A guide full of recommendations straight from the locals? That would’ve made everything so much easier!

So, we built this magazine with one goal in mind: to help you feel at home faster. We connected with the community and asked longtime residents to

share their top picks for the best places to eat, explore, and spend time. With their help, we put together this guide to make settling in easier for you.

TENNESSEE & VIRGINIA

How exceptional is Bristol? Two states proudly claim our beautiful city and the historic downtown area where both share the aptly named State Street.

That’s right – you can stand in the middle of the street with one foot in Tennessee and the other in Virginia, proving that you can indeed be in two places at once – but only when you’re in Bristol!

There is much to love about Bristol, not the least of which is the people who live here. You’ll find that they’re proud of their city and will welcome you with open arms, recounting the city’s many wonderful qualities every chance they get.

And there are quite a few of them. For example, Bristol is known as the Birthplace of Country Music and is home to the BCM Museum, a Smithsonian Institution affiliate. The museum tells the story of the famed 1927 Bristol Sessions recordings, explores how evolving sound

technology shaped their success, and highlights how this rich musical heritage lives on in today’s music. You’ll soon realize that music is a big part of the Bristol mystique because it’s everywhere, all the time. If you love live shows, you can find one somewhere in Bristol pretty much any day of the year.

Bristol is also home to NASCAR’s most popular racetrack – Bristol Motor Speedway. The half-mile oval, also known as “The Last Great Colosseum,” is filled twice a year with NASCAR fans from all over the world who enjoy the bump-andrun action that can only be found at BMS.

If you truly want to cash in on the Bristol experience, a visit to Bristol Casino: Future Home of Hard Rock must be tops on your list. The first to open in Virginia, the casino currently features 800 slot machines, 29 table games, restaurants, a merchandise store, and plenty of fun!

When it comes to outdoor activities, Bristol’s cup runneth over. An outdoorsman’s paradise, you’ll find miles of inland lakes, rivers, and freshwater streams in

the area, which includes South Holston Lake. The South Holston Lake reservoir, known for its smallmouth bass fishing, is chock full of great fishing spots, while the weir dam is one of the premier fly fishing destinations in the country. The lake is filled with boats from May through September, and there are plenty of spots to swim, camp, hike, and bike.

The city, which welcomes visitors with its iconic “Bristol, A Good Place To Live” sign, offers restaurants, nightlife, specialty shops, antique stores, and entertainment venues, such as the historic Paramount Center for the Arts and the Cameo Theater. Downtown Bristol is also the site of the annual Bristol Rhythm & Roots Reunion music festival, which takes place every year in September, and the historic Bristol Train Station.

That’s just a little taste of what you can expect in Bristol. We’re excited to welcome you to what truly is a good place to live!

HISTORY HISTORY

Situated in the heart of the Appalachian Mountains, Kingsport, Tennessee—also known as the Model City—was thoughtfully designed and founded in 1917 with a distinctive ‘garden city’ layout. The city is well-known for its thriving industries, including the prominent Eastman Chemical Company. Bristol, which spans the Tennessee-Virginia border, proudly claims the title of the “Birthplace of Country Music,” thanks to the landmark Bristol Sessions recorded in 1927, which shaped the genre’s future. Today, these cities beautifully intertwine their historical roots with the modern world, capturing the essence of the American South.

LOCAL TIP

My wife and I thoroughly enjoy Exchange Place and don’t miss an event. The working farm is a living, breathing link between a historic past and a hopeful future. - Marshall

Embark on a journey to the 1850s at EXCHANGE PLACE LIVING HISTORY FARM, formerly the Gaines-Preston Farm. This site, once a self-reliant plantation, a relay station on Old Stage Road, and the Post Office for Eden’s Ridge, TN, brings the early 1800s to life. The exchange of horses, currency, and tales was a common occurrence and is the inspiration for the farm’s name. Recognized on the National Register of Historic Places, Exchange Place hosts several events annually, preserving the antebellum structures and providing for the resident farm animals. The year’s highlights include five main festivals: Spring Garden Fair, FarmFest, Fall Folk Arts Festival, Witches Wynd, and Christmas in the Country. Each season unfolds its unique narrative at Exchange Place. Visit ExchangePlaceTN.org or call 423-288-6071 for event details. Uncover the vibrant past of the 1850s!

ALLANDALE MANSION, known as Kingsport’s “White House,” was constructed in 1949 by cattle ranchers, Ruth and Harvey Brooks. In 1969, they bequeathed the mansion to the City of Kingsport, transforming it into a hub of community and social activities. Visitors can explore exhibits dedicated to the Brooks family, admire original furnishings and art, or tour the barn and gardens. Once part of an award-winning cattle farm, the mansion’s gardens are particularly cherished, designed by the same landscape architect who served President Eisenhower. Visit AllandaleMansion.com, call 423-229-9422 and follow @Allandale Mansion on social media.

