Resolutions for first-time home buyers It’s a brand-new year and many people will have decided to ensure that this year will be better than the last by improving their lifestyle in some way or another. Whatever the resolution, be it emotional, mental, physical or financial, without a solid plan most resolutions will fall by the wayside early on in the year. Setting clear goals and having an action plan for realising them will help a lot, says Adrian Goslett, CEO of REMAX Southern Africa. He says it is important for consumers who intend to become homeowners in 2015 to have a plan of action that will bring them closer to achieving their dream of owning a property. Goslett lists six key points potential homeowners should bear in mind when putting their homeownership plan together: 1. Save, save, save There is no secret to buying a property, but one vital aspect of home-buying is having enough money saved up and ready to pay the deposit and other costs of buying a property. Although it is possible to

obtain 100% home loan, most financial institutions will require a deposit of 10% to 30% of the purchase price to secure approval. This means that a buyer will need a minimum deposit of around R100 000 for a property of R1 million, with other expenses such as transfer costs and attorney fees still to come. The other advantage of a sizable deposit is that it can positively influence the interest rate decided by the bank. “Potential buyers need to curb spending and cut back on non-essential expenditure so that they can put enough money aside; even a few hundred rand put aside a month can make a difference,” advises Goslett. 2. Reduce your debt Affordability is a key factor that banks look at in granting finance and is largely measured by a consumer’s debt-to-income ratio and expendable cash available. South African consumers have high debt levels which affects affordability ratios. “For those wanting to get a foot into the property market, redeeming debt is essential, along with avoiding buying items such as cars,” advises Goslett.

“It is better to avoid new credit in order to keep debt-to-income ratios within a favourable range. “Even an enquiry about financing can negatively affect a consumer’s score, so rather not apply at all.” 3. Maintain a good credit score The majority of first-time buyer will rely on a financial institution for a bond, so it is vital for consumers looking for finance to keep their favourable credit records. The Credit Amnesty bill did remove defaults from certain consumers’ credit records, but this does not mean that consumers’ credit scores are less important. A credit score of at least 750 is needed to be successful in applying for finance. A credit score is also used to determine the interest rate a bank will grant a buyer. “Consumers are entitled to a free annual credit report from most credit bureaux, so they will be able to check their scores before they apply to the bank. New Year is a a good time to go over your credit score and see where it can be improved,” says Goslett.

Know what you qualify for The bank, or a bond origination company (such as Betterbond) will be able to assess potential buyers’ finances and give them an idea of what they qualify for before applying for a bond. This gives the buyer much-needed guidance as to what they can afford and commit over the term of the home loan. “It is important that buyers consider affordability in terms of what they can sustain over the term of the loan. This includes expenses such as utility costs and maintenance. “Buyers can get help for determining this figure and for precisely assessing their financial situation, for instance from financial advisers, banks and bond origination companies, to name a few. Ideally, bond repayments should not exceed 30% of the buyer’s total monthly expenses,” Goslett suggests. 5. Work with the right agent The home-buying experience will be largely determined by the estate agent that the buyer chooses, so make sure the selected agent is right for you. When looking for an agent it is important that buyers keep a

few things in mind, such as the realestate brand the agent works for. “A reputable real estate brand will have a large network of professionals at hand to assist where possible,” says Goslett. “Keep in mind that agents work in specific areas, so select an agent that has solid working knowledge of the area where you are interested in buying.” 6. Find the right home for you Look at your lifestyle and future plans to determine what your criteria are for the perfect home. Where possible, potential buyers should be researching and finding out as much as possible about the market. “Knowledge about the property market will provide buyers with insight into the areas they want to live in and the type of property that will best suit their needs. “This will greatly narrow the search and provide them with useful information to make an informed decision. “Knowledge is the key to success when it comes to determining a good property investment from a bad one,” Goslett concludes.

Rawson opens new office in Gordon’s Bay One of the Rawson Property Group’s most successful franchises, at Strand, which has increased its monthly turnover year-onyear by 40% last year, is expanding its Gordon’s Bay operation by establishing a new office there and staffing it with no less than five agents. “We have for some time been aware that Gordon’s Bay is increasing in popularity and our team operating from the Strand office has been achieving three to four sales per month here,” said Wouter Joubert, co-franchisee and manager for Rawson Strand. “Our aim now is to increase this number and to grow our market share.” Several indicators, said Joubert, have pointed to the fact that Gordon’s Bay is likely, this year, to become more popular with the buying public. “Thus far,” said Joubert, “the vast majority of the enquiries have been for inexpensive units in the lower lying sections of Gordon’s Bay,

away from the beach. Here, most of the stock is priced below R1,5 million, the average price of the homes we have sold is around R1 million or slightly less and some of the sectional title units can be bought for as little as R300 000, while some of the free-standing homes are available at R600 000.” “During the course of the year we expect the more expensive homes, especially those on the west face of the mountain with views across False Bay, to become popular again.” These homes, said Joubert, tend to be priced from R1,5 million to R6 million and he believes that they offer exceptional value for money: similar large residential properties on Cape Town’s Atlantic Seaboard would, he said, probably cost two to three times as much. While embarking on a renovation project is a great way to update the look of a home and possibly add value, it can be a process that is as stressful as moving into a new home altogether.

