Corporate Office Consolidation

Food & Beverage Manufacturing Company World Headquarters - Central Building Orrville, Ohio

During the past several years, we have completed multiple projects across the client’s World Headquarters campus, totalling over $150 million and over 750,000 SF. Many of these projects have been on aggressive “fast-track schedules, requiring a very close working relationship with the Owner, general contractors, and consultants. Domokur Architects delivered full architectural services at all phases of these projects, including acting as construction manager. Additionally, our landscape architecture and interior design teams are integral to these projects from the initial visioning phase. As the centerpiece of our comprehensive Master Plan for this corporate campus, the 157,000 SF, LEED Silver, Central Building is the primary entry point for all campus visitors and physically links two existing office buildings to create a contiguous office environment for all activities of their various brands. As a center for meetings, training seminars and campus-wide gatherings, the facility is comprised of both collaborative huddle areas and private office spaces and flexible conference spaces with capacities ranging from 10-850+ people. Over the past thirty years, we have completed many new construction and renovation projects, with an emphasis on office spaces, conference rooms, and training labs that create an open and collaborative environment for users. Special attention has been paid to ensure that new construction adds to the feel of this campus. We base each project on spatial analyses that ensure structured, productive interactions between users. Recently completed, was a 150,000 SF, $38,000,000 expansion to the Renewal Building that includes expanded dining/ lounge areas, gym, fitness center and health & wellness center.

Food & Beverage Manufacturing Company World Headquarters - Employee Services Building Orrville, Ohio

The Employee Services Building provides a central hub for activities and amenities supporting the client’s World Headquarters campus, including conference centers and corporate cafeteria and kitchen. Domokur Architects provided design and construction management services for a 150,000 SF renovation and expansion that addressed recent corporate growth. Linking adjacent office buildings, the project expands the quantity and size of available conference and media centers, providing facilities for large “town hall” meetings or smaller, impromptu meetings. Lounge areas provide the opportunity for employees to work in a more relaxed atmosphere, if desired. A Wellness Center provides outpatient healthcare and physical therapy services. A Fitness Center promotes the physical health of the client’s employees and includes exercise equipment, free weights, aerobics classroom, spinning classroom, full-size basketball court, elevated running track, lockers and shower facilities. Also, the cafeteria and kitchen facilities were expanded to provide broader, healthier menu options as well as a diversity of dining seating options. The project also included the addition of a call center and social media center to support the client’s interaction customers.

Food & Beverage Manufacturing Company Organic and Natural Foods Building "Origins Building" Orrville, Ohio

The Origins Building stands as one of the oldest structures on the client’s main campus. Over its history, the structure has served many functions, housing corporate offices, R&D facilities, pilot plant, production plant offices, and an employee health and wellness center. In its current incarnation, the building houses the offices of the client’s organic and natural product lines. In keeping with the current program and occupants, this LEED-Certified facility showcases the client’s commitment to sustainability. Domokur Architects provided design and construction management services to renew and refresh the facility while still maintaining the historic, core building fabric. The new building envelope has continuous air and moisture barrier, continuous insulation, face brick veneer and energy efficient doors and windows. Reclaimed wood countertops, and other recycled and/or regional materials were selected to actively demonstrate the client’s commitment to sustainability. Interior glass partitions transmit abundant natural daylight to the interior. New air distribution systems, LED lighting, water conserving plumbing fixtures, and building control automation system minimize the consumption of utility resources.

DURING DEMOLITION

Food & Beverage Manufacturing Company Canadian Headquarters Markham, Ontario

After this large corporate client consolidated some departments, we began planning and design for a major renovation to this 50,000 SF, 2-story building to re-organize and re-purpose spaces to better facilitate the clients' needs. Two main components included an addition to relocate the public entrance and the redesign of a large sky-lit atrium space. The entrance was relocated to an area that would better establish the company’s presence and incorporate a new reception area, lobby, and huddle space. The atrium, which had become largely unused other than as a circulation space, was re-purposed to incorporate informal employee gathering areas with soft seating and writable wall surfaces for huddle meetings. The space was also outfitted with a kitchen, vending and coffee bar, and various types of tables and seating for breaks. Workstations were upgraded with new finishes and reorganized to increase capacity. Other key spaces involved a Test Kitchen where recipes are developed and a Baking and Coffee Demonstration space where potential buyers are offered first-hand access to products. Domokur Architects provided full architectural and interior design services. We also built key spaces in virtual reality so the client could experience the actual design solution before construction and provide immediate feedback to better tailor it to their needs. Having worked with this client for over 30 years, we understand their culture and vision and can respond to that with appropriate organization of spaces, use of materials and furniture selection based on established standards.

