New Waterfront Debut is Set

Offering the easiest of living both inside and out, the third collection overflows with stunning residences positioned on the marsh and in the heart of a thriving village.

Perfection Comes in Many Forms

Making up the new collection are 30 condominium residences, 11 townhomes, and six paired cottage.

The condominiums are spread across two buildings, the Plover and Whimbrel, designed by award-winning Southeastern architecture firm McMillan Pazdan Smith and heed The Waterfront’s modern coastal aesthetic. Each building includes covered parking, same-level interior storage, and one, two, and three bedroom residences, some with options for a den.

The Plover offers views of serene marshland and the village’s park from 12 corner residences. Four floor plans are available. Highlights in selected residences include office spaces, covered or wraparound terraces, and walk-in pantries. The Whimbrel offers marsh views from 18 residences; six floor plans are available. Selected highlights include oversized or wraparound terraces, walk- in pantries, and hall studies. The two buildings share a landscaped courtyard by esteemed Daniel Island landscape design firm Thomas & Hutton. An adjacent recessed park allows a dedicated entrance for public access while maintaining the private courtyard for residents.

The Sanderling townhomes have been meticulously designed by renowned Lowcountry architecture firm Court Atkins, whose work has garnered a host of awards and spotlights by the likes of HGTV and Southern Living magazine. The Sanderling offers five floor plans with multiple levels of outdoor living spaces, ground-floor bedroom suites, optional elevators, and two-car garages. Highlights in selected townhomes include rooftop terraces in addition to a covered terrace, generous primary suites featuring his-and-hers closets, flexible nook spaces, and large flex space that can be transformed into a game room, or den.

Design of the six Marsh Cottages was also by Court Atkins. Set back to maximize privacy, the airy, coastal properties offer an exclusive opportunity to live in attached single-family homes along The Waterfront marsh. Three floor plans of two levels each are available, offering three to four bedrooms, private two-car garage parking, and private entries. A shared front-entry courtyard provides a sense of arrival while tranquil marsh views create a serene backyard escape.

Interiors for the third collection have been designed by lauded Charleston talent Betsy Berry, who also selected finishes in the second collection. The finishes she selected for the third collection? Classic with a modern twist. “BBI's goal within the townhouse design was to create a reflection of our beautiful coastal city with a sense of escape and peace of mind. The interiors of the townhomes are intended to create a home that evokes comfort, conversation and celebration within a distinctive and timeless environment.”

GETTING THE GREEN LIGHT

For the

premiere

of the third collection, East West Partners— the developer of The Waterfront—rolled out the green carpet.

The design team began with a goal to make the collection’s buildings more energy-efficient, achieving Energy Star certification. With the first two collections already achieving a high degree of building efficiency, the team decided to aim higher.

The third collection will feature a smaller carbon footprint than any portion of The Waterfront to date. While the second collection was designed to be LEED-certified, this collection has been designed to meet the ASHRAE Net Zero-Ready design criteria.

Net-Zero-Ready buildings are designed and constructed more efficiently so that with the addition of renewable energy systems, the building will produce as much energy as it consumes. To meet Net-Zero criteria,

additional insulation has been added to the collection’s exterior building envelope, and upgraded HVAC systems and heat pump water heaters were selected to increase energy efficiency.

“The decision to do so was easy,” says James Poulnot, construction manager for East West Partners. “We want to do our part to make the planet a better place.”

A new addition to The Waterfront design team, Blufftonbased Court Atkins was selected to design the townhomes in the third collection in recognition of its specialty in the design of coastal residences in the very heart of South Carolina’s Lowcountry. Its team was at the helm of architectural design for both the 2020 HGTV Dream Home on Hilton Head Island and Southern Living ’s 2022 Idea House on the North Carolina coast, and its Lowcountry Farmhouse plan was named the best Southern Living plan of 2019. The winner of a long list of awards, the design firm has been featured by HGTV, Southern Living magazine, Luxe Interiors + Design, and Savannah Homes magazine.

Thomas & Hutton

Esteemed civil engineering and landscape architecture firm Thomas & Hutton boasts a long legacy as a top residential resort community designer. Established in 1946, the Southeastern firm’s work spans the Lowcountry from Kiawah Island and Palmetto Bluff down to Sea Island. Simply sail up for scrumptious seafood

There are few places in Charleston where one can travel by boat to enjoy a thoughtfully designed and impeccably prepared meal on the water, or pick up curated treats for a day under sail.

The Kingstide, Daniel Island’s only waterfront restaurant and rooftop bar, was recently voted Best Daniel Island Restaurant, Best Daniel Island Brunch, Best Daniel Island Bar, and Best Daniel Island Happy Hour in the Charleston City Paper’s 2023 Readers Choice Awards.

Local favorite The Daniel Island Market & Eatery (DIME), meanwhile, is the go-to for Waterfront residents and visitors to savor a morning cup of coffee, afternoon frosé, or grab-and-go treat for a stroll in Waterfront Park or a day on the water.

A rare find

“The Kingstide has so much: the location and the ambiance are rare in the Charleston area,” says Austin Noland, general manager at renowned hospitality firm Indigo Road. He oversees both eateries.

