about the COVER
Cover photo provided by JJ Fowler, of Vanzeppelin
Photography. JJ’s pursuit of a photography career had long been pushed aside due to a broader interest in the technology field as a whole. This changed 6 years ago with the introduction of affordable, camera-equipped drones to the consumer market. The melding of interests given by these “flying cameras,” and the ability to attain perspectives that were previously well out of reach, reignited an interest in photography/videography that had long been dormant. Advanced digital editing tools, artistic interpretation, and keeping up with rapidly evolving technology are what drives JJ to keep exploring new possibilities in the field. OUTDOOR ADVENTURES:
JOYS OF BEING LOCAL IN
SOUTH CAROLINA

WELCOME TO GREENVILLE!
This is a fantastic place to live if you enjoy the great outdoors, thanks to our beautiful weather and opportunities to be active. Here, we’ll take a quick look at several different ways to be active around Greenville.

HIKING
From easy to strenuous, the surrounding area offers great local hikes, each with “beautiful, breathtaking scenery.” You can, for example, walk just thirty feet from your car to take in stunning sunrises and sunsets at Bald Rock Heritage Preserve. For a steep hike that works up a real sweat, consider Rainbow Falls Trail. The reward will be closeup views of a “gorgeous, 100foot waterfall plunging over a granite cliff.” If you love to walk, surrounded by gorgeous scenery, you won’t run out of opportunities in Greenville!
CYCLING
If cycling is your thing, there are plenty of amazing biking routes to enjoy. On such trail, Gateway Park in Travelers Rest, is designed for mountain bikers to gain the skills necessary to ride other trail systems in the upstate area. Plus, in 2017, our city completed the first on-street protected bike lane in all of South Carolina. It runs along Broad Street, between Main Street and Spring Street. There’s also the 20-mile walking and biking trail known as the Swamp Rabbit Trail.
PADDLING
Paddling is a wonderful way to relax and enjoy the crystal clear lakes and rivers of the Upcountry. Paddling options are limitless as there are numerous destinations for every skill level, while nearby whitewaters challenge the most advanced paddlers. Now, as a resident, you can enjoy paddling and kayaking close to home.
LOCAL TIP

Sunrift Adventures: I love adventure. I was so glad to find Sunrift Adventures in downtown Travelers Rest just 15 minutes out of Greenville. Here you can find great outdoor gear and a staff with a wealth of local intel about the best places to enjoy the outdoors in the upstate. - Joe S.
EVEN MORE OUTDOOR ADVENTURES IN GREENVILLE
Busy as those activities can keep you, that’s still only skimming the surface. If you enjoy swimming, there are wonderful places to take entire families, including Discovery Island Waterpark and the 7th Inning Splash Waterpark. Plus, there’s golf, tennis, ice skating, zip lining and much more— and, if you’re a baseball fan, check out Greenville Drive baseball, the highly competitive Class-A affiliate of the Boston Red Sox in a ballpark resembling historic Fenway Park.

YOU’VE ARRIVED.
now What?
By now, you know why moving, across town, state or country, ranks as one of the most stressful times in a life. The packing, loading and travel is now behind you, but you now must turn chaos into order. Unopened boxes have been placed in rooms, basic furniture is in place, and while you mutter you will never ever move again, you feel overwhelmed. Here are a few suggestions for lessening the stress level and speeding the house-to-home transformation.
UTILITIES:
Although you’ve probably established your utilities, internet services often have to wait until you’ve moved in. Since services vary by region, choosing one a no-contract commitment gives you time to research for a final decision. As a safety measure, locate the fuse box, water and gas cut-off valves. Make sure you know when trash and recycling pickup days are and what is accepted for recycling in your new area.
KNOW YOUR NEIGHBORHOOD.
A great way to get info on your new community is social media. Most neighborhoods, HOA’s and communities have websites or online networking groups. Facebook and Nextdoor.com are two good options. Not only can you “meet” people in your area, but this is a good source of localized recommendations you will need in the upcoming weeks. Start a contact list with not only emergency numbers but also nearby charity groups that pick up donations, used furniture stores and thrift stores for either purchasing or selling, and a handyman service that can handle everything from assembling furniture and making repairs to installing lightbulbs in high ceilings.
BE PREPARED FOR SURPRISES.
As you unpack and familiarize yourself with your new surroundings, expect the unexpected. It might be discovering
By Denny Layne, Resident, TCMR Division Manager
furniture you thought would fit into the room doesn’t, or the kitchen shelves are not as many as you thought. Expect cardboard to build into mountains, faucets to drip, or additional shelves needed in the kitchen, and that you have too many mirrors, pictures or lamps and not enough chairs. Expect curtains that you loved in your old home to look horrendous in the new. This is where social media and your contact list works! A professional handyman can come in extremely handy when making quick repairs or personalized touches to your new home. And remember one man’s trash is another’s treasure. Post unwanted items, including used packing boxes, online for free or for on the neighborhood group page or Facebook Marketplace, or call charities to pick up your donation.
RELAX AND ENJOY.
Take time for yourself. Order in dinner and picnic on the living-room floor. Make this an adventure with the family. Celebrate your new home.

