Explore Paardevlei’s heritage sites Paardevlei, a mini city-in-themaking, located adjacent to the existing town of Somerset West, is – unknown to most locals – home to a large and fascinating collection of century-old heritage buildings with intrinsic cultural value.

Iconic architect Sir Herbert Baker designed many of the striking structures on the site in conjunction with his long-time collaborator, Francis Masey. British born-Baker is generally regarded as the country’s most famous colonial architect. He and Masey were is responsible for some of South Africa’s most significant architectural constructions between them, including the Union Buildings in Pretoria, various homes and buildings located at Cape Town’s Groote Schuur (once the official residence of the CapePrimeMinister),StGeorge’sCathedral and the Rhodes Memorial. They were also commissioned to design a number of administrative buildings and homes for the staff of a Paardevlei dynamite factory by the site’s then owner, Cecil John Rhodes. Many of the buildings located on Paardevlei Estate were designed in the same year as Baker worked on the

refurbishments of buildings at the Groote Schuur Estate, where Rhodes resided at the time, and included the The Woolsack and Welgelegen residences. In 1899, Paardevlei was a small, shallow, predominantly agricultural wetland when Rhodes purchased it for his the Beers Consolidated Mines (now known as AECI) and set about converting a portion of the property to a dynamite factory to meet the demands of the gold- and diamond-mining industries. In the ensuing years a number of staff homes and buildings were erected, in addition to a various other culturally significant structures. These have subsequently become an important cultural link to South African’s former urban and industrial landscape. Of particular significance is a collection of buildings, now known as Baker Square, constructed between 1899 and 1900. First-time buyers likely to qualify for home loans The average home purchase price in SA increased by 5,6% to R930 000 in the 12 months to end-January, according to the latest statistics from BetterBond Home Loans. These figures also show that the average home loan granted during this period covered only 83% of the purchase price. This means most homebuyers still had to come up with a large sum of cash to complete their transactions. “Fortunately, however, things have generally been much easier for first-time buyers,” says BetterBond CEO Shaun Rademeyer. “While the average first-time home price also increased in the past 12 months – to R651 000 – the banks were in most cases prepared to finance about 91,5% of that. This meant that the average first-time buyer only had to save a deposit of around R55 000.”

In addition, the group’s statistics show the lower deposit requirements also helped to ensure that about 41% of the 37 000 home loans formally granted through BetterBond in the past year, went to first-time buyers – even though they only accounted for 28,5% of the total value of all the properties purchased with these loans. “In the previous 12-month period, firsttime buyers accounted for 43% of the formal-

ly granted loans and 30% of the total value of properties purchased, but given the fact that there were two interest rate increases last year and that consumers also had to deal with steep fuel, food and utility cost increases, we think the picture is still very good for such buyers,” Rademeyer says. “First-time buyers are generally young people with less ability to cope financially with rising interest rates and living costs,

and they tend to give up on home purchases much more easily than repeat buyers. So the fact that so many of them stayed in the market during 2014 indicates the strength of demand in this sector – and bodes well for the future of the market as a whole, as they outgrow their first homes and start to upgrade.” Further encouraging signs for the residential property market in the coming 12 months, he says, are the fact that the total number of home loan applications submitted to the banks by BetterBond was 3,4% up yearon-year at the end of January, and that the global oil price decline will probably enable the Reserve Bank to delay any further interest rate increases until at least the second half of 2015. “In short, there are currently more prospective buyers in the market, a greater percentage of whom are likely to be able to qualify for home loans.”