This is according to Adrian Goslett, CEO of RE/MAX of Southern Africa, who says that there are several strategies that can be implemented to reduce the potential stress of a renovation project and help homeowners get through the time it takes to complete. 1. Prepare for overcrowding Whether a homeowner has decided to completely renovate the kitchen or add another room to accommodate a growing family or aging parents, there is always the potential for toes to get stepped on with everyone still living under the same roof, he says. “If renovation is on the cards, it is important to get everyone in the family prepared as it is not easy living in a home that is partially under construction.” 2. Planning and implementation He says it is imperative to have a solid plan of action so that everyone remains on good terms. People can get irritable when the basics of life are not readily available, so decide beforehand where everyone will sleep, shower and eat during the renovation, especially if the project is affecting these areas of the home. 3. Consider evacuating the scene Goslett says that if the renovation

project affects the entire house, it might be better to make arrangements to move out while construction is taking place. Moving means

not having to deal with the dust and disruption, but this option will also take a fair amount of planning to reduce stress levels. 4. Lay down the law He says that setting some ground rules from the outset will help everyone deal with the situation far better. For example, homeowners should ensure that the contractor they decide to work with is willing to do a

daily clean up after they have finished working. This will allow the family to function to some degree of normality during the evenings. If possible, it is also ideal to keep at least one room and a bathroom fully functional at all times, he says. 5. Plan for kitchen alternatives “The kitchen forms the heart of most homes, so if this space is being renovated it is essential to ensure that there is an alternative,” says Goslett. This is when an outside braai area will come into its own as a great way for the family to still enjoy a meal together while the kitchen is in pieces. There is also the option of takeout food, which addresses the issue of washing up afterwards. If the family has a caravan, it might be worthwhile using this as an alternative until the dust settles, he says. 6. Keep your eye on the prize Goslett says that the best way to reduce the stress levels is to keep your eyes on the finish line and remember that the situation is only temporary. It’s important to remember how great it will be to settle back into a newly renovated home and enjoy a new space. It might not be easy to imagine this while in the middle of the project, he says, but the renovation is actually making the home more comfortable for the family, even though they may be uncomfortable during the process. “Keep this in mind when times get a little tough.” – Adapted from Property24

Home ownership is not just for happy couples – even if the banks do seem to prefer having two names on the mortgage. “All over the world, the percentage of single buyers is rising as more young people delay getting married until their 30s, and more single parents decide to buy homes rather than rent in order to give their children more stability,” says Jan Davel, MD of the RealNet estate agency group. “The latest statistics from the US show, for example, that almost a quarter of all homebuyers now are single, with women leading men by about two to one. And locally, according to the FNB Property Barometer, single buyers currently account for about 19% of all home sales, up from 13% four years ago.” And even if solo house hunting feels a bit daunting, he says, buying your own home now is one of the smartest decisions you can make, especially if you are secure in your job and committed to your location for the next few years, because both prices and interest rates are on a rising trend that will make it increasingly difficult for buyers of all sorts to qualify for home loans. What’s more, it need not be a frightening experience if you just follow a few guidelines, starting with careful financial planning. “It is important to get prequalified for a home loan so that

you will have a good idea of what you can afford and not waste time looking at homes that are beyond your budget. In addition to this, you should leave yourself some room to manoeuvre if you get sick, lose your job or have to cope with a sudden steep interest rate increase.” Secondly, says Davel, single buyers – like couples – should always think about the resale potential of whatever home they purchase. “Obviously buying a home is supposed to be a longerterm investment. But there is always the chance that you will need to move sooner than you think to take up a new job or a promotion, perhaps, or because your personal circumstances change. “So you need to think about what the next owner of your home might want or like, such as an extra bedroom, even if you don’t need that space right now, or perhaps proximity to a good school, even if you don’t have children.” Single buyers need to think about safety and security even more than other buyers. “And this applies to men as well as women, because when you’re on your own, it stands to reason that your home will be unoccupied more than if there were two of you coming and going, and that you will be more at risk of being burgled.