UNDER CONSTRUCTION

Food & Beverage Manufacturing Company World Headquarters - Research & Development Lab Additions/Renovations Orrville, Ohio Over the past thirty years, we have completed numerous projects for this client, with an emphasis on office spaces, conference rooms, and training labs that create an open and collaborative environments for employees. Since 2009, we have completed over $150 million and over 750,000 SF of renovation and new construction projects campus wide while providing Architectural, Landscape Architectural, Interior Design, Graphic Design, and Construction Management services. This most recent renovation to the R&D Building consists of multiple laboratories, new pilot plant, bench top lab, open office space, conference rooms, locker rooms and warehousing for raw materials and for finish goods. Laboratories accommodate a wide range of research functions including packaging, new technologies, analytical testing and product research and development. In addition, documents and coordination services were provided to facilitate the relocation of existing pilot plant and laboratory equipment assets from California to Ohio. Documents and coordination services were also provided to assist in the implementation of new dust extraction and odor control equipment purchased by the Owner in parallel to the addition and renovation project. Renovations of the existing facilities included the in fill of an existing open-air courtyard to provide a building common break room space. Interior design services were also provided addressing new color schemes, finishes, furniture and artwork.

BEFORE

Westfield Bank

Corporate Operations Center Seville, Ohio This project consisted of the complete interior renovation of an existing vacant 40,000 SF 2-story building so that the corporate operations departments for Westfield Bank could be consolidated into one location. Domokur Architects provided services throughout the project including an initial building assessment prior to purchase, programming through closeout, as well as construction management of multiple prime contractors. Our team worked closely with the Bank’s administrative team and directors to establish needs and develop a strategic design layout to work within the constraints of the existing structure. The main lobby incorporates a wood plank ceiling, tile accent wall, semi-private soft seating area, and display area of the Bank’s history to provide a welcoming environment. Private offices were configured with glass to allow natural light to filter through. The design also provided conference rooms, casual spaces, stand-up work areas, training rooms, a lunch room, a coffee bar, and hard and soft seating. A fitness center provides opportunities for cardio and resistance training along with structured classes.

Westfield Bank

Bank Branches - Prototype Design Establishing a new working relationship in 2015, Domokur Architects developed a design to renovate an existing building into which Westfield Bank could relocate their Canton Branch. This design will define a new direction for Westfield in terms of their functional layout and aesthetic as they update marketing, technology and methods in which they offer banking services. A primary feature of the lobby is the “media wall which draws attention as customers enter the branch. Bordered at the top and bottom with wood veneer, an inset of blue back-painted glass provides opportunities for various digital and fixed marketing materials. Other new components include a dual teller pod, an in-lobby teller unit and a tech bar, allowing the staff various ways to interact with customers and meet more personal needs. Offices and conference rooms are enclosed with fully glazed walls giving the entire space an open feel and allowing natural light to pass through from the exterior windows. The exterior modifications include the addition of a two-lane drive-thru canopy, the replacement of existing EIFS banding and gable entrance surrounds with contemporary metal paneling and new landscaping around the building. The parking and drives are also being reconfigured as part of a larger plaza redevelopment.

Huntington Bank (formerly FirstMerit) Operations Center Renovations Akron, Ohio

Huntington

This 100,000 SF facility, originally completed around 1990, had received no major upgrades during its 25 years and featured outdated finishes and light fixtures. Unprecedented growth, a driving cultural shift, and the need for additional staffing informed our design solution, which aimed to create professional spaces that felt innovative and energetic. This was accomplished by removing walls to create larger and more open work areas, re-organizing haphazard workstation layouts, defining circulation patterns through ceiling and flooring treatments, and updating all the finishes, furniture, and light fixtures to provide a more colorful and animated work environment for all employees. Current energy efficiency criteria was addressed through the implementation of more advanced mechanical and electrical controls as well as upgraded plumbing fixtures and lighting selections. The design team worked closely with the Owner on material selections and helped identify several key areas to define the design and tie spaces together. Features include a glass-enclosed training room, a stone-tile stair wall with backpainted colored glass accents, and a glass railing overlooking a large cafeteria with a full service kitchen and servery.

