Downtown Brevard Redevelopment Adaptive Reuse / Mixed Use Development Brevard, North Carolina / 2015 - current

Domokur Architects has played a key role in the redevelopment of multiple underutilized historic buildings in downtown Brevard’s National Register Main Street Historic District. This revitalization has had a significant impact on the community by supporting the expansion of existing businesses, attracting new businesses to the area, and providing much needed downtown residential units. 36/44 E Main Street Having served variously as a Chevrolet dealership, a furniture store, and an office supply retailer in the past, this prominent storefront on Main Street in Brevard, NC is seeing new life as a restaurant, art gallery, market, and music and event venue. Domokur Architects evaluated numerous options for potential uses that would complement the existing mix of businesses and uses in downtown while preserving many historic features of the building. 43 South Broad Street (Infill Development)* This new 4-story mixed-use building in Brevard, NC is adjacent to the historic Aethelwold Hotel and includes over 20,000 square feet of retail, office, and residential condos in the heart of downtown. The building is constructed on the site of a former gas station which had been removed, remediated, and left vacant for many years. The project received a $200,000 grant from the NC Main Street Solutions Fund for its role in the economic development of historic Main Street Districts. As part of this process, the project required Environmental Review at the State level to confirm no adverse impact to the National Register Historic District and compatibility of the design with the Secretary of the Interior’s Standards for Rehabilitation and New Construction. *2018 NC Main Street award for "Best Infill Project".

Aethelwold Hotel Renovation Hotel Renovation and Adaptive Reuse Brevard, North Carolina / 2015 - Current

Dating to 1900, the Aethelwold Hotel is a historic building situated in the heart of Brevard, NC. The first floor is designated for retail spaces and features a fully-restored lobby which houses a permanent display of memorabilia celebrating the rich history of the hotel and Brevard community. The 9,000 SF second floor is split into seven units, allowing a mixture of residential and commercial, while the 8,000 SF third floor is strictly residential. The interior architecture and design of each unit is customized by each owner or tenant. With a sharp eye for the building’s original architectural elements, we have endeavored to maintain historical continuity throughout the structure while incorporating contemporary amenities to benefit both the tenants and the community. Original material from the building has been re-used where feasible. The plaza creates an outdoor venue for community events such as live music and festivals and provides covered parking for tenants with direct access to the new stair and elevator tower designed to complement the original scale and material of the building. We also created the identity for the re-branded building as mixed-use.

Wayne County Courthouse Interior and Exterior Renovations Wooster, Ohio | 2006

The Wayne County Courthouse is a circa 1878 Victorian sandstone building. The County desired an exterior restoration to the facade of the building as well as a solution to an ever growing pigeon population. In order to evaluate the building, it was cleaned using various methods appropriate for the delicate surfaces. Subsequent to cleaning, the building was re-pointed, re-caulked and sealed. The stone facade was repaired or restored as needed, and finally, the decorative metal ornamentation was cleaned and repainted following replacement of the shingle roofing and installation of new flashing components. For the Interior Renovation to the Common Pleas Courtroom No.1, circa 1878, the project entailed replacement of existing fluorescent fixtures with more traditional pendant mounted HID fixtures, along with an illuminated skylight and wall mounted sconces. New ornate wood doors were manufactured as required to match existing doors, in addition to new, custom designed etched glazing for the door lites. New witness and bailiff stands were designed in keeping with the style of the original Judge’s bench. An original, badly deteriorated, stencil design was copied and hand painted on one wall and acoustical wall and ceiling materials were incorporated unobtrusively on the remaining surfaces. Wool Axminster carpet and marble flooring graced the floors of this truly grand space. Mike Domokur served as the project manager for both of these restoration efforts.


Asheville Parks & Recreation Richmond Hill Park Improvements Asheville, North Carolina / 2020 (est.)

Richmond Hill Park, located in Asheville, is comprised of approximately 183 acres of land with 3.5 miles of multi-use hiking and biking trails and an 18-hole professional level disc golf course. The primary objectives of the 2016 Parks and Recreation Bond Project include providing supporting amenities such as a restroom facility, shelter, and play areas for youth while addressing ADA and code compliance, stormwater and erosion control issues on the site. A new pavilion with restrooms and storage rooms provides covered seating areas for daily park visitors and provides opportunities to host larger events and tournaments. The pavilion, play areas, accessible paths, and relocated features of the disc golf course have been oriented on the site and designed to improve access to trails and disc golf course elements while eliminating potential conflicts between the user groups. Improved interpretive signage, newly defined walkways and trails, and new site furnishings enhance the recreational experience for all user groups of the park. The project included Stakeholder engagement with neighborhood residents and disc golf course association as well as coordination with utilities for providing electric service, waterline extension and new fire hydrant, and septic system. Domokur Architects evaluated prefabricated, pre-engineered, and stick-built options for the pavilion and restroom facilities based on cost, aesthetics, and durability. Stick-built construction was determined to be the most cost-effective option to meet the required design intent for the park. The project is anticipated to be complete by spring of 2020.

