For r over 40 years, the Home Builders Association of Northeast Louisiana has presented the Home Show, which has grown into one of the largest events in our area.

The Northeast Louisiana Home Show brings together homebuilders, remodelers, draftsman & designers, home lenders, and virtually any service or product related to the home under one roof.

A short list of exhibitors includes kitchen and bath remodeling, electronics, the latest home technology, heating and air, sound systems, and financial & insurance services

Enthusiastic visitors will also find specialists in windows, doors, flooring, insulation, painting, patio construction, landscaping and other vendors who are on hand to offer advice and showcase new products for 2024.

The Home Builders Association of Northeast Louisiana (HBA of NELA) is a not for profit (501C 6) trade organization covering a 13 parish area, focusing on Ouachita Parish and its surrounding communities. We have become a powerful voice in legislative affairs both locally and statewide. Members include builders, developers, remodelers, manufacturers, suppliers, engineers, attorneys… practically any profession relating to the housing industry.

Home Builders Association of Northeast Louisiana has over 300 members, representing a wide range of large and small businesses related to the residential construction industry.

Through joint efforts, HBA of NELA provides aid and contributions to worthy causes in the community, such as Habitat for Humanity, St. Jude Dream Home, and assisted flood recovery efforts through Operation BBQ Relief, Samaritan's Purse, First West Thrift, Two Penny Missions, & Radical Outreach.

The association also provides annual scholarships to deserving students in the University of Louisiana Monroe School of Construction. School of Construction majors are members of a student chapter and are eligible to participateinalloftheHBAofNELAactivities.

How to Prepare to Buy Your First Home This Year

As interest rates begin to change, you may be considering saving money to buy a home this year. Home buying is one of the biggest purchases a person will make. Preparing to buy a home doesn’t just involve deciding on a location or scrolling through images of homes online. You’ll need to dive deep into your finances and prioritize your home feature preferences to help your home buying process be manageable. Here are a few steps to help you get started.

Determine Your Budget for a Home

Figuring out what you can afford to spend on a monthly mortgage payment may seem like an obvious place to start, but it is an important one. Experts say that your total monthly home expenses should be at most one-third of your gross monthly income. Mortgages are different from making a monthly rental payment. When you’re a home owner, your mortgage payment is only part of your monthly expenses. You must take property taxes, home insurance and interest into account.

Check Your Credit Score

If you’re not an all-cash buyer, you’ll likely need to finance the purchase of your home. Checking your credit score is another important first step. Your credit score will help you determine the financing options available. Lenders use credit scores to determine if a borrower has a record of ontime payments and to gauge the likelihood of repaying the

mortgage. Your credit score will also impact your mortgage terms. The higher the score, the more financing options and lower interest rates will be available.

Create Your “Must-Haves” Checklist

As a first-time home buyer, you must list your “must-haves” for your new home. Do you need flexible space for a play area or a minimum number of bathrooms? It would be best to have a general idea of the size, location and amenities you want in your home. Determine what features you will compromise on to ensure your home fits your budget.

Shop Around for a Mortgage

Lenders will have different mortgage rates, so doing your homework is important. Shop around to find the lowest rate or work with a mortgage lender to help you find all the loan options available. Several types of mortgages are available, including Federal Housing Administration (FHA), conventional, adjustable rate and fixed-rate. You’ll need to learn more about them to determine which option works best.

Should You Buy a New or Existing Home?

A home is one of the most significant purchases a person will make in their lifetime. There is no question that the cost of purchasing a home has been challenging recently. Yet, despite some affordability hurdles, many individuals continue to buy a house to invest in their future. According to a National Association of Home Builders (NAHB) analysis,in the fourth quarter of 2022, nearly half (46%) of prospective home buyers were actively engaged in the purchasing process.

There are many important decisions to make when it comes to buying a new home based on price, location, and type. One of the buyers' first decisions is to purchase a new or existing home. Older homes may offer charm or maybe in a preferred location, but existing homes generally need upgrades, costing home owners more money in the long run.