GREENVILLE’S & TAPROOMS BREWERIES

Greenville, SC, where craft beer is making its entrance into the Upstate
Locals have made it very clear in recent years that brewing companies have a growing place in the city of Greenville. Prior to, the neighboring North Carolina city of Asheville had made a name for itself when it came to craft breweries, but research shows Greenville has joined the Western North Carolina city in the elite top 10 cities for craft beer.
Number one on the list is Portland, Maine, but Asheville is not far behind. And though Greenville only got heavily into the craft beer arena in recent years, the city has already earned fifth place.
Listed below are several of Greenville’s popular breweries and taprooms:
Breweries
SOUTHERNSIDE BREWING CO.
25 Delano Dr, Unit D, Greenville, SC 29601 (864) 232-2053
Nestled in the Southernside Neighborhood of Downtown Greenville, SC, along the Swamp Rabbit Trail, Southernside Brewing Company has quickly become a local and tourist favorite. With a mouthwatering menu, over 10 house-brewed beers on tap, a spacious indoor area, and a sprawling outdoor space perfect for yard games, live music, and gatherings with friends, it’s the ideal spot to relax and enjoy.
THOMAS CREEK BREWERY
2054 Piedmont Hwy., Greenville, SC 29605
Often touted by locals to be the best “brewpub” in the Upstate. Thomas Creek Brewery feels like family. The sour beers are awesome, and the service is great. It is an “I can’t wait to go back” kind of experience. They’re one of the biggest breweries in South Carolina and are always busy brewing. They have the most extensive home brew shop in the area and a nice taproom. Outside seating is also available with games and sometimes a band. Parking is extensive, and many times you can park close to the door.
13 STRIPES BREWERY
250 Mill St., Ste. PW3101 Dock Print Works No. 3, Taylors, SC 29687 (864) 349-1430

13 Stripes is an old-world, craft brewery located in Taylors Mill. They are focused on building community through not only the shared experience of a good beer but also a wide variety of events. They host trivia nights, movie nights, local markets, festivals, and a lot more. They have plenty of parking space and seating, and they always present a family-friendly atmosphere with games and sodas for kids. Their Belgians and Nitros are really good, and be sure to try the Future World IPA!
IRON HILL BREWERY AND RESTAURANT
741 Haywood Rd., Greenville, SC 29607 (864) 568-7009
Iron Hill offers a more upscale environment than many of the other Greenville brew pubs. They provide a unique food menu with a great selection of beers that have been properly brewed and not rushed to the tap to boost cash flow. These guys do it right, and their service is excellent.

YEE-HAW BREWING COMPANY
307 E. McBee Ave., Greenville, SC 29601 » (864) 605-7770

Yee-Haw is stocked with all of the standard Americanstyle ales but also do an excellent job with more Euro-style lagers, which is a welcome addition to the Greenville beer scene. There are some very large HDTVs placed properly, so this place would probably be pretty good to take in a game as well. They have great beer, especially their Dunkel (it is award-winning!). Yee-Haw is such a great place to relax and enjoy yourself in downtown Greenville. They have an outdoor area loaded with games and tables too.
SWAMP RABBIT BREWERY AND TAPROOM
26 S. Main St., Travelers Rest, SC 29690 » (864) 610-2424
Swamp Rabbit is a very cool brewery in the Travelers Rest area. Very traditional beer menu but their IPA and cream ale are favorites of mine. They have a fun patio area where you can play board games and hang out. Seasonal brews change so try the sampler flight to see which brew you like best. They do not serve food but often have a food truck parked in the back parking lot. Great place for a small group to meet up!