Quail Hollow Park Park Master Plan Lake Township, OH / 2017

This 700 acre property includes historic buildings and gardens, two residences, a recreational area and small pond, numerous hiking trails, mountain biking and equestrian trails, a small cemetery, and a wide variety of ecological zones. Domokur was selected to develop a Park Master Plan that: 1. Creates excitement and builds public support by developing a vision that respects the history of the park and the surrounding region, celebrates the natural environment, and provides a sense of place for the enjoyment of the community. 2. Includes all isolated properties located within the park boundary as well as identifies adjacent properties that may benefit the park long-term, improves park access, and enhances connections to the community. 3. Validates and Extends the Greenway and Trail Master Plan and provides recommendations for trail extensions that would enhance community connectivity including local schools, nearby parks and conservation areas, central business districts, and higher density residential areas such as the nursing home. Domokur’s scope of services includes a needs assessment, research of all existing background data, an existing facilities inventory and evaluation, creating and leading focus groups, community surveys, and public forums, alternative design concepts, Implementation Plan, and a Long-Term Operating, Management, and Budget, and Final Report. The Master Plan must be cost effective, maintainable, and consider the unique needs of the structures listed on the National Register of Historic Places.

DESIGN AREAS The Master Plan is further described in the following sections: the Historic Core which consists of the Manor House Area, Little House Area, Cemetery, and Barn Foundation Area; the Environmental Core which consists of the Pond Recreational Area and the Nature Education Area; Supporting Amenities with consists of the Group Campground Area, the Levitt House, Maintenance and Security, and the Meadows; Park Circulation which consists of both Vehicular and Pedestrian Circulation; and Park Utilities.

Design Concept Similar to a bull’s-eye that radiates outward, park activity is more active and intense, group-focused, and formalized near the center of the park around the historic buildings and pond area. Together, these areas create a multinodal destination linked by trails that tell the stories of the past, present, and future. Whereas in the outer areas, park activity is more passive and peaceful, individually-focused, and informal. These regions allow for a more reflective experience and create the opportunity for discovery. While the Manor House, Carriage House, and Caretaker’s House create the Historic Core, they are supported by the Little House and the Brumbaugh Cemetery, and Barn Foundation areas. The pond becomes the focal point for the Environmental Core with a shelter, Nature Center, and natural play area. The Discovery Trail provides a direct link between the cores while the Heritage Loop connects each of the individual areas and conveys the park’s history through interpretive panels and displays. Reflective of the bull’s-eye design concept, the trail network surrounds the primary areas and provides access to the outer regions of the park, the Bird Sanctuary, a designated Nature Education Area, and the wide variety of ecosystems. The East/West extension of the main driveway that connects Congress Lake Road to Duquette Avenue and the North/South multi-purpose trail that follows the old farm lane to connect Swamp Street with Pontius Street connect the heart of Quail Hollow Park to the community.

Master Plan Design Areas

A Group Campground for 30 guests, new Maintenance Facility, and renovation of the Levitt House round out the remainder of the proposed improvements within the park boundary. Beyond the boundary, the Master Plan provides recommendations to link the park with community amenities and SCPD’s Trails and Greenways Master Plan via on-street bike lanes/sharrows or multipurpose trail connections.

Bull’s-eye Organization Concept


The Shoreway Adaptive Reuse - Loft Apartments Cleveland, Ohio | 2014 The Shoreway is an adaptive re-use conversion of an existing four-story, 90,000 SF warehouse into a mixed-use residential and commercial building. There are 42 loft apartments on the upper three floors, arranged in layouts that we have carefully planned to offer lake views from every unit. The unit typologies for the interiors include exposed high ceilings, large unobstructed windows, and a mix of polished concrete and hardwood floors. Throughout the design process, we have endeavored to use sustainable design principles. Tenants also enjoy an amenity deck, a fitness center, and 42 covered parking spaces and a nearby visitors’ parking lot. Located on Cleveland’s near-west side and just steps away from the Edgewater Park pedestrian underpass, this project leverages existing local amenities to echo the development strategies outlined in the Cleveland Lakefront Development Plan. The project has also secured Federal and State Historic Tax Credits, is listed on the National Registry for Historic Projects, and conforms to Cleveland’s Green Communities requirements. Construction began in fall 2013 and was seen through completion in September 2014. The property was 100% leased upon completion. The project has been a catalyst for further redevelopment of Battery Park, reinforcing the recreational connection between the Gordon Square Arts District and Battery Park.

North Central State College Fallerius Building Addition Mansfield, Ohio / 2010

This project involved a two-story addition to the existing Fallerius Technical Center building. The addition accommodated a new main entrance to the building as well as administrative offices and a student learning center/student lounge providing students with a quality learning environment. Construction phase planning was required to facilitate the ongoing uses and operations of the existing building throughout the construction period. One of the major goals of this project was to create a new front entrance and to define the image of the campus. The development of a detailed Program of Requirements was part of the services provided. The project incorporated sustainable design principles and addressed several accessibility issues within the existing building.