An NAHB analysisof recent census data found that a third (35%) of owner-occupied homes were built before 1970. Building standards have changed a great deal over the decades, almost as fast as technology has evolved. Due to this evolution, new homes can accommodate today’s advanced technology and be customized to meet an individual home owner’s need. And knowing that the house was

built by a qualified professional to adhere to the latest safety codes gives the owner added assurance.

In addition to being built to the most recent safety codes, today’s homes are more energy efficient than ever. With innovative materials and construction techniques, new homes are built to be much more energy efficient than homes constructed a generation ago. As a result, not only can they be more affordable to operate, but new homes also are significantly more resource-efficient and environmentally friendly.

New homes also have adapted to modern home owner’s needs. The pandemic changed the way most individuals live, work and play. And new homes available on the market today are designed to accommodate a variety of lifestyles, from busy on-the-go families to flexible spaces ideal for spending more time at home. Navigating the Home Buying Process: Tips for First-Time Buyers

Buying your first home is an exciting step, but it can also feel overwhelming with so many decisions to make. By preparing ahead of time, you can make the process smoother and less stressful. Here are some key tips to help first -time buyers navigate the journey to homeownership.

1. Do Your Research

Becoming an informed buyer is crucial. Start by researching the home buying process, including financing options and common misconceptions. For example, many people believe you need to be a U.S. permanent resident to buy a home, but a work permit is often enough. It’s also important to understand your needs versus wants in a home. Consider essentials like square footage, number of bedrooms, and proximity to schools versus nonessential preferences like wood floors or appliance brands.

Talking with recent homebuyers, attending seminars, and meeting with local realtors can help you gather valuable information. Remember, the home buying process may differ from state to state, so it’s important to gather local insights.

Shane Maguire, a first-time homeowner, emphasized the importance of checking your credit report early in the process. “After consolidating student loans, I found an error on my credit report that took time to fix, which delayed my mortgage approval.”

Having the right professionals on your side can make a big difference. Whether it’s a realtor, builder, or mortgage lender, choose someone who will answer your questions and guide you through the process. As a buyer, you are in control—your decision to move forward or not drives the whole transaction.

Leocadia Conlon, who bought her first home at 28, had a great experience thanks to her realtor. “Our realtor was sincere and walked us through everything, making the process much less stressful.”

Home Buyer's Dictionary

When you start shopping for a new home, you may encounter some words and terms with which you are unfamiliar. The following glossary will help you to be a better informed shopper.

Adjustable Rate Mortgage (ARM) - A loan whose interest rate is adjusted according to movements in the financial market.

Amortization -A payment plan by which a borrower reduces a debt gradually through monthly payments of principal and interest.

Annual Percentage Rate (APR) - The annual cost of credit over the life of a loan, including interest, service charges, points, loan fees, mortgage insurance, and other items.

Appraisal -An evaluation to determine what a piece of property would sell for in the marketplace.

Appreciation - The increase in the value of a property.

Assessment -A tax levied on a property or a value placed on the worth of property by a taxing authority.

Assumption - A transaction allowing the buyer of a home to assume responsibility for an existing loan on the home instead of getting a new loan.

Balloon - A loan which has a series of monthly payments (often for 5 years or less) with the remaining balance due in a large lump sum payment at the end.

Binder -A receipt for a deposit paid to secure the right to purchase a home at terms agreed upon by the buyer and seller.

Buydown - A subsidy (usually paid by a builder or developer) to reduce the monthly payments on a mortgage loan.

Cap - A limit to the amount an interest rate or a monthly payment can increase for an adjustable rate loan either during an adjustment period or over the life of the loan.

Certificate of Occupancy - A document from an official agency stating that the property meets the re-

quirements of local codes, ordinances, and regulations.

Closing -A meeting to sign documents which transfer property from a seller to a buyer. (Also called settlement)

Closing Costs -Charges paid at settlement for obtaining a mortgage loan and transferring real estate title.

Conditions, Covenants, and Restrictions (CC and Rs) - The standards that define how a property may be used and the protections the developer has made for the benefit of all owners in a subdivision.

Condominium - A home in a multi-unit complex; each purchaser owns an individual unit, and all the purchasers jointly own the common areas, such as the surrounding land, hallways, etc.

Conventional Loan - A mortgage loan not insured by a government agency (such as FHA or VA).