LIABILITY BREWING COMPANY
109 W. Stone Ave., Suite D, Greenville, SC 29609 (864) 920-1599
Liability has great beer and a variety of styles. They have dog treats and toys for your pups to play with. It is a great side-saddle venue out of the hustle of downtown Greenville, yet still very close for an evening’s jaunt. Moe’s BBQ is next door for those who come hungry. They provide an excellent outdoor seating area that rounds out the great space, complete with an oversized fire pit.
THE EIGHTH STATE BREWING COMPANY
400 Augusta St., Greenville, SC 29601 (864) 609-4590
If you enjoy adventurous ales, then this place is the Disneyland of craft beers you have been searching for. The vibe is relaxed and the atmosphere is one of a kind (an old cake factory). The live music is also adventurous, but expertly curated. The food is craveable and ranges from light to filling. I love this place! The atmosphere is just plain fun, AND they have free music on Saturday and Sunday evenings. I highly recommend The Eighth State.

FIREFORGE CRAFTED BEER
311 E. Washington St., Greenville, SC 29601 (864) 735-0885
Fireforge is another of the “best breweries in Greenville!” They have absolutely amazing beer! A great selection to choose from too; IPAs, sours, stouts, etc. There is something for everyone and they are all delicious. The atmosphere is very cozy. I love the wood paneling on the walls and the rustic feel. The outdoor patio is great during good weather or if you have dogs. I highly recommend you try Fireforge!

HOPPIN’ GVL

By
Greenville, South Carolina is a growing cycling destination. And word is beginning to spread concerning its strong cycling culture, as the city itself is addressing numerous cycling related issues - the development of an integrated network of bicycle facilities and supporting programs, linking neighborhoods and activity centers throughout the city. The network will not only make bicycling a more viable mode of transportation, but will contribute to an enhanced quality of life for residents and visitors.
Greenville is not exactly new to the cycling scene – it held the USA Cycling Professional Road National Championships from 2006 to 2012. What those riders all know is that Greenville offers miles of wide open space to explore, with everything from serious mountains to rolling farmland, and even a 21-mile paved bike path starting in the heart of downtown. In addition to, Greenville has completely revitalized its downtown area and turned
it into a major attraction full of art, gorgeous scenery, and an impressive culinary scene; a deliberate effort to actively pursue cyclists as tourists and potential citizens.
It takes so much more than just open roads to make a great road cycling area. Road conditions, traffic and terrain are key of course, but so is a general acceptance that bikes belong on the road, and Greenville seems wellplaced on all of the above. According to tourism spokeswoman Taryn Scher.
“By November 2015, the total number of bike lanes, sharrows, greenways, and trails had grown to 60 miles and is still moving swiftly.” While more definitely needs to be done, those improvements have made getting in and around the city much more bike-friendly to be sure.

At Garner’s Natural life we offer the purest, most innovative, high-quality natural products. With more than 130 collective years of wellness experience, our expert staff provide unsurpassed customer service in our industry.

Once out of town, the roads and scenery open up and long, winding, rolling roads abound, with little traffic. North of town seems to be the more popular area, especially since the Swamp Rabbit Trail heads that direction out of town. The trail itself is a very flat rail-to-trail paved path, and it makes for a wonderful, casual spin out of town where you’ll share the trail with everything from pros to first timers, not to mention loads of runners and walkers. You’ll find that many of they cyclists are on their way to the little town of Traveler’s Rest, which has become a popular ride for Greenville locals – they ride out, eat some good food and/or drink some local beer and fresh coffee, and head back home.
Another popular ride is much closer to home. Paris Mountain was featured prominently – and painfully – during the National Championships where it was climbed four times during the race. It is found just a few miles north of town, and offers a legitimate mountain climb.

