3 800 M² PROPERTY AVAILABLE IN POPULAR ESTATE

Pearl of the Pearl Valley for sale T

he second largest residential property on the Pearl Valley Golf Estate has come onto the market exclusively through Pam Golding Properties (PGP), offering a rare opportunity to acquire a consolidated double plot in this sought-after secure environment. Situated between Paarl and Franschhoek, Pearl Valley was opened in November 2001, and comprises 500 properties scattered around an award-winning golf course, of which just over 300 have already been developed. Most properties average about 1 200 m² in size, but the home in question is situated on over 3 800 m² of land. The property is priced at R16 million. PGP’s specialist agent, Jordan Greenhalgh, has been selling property at Pearl Valley since its inception, and as such, has more than a decade’s worth of specialist knowledge of the estate, as well as having a close business relationship with many of the home-owners. She says around 40% of her sales in the past two years have been to repeat investors – existing residents wishing to downscale after their families have left home, or acquire more space as their families have grown. “We see it as a hugely positive sign that so many people choose to stay within the estate as their lifestyles and requirements change, and simply move into new homes better suited to their needs. It’s also worth noting that a number of Johannesburg and Pretoria-based families have been relocating here in the past few years, drawn by the incomparable lifestyle on offer. Since late 2012 there has also been a steady increase in enquiries from international buyers, after three years of very little interest from this market segment. The estate has developed into a fully matured, close-knit community, dominated by families with children of school-going age, and it is clear that this environment holds farreaching appeal.” This appeal is reflected in the estate’s sales figures – well over R100 million worth of property transactions were registered in 2012. Prices ranged from R2 million for a 1 200 m²

vacant erf to R5 million for smaller homes, around R9,5 million for larger family residences, with some top-end properties selling for up to R15 million. (Figures include sales across all agencies as well as private sales.) Greenhalgh says the current level of enquiries suggest that this upward trend should continue into 2013. The new PGP mandate located on the double plot is a plantation-style home with a unique Spanish-American inspired design theme and distinctive custom-made fittings. The home occupies a prime position overlooking a natural wetland and surrounding farmland, as well as enjoying outstanding views of the Simonsberg mountains. Greenhalgh says it is unique not only in its size and design style, but also in its atmosphere of rural privacy. “It offers the best of both worlds in that it feels more like a smallholding due to the abundant space and tranquil surroundings, but also offers the peace of mind of living in a top class secure estate, with the sense of community and access to leisure facilities which that entails. There is no possibility of any other properties of this size coming onto the market – it is quite simply a one-of-a-kind home.” Completed in 2009, the home was designed by Louis Phillips, a well-known architect in the Paarl area who has designed a number of homes on the Pearl Valley estate. The double storey dwelling offers over 1 440 m² of living space, including four en suite bedrooms on its upper level and a separate guest suite on the ground floor. The home has a number of spacious open-plan living areas, including both formal and informal lounges with excellent indoor/outdoor flow. Notable design features include large glass windows, solid oak floors and an authentic Mexican fireplace. The home also offers a gourmet kitchen, large heated swimming pool, temperature-controlled wine cellar, staff accommodation and two double garages. The extensive gardens include a herb garden, boules court, rose garden and miniature citrus orchard. To view this property or for more information, contact Jordan Greenhalgh on 021 871 1480, 083 298 1481 or jordan.greenhalgh@pamgolding.co.za.

Stone River Valley to start in March Imvusa Homes is pleased to announce that Unit construction for Phase 2 of the Stone River Valley development is due to start on 4 March 2013 and is scheduled for completion in December 2013. Phase 1 of the development has already been sold out and current sales in phase 2 are progressing well. The perimeter wall along with the electric fence has been installed and the front entrance is scheduled for completion by the end of April 2013. Landscaping of common areas which include two play parks and a walking path will be completed during the course of 2013. A new feature to the development will be the creation of visitor parking facilities to alleviate traffic congestion within the development. Access to the development is controlled by booms which are operated by residents’ cell phones as well as security guards stationed at the guard house for non-residents. A wireless intercom system has been installed and is operated using the residents existing Telkom landlines or cellular phones. A committee representing the home owners has been elected by current residents and they are responsible for the dayto-day affairs within the development. Phase 1 of the development currently has 94% occupation, with the final few residents due to move in by the beginning of April 2013. A number of existing residents have already made home improvements and the vast majority of homeowners are improving and maintaining their gardens well.

