The 2018 Knight Frank Wealth Report is upon us. The latest edition of a market-leading survey that tracks the movements of wealth creation, capital flows, market trends and also consumer and investment patterns among the world’s Ultra High Net Worth individuals. By Michel Cruz In this edition the good news is that the world economy is set for a promising year, building on the recovery mode of the past few years to gather momentum in 2018 and offer expected growth rates of 3.7% globally and 2% in Europe. Growth in the Euro Zone is picking up and has surpassed that of the UK, where Brexit is slowly beginning to bite. The greatest worries on the immediate horizon are geopolitical in nature, ranging from terrorism and political instability in different parts of the world to mass immigration flows and the rise of populism.

That said, 2018 will continue to be a good time for UHNWIs, just as 2017 was, with solid growth in their numbers and their wealth – a situation further bolstered by a new tax regime in the US. Combined with higher local tax rates and/or legislative obstacles to foreign property purchases in places like London, Hong Kong, Switzerland and soon possibly New Zealand, this has led to a shifting pattern in global capital flows. These are increasingly stemming from wealth outflows from China and to a lesser extent Russia and Latin America, and should see inflows into the USA, Australia and parts of Europe, which offer varied combinations of fiscal benefits and/or the attraction of security.

What it means for us Spain ranks among the most popular international destinations for this investment, especially among other Europeans and among Latin Americans, for whom the security offered by the country is an especially important reason for moving at least some of their assets away from their home region. The result is rising investment in Madrid – which will have a good 2018 – and a cooling off of the market in Barcelona, with the Costa del Sol performing strongly in a global market that continues to see real estate rank second among asset classes with the well-heeled. This is true of residential, commercial, second home and selected retail categories of the market, which are seen as offering tangible land-linked assets along with some of the best returns available right now. Interest rates remain historically low and Spain is in a good position to join centres such as Paris, Dublin, Frankfurt, Berlin and Amsterdam in drawing capital from Russia, Asia, the Middle East, Latin America and also the USA, where rising interest rates and inflation are expected to bolster the dollar against the euro by the end of the year. Crypto currencies remain marginal to the global real estate market as of yet, but

it is believed that block chain technology will soon begin to make an impact on this and other sectors, enabling faster, smoother international transactions. There is already a move towards incorporating block chain technology into legal and financial structures, and if tokenised investment takes off, it could have a marked impact on the property sector and associated price shifts. The danger is that it could make a sector already prone to speculation even more vulnerable, and the authorities will include this among the reasons for

wanting to control and regulate major capital flows, whether conventional or through block chains. For the greater part, though, we can look forward to a solid year of growth, particularly if you are active within the luxury segment of the market, and plan for success while remaining prudently cautious about the medium term prospects of a world economy that for now is gathering pace quite nicely. The message, then, is be confident yet not over-indulgent.