When it comes to mountain biking, Greenville often takes a backseat to another outdoor adventure town, Ashville, NC, which is about an hour north over the hills. But Greenville has plenty of outstanding riding within a short drive, and many of the best areas are only a bit farther away than they are from Asheville. Three National Forests are less than 2 hours away, including Pisgah, Sumter and Chattahoochee (in NC, SC and Georgia respectively), and lots of other open space surrounds the area as well.
Probably the best known area in the region is Pisgah National Forest, just east of Asheville, where the riding lives up to its
reputation, with hundreds of miles of trails spread out across over 500,000 acres. There are too many to list, but be aware – these trails are very hilly, and are renowned for their challenge and ability to take riders far into the wilderness. Pisgah is also the home of Mt. Mitchell, the highest peak in the Eastern United States at 6683’.
With the recent revitalization of Greenville – especially the historic downtown area – the town has developed a surprisingly vibrant arts and entertainment scene, including a few things cyclists tend to appreciate: fresh, local, creative food; fresh roasted artisan coffee; and top-notch, micro-brewed beer from both local and national brewers.
Choosing to stay active and true to the Two Wheel Fun theme of the article, I decided to check it all out on ... ahem ... a Segway Tour. Greenville Segway Tours provided the machine (and helmet!) and a quick lesson. The owner/guide provided tons of history about the area, including stories behind the seemingly ubiquitous – and quite impressive public artwork, and lots of useful info on entertainment as well.
What Greenville has to offer residents and travelers alike is options. It is another great cycling destination that offers plenty of great food and drinks to keep you satiated when you’re not on the bike as well.

FORE! FORE!
Set in the foothills of the Blue Ridge Mountains, Greenville, has a beautiful downtown and many outdoor activities to pursue. It’s a paradise for outdoor enthusiasts to enjoy jogging, climbing, biking, boating, fishing and golfing. Golf course architects like Tom Fazio, Robert Trent Jones, Sr., Willard Byrd and John Lafoy have taken full advantage of the beautiful terrain in the area.

Our brightly colored walls and funky interior radiates energy and our staff will welcome you and provide service that will bring you back again and again.

Across the Upstate, there is a healthy mix of familiar brand name shopping, specialty boutiques and local retailers. Another thing you can be sure of when shopping in Greenville? There are plenty of great restaurants nearby should you need to refuel along the way. Explore the listed areas below and discover for yourself how “retail therapy” really works.
10 GAFFNEY OUTLET MARKETPLACE
The Gaffney Outlet Marketplace is the closest outlet shopping experience to downtown Greenville and home to more than fifty stores. Brands such as Polo Ralph Lauren, Tommy Hilfiger, Coach, Kate Spade, Michael Kors and Brooks Brothers are well-represented, as are the likes of Ann Taylor, American Eagle, Guess, Aeropostale, Banana Republic, Gap and J. Crew. While apparel is central to the shopping theme, there is plenty more offered besides clothes, including Bath & Body Works, Yankee Candle, Pottery Barn, Kitchen Collection and Vitamin World. Regular hours are Monday - Saturday Open 10:00AM–9:00PM, Sunday Open 1:30PM–7:00PM.
9 CHERRYDALE POINT

Stores include Old Navy, TJ Maxx, Shoe Carnival, Bath & Body Works and Ross. In addition to the department stores, you will find Ingles Market, T-Mobile, AT&T, Gold’s Gym and a Regal Cinemas.
8 FAIRVIEW ROAD
The nearby area of Simpsonville has benefitted from Greenville growth, and offers tremendous shopping opportunities as well. Fairview Road is unrecognizable from the scatter of farms and pastures it was but a few decades ago. Department stores such as Target, Walmart, Lowe’s, Home Depot and Michael’s are found either in or just outside of Fairview Station. Belk, Kohl’s and TJ Maxx are featured clothing stores. Footwear, video games, pet supplies, sporting goods, jewelry and beauty products each have a specialty store of their own.
7 AUGUSTA ROAD
Extending out of the heart of downtown Greenville, Augusta Road is a common meeting place, and centerpiece of the Upstate community. It’s one of the oldest neighborhoods around, and it gives you quick access to other parts of the city. Restaurants are plentiful, so a day of shopping is easy and comfortable. Take time to pop in and out of the eclectic collection of specialty shops; Twill, a women’s fashion boutique, offers a sophisticated yet casual style, complete with a cozy sitting area and fully stocked bar.