Although the developer is still in the process of finalising all the security features, the crime rate within in the development is virtually zero. There are currently three types of houses to choose from, each catering for different needs. Selling prices range from R549 000 to R 659 900, which includes all transfer and bond registration costs. The developer envisages a further price increase later in the year and units at the current prices are becoming very limited. The developer has thus far built up a good track record with all the major banks, the local municipality as well as the National Homebuilders Registration Council (NHBRC) which are the main institutions that regulate and monitor the entire building process. The concept of security, lifestyle and great value for money that the developer has incorporated into the Stone River Valley development has successfully been achieved. The developer believes it will be very difficult for prospective home buyers to find any comparison in the current market place. Previous projects completed by Imvusa Homes of a similar nature to this development have already shown phenomenal growth in the resale value of those properties. To make an appointment for viewing or for any further enquires you are welcome to contact Niezaam on 083 447 8815 and Melvin on 076 904 2783 or the sales office 021 872 8031. A show house can be viewed only by appointment.

The beautiful and graceful Amaryllis in full bloom

PHOTO: SUPPLIED

In February, say it with flowers February is when we unleash our inner romantic and shower loving gifts on that someone special in our lives. It’s a time to indulge in candle-lit trysts, schmaltzy verse and beribboned offerings of red, red roses. Living gifts are the perfect way to celebrate lasting love – “till a’ the seas gang dry” – and a red rose bush will continue to give pleasure for many Valentine’s Days to come. Visit your closest accredited garden centre to browse through the variety of other plants

such as Salvia splendens, Phormium tenax, and some of the proteas that flower in many hot-blooded, shades of red at this time of year. Leafy plants, like Cordyline australis, Cordyline banksii, and Solenostemon coleus with their amazing purple and red patterned foliage, make long-lasting plants for your love to keep nearby as a constant reminder of your devotion. Indoor beauties like Amaryllis and Anthurium are also sure winners. For more information, visit website www.lifeisagarden.co.za.

work and storage space. And the remains of last night’s supper congealing on plates in the sink are sure to put buyers off. ) Pets and their stuff. Nobody wants to see a dirty cat litter box next to the dining table or the dog’s chew toys scattered all over the living room, and buyers who are allergic to dogs or cats will probably walk straight back out again. Frankly, when your home is for sale, there should be no sign at all that a pet lives there. ) Dirty toilet. This is enough to put buyers right off even if they like the rest of your home and have begun to visualize where they would put their own furniture. Buyers really don’t want to be reminded that they will be taking over a “used” bathroom, so everything in this room – including counters, mirrors, bath and basins - should be absolutely spotless before you put it on show. ) Toys and baby supplies. For the most part, buyers will understand that keeping your home tidy when you have children — especially a baby — is difficult. But it’s important to make an effort. Round up toys into a storage chest or cupboard, clean out any bins with used nappies in them and don’t leave any dirty baby bottles lying around. Buyers should never feel that the home isn’t clean or sanitary.

In a market that’s still largely geared to homebuyers, it’s tough to get them to come to show days or home viewings, and tougher still to hold their interest. ALLOY RIMS ACROSS THE RANGE

Opel Astra hatch refreshed

G

eneral Motors South Africa (GMSA) has introduced a number of styling and specification changes across the Opel Astra Hatch range. These revisions impact on exterior styling, interior trim, and revised technical specifications in line with local preferences. Along with these changes comes an aggressive new pricing structure that builds on an already excellent value proposition. “With the introduction of the Opel Astra for the 2013 model year we have adopted a number of external, and internal styling changes that refresh the inherent continental styling appeal of the Astra,” says Malcolm Gauld, GM South Africa’s vice president vehicles sales service and marketing. “Customer expectations are a dynamic area of the market that we continually monitor to ensure that we are always able to offer an excellent value proposition. The changes to the Astra line-up reflect changing customer preferences.” In the current economic climate there has been a shift away from “nice-to-have” but seldom used specification items in favour of a specification that offers a degree of cost saving without any real sacrifice in functionality or comfort. To satisfy this market requirement we have reviewed the specification versus pricing across the Astra Hatch range and together with Opel in Germany arrived at a formula that enables us to reduce the cost of the Astra and increase its competitiveness in the popular “C’ segment of the passenger vehicle market. This is on top of the fact that we did not apply any price increase to the Astra during 2012 when most of its competitors saw price increases of 1% and more. External styling changes feature a revised grille with the distinctive Opel insignia now mounted, centred top to bottom, in a wing shaped chrome embellishment together with a redesigned front bumper with a more pronounced lower grille section. The new frontal styling is completed with an update for the fog lights and turn indicators. At the rear the new enhanced Astra is defined by new chrome detailing, a revised