Sectional title vs. freehold: make your choice Sectional title, freehold or cluster home; what is the best kind of residential property to buy? According to Trish Luthuli, new business executive at Pam Golding Properties, it all depends on what you are looking for in a home. “It is important to have some understanding of these different types of properties before you consider buying a home. One kind of property ownership is not necessarily better than another; your choice of home depends upon your needs, where you are in your life and what you can afford.” Luthuli says a well-chosen residential property of any type remains a sound investment. After a slight setback in 2011, the recovery in house prices in South Africa has steadily gained momentum year-on-year. Despite a sluggish economic growth rate and two modest interest rate hikes during the course of 2014, the Pam Golding Properties Residential House Price Index, which was launched late last year, registered a healthy average annual growth rate of 6,6% in 2014. This is a notable improvement on the average annual increases of 5,1% and 3,5% recorded in 2013 and 2012 respectively. Luthuli says there are effectively only two forms of residential property ownership in South Africa: freehold and sectional title. Townhouses, simplex or duplex developments, and apartments are

usually owned under a sectional title arrangement. Homes within gated communities may be held under either freehold or sectional title forms of property ownership. “Freehold is a more traditional form of residential property ownership in which the owner is responsible for all the bills and maintenance of the property, including taxes, insurance, upkeep, security, electricity and water bills.” Freestanding homes in residential areas are usually held in a freehold form of ownership, as are many properties in gated estates, she says. The concept of a “cluster home” is often not well understood. In South Africa, a cluster complex is essentially a group of freehold properties that are enclosed by a boundary wall. Luthuli says there is a wealth of different types of homes available and there is something for everyone. However, home seekers should ensure that they understand their obligations as owners prior to buying any property. While cluster homes are usually held in freehold, it is important to note that they do represent a somewhat unique form of property ownership, says Luthuli. She says cluster developments are usually governed by a homeowners’ association with a constitution that is drawn up by elected trustees. Buyers are obliged to become part of the association, pay a levy for security and the mainte-

nance of common areas and facilities, as well as subscribe to the governing body’s rules. These rules cover operational management issues and may include architectural guidelines, says Luthuli. “In other words, while a cluster home is owned in a freehold arrangement, the owner may have strong obligations to his or her community. When you buy a sectional title property you are buying exclusive ownership of the unit or section that you have purchased, while at the same time becoming a joint owner of the common property of the development.” The administration and maintenance of the common property is the responsibility of a body corporate, which consists of all the owners of the townhouse complex or apartment block, who then elect trustees to handle its day-to-day

management, she says. “Depending on the type of property purchased, you may also be entitled to the exclusive use of a garden, parking space, storage facility and staff quarters.” Jason Shaw, manager of Pam Golding Properties, says the fact that residents of sectional title communities together contribute to the upkeep of the complex or block, as well as the maintenance of facilities, means that many sectional title developments are able to offer a relatively high standard of living. He says security remains an important concern for buyers. Both sectional title and cluster developments make security more affordable, allowing access control, perimeter electric fences and other measures to be put in place. “Living in a secure complex enables a highly convenient lock-up

and go lifestyle that many people appreciate,” says Shaw. In many cases residents of complexes, estates and apartment developments also value the community living these residences afford, as well as excellent amenities that may be on offer such as clubhouses, restaurants, swimming pools, tennis courts and other facilities. However, Shaw says sectional title arrangements are not for everyone. “There are property owners who feel that freehold ownership allows them to exercise greater control over the decisions they make about their homes.” Freehold owners can, for example, make alterations to their property without having to obtain the prior approval of a body corporate or abide by its rules, although it should always be kept in mind that any plans for major modifications to freehold property do have to be approved by local authorities. Body corporate rules may also in some instances prohibit owners from keeping certain types of pets, which may not suit some people. Some homeowners’ associations in cluster developments may also place restrictions on certain kinds of pets. Shaw says freehold properties may offer other advantages for the family. “For instance, they are often set on larger properties than sectional title homes and provide the homeowner with greater privacy, but this does of course depend on the individual property.

