When the owners bought the house, it was in a fairly bad state of repair but working with great care they have created an elegant, spacious and ultra comfortable home. The work included redoing the oldest half of the roof, installing glazed hardwood windows and upgrading all the bathrooms, with a cast iron bath in the master bathroom. All internal doors are now solid oak, and attractive solid hardwood flooring was laid throughout the house. The oil boiler was replaced with a ground source heat pump that is better for the environment and cheaper to run. The annexe was also upgraded with an additional bedroom with underfloor heating.
The owners were concerned that all the changes should also be eco-friendly and to this end the walls of the house and annexe are insulated with natural cork and plastered with lime plaster, making the walls damp free and warm. There are solar panels in the annexe and a Tesla battery with electric car charger attached.
The oak cupboards, marble worktops and large induction hob in the kitchen make it a ideal for the keen cook and a pleasing, sociable environment for informal chatty, kitchen meals. They say that one of their favourite rooms is the main living room as it is a wonderful place for family downtime. The windows to three sides allow pretty views to the garden, and the log burner, installed by the owners, make it a cosy winter refuge: and in summer, with the patio doors wide open, you invite the garden into the house. It is also a chic entertaining room and Tabiat is the perfect party pad, where guests can be entertained in the spacious rooms and wander in the delightful gardens; whilst the annexe is perfect for overflow family and friends. In the office the family cats sit in the attractive bay window, contentedly sunning themselves and watch the world go by

The owners passion for gardening is plain to see in the orchard they have planted, the raised beds and two wild beehives. A deer fence runs around the property, and the grounds are home to a myriad of wildlife, with beetle banks and fields that invite frogs, toads, lizards, foxes, the occasional badger and a large variety of wild birds. They have gone to great lengths to make the garden and grounds 100% organic following the UK organic soil association standards. The owners often sit under their glass veranda and savour this oasis of natural peace, even on the wettest of days.
Fairlands village is just over one and a half miles away with a primary school, shops for everyday needs, a community centre, and a good café. Guildford has much to offer with a wide selection of shops, leisure, and cultural activities whilst central London is a thirty minute train journey away. The owners will miss the house, garden and wildlife: plus the local woodland and heathland walks that have all combined to give them so much pleasure over the past seven years. They take away very many happy memories.