In 2002, the Main St. Liberty Bridge over the Reedy River opened up the West End and Falls Park on The Reedy, and business boomed. Anchored by the Hyatt Regency on one end and the West End on the other, downtown is lined with arching trees and pretty street lighting. You’ll find an abundance of unique, local retailers, as well as upscale chains like Brooks Brothers, Orvis and Anthropologie. Not just national chains but smaller ones such as Mast and its next-door neighbor, O.P. Taylor’s Toy Store also find their place along the Main St.

LOCAL TIP STATE PARKS
State Parks are great family destinations. They feed the minds and souls of children and adults alike. They are beautiful and unique and inexpensive.
Parks and recreation facilities are the places that people go to get healthy and stay fit. According to studies by the Centers for Disease Control and Prevention, creating, improving and promoting places to be physically active can improve individual and community health and result in a 25 percent increase of residents who exercise at least three times per week.
State parks promote the preservation of natural ecosystems. Our efforts to protect state parks today will make our children and future generations proud of how we acted in regards to the natural, environmental, recreational and cultural resources in our care.

family friendly
Attractions

One goal of ours at BeLocal is to guarantee our readers get the most out of every season and spend more time playing with their families. Fortunately for you, Greenville, South Carolina is a great city to raise a family. There are plenty of activities that everyone can enjoy.
We believe families attach great importance to play but social factors limit opportunities. Concerns about traffic and strangers appear high on parents’ list of reasons for not allowing their children to play outdoors. Over one-quarter of parents admitted to limiting their children’s play because of concerns about accidents and injuries. One-third of parents say that their children cannot play outdoors due to the lack of play facilities near their house. A similar amount of parents feel that the general public has a negative attitude to children using public places to play.
So we’ve compiled a list of accessible, kidfriendly attractions that will provide your children a proper and playful environment while providing you, as a parent, peace of mind and an opportunity to form long-lasting memories with your family.

DAY TRIP OPTIONS ON THE
BLUE RIDGE PARKWAY
By Kurt Van Natta

The Blue Ridge Parkway is “America’s Favorite Drive.” There are endless opportunities for a day of recreation. As it is not only possible to hike, camp, motorcycle, rock climb, fish for trout, or bicycle...
...it is encouraged! Almost any activity that does not damage the park or endanger other visitors is encouraged.

There are all kinds of events too, put on each year all along the Parkway. Like Uncorked, a wine and rail pairing experience, and The Classic Hikes of the Smokies series, monthly guided hikes in Great Smoky Mountains National Park. The Blue Ridge Music Center hosts an exceptional lineup of performers for the Roots of American Music summer concert series with shows in the outdoor amphitheater at 7 p.m., Saturdays, Memorial Day through Labor Day.
The parkway runs for 469 miles through Virginia and North Carolina counties, mostly along the Blue Ridge, a major mountain chain that is part of the Appalachian Mountains.
Mileposts along the parkway start at zero at the northeast end in Virginia and count to 469 at the southern end in North Carolina. The mileposts can be found on the righthand side of the road while traveling southbound on the parkway.
Asheville’s mileposts (MP) are between Mileposts 382 and 393. MP 384 is the Blue Ridge Parkway Visitor Center. The center houses a 70-seat theater showing an award-winning 24-minute film about the region. Information and orientation services are provided by the National Park Service and the Blue Ridge National Heritage Area.

TOP BENEFITS OF
TREE TRIMMING
Pruning is the starting point for plant health care. There are numerous reasons for pruning trees; some are safety-related, some are as a convenience, and some improve the health of the tree.
WHY SHOULD I TRIM MY TREES? It’s easy to be reluctant about pruning your trees and especially if you have several on your property. What you may not realize is that tree-trimming exercise has several benefits to your trees as we’re going to see.
1. IMPROVES THE OVERALL HEALTH OF YOUR TREES. Although a large tree is attractive to the eye, it doesn’t have the capability of absorbing all the essential nutrients from the soil or the ground. Lack of enough nutrients affects the overall health of the tree.
2. HELPS THE TREE GET BETTER EXPOSURE TO SUNLIGHT. Trimming the unnecessary branches enables the tree to get more sunlight, hence increasing the amount of photosynthesis. In the long run, trimming helps improve the overall health of the tree.
3. TREE TRIMMING HELPS COUNTERBALANCING ROOT LOSS
Trimming your trees regularly allows you
to accommodate any root loss. It also helps in shaping the trees as you wish and end up having the tree looking as you envisioned it.