The exterior styling package is completed with revised styling for the alloy rims across the range. Interior styling changes include the introduction of new contemporary trim materials and mouldings. First up in the range is the Astra 1.6 Essentia. This model retains its high level of specification in keeping with competitive offerings in its price range but without cruise control, rear electric windows, and curtain side airbags. The revised price of this model has reduced from R 235 200 to R 231 000, a reduction of 1,8%. New in the line-up is the Astra 1.4T Essentia Plus. This offers essentially the same specification level as the Astra 1.6 Essentia but includes electric windows at the rear, cruise control, and curtain side airbags. The 1,6 litre naturally aspirated engine is replaced by a

1,4 litre turbo engine. This advanced new generation engine from Opel offers best-in-segment power, torque and acceleration. This engine was designed around the philosophy of providing more for less in terms of power versus engine capacity. Maximum power is 103 kW with 200 Nm of torque available across a wide engine operating range of between 1,850 and 4,900 r/min. Maximum speed is 202 km/h with acceleration from zero to 100 km/h achievable in 9,8 seconds. Remarkably this level of performance is delivered with excellent fuel economy with just 5,9 l/100 km used in the combined cycle rating. CO2 emissions are a low 138 g/ km. Add to this that there is little drop off in performance at higher altitudes compared to normally aspirated engines. Drive is via a 6speed manual transmission. This model is offered at a very competitive

R 248 000 and effectively replaces the Astra 1.4T Enjoy Plus which is no longer available. In keeping with the objective of offering an excellent value proposition the Astra 1.4T Enjoy specification now includes automatic rain sensing windscreen wipers, an anti-dazzle rear-view mirror, and auto headlight control. This improved specification level is offered at R 257 000. The Astra 1.6T Sport continues in the range with no specification changes but with a price reduction from R 301 900 to R 298 500, a saving of 1,1%. This model offers maximum power of 132 kW as the most powerful production engine in its capacity class. Maximum torque is 230 Nm. This delivers a maximum speed of 221 km/h with a zero to 100 km/h time of 8,5 seconds. Drive is via a 6-speed manual transmission. Combined cycle fuel economy is 6,8 l/100km.

Another top 10 finish for GWM at Dakar

21

This year only marked GWM’s fourth ever participation in the Dakar Rally, making its feat even more significant. PIC: QUICKPIC Great Wall Motors’ Haval Dakar Team finished the 2013 Dakar Rally in sixth overall position on 20 January in Santiago, Chile, repeating its solid performance of 2012. Seasoned drivers Carlos Sousa and Zhou Yong once again headed up the two GWM Haval H5 racing SUVs, with Sousa claiming the sixth overall position, and Yong equalling his best Dakar performance by finishing 19th overall. Sousa finished the 14th and final stage in eighth place in a time of 01:47:29, whilst Yong was 12th to arrive in Santiago in a time of 01:50:29. This year only marked GWM’s fourth ever participation in the Dakar Rally, making its feat even more significant. The 14-stage Dakar Rally which kicked off in Lima, Peru, on 5 January, was won by previous winner Stéphane Peterhansel (MINI) with Giniel de Villiers (Toyota) in second and Leonid Novitskiy (MINI) in third place. GWM’s Sousa, who has finished in the top 10 eleven times, had a consistent rally and apart from technical difficulties during Stage 3, maintained a position amongst the frontrunners throughout. Breaking with tradition by featuring a dune stage early on, the 2013 Dakar Rally spanned more than 8 000 km over three South American countries: Peru, Argentina and Chile.

Zhou Yong displayed a solid performance every day, finishing 10th twice during the second half of the rally. He achieved record stage results amongst Chinese participants – another feather in the cap for GWM. This year’s sixth overall finish no doubt continues to prove that the GWM Haval H5 SUV can more than hold its own on treacherous terrain, and that GWM has a sound rally strategy and logistics support in place. “Large-displacement petrol cars put us under heavy pressure this year, but in the end our perseverance paid off. The Haval Dakar Team well and truly deserves our congratulations,” said Dong Ming, the team’s director. GWM’s fourth Dakar Rally also garnered heightened attention for the GWM Haval H5 SUV, with the likes of top rally competitors Sainz and Gordon and renowned manufacturers Total and Michelin showing interest in the brand. Distributed in more than 100 countries, 36 000 units of the GWM Haval H5 SUV were exported in 2012, ranking it amongst the top three Chinese auto brands based on exports. The closing and awards ceremony took place in Santiago on 20 January, signalling the end of the 2013 Dakar Rally and a successful two weeks for GWM.