FirstMerit

In January of 2016 FirstMerit was acquired by Huntington Bank. Our services continued with this new owner and we completed several more renovations to this building that re-branded the space to the new Huntington identity and provided additional amenities.

requiring less staff to operate than a traditional branch, FirstMerit wanted to focus on a micro-branch which

could provide users with flexibility to bank in a variety of ways without sacrificing the quality of the experience or the level of service its customers had come to know by maintaining their “You First” approach. They were also interested in exploring the future of banking in terms of self-service interactive devices and equipment Our design solution focused on integrating the traditional branch banking components in a more layered manner, giving the staff the ability to circulate throughout the space and assist the customers with their varying needs. The layout of the components was done to create a very open and flexible footprint with high visibility both within the space and between the interior and exterior. Upon entry through a glass vestibule, customers would be greeted by a concierge and directed to either a waiting area, a “banking bar” with interactive touchscreen devices, private booths for video-conferencing and financial coaching, or full service ATM’s. A large video wall was also present to create opportunities for marketing and advertising. Complementary materials were selected to differentiate each component and provide visual clues for the users. The FirstMerit identity was incorporated through the use of signage as well as a diamond jointing pattern on the metal panel clad entry element echoing their logo.

Huntington Bank

Charleston Regional Office Charleston, WV Domokur provided architectural design services to help Huntington renovate two spaces within Laidley Tower in downtown Charleston as they looked to relocate operations from their previous locations. The first floor branch office, which opened in December, provides them with a street and lobby presence in this active pedestrian area offering customers easy access to services. The regional office, completed in January, takes up an entire floor within the building and provides employees with a collaborative workspace featuring contemporary finishes and furniture as well as an abundance of natural light and downtown views. Glass walls are prevalent throughout the office and conference areas and the lively work cafĂŠ allows for productivity to continue throughout the day. Both projects were successfully completed using the same project team and under an accelerated schedule.

Huntington Bank

Operations Center / New Fitness Center Akron, Ohio Domokur Architects has been retained to provide professional services for multiple renovations at the Akron Operations Center since 2013. The work area for this renovation was one of the few remaining original spaces in the building. The scope of work included renovation of the former Print Room, IT Offices, and Server Rooms into a new Fitness Center to serve employees. Following the model of several other recently completed Fitness Center spaces at other locations, Domokur Architects worked within a compressed schedule and budget to design a space meeting the design standards of the Owner and their fitness vendor. With a hard end-date for project completion, maintaining schedule was a top priority. The team led by Domokur Architects reviewed several other fitness centers recently completed by the Owner/vendor team to identify “lessons learned, long lead-time products/equipment, and design standards early in the design process. Documents were produced and submitted for plan review and contractor pricing within a 5 week period. During construction, weekly construction meetings were held to review progress and ensure that the project schedule was being maintained. Another challenge/priority was to complete the work without disrupting the 500+ employees in this 24/7 occupied facility, which included working directly above the main mechanical / electrical rooms serving the building and completing MEP tie-in of new work to existing systems. Extensive field work was completed to identify critical infrastructure to be protected, and the design team worked closely with the contractor during construction to ensure that services were maintained.

FirstMerit (now Huntington) Bank FirstMerit Branches - Prototype Design Multiple Locations, Ohio

Domokur Architects has completed five branch bank facilities over a two year period throughout Ohio with locations in Rocky River, Euclid, Canton and Wadsworth. In concert with the Owner, Domokur Architects coordinated the design development of a prototype bank branch which serves as the basis for each location. The firm worked closely with the Owner and Consultants to customize the prototype building design to be specific to site constraints, often as a response to local Zoning, Planning, and Architectural Review Boards as well as the Owner’s desire to continually refine and improve upon the implementation and efficacy of the design, construction and execution of each facility. On each project, the firm is involved with the daily activities from preliminary design through construction closeout. In addition, the firm coordinated with preferred contractors during the bidding and negotiation phase and administered the contract during construction, which includes attendance at progress meetings and production and distribution of meeting minutes, field reports and other contract documents.

Shearer's Foods, Inc.

Corporate Office Consolidation Massillon, Ohio Shearers Foods, Inc. approached Domokur Architects with the desire to move into a new space for their corporate headquarters in order to consolidate 150 employees of their corporate management team to one location. After viewing multiple buildings, they settled on a location in downtown Massillon, Ohio.