STONE SELECTIONS
TIPS FOR

Selecting a stone for a design project is a reflection of one’s personal taste. Although there are unlimited choices, some stones are more specifically suited for particular uses. Some stone choices are:

QUICK FACTS
Granite- Most often from Brazil, Spain, India and China, these natural stones are hardest second only to rubies, sapphires, and diamonds. An ideal choice when performance, color, texture, and ease of maintenance are of highest importance.
Marble- A metamorphic rock found primarily across Europe and India. Color & rue beauty intensify over time with use. Typically, softer than granite, it tends to stain, etch and scratch more easily. Commonly used for fireplaces, bar-tops, backsplashes, and bathroom designs.
Onyx - An exotic stone, forming a wide variety of colors: red, yellow, brown, green and the most famous, black. Predominantly used as a statement piece, light accent, or as a backsplash in kitchens and bathrooms.
Limestone- A sedimentary rock that give the stone a natural, organic element. Static coloring makes it a good choice for flooring, interior & exterior wall cladding, fireplaces, and backsplashes.
Quartzite – A hard metamorphic rock which starts out as sandstone & is converted into quartzite through heating and pressure. Its density makes it mostly resistant to erosion & volatile weather. Pure quartzite is usually white to gray and can be used to cover walls, as roofing tiles, flooring & stair steps but is often simply used for decoration & countertops.

When choosing your natural stones, here are a few things to consider:
COLOR
The incentive in using a natural stone over a man-made engineered product, is the stone’s ability to have a varied color spectrum, adding character and versatility to your design.
Things to consider when choosing your stones are:
1. Elements of the room’s main use
2. Atmosphere you wish to project
3. Surrounding color palate of your accent pieces and furniture
Since stone is a product of nature, each stone will have its own character which will add to the overall dynamic of the room.

PURPOSE
The harder a stone, the more resistant it is to abrasions. A heavy traffic and higher usage area will require a denser stone. Choosing a softer stone would require frequent cleaning and dustings to prevent scratching. The amount of time you wish to dedicate to cleaning and caring for your natural stone should be considered during the selection process.
FINISH
The stone’s finish will also affect the overall characteristics of your design. Polished: Glossy surface that will reflect light and more greatly emphasize the color and markings of the stone. Recommended for walls, countertops, and flooring.
Honed: Satin-smooth finish with slight light reflection. Preferred for floors, thresholds, and heavy traffic areas. Flamed: Rough textured surface used mainly on granite floors & tiles.

Mortgage Options
FOR NEW MOVERS TO GREENVILLE, SC

By Caleb LeGrand , Branch Manager - CL Team, NMLS #259691
If you’re moving to Greenville, South Carolina, finding the right mortgage is a key step in purchasing your new home. With a variety of mortgage types—Conventional, USDA, FHA, and VA loans—understanding your options will help you make the best financial decision. Whether you’re buying a primary residence, second home, or investment property, there are mortgage solutions tailored to fit your needs.
CONVENTIONAL LOANS: BEST FOR 20% DOWN
Conventional loans are a popular choice for buyers with good credit and stable finances. While you can qualify with a down payment as low as 3-5%, putting down 20% allows you to avoid private mortgage insurance (PMI), which can increase your monthly payments.
Who is it for? Buyers with strong credit who can afford a larger down payment.
Best for: Primary residences, second homes, and investment properties.
If you’re looking to purchase a second home or an investment property, conventional loans are ideal, though down payments for these may be higher—often 10-25% for second homes and 15-25% for investment properties.
FHA LOANS: LOW DOWN PAYMENT FOR FIRST-TIME BUYERS
FHA loans, backed by the Federal Housing Administration, are designed for buyers who may not have a large down payment saved. You can qualify for an FHA loan with as little as 3.5% down, making it an excellent option for first-time buyers.
Who is it for? First-time buyers or those with lower credit scores.
Best for: Primary residences.
While FHA loans allow for lower down payments, keep in mind that mortgage insurance premiums (MIP) are required for the life of the loan, which can increase your overall costs.
VA LOANS: NO DOWN PAYMENT FOR VETERANS
VA loans are a top choice for veterans and active-duty service members, offering no down payment and no PMI. These loans, backed by the U.S. Department of Veterans Affairs, are a fantastic option for those who qualify.
Who is it for? Veterans, active-duty military, and qualifying spouses.
Best for: Primary residences.

