As the markets move, property is once again a popular choice for investors and lifestyle buyers alike – especially in areas such as Marbella, which once again offers great value and investment potential along with a highly desirable lifestyle. Pia Arrieta and Diana Morales sketch the latest developments in this highly international market. DM Properties has been producing authoritative annual market reports since 2010, which have by now become a wellrespected reference point for property professionals in the area. Building on its many years of experience in the Marbella market, the company follows developments in the local real estate sector closely, always stopping to think how this ties in with greater trends both within Spain and beyond. “The Costa del Sol is part of Spain and as such factors 6

into its national property statistics,” says Diana Morales, founder of DM Properties, “but in reality it is a highly international market where the greater part of buyers come from abroad, and for this reason Marbella and its surrounding areas are more strongly influenced by what happens in Northern Europe than Spain.” Marbella Market Trends As a result, the region has somewhat of a pilot role in the national property sector, functioning akin to an early warning economic indicator as it tends to precede the rest of the country in and out of recession. The same was true during the latest cycle, when Marbella bottomed out in 2012 and re-emerged into growth in 2013. “We were seeing the early but unmistakable signs of growth two to three years ahead of the rest of Spain,” says company director Pia Arrieta, “and by the time most of the regional property sectors were returning to growth in 2015 Marbella was already well on to the road to recovery. By this she means the absorption of all so-called ‘distressed stock’, the gradual surge of demand and the revival of construction and off-plan sales, followed by gently rising prices. “In 2013 and 2014 we were still talking about recovery, but since then it has become growth in its

But this is not the only factor, for while the pound now hovers around €1.20 and the market for British buyers will undoubtedly be affected by Brexit, their long-lasting love of Marbella is likely to continue. Moreover, “the market has become increasingly diversified, with a broad mix of European buyers, as well as middle class Arab buyers,” says Diana.

While the rerun of the Spanish national elections has failed to produce a conclusive winner the governing PP emerged somewhat stronger though still short of a majority. Negotiations will continue, but the politicians realise that the public has no desire to wait another six months, so greater party political concessions may be required to form a functioning government.

The initial cash buyers, largely from Scandinavia, have been joined by a wave of French and Belgian buyers who more than compensated for the diminishing Russian market. “As the Spanish banking system stabilised we began to see a return of financing, and now gradually the market is becoming more evenly split between cash and financed purchases,” says Pia. “Although it is still early days, this together with solid economic growth sets the tone for a gradual return to strength of the domestic market, adding to the strong showing of an increasingly diverse international clientele.”

Prospects for growth Having emerged out of a classic buyers’ market, the Marbella property sector is now well-balanced between the forces of supply and demand. “We have some time to go before this becomes 7


slightly more compact homes that reflect modern styles and the latest comforts and technologies,” says Pia. “Simultaneously, at the very top end of the market, there has also been a smaller but noteworthy trend towards so-called trophy homes, as a result of which Marbella sports an increasing number of €20 million-plus properties that fall within an international premium class.”

a sellers’ market,” says Pia, “which means that there is still a lot of potential for quantitative and capital growth.” In other words, Spain in general and Marbella in particular represent great value, as is evidenced by the newfound appetite among international investors for real estate assets here. “American funds have led the way in buying Sotogrande S.A., redeveloping previously unfinished complexes with great success and acquiring prime tracts of land for the creation of equally successful modern developments. And just recently they have been joined by other European, Spanish and Asian investors.”

The rejection of the previous town hall administration’s urban plan by the Supreme Court in November last year is the main cloud on the horizon at the moment, and it has taken some of the wind out of the Marbella property market’s sails. “Reversing the 2010 PGOU (Plan General de Ordenación Urbanística) and replacing it with the original 1986 planning directive until a new one is drawn up is in itself not a negative thing,” says Diana, “but uncertainty is never a good thing. In the short term it sees Marbella losing ground to adjacent areas such as Benahavís, Estepona, Ojén and Mijas, who see their growth accelerated, but already the quarantining of the problem has allowed confidence to return and business to resume. “Judging by the investment in the area, as well as continued demand from individual buyers, the main impact will be to take a little hot air out of the market and allow price rises to slow down a little for now,” says Pia, “and in reality that’s hardly a bad thing as it strengthens the fundamentals for continued growth in the longer term.”

What is particularly in demand is a combination of the lifestyle that this southern region of Spain offers, combined with the latest amenities and luxuries. “The Marbella appeal is built on the outdoor, sociable lifestyle its climate makes possible, combined with a beautiful setting, safety, first-class amenities and a lively, cosmopolitan society. The quality of the real estate also plays an important role, and today the trend is in many cases towards 8