Selling a house on a busy road Neighbourhoods can change dramatically over time, and the suburban street that was so quiet when you bought your home may now be much busier and noisier, but that doesn’t mean that no one will buy the property. There are buyers who may consider a busy road an advantage, depending on what they intend to do with the property. crete or brick wall between your home and the road is more effective than a palisade fence, and you may want to consider putting one up. Other possibilities include creating an entertainment or relaxation area in a part of your garden that is furthest from the road, and installing double-glazing along the face of the house closest to the road, he says. “But before you go to the expense of doing any of these things, you must know that in all home sales, the factor that has the most pulling power for buyers is the price, so you need to sit down with your agent and set a realistic price in the context of other recent sales in your area, and along the same road.” Gray says a properly trained and professional agent will not try to suggest that you “test the market” at an unrealistic price level or conceal from you the fact that your home might sell for less than other properties in the area that are similar but located on quieter streets. On the other hand, he says an experienced agent will know how to market your home effectively by maximising its good features and targeting the most likely buyers.

NEW ENGINE: A V8 TURBO-DIESEL THAT PULLS LIKE A TRAIN

Driven: Toyota’s rugged Land Cruiser FRANS LE ROUX If you page through a decent English dictionary, under the word “Tough” you should find a picture of a Toyota Land Cruiser. When you search for an image of Napoleon Bonaparte on the Internet, he too would’ve been seen drivingaLandCruiserwhileconquering Europe. Okay, alright then. The last one might be a bit unrealistic, but after sampling the latest V8 turbo-diesel variant, I firmly believe that there is nothing more indestructible than a Cruiser. There is absolutely nothing about the Cruiser that seems “subtle” or understated. Let’s start off with its looks: the single cab is enormous; at 5,2 m long, you do get noticed while driving or having to park this beast. With a square, upright stance, the Land Cruiser means business. When the going gets tough the Cruiser boasts excellent groundclearance as well as good approach and departure angles. The loading bay at the back is big enough to fit a double-bed mattress with ease. Interestingly, the only way to recognize the new V8 is by looking for the bonnet-scoop. On the inside there is very little to rave about. You are treated to two upright seats, four aircon vents, two gear levers and a chunky steering wheel. That is pretty much thathowever you do get a good old front loader CD player and a decent-sized cubbyhole. After you have adjusted your driver’s seat and steering wheel, you are left to enjoy what the Land Cruiser is really about: conquering any terrain. The series consists of a single- and double-cab bakkie, a two- door wag-

PHOTO: FRANS LE ROUX on and a five-door station wagon. However, the single biggest improvement for diesel-crazy fans, was the introduction of the new V8turbo diesel. The power gains are quite monumental when compared to the trusty old 4,2 six-cylinder diesel. The new engine was introduced in 2013 and produces beefy chunks of power. With 151 kW/430 Nm there is no shortage of useable diesel grunt. Fuel economy has never been the Land Cruiser’s strong point and the V8 is no exception. Realistic fuel figures of between 7,5-8,5 km/F can be expected, but with a huge 180 F fuel capacity, you could cover well over a 1 000 km before your next fill-

up. Driving the Land Cruiser in everyday traffic is something that takes a while to get use to. Apart from excellent all-round visibility thanks largely to the high seating position, things get more tricky when you decide to park your small tank. With no standard parking aids available, parallel parking is interesting, to say the least. If you find a parking bay big enough for your Land Cruiser, I suggest slowly driving onto the sidewalk to fit in. With big diameter tyres and small wheels, you won’t be in any danger of damaging your shiny alloy wheels either.