The NETHERLAND INN, a National Historic Site, uniquely served as both a boatyard and stagecoach stop. It now houses a Museum of Pioneer Transportation, a replica flatboat, and 18th-century cabins. This intimate snapshot of life in a key frontier settlement is nestled in Kingsport’s Boat Yard Park, a historic Holston River boat-building hub from the mid-1700s. Constructed between 1802-1808 by William King as a salt shipping point, it was later purchased by Richard Netherland in 1818, transforming it into an inn and tavern for Old Stage Road travelers. Distinguished guests included Daniel Boone and Presidents Jackson, Johnson, and Polk. Visit TheNetherlandInn.com or call 423-429-7730

Nestled at 121 Shirley Street, within Kingsport’s historic Boatyard District, stands the HAMMOND HOUSE, a preserved relic of the late Victorian era, bestowed upon the Netherland Inn/Exchange Place Association by Vurl and Neta Hammond in 1996. This sole structure retaining its authentic 19th-century architecture beckons visitors into a past adorned with antique charm and grace. In 1892, the plot was acquired by Louie M. Smith, daughter of renowned physician and dentist, Dr. William E. Jones. A significant figure post-Civil War, Dr. Jones facilitated the construction of this splendid abode, which unfortunately witnessed degradation over the years. In 1969, the Hammonds rescued the house from disrepair, dedicating themselves to restoring its original splendor, scouring local estates for vintage furnishings. They rekindled the home’s historic allure, frequently hosting gatherings in period attire. This beloved house, a testament to community heritage and architectural elegance, continues to welcome guests, embodying the Hammonds’ legacy and the vibrant history of a bygone era. Visit HammondHouse.org, call 423-245-5523 and follow on Facebook as @Hammond House Kingsport.

In 1907, Kingsport’s founder J. Fred Johnson began acquiring land on Bays Mountain to establish a water source for the developing town. By 1914, he bought approximately 1,200 acres surrounding the watershed, selling it to Kingsport Waterworks Corporation which began constructing the recognizable dam in 1915. Since then, Bays Mountain Park has expanded, introducing animal habitats for otters, deer, native reptiles, amphibians, and gray wolves. Now, the BAYS MOUNTAIN PARK & PLANETARIUM attracts over 200,000 visitors annually with 40 miles of hiking and biking trails, a zipline adventure ropes course, and the original 44-acre lake. Visit BaysMountain.com and BaysMountainHistory.org, call 423-229-9447 and follow @Bays Mountain Park & Planetarium on social media.

The BIRTHPLACE OF COUNTRY MUSIC MUSEUM dives into the influential role of emerging sound technologies in the success of the 1927 Bristol Sessions, tracing their enduring impact on Appalachian music and beyond. With theater experiences, engaging displays, and diverse educational programs, the museum brings to life the transformative story of these recording sessions. It also hosts rotating exhibits from guest curators and renowned institutions like the Smithsonian in its Special Exhibits Gallery. Housing a collection of artifacts, photographs, and a digital archive, the museum is a comprehensive trove of the region’s vibrant musical heritage. Visit BirthplaceOfCountryMusic.org, call 423-573-1927 and follow @Birthplace of Country Music on social media.

Situated in downtown Bristol, the PARAMOUNT BRISTOL is a versatile performing arts center hosting a variety of events including music, dance, comedy, film, theater, and family entertainment. As an Art Deco movie palace from the 1930s, it features a lavish interior and a distinctive marquee, leading to its listing on the National Register of Historic Places in 1985. The theater opened successfully on February 20, 1931, showcasing unique architecture and “refrigerated air”, attracting spectators far and wide. However, changes in tastes and a downtown decline in the late 1960s and 1970s led to its closure in 1979. Fortunately, the efforts of visionary Bristol locals have revived the Paramount, restoring its former glory. Visit ParamountBristol. org, call 423-274-8920 and follow @Paramount Bristol on social media.

Located in Gray, Tennessee, the GRAY FOSSIL SITE offers a unique insight into the Early Pliocene Epoch, preserving a 4.5-5 million-year-old pond ecosystem. This ancient sinkhole pond is home to fossils from approximately 200 species of animals and plants, illustrating a forest filled with oak, hickory, and pine trees. The site was inhabited by various creatures, including tapirs, rhinos, mastodons, and alligators, underlining East Tennessee’s warmer climate at the time. Unique in the Appalachian Highlands, the Gray Fossil Site showcases several species previously unknown to science, including the only complete red panda fossil in the Americas, the oldest fossil wolverine, and an ancestor of modern slider turtles. I most recently worked on the KINGSPORT CAROUSEL during the pandemic. After years of wear and tear, it needed a good cleaning and repair. So for two weeks while the world was shut down I would go in, alone, and fix anything on the animals that needed fixing. I was the only person allowed in the building and I worked while the light was good during the day. It was the animals, myself and a radio. I love this project with all my heart. The best decision I have ever made in my life was to sign up as a volunteer painter. The people I’ve met along this journey have become some of my best friends and now, a part of my family. God blessed me with the ability to paint and I’m thankful He let me be a small part of this big project. I was just one of over 300 volunteers it took to make this dream a reality. - Jessi

2. How Much Land Are You Working?

The amount of land you manage significantly influences your tractor selection.

• Under 5 acres? A compact tractor will likely suit your needs for light mowing, gardening, and basic material handling.

• 5 to 50 acres? A utility tractor provides the versatility to handle various tasks such as tilling, brush hogging, and hay production.

• 50+ acres? A mid-range tractor ensures you have the necessary power to efficiently cover large fields, manage row crops, and transport heavy materials.

Matching your tractor size to your land ensures efficiency and prevents issues associated with underpowered or oversized equipment.

3. Price & Financing Options

While price is an essential factor, purchasing solely based on the lowest price can lead to dissatisfaction if the tractor does not meet your needs. At West Hills Tractor, we offer competitive pricing along with various financing options to help you make the best investment:

• Low-rate financing options through CNH Capital

• Leasing programs for short-term or seasonal use

• Cash incentives and package deals when bundling tractors with implements

Additionally, we can provide insights into extended warranties, servicing costs, and long-term value to help maximize your investment.

4. After-Sales Support & Service

One of the biggest advantages of purchasing your Case IH tractor from West Hills Tractor is our commitment to

customer support. We stand by our equipment long after the sale, ensuring that you have access to:

• OEM parts & accessories to maintain peak performance