With VA loans, you’ll enjoy lower monthly payments and no upfront costs, making it a highly affordable option for veterans moving to Greenville.
USDA LOANS: 100% FINANCING FOR RURAL AREAS
USDA loans are a great option for buyers in designated rural areas around Greenville. These loans offer 100% financing, meaning no down payment is required, making homeownership even more accessible.
Who is it for? Buyers in eligible rural areas with moderate or low income.
Best for: Primary residences in rural or suburban areas.
USDA loans are designed to help buyers in rural areas, and many areas just outside of Greenville qualify, offering affordable living just outside the city.
SECOND HOMES AND INVESTMENT PROPERTIES
If you’re buying a second home in Greenville, conventional loans are typically the best option, though they usually require at least a 10-20% down payment.
Investment properties often require 20-25% down, but they offer great potential for those interested in rental income or long-term investment.
CHOOSING THE RIGHT MORTGAGE
Choosing the right mortgage depends on your financial situation, down payment ability, and the type of property you want to buy. If you can afford a 20% down payment, a conventional loan can help lower your overall costs. However, FHA, VA, and USDA loans offer attractive options for buyers who need lower upfront costs or specialized financing.
No matter your needs, there’s a mortgage option that can help you make your move to Greenville a success.

MAKING A MOVE TO UPSTATE SOUTH CAROLINA?
NAVIGATE YOUR BANK SWITCH WITH EASE
By The Southern Bank

As you embark on this exciting journey, one important aspect of your transition shouldn’t be overlooked — switching banks. Relocating to a new area is a perfect opportunity to reevaluate your financial choices and ensure your banking needs are met efficiently. In this article, we’ll explore the reasons behind switching banks when moving and provide a comprehensive guide to make this transition smooth and hassle-free.
WHY SWITCH BANKS WHEN MOVING?
The decision to switch banks when moving is not just a matter of convenience but can significantly impact your financial well-being. Here’s why you should consider switching to a local bank upon moving to the Upstate.
▸ Local Presence: By choosing a bank with a strong presence in your new location, you’re aligning yourself with a financial institution that understands the local market dynamics and can provide tailored services to meet your unique needs.
▸ Tailored Services: Local banks often tailor their services to meet the needs of the local community. This includes not only general banking needs but also mortgage solutions that are tailored to the area’s real estate landscape.
▸ Convenience: Proximity matters when it comes to your banking needs. A local bank with branches and ATMs nearby can save you time and effort, making routine tasks like deposits and withdrawals easier to manage.
▸ Community Engagement: Local banks often invest in the communities they serve, contributing to the local economy and fostering a sense of community. You can indirectly support initiatives that benefit your new hometown by banking with them.
▸ Personalized Service: Smaller local banks offer a more customized experience than large national banks. You’re more likely to be treated as an individual rather than just an account number.
NAVIGATING THE BANK SWITCH: STEP BY STEP
Making the switch to a new bank involves a few crucial steps to ensure a seamless transition:
▸ Do Your Research: Begin by researching local banks in the Upstate. Look into their services, fees, and customer reviews. Ensure they offer the banking products you need, such as checking and savings accounts, loans, and online banking.
▸ Explore Mortgage Options: Seek offerings, including fixed-rate mortgages, adjustable-rate mortgages, and more to begin the mortgage process. Prequalifying for a mortgage allows an understanding of how much you can afford before you begin house hunting.