22 Alfa Romeo’s stylish MiTo is a good alternative Donderdag

FRANS LE ROUX The world-famous motoring journalist Jeremy Clarkson once said: “You’re not a true petrolhead until you have owned an Alfa”. MB CLS250 CDI: bold shapes, glitzy lights and flowing creases HANJO STIER

We found the infotainment system easy to use but the optional Harman Kardon speakers of ten sounded a bit harsh at higher volumes. PIC: QUICKPIC round system or other multimedia upgrades. We found the infotainment system easy to use but the optional Harman Kardon speakers often sounded a bit harsh at higher volumes. Mercedes reverted to its split instrument for fuel and temperature but swapped the dials around. The gear lever has made room for extra storage on the centre tunnel but its new position as a stalk on the steering column is a bit alarming. It’s a perfect mirror image of the indicator. It takes a while to adapt to the concept but I foresee trouble if you also own an older Benz

’n Daimler Handelsmerk

Mercedes-Benz is straddling two chairs at the moment. One it refuses to relinquish possession of which serves conservative and mostly existing clients. The other is of the most stylish and daring variety to attract new customers with younger wallets to their showroom. With the audacious new A-Class making its way to South Africa later this year, most other models are being dressed in similar designer fashion. The latest CLS is no exception and saw its elegant, almost feline form replaced by bold shapes, glitzy lights and flowing creases. This makes the car look more Dubai than Dortmund, more Durban than Dresden. The CLS retains its drooping profile but has a more butch SLS-inspired front end while the old Ford Falcon backside has made way for two giant rugby ball lights. Someone even noted that it looked like a fish. Other hallmarks are its pillar-less doors, very pinched window line and snug, four-seat interior which even made some passengers feel claustrophobic. The dashboard and doors rise high up into the cabin while the entire dash and rear seat divider are plastered in wood veneer, usually sporting a matt look. Standard safety and infotainment equipment is impressive but most cool gadgets live exclusively on the options list – not so with some Japanese competitors. A standard CLS has all sorts of driver aids, plenty of airbags and a clever passive safety system to help in emergency situations. You also get quite a few powered goodies and automated items for the price, as well as radio/DVD, hard-drive navigation on a 7-inch monitor with multi-selector knob, aux socket, bluetooth, climate control, voice command and a comprehensive (colour) trip computer with Eco meter. The lever controls a supersmooth seven-speed automatic gearbox which converts the efforts of the CLS250 CDI’s sleeved ace – a 2,2-litre, 150 kW (204hp), 500 Nm, four-cylinder turbo-Diesel. This accomplished engine from C, E and MClass fame shines with good response and amazing torque from 1,600 rpm onwards, resulting in claimed average emissions of just 134g CO2/km and average Diesel consumption just over 5l/100km. After a few hundred kilometres our average settled at 7,2L/100km owing to very mixed

routes. Unless you plan on holding up traffic, the little engine uses quite a bit of fuel to get going but thanks to seven gears the consumption figure plummets once you’re cruising. A start/stop system aims to reduce your consumption, as does the gearbox Eco mode (Sport and Comfort also available) while a dedicated Eco display rates your acceleration, consistency and coasting ability. Like other playful systems you may choose to hide it or have some fun while trying to save fuel. With a 67l tank, we would’ve achieved just under 1 000 km on a tank but have to stress that long distances will easily extend that range. As for performance, we clocked 0100km/h in 8 seconds and top speed is claimed at 242km/h. That makes the CLS250 CDI more of a relaxed cruiser than a cruise missile. Outright performance is mediocre but lowrev torque reserves are impressive. Ride and handling are extremely quiet and refined although this AMG package made low-speed bumps rather uncomfortable. Hard cornering goes from under-steer to ESP intervention, underlining the car’s 1785kg weight. Some observers loved the concept – a coupelike sedan with hatchback consumption – while others dismissed the cheapest CLS because of its tractor noises and lack of performance. If you belong to the former group and travel long distances, the 250 CDI will be an impressive companion. You’ll have to fork out at least R700 000 for the privilege of parking one in your garage and I’d advise a higher budget to enjoy some of Merc’s more impressive gadgets like Intelligent Light System (R12 300), COMAND DVD navigation (R22 600) or AMG Sports Package (R28 700). In closing, Mercedes-Benz recently lured us to a race track under the pretence of introducing its new maintenance plan. Replacing MobiloDrive, the new PremiumDrive covers all services for six years or 100 000km and you still get a two-year unlimited-km warranty.
