you live in a rural community where people stay in their homes for decades and sales are rare.