▸ Make Comparisons: Compare the account features, fees, and requirements of the banks. Pay close attention to opening deposit requirements and monthly maintenance fees. Choose an account that suits your financial habits and goals.
▸ Transfer Automatic Payments and Direct Deposits: If you have recurring payments or direct deposits, update your information with your new bank. This step ensures a smooth transition without any interruptions to your finances.
▸ Adjust Payment Data: Update your bill payment information to reflect your new bank account details. This will ensure payments are made on time and late fees are paid.
▸ Close Old Accounts: Once you’re confident in your new bank’s services, close your old accounts to avoid unnecessary fees and to streamline your finances.
▸ Set Up Online Banking: Take advantage of your new bank’s online banking platform. Set up account alerts, monitor your transactions, and manage your finances conveniently from your computer or smartphone.
DISCOVER YOUR NEW FINANCIAL HOME
As you move to the Upstate, consider this transition an opportunity to align your banking preferences with your new surroundings. Local banks offer a range of benefits that can enhance your financial experience, from personalized
service to community involvement. Additionally, securing a new home loan from a bank that understands the local real estate market can be a gamechanger as you navigate the housing market in your new community. By switching to a bank with a strong footprint in your new area, you can seamlessly integrate into the community and embark on this exciting chapter of your life with financial confidence.
Switching banks when moving is a strategic move that can positively impact your financial life. By choosing a local bank in South Carolina, you’ll enjoy the convenience, personalized service, and community engagement of being part of a regional banking network. Take the time to research, compare, and make an informed decision to ensure a smooth transition into your new financial home.

STARTING OVER…FINDING A NEW
DENTAL HOME
So you’ve moved and have settled in a city where you know no one. That means new house, new friends, new roads and a new dentist! That’s right, finding new health care professionals to care for you is one of the most stressful parts of moving. Who do you see? Will they be like my “old dentist”? Will my new hygienist be too rough? All of these are legitimate concerns when re-establishing dental care with any move. While it may be stressful and you have nowhere to turn for answers, let me help by offering some ideas and suggestions.
In most people’s minds, a dentist is a dentist. I mean they are all the same aren’t they? Absolutely not! Dentistry is not a commodity like in days of old. There is a huge variety of types of dental practices and finding the one that fits your goals and ideals is key. For instance, in the
last ten years the model for dental practices has been completely altered by corporate America. The current trend is for a conglomerate of corporate executives to fund multiple dental practices by using big financial backing to build and support dental practices where the model is to offer fairly inexpensive dental treatment in exchange for higher volume of dental patients moving patients in and out as fast as they can. Often times in doing so the quality of care is compromised for the sake of time and money. The push for dental treatment becomes priority and patients sometimes feel pressured to act or move forward. Often in this type of practice there are several dentists who all see the patients which means you never know which you will have checking or working on you.

In contrast, what once was the standard of dental practice, there exists the “mom and pop” style dental practices where they are owned and operated by the dentist or dentists working inside. In these instances the relationship between dentist and patient is often the priority. With this relationship, quality care and preservation of wants/needs is prioritized over the money. Time is taken to not only treat but also to better explain and give detail. After all, how do you build trust and long term friendship without it? Of course not everyone is looking for this in a new dental home. Some want whatever their insurance will cover and to use their benefit every year and are simply not concerned with the relationship that comes with it.
Here are a few suggestions to choosing your new dental home to take into consideration:
1. Ask any local friends, family and neighbors who their dentist is. Direct referral is often a great indicator of happiness in the dental office.
2. Call around. Pay particular attention to how you are greeted by the person on the other end of the phone. Are they kind? Friendly? Inviting? Are they interested in you or are they interested in filling a schedule? While you cannot see a smile through the phone, you certainly can feel one!
3. Choose to visit a few offices in person. Take in how the office looks both inside and out. Is it clean? Does the office look and feel “dated”? Are the people happy? Friendly? Does it feel like a “waiting room” or is it more like a “reception area” when you walk in? Does the office smell like a dental office or not at all?
I know some of this may seem crazy, but in today’s world with so many things at our disposal to allow us to create an experience unlike the one growing up, patients deserve better. Most people “hate” going to the dentist so why accept going to an office where the first thing that comes to mind is something negative or strikes fear into your entire body? There are alternatives and there are dental offices who honor your decision to choose them. I encourage everyone in this situation of finding a new dentist to think about what you want out of your new dental home and consider a true dental “experience” over just a dental appointment. Happy hunting and remember to always keep smiling!