Forest Preserves of Cook County Multi-Site Planning, Development & Renovations Cook County, Illinois / 2016

Opened in 2015, the $29 million Forest Preserves of Cook County Camping Program provided seven campground areas that were individually planned and designed to meet the specific needs of different use groups including first time campers, seasoned experts, individuals, families, large groups, trekkers, equestrians, and more. Sites ranged from open meadows with well-loved lodges and an iconic barn, rolling hills of scrub brush overlooking a small lake, dense forests of old growth trees, to sandy fields surrounded by urban development. The unique character of each location influenced the intended use, placement and design of each campground. The 68,000 acre Forest Preserve District of Cook County is the largest forest preserve district in the United States. With a mission to preserve and protect natural open space, the District provides many opportunities for outdoor recreation and environmental education, including the protection of several rare habitats. The implementation of the Camping Program provides residents the much-needed access to the outdoors that is at a premium in the dense, urban environment. At the opening of these projects to the public, a recent headline in Chicago read: “For the first time in nearly 100 years, camping will be open to the public”; Cook County administrators are quoted as stating: “This IS a big deal for Chicagoland!” Domokur Architects’ efforts have helped revitalize these public outdoor spaces and is very excited to be a part of the regional “boost” to the cultural development of Cook County. Camping facilities designed by Domokur Architects include boat houses, shower houses, restrooms, pavilion and picnic shelters, bunkhouses, cabins, a renovated dining hall, and the landmark Camp Sullivan Barn. Work includes all site utilities and infrastructure, comprised of roads and parking, a 50’ bridge, trails, canoe landings, tent pads, play areas, and a climbing wall and ropes course.




Ohio Department of Natural Resources Indian Lake State Park Campground Pool Lakeview, Ohio / 2017

This project provides a new in-ground swimming pool and bathhouse adjacent to the Campground Commissary. Design for this highly anticipated, fast-paced project began in late August 2016 with a targeted Grand Opening on July 4th, 2017. With only ten weeks to complete construction documents and six months to build a pool, each and every meeting needed to meet a specific goal. Strategies employed: Collaborative Design Approach with Weekly Project and Design Team meetings; 3D Building Models; Completion of all Product, Material, and Equipment Selections prior to issuing Bid Documents which resulted in 89% of the required submittals approved within one month; and a persistent and rigorous Construction Administration Process that resulted in only 11 RFIs and 2 Change Orders from Design Team direction. Domokur Architects provided detailed site investigations and analysis of the campground site for a new pool facility. Scope of services for the entire project team included; site access and circulation of camp guests and potentially local visitors; utility access; topographical surveys of the site; geotechnical investigations; applying for and obtaining all applicable permits and approvals. We have been providing Construction Administrative services as well. With the desired goal of having the pool open for the 2017 summer season, Domokur Architects expedited the Design Development and Construction Documents phases down to 2 months. This shortened design phase pushed the bidding process forward enough to break ground in time for a July 4th opening.


Cleveland Metroparks

West Creek Reservation Architectural Services Parma, Ohio Domokur Architects provided design services for several park buildings, including a maintenance facility, two picnic pavilions and a restroom building, which were completed in December 2012. West Creek Reservation is the sixteenth and newest reservation in the Cleveland Metroparks system. Over 275 acres have been acquired or set aside within the West Creek Greenway that connects several Westside Cleveland communities with the larger Cuyahoga River greenway and the Ohio & Erie Canalway. Domokur Architects was a member of the design team responsible for Master Plan refinements, ecological resources studies and restoration, and design and documentation for the all-purpose trail, park development and associated park buildings. A key element of the restoration was that of the Parma landfill site within the park as a native tallgrass prairie.




Lorain County Metroparks

Miller Nature Preserve Visitor Center/Conservatory Avon, Ohio / 2011 The Lorain County Metropolitan Park District acquired approximately 80 acres along Center Road in Avon through a legacy donation. Metro Parks chose this site to construct their Visitor Center and Conservatory in honor of the rich history of the greenhouse industry in Avon. The first phase included the construction of a 5,000 SF Conservatory and a 4,000 SF Visitor Center consisting of a large meeting room, demonstration kitchen, catering kitchen, restrooms and offices. The facility was designed using LEED guidelines to ensure sustainability and efficiency of systems. An outdoor Patio Garden can serve parties of up to 50 people for various functions. Phase two will include construction of trails throughout the remainder of the site, connecting the surrounding neighborhoods with the park. Our team of experienced architects, construction managers and LEED AP staff benefitted the client in designing beautiful and sustainable solutions for this communitygathering space. Our experience with construction management provided comprehensive services from master planning to post-construction services. From the beginning, this project placed high importance on sustainability. To ensure this, careful selection of an energy-efficient HVAC system, and significant improvements to the building envelope were made, including the windows and a reflective metal roof. Additionally, many of the materials feature recycled content (carpet, metal roof, fiber cement siding), an emphasis was placed on using regionally-produced material, and the carpet, paint and adhesives were selected for their low-emission of VOCs.