Residential property growth forecast for 2015 South Africa had its share of ups and downs in 2014 with mining strikes, interest rate hikes and rolling blackouts during the latter part of the year. That being said it wasn’t a bad year for the residential property market as indicated by the latest FNB House Price Index. Bruce Swain, MD of Leapfrog Property Group, says with December’s House Price Index now compiled, the complete picture for 2014 becomes available. Average house price inflation for 2014 was slightly stronger than 2013, at 7,1%, compared to 2013’s 6,8%. “This implies a third consecutive year of real house price growth, which means that house price inflation exceeding consumer price inflation, as the demand-supply balance has gradually strengthened over most of this three year period. “We’ve increasingly found that our agents’ biggest struggle is getting enough stock to sell – especially in the metropolitan areas,” says Swain. “FNB is predicting a ‘further mild increase in the average house price growth for 2015 and we are foreseeing the same movement based on lower oil and food prices and other contributing fac-

tors.” Interest rates to go up? The South African Reserve Bank’s Monetary Policy Committee (MPC) slowly began raising the interest rate in 2014 and it seems certain that they’ll continue to do so in 2015. John Loos, FNB Household and Property Sector Strategist believes that the MPC will gradually raise the repo rate to 6,5% (implying a Prime Rate ending of 10% by the end of next year) in an attempt to ‘normalise’ the interest rates. However, the current decline in global oil prices and a fairly stable rand has created a drop in imported goods inflation – pushing Consumer Price Inflation back below the SARB’s 6% Upper Target Limit, a move that Loos believes will reduce pressure on the Reserve Bank to increase interest rates, so hikes may not be coming as quickly as originally expected. Middle income housing a seller’s market The average house price during December 2014 was R985 405 up from R978 122 in October of the same year. “Our agents, and I believe most agents around the country are reporting the greatest amount of activity in the middle income housing bracket

at the moment”, says Swain. Based on the continued strong demand in metro areas, particularly for properties below R2 million, Swain predicts that stock shortages, which create a seller’s market, will continue through 2015 until the building sector eventually catches up. Sectional title’s the name of the game Swain predicts that the residential property market will see much more development in terms of sectional title housing within the R350 000 to R1 million price range, a forecast that’s borne up by the Ten Year FNB Property Barometer Report; “FNB’s valuations data already indicates that, over the past decade or so, of the properties built in this period, over 15% were Sectional Title units. This doesn’t sound like a high percentage yet, but it well-exceeds the percentage in the few decades that came before. In addition, of Full Title Units valued that were built from 2010 to 2013, the average stand size was 498m². This represents a big decline from a high of 1 068m² average for the Full Title properties built from 1970 to 1974”. Both employed and self-employed applicants can now obtain far better mortgages than in 2009 for example, but Swain stresses that it’s still vital to get pre-approval and, ideally to work with a home loan originator when making an offer to purchase a property as this cuts through a lot of red tape. The foreign buyer contribution While the weaker rand has lured many foreign buyers over the last few years, Bruce Swain reiterates the fact that this group of buyers remain the minority; “at the end of the day foreign buyers of residential property in South Africa comprise of a very small group – most of the action still takes place between local buyers and sellers and we don’t see that changing in a significant way.” All in all the forecast for the residential property market in 2015 might not be brilliant but it’s far from bad. Sellers stand to do well – as long as their asking prices are realistic – and buyers can get good home loans, albeit only if they’ve done their homework and their finances are in order. “It’s going to be business as usual and we’re looking forward to a good year,” predicts Swain.

Every now and then, says Lizette Joubert, the Rawson Property Group’s franchisee for Paarl, a property will come onto the market that is quite exceptional. The interior has been refreshed to make the new Jetta more sophisticated than ever: the instrument cluster, steering wheel, upholstery materials (for Trendline derivatives only) and accents are all new. The engine line-up stays at three petrol engines (1.2 TSI 77 kW, 1.4 TSI 90 kW and 1.4 TSI 118 kW) and two diesel engines (1.6 TDI 77 kW and 2.0 TDI 103 kW). Volkswagen has restyled the front and rear of the Jetta to improve its aerodynamic properties reducing drag by 10%. At the front, the new sedan can be immediately recognised by its redesigned radiator grille with three cross-bars, optional biXenon headlights with cornering, turn signal and LED daytime driving lights as well as a new bumper. The headlights give a distinctive look to the new Jetta. The daytime running lights are 15 LEDs arranged in L-shaped strings bordering the Xenon modules to generate an unmistakable light signature. A chrome element between the LED running lights and Xenon module accentuates the headlights. The new radiator grille, headlights and larger, lower air inlet, give the Jetta a wider, modern stance while the re-sculpted fog lights on the outer edges of the bumper reinforce this effect. The rear-body design of the boot lid, taillights, VW logo and bumper identify this as a new Jetta. Classic Volkswagen design DNA is seen in the uncompromising horizontal orientation of the rear lines. The boot lid has an aerodynamic trailing edge, and on the sides the lines of this integral spoiler mimic the rear fenders and follow the contour of the car’s silhouette near

the character line. Beneath this are the new tail lights (LED available with optional Bi-Xenon headlights), which feature a bright stripe as well as the redesigned VW logo. One level down, the side profiles of the boot lid (with optimised load width) run downward to dominate the design and beneath them the new, clearly defined bumper completes the impressive look of the rear of the Jetta. MOTORPRESS The Amarok Double Cab has revolutionised the local 1-tonne bakkie market since its introduction in September 2010. One of the innovative technologies that Amarok introduced into the local bakkie segment was the 8-speed automatic transmission in January 2013.