The gearbox is a different animal all together. Changing gears is more frequent than usual, due to the overall short ratio applied in the geartrain. Pulling away from a stop sign or traffic light is better done in second gear. As you work your way through the manly five-speed gearbox, you may swiftly find yourself doing 60 km/h in 5th gear. When you do get the hang of things, you would love gears 4 and 5. The amount of low-down torque available in fourth is astounding. The Land Cruiser will happily obey our country’s national speed limit for days as it cruises comforta-

bly at 120 km/h. It will only run out off puff at 165 km/h, according to Toyota’s website. After my Cape Town inner-city parking experience, I opted for a little something the Cruiser is renowned for: a proper off-road 4x4 test. Fairly unknown terrain is that of Paardeberg. I am lucky enough to know a secret route that will be used in this year’s gruelling Cape Epic mountain bike race., so I took a friend and went on an a arduous seven-km trek up Paardeberg mountain. As soon as we locked the front hubs and turned the diff locks on, I knew this is what the Land Cruiser is meant to do. Boulders, rutted roads, broken tree stumps, mud (believe it or not in February) proved no match at all for the indestructible Land Cruiser. Each rotation of the wheels felt planned and secure. The Land Cruiser took all the abovementioned obstacles in its stride and just breezed past them. I am a firm believer that there is no road or destination that cannot be reached in this Land Cruiser. The only rival in this hardcore working bakkie category, is the Nissan Patrol pickup. It can basically do all the same stuff, it’s just a little underpowered and slightly more affordable. The Patrol retails for R496 400 while the Land Cruiser comes in at an eye-watering R567 800. If you want refinement, smooth road holding and luxury you’re looking in the wrong place and missing the Cruisers point completely. If you are lucky enough to buy or own a Land Cruiser, you should cherish the experience. It is uniquely wonderful in an Africa-thrashing kind of way. If price is a factor, just remember – you will stop working long before the Cruiser does.

SsangYong launches all-new Tivoli QUICKPIC SsangYong Motor Company (SYMC), part of the Mahindra Group, has officially announced the SsangYong Tivoli, its all-new compact SUV, which is expected to be a game changer in its segment and features a compelling combination of innovative style and remarkable value. According to SsangYong Motor Company CEO Lee, the Tivoli is a strategic global model which SYMC has developed in the four years since the acquisition by Mahindra. “It will be a cornerstone in the company’s quest to become a global SUV maker,” he added. The new Tivoli is of major importance to SsangYong, as it is the company’s first new model since its acquisition by Mahindra. The company invested KRW 350-billion (about US$ 325-milliion) and 42 months to ensure the Tivoli would deliver the highest standards of performance, design, safety and convenience in the highly competitive B-segment for compact SUVs. With consumers increasingly favouring compact SUVs because of the combination of performance, efficient fuel economy, practicality and value they offer, the new Tivoli is poised to become a competitive contender in this fast-growing category, while confirming SsangYong’s position as a leading producer of SUVs. The Tivoli is fitted with fully-automatic dual-zone air-conditioning that not only maintains the optimal temperature of the cabin, but also offers a memory function that stores the preferred air volume, air direction and temperature in three modes. Additional features include a ventilated driver’s seat, heated steering wheel and heated second-row seats. A six-sensor obstacle detection system with two four rear sensors ensures safe, convenient parking, while the Tivoli is also equipped with a niceties such as a luggage screen, automatic washer switch, and hazard lights that are automatically activated under braking. Exterior options aimed at personalisation include dual-tone body and roof colour schemes. “We are confident that the Tivoli meets the needs of the global market, offers best-in-the-class product competitiveness, and trend-setting style will soon become a leading model in the compact SUV market,” said Lee. The Tivoli will be launched in South Africa in mid-2015. The GT is one of more than 12 new Ford Performance vehicles expected to arrive by 2020. It joins the Focus RS, F-150 Raptor, Shelby GT350 and Shelby GT350R in the growing Ford Performance lineup. The GT makes extensive use of lightweight materials, including carbon fibre and aluminium – enabling outstanding acceleration and handling with improved efficiency. Ford’s commitment to and capability in delivering technologies typically offered only in elite vehicles is evident in the GT. These include advanced active aerodynamics, such as a deployable rear spoiler, and a host of material and technology innovations to help better serve the driver, such as SYNC® 3 – the latest version of Ford’s advanced connectivity system. “The GT is the ultimate execution of an enthusiast supercar,” said Raj Nair, Ford group vice president, Global Product Development. “GT includes innovations and technologies that can be applied broadly across Ford’s future product portfolio – another proof point that Ford continues to raise the performance bar while ultimately improving vehicles for all our customers.” Few innovations provide a more wide-ranging performance and efficiency advantage than reducing weight. All factors of a vehicle’s capabilities – acceleration, handling, braking, safety, efficiency – can improve through the use of advanced, lighter materials. The all-new GT features advanced lightweight composites, which will help serve Ford’s entire product lineup moving forward. With the broad application of structural carbon fibre elements, the GT will exhibit one of the best power-to-weight ratios of any production car. Anchored by a carbon-fibre passenger cell, the GT features aluminium front and rear subframes encapsulated in structural carbon fibre body-panels. Ford EcoBoost technology is available in every new Ford car, utility and light-duty pickup in North America beginning this year. EcoBoost engines power a growing number of Ford performance models, including the new Mustang, just-announced F-150 Raptor, as well as Fiesta ST and Focus ST. Based on the same race-proven engine ar-

