Safety First: New Stop Sign Installed at Lifestyle Blvd & Integrity

Your safety—and that of your neighbors—remains a top priority in our community. In response to concerns about resident safety, especially at night, a new stop sign has been installed at the intersection of Lifestyle Blvd and Integrity.

Please come to a complete stop when approaching this intersection. This is a busy pedestrian crossing area, and it becomes especially dangerous after dark when visibility is reduced. Residents frequently walk, bike, or drive through this spot—let’s keep it safe for everyone.

As a reminder, the speed limit throughout Del Webb Fulshear is 30 MPH. Please drive with care and stay alert.

The Fulshear Police Department regularly patrols the area and will enforce full stops and speed limits, including issuing tickets to those in violation. Let’s all do our part to ensure Del Webb Fulshear remains a safe and walkable community for every resident. Thank you for driving smart and staying safe!

JULY JUBILEE 2025

Patriotism was on full display at Del Webb Fulshear during this year’s July Jubilee, a star-spangled celebration hosted by the DWF Veterans Club. The event brought neighbors together for a fun-filled Fourth of July that was bursting with red, white, and community spirit!

The festivities kicked off with a high-energy parade at 11:00 a.m., featuring decorated golf carts, scooters, bicycles, and special appearances by the Fulshear Police and Fire Departments. Residents lined the streets to wave flags, cheer, and show their appreciation for the colorful caravan as it made it s way through the community.

Following the parade, the celebration continued at the Clubhouse with family-friendly games, patriotic prizes, and a delicious lunch. For just $7, residents enjoyed a classic hot dog meal complete with all th e fixings—homemade chili, chips, a drink, and dessert Many also contributed side dishes and sweet treats, creating a festive buffet for all to enjoy.

A heartfelt thank you goes out to the DWF Veterans Club for organizing this wonderful tradition and to all the resident volunteers who helped bring it to life. From coordinating the parade to serving meals and managing games, this event was a shining example of what makes our community so special.

Here’s to freedom, friendship, and fun—Happy Independence Day from all of us at Del Webb Fulshear!

ARC

BEFORE YOU BEFORE YOU BUILD: BU : What to Know About What to Know About ARC Approval ARC Approval

Thinking about installing a pergola, updating your landscaping, or adding solar panels? At Del Webb Fulshear, maintaining the beauty and harmony of our community is a shared responsibility—and that starts with the Architectural Review Committee (ARC).

Before starting any modifications to your home or lot—including pools, patios, fences, decks, outdoor kitchens, additions, and more—be sure to submit your project plans to the ARC for approval. This process ensures that all changes align with our community’s design standards and preserve the overall aesthetic and property values we all enjoy.

What to Submit:

To get started, pick up or download an ARC application and include the following:

A completed and signed application

A $65–$85 application fee (depending on your project)

A copy of your plot survey with the project location marked

Detailed project dimensions (height, width, length)

Material descriptions, color samples, and photos Pro Tip : Make extra copies of your plot survey to have on hand for future projects. Need Help?

Bring your completed application to the Clubhouse front desk or contact our friendly team member, Dre Callahan , for assistance or to schedule an appointment: 281-571-3085

Fredre.Callahan@AssociatedAsset.com Let’s continue working together to keep Del Webb Fulshear a beautiful place to call home—one wellplanned project at a time!

Seasonal Yard Smarts: Tips from the Landscaping & Warranty Team

Ready to dig in? Here’s what to check this season:

Inspect Sprinkler Heads Regularly: Check for leaks, blockages, or damage. Well-maintained sprinkler heads ensure even water distribution and help conserve water.

Keep Sprinklers & Drains Clear: Grass and dirt can block sprinkler heads and drains. Trim back overgrowth and clear away debris so everything pops up and flows as it should.

Monitor the Curb-Side Pop-Up Drain: Each cluster of homes shares a pop-up drain at the curb. Keep it clear by trimming grass around the area so water can escape freely when needed.

Clean Catch Basins with Bleach: To prevent buildup and minimize bugs, pour a capful of bleach into yard drains on both sides of your home every 3–6 months. Handle bleach with care!

Flush Rear Drains Twice a Year: Attach a hose to your back drain and flush it thoroughly every 6 months to keep the system running clean and clear.

Check the Rain Sensor: Make sure your rain sensor is activated and working. This prevents overwatering during rainy days—and saves money too.

Adjust Watering Schedule with the Seasons: As temperatures change, so should your watering schedule. Most plants need less water during cooler months.

Winterize Before the Freeze: Don’t wait until it’s too late! Drain your irrigation lines and follow winterization steps to protect your system before the first freeze hits.

Christmas in uly with the Crafty Crew: Glass t hin dition

The Crafty Crew brought festive flair and artistic finesse to the clubhouse this month with their July class— Christmas in July: Glass Etching ! With a full class of creative residents, this handson workshop was both a challenge and a cheerful success.

Participants came prepared with reading glasses, scissors, and two pieces of glass ready for transformation. Guided by our enthusiastic resident instructor, Jan H., the group dove into the detailed process of glass etching—a new technique for many. While it may have taken a steady hand and some patience, the end results were nothing short of stunning!

Thank you to all who joined us and took on the challenge of trying something new. We’re already looking forward to next month’s Crafty Crew gathering!