Dockable dining particularly has been scarce. “The Kingstide offers a refined dining experience downstairs paired with a casual waterfront rooftop, which is curiously hard to find in a place surrounded by water. On any given night, you can pull up in a full-sized boat for a nice dinner overlooking the Wando River or a drink and quick bite on the rooftop. We are able to offer something for everyone and it has truly become a gathering ground for those in the area,” he says.

At the helm

Austin has spent his career managing and directing food and beverage operations at high-end resorts from New Zealand to Wyoming. Having recently moved to Charleston, he was most attracted to the beautiful beach landscape coupled with the friendly and tight-knit community of Charleston and even more so, Daniel Island.

“The first time I drove through the allée of oaks on River Landing Drive as it intersects with the Wando River took my breath away. Daniel Island is such a vibrant town and the people are so friendly. The Waterfront with The Kingstide has become the crown jewel for this area and I’m so proud to be a part of it.”

On offer

The DIME is preparing, at any time, boat baskets that offer an array of items including dips, sandwiches or salads, and drinks.

For boaters who have already packed their own food and need a last-minute stock-up like frose, The DIME is the place to pick it up.

At the Kingstide, boaters will also enjoy an expanded menu. “We recognize that we are seafood restaurant, but we have added steaks along with seafood-based pasta dishes and more seasonally-focused menu items. Our oysters are coming in everyday and are as fresh as you can get,” he says.

“Hospitality is what we pride ourselves on though. We want to create relationships with as many people as possible,” he concludes. “Its remembering a bottle of wine they enjoyed or that they have a special hobby, anything at all.”

Keeping it clean

The Wando River at The Waterfront offers some of the cleanest water in Charleston. Discover who’s working to keep it that way

The tidal waters of the Wando River are fundamental to life at The Waterfront. The marshes surrounding the village are a testament to responsible stewardship and a delicate but thriving ecosystem. That’s how East West Partners discovered partnership with Charleston Waterkeeper.

The lifelong swimmer and surfer, who coached Kathleen Wilson to a successful crossing of the English Channel in 2001, heads Charleston Waterkeeper: a 501(c)3 nonprofit founded in 2009 to defend and restore Charleston’s waterways so that everyone, including future generations, can swim and fish without pollution.

Among its recent accomplishments: 250 acres of wetlands saved in Charleston’s West Ashley area alone, 84 tons of debris removed from local waterways, 60 oyster habitat restoration projects including 3,000 feet of new oyster beds, 45,000 spartina grasses transplanted to restore habitats, and 3,150 bacteria tests monitoring water pollution and pathogens.

That last item is key.

“We’re doing our swim alert sampling regularly throughout the summer,” Andrew says. “Each week, we test 20 different sites where we know people are on the water, meaning we test bacteria levels to determine whether it’s safe to go swimming. We have a site right there at the dock at Waterfront Park. It routinely tests really, really well. The Waterfront has one of our cleanest sites.”

This isn’t a given. “It’s not like that everywhere else,” he says. “In other areas around Charleston, our sites tests astronomically high.”

Keeping it fresh & fun

Charleston Waterkeeper isn’t new to The Waterfront.

“The Waterfront has been a great partner for us,” Andrew says. “Water quality is just so important to a community where people actively live on the water.”

The nonprofit has been a welcome presence at The Waterfront over the years, including participating in community events to educate others about their mission and the importance of clean waterways. The Waterfront team has hosted Waterkeeper for educational happy hours for waterfront residents to discuss water quality findings and cleanups and often uses proceeds from community events to support the nonprofit.

Beneath the surface

The need is real.

“Unfortunately, you can still find trash in saltwater marshes,” says Andrew. “Our vision is a Charleston where all your waterways are healthy and protected by a community of active clean water stewards.”

We second that.

“The essence of living here locally is the ability to enjoy our creeks, our rivers, our waterways for boating, sailing, kayaking, paddling, swimming, fishing, crabbing, oystering, says Andrew. “For those who live at The Waterfront, it means our ability to live our lifestyle, to live the way we want to: connected to the water. It’s what makes living here such a special thing.”

WATER STEWARDSHIP CAN BE SIMPLE

For those at The Waterfront who want to help keep Charleston’s waterways as clean as possible, there are simple ways to help.

( 1 ) Pick up after your pet—not just near sidewalks or in public parks, but anywhere. “It is so simple to do,” says Andrew. “Dog waste can have a huge impact on water quality.”

( 2 ) Find alternatives to single-use plastics. It can be as simple as taking your own reusable shopping bags to the grocery store, purchasing a water bottle to fill rather than picking up a bottled water or soda, buying in bulk (or twoliters!) rather than individually packaged snack packs, and using glass containers rather than Ziploc bags.

“Single-use plastics, especially the convenient consumer stuff, are really troublesome,” says Andrew. “Even when you’re trying to contain it, it’s so light and ephemeral that it’s easy for it to escape, to come out of your pocket or blow out of your boat. The more you can get it out of the consumer stream, the more of it stays out of our waterways.”

( 3 ) Volunteer! You’ll make new friends and learn so much at the same time. “The gateway to building waterway stewards is all about getting people out on the water and getting them muddy and letting them build an oyster reef,” says Andrew. “The whole conservation thing just clicks for them.”

“Especially for those who aren’t avid fishers or don’t have a boat or swim or sail, too, it’s really cool for folks to have those experiences.”