chitecture serving Ford’s IMSA Daytona Prototype endurance racing efforts, the nextgeneration twin-turbocharged 3,5-liter EcoBoost V6 in the GT features a wide powerband with impressive time-to-torque characteristics. The engine demonstrates remarkable efficiency – a key attribute of its endurance racing-derived power train, where exceptional performance combined with efficiency is a critical competitive advantage. Ford’s twin-turbo EcoBoost V6 raced to three wins in its first season of the IMSA TUDOR United Sports Car Championship in 2014, including a win in the prestigious 12 Hours of Sebring, along with seven podiums over more than 15 000 endurance racing miles. The GT features an all-new, port/direct dual fuel-injection setup to improve engine response, plus a low-friction roller-finger-follower valvetrain. The twin-turbocharged EcoBoost V6 will be paired with a sevenspeed dual-clutch transaxle for near-instantaneous gear changes and exceptional driver control. Aerodynamic efficiency is at the heart of the GT design, actively reducing drag while aiding downforce and stability. From its optimum tear-drop shape to its aircraft-inspired fuselage and visibility-enhancing curved windshield, every slope and shape is designed to minimize drag and optimize downforce. Although each surface on the GT is functionally crafted to manage airflow, it also features fully active aerodynamic components to improve braking, handling and stability. An active rear spoiler is keyed to both speed and driver input, reactively deploying and adjusting its height and/or pitch angle depending on conditions. While it shares a legacy with classic Ford racing and performance cars, GT is a fully contemporary and functional shape that communicates modernity and pure beauty. The state-of-the-art chassis is suspended by an active racing-style torsion bar and pushrod suspension, with adjustable ride height. The 20-inch wheels are shod with Michelin Pilot Super Sport Cup 2 tires featuring a unique compound and structure designed specifically for the Ford GT. Multi-spoke wheels encircle carbon-ceramic brake discs at all four corners. The narrow-profile canopy reduces frontal area and caps a purposeful interior that provides state-of-the-art technology to ensure control, comfort and safety. The two-seat cockpit is accessed by upward-swinging doors, and features driver and passenger seats integrated directly into the carbon fiber passenger cell. This configuration significantly reduces seating hardware and weight, and provides a consistent and direct sensory connection to the chassis. The fixed seating is combined with adjustable pedals and steering column to accommodate a very wide range of driver statures. An F1-style steering wheel integrates all necessary driver controls, creating a stalkless steering column that allows uncluttered access to the transmission paddle-shift controls. A fully digital and configurable instrument cluster provides a wealth of driver-focused data. The Corsa makes this transition in just 10,4 seconds. Start/stop technology is fitted as standard to boost fuel economy, with the Corsa consuming just 5.0 F per 100 km over the combined cycle, equating to only 119 g/km CO2 emissions.
