Welcome to Spring in Southwest Colorado! Yes, most everyone that lives here is more than ready for a warm and sunny spring after a wonderful Winter with abundant snow. With great snow, comes an exceptional irrigation season, world class rafting, and a healthy fishing season on local rivers and lakes.

As we look back at the first quarter of 2023, we realize that many buyers remain in the market; and inventory is near historic lows. We expect to see housing inventory to grow in the spring months as the snow melts and mud season subsides. The graph below depicts less than a two-year supply where a balanced market is typically a 4-6 month supply.

On March 15, 2023, The Wells Group hosted our Annual Real Estate Forecast. I was joined by Jack Llewellyn, Executive Director of the Durango Chamber of Commerce and Bob Allen, local appraiser of Allen & Associates. We discussed the local real estate market, current financing environments, employment, and a variety of other hot topics that impact our real estate markets.

We have a good flow of buyers moving to the area with our top feeder markets of California, New Mexico, Arizona, Texas, and the Front Range. The rental market also remains strained for incoming people as the availability for long and short term rentals is dismal at best.

In addition to people moving here for employment, we continue to see demand from the second home and vacation home buyers looking for that special retreat to spend time in our beautiful area.