Convertibility - The ability to change a loan from an adjustable rate schedule to a fixed rate schedule.

Cooperative -A form of ownership in a multi-unit complex; the purchasers own shares of the entire complex rather than owning individual units.

Credit Rating -A report ordered by a lender from a credit bureau to determine if the borrower is a good credit risk.

Default -A breach of a mortgage contract (such as not making monthly payments).

Density -The number of homes built on a particular acre of land. Allowable densities are usually determined by local jurisdictions.

Down payment - The difference between the sales price and the mortgage amount on a home. The down payment is usually paid at closing.

Due-on-Sale - A clause in a mortgage contract requiring the borrower to pay the entire outstanding balance upon sale or transfer of the property. A mortgage with a due-onsale clause is not assumable.

Earnest Money -A sum paid to the seller to show that a potential purchaser is serious about buying.

Easement -Right-of-way granted to a person or company authorizing access to the owner’s land; for example, a utility company may be granted an easement to install pipes or wires. An owner may voluntarily grant an easement, or in some cases, be compelled to grant one by a local jurisdiction.

Equity -The difference between the value of a home and what is owed on it.

Escrow -The handling of funds or documents by a third party on behalf of the buyer and/or seller.

Federal Housing Administration (FHA) -A federal agency which insures mortgages that have lower down payment requirements than conventional loans.

Fixed Rate Mortgage -A mortgage whose interest rate remains constant over the life of the loan. The payments are not necessarily level. (See Graduated Payment Mortgage and Growing Equity Mortgage).

Fixed Schedule Mortgage -A mortgage whose payment schedule for the life of the loan is established at closing. The payments and interest rate are not necessarily level.

Graduated Payment Mortgage (GPM) -A fixed-rate, fixed-schedule loan which starts with lower payments than a level payment loan; the payments rise annually over the first 5 to 10 years and then remain constant for the remainder of the loan. GPMs involve negative amortization.

Growing Equity Mortgage (Rapid Payoff Mortgage) -A fixedrate, fixed-schedule loan which starts with the same payments as a level payment loan; the payments rise annually, with the entire increase being used to reduce the outstanding balance. No negative amortization occurs, and the increase in payments may enable the borrower to pay off a 30year loan in 15 to 20 years, or less.

Hazard Insurance -Protection against damage caused by fire, wind-

storm, or other common hazards. Many lenders require borrowers to carry it in an amount at least equal to the mortgage.

Housing Finance Agency -A state agency which offers a limited amount of below-market-rate home financing for low-and moderateincome households.

Index -The interest rate or adjustment standard which determines the changes in monthly payments for an adjustable rate loan.

Infrastructure -The public facilities and services needed to support residential development, including highways, bridges, schools, and sewer and water systems

Interest - The cost paid to a lender for the use of borrowed money.

Joint Tenancy -A form of ownership by which the tenants own a property equally. If one dies, the other would automatically inherit the entire property.

Level Payment Mortgage -A mortgage whose payments are identical for each month over the life of the loan.

Mortgage Broker - A broker who represents numerous lenders and helps consumers find affordable mortgages. The broker charges a fee only if the consumer finds a loan.

Mortgage Commitment - A formal written communication by a lender, agreeing to make a mortgage loan on a specific property, specifying the loan amount, length of time and conditions.

Mortgage Company (Mortgage Banker) -A company that borrows money from a bank, lends it to consumers who want to buy homes, then sells the loans to investors.

Mortgagee - The lender who makes a mortgage loan.

Mortgage Loan -A contract in which the borrower’s property is pledged as collateral and which can be repaid in installments over a long period. The mortgagor (buyer) promises to repay principal and interest, to

keep the home insured, to pay all taxes, and to keep the property in good condition.

Mortgage Origination Fee -A charge by a lender for the work involved in preparing and servicing a mortgage application (usually 1 percent of the loan amount).

Negative Amortization - An increase in the outstanding balance of a loan when a monthly payment is not large enough to cover all of the interest due.

Note -A formal document showing the existence of a debt and stating the terms of repayment.

PITI -Principal, interest, taxes, and insurance (the 4 major components of monthly housing payments).

Point -A charge of 1 percent of the mortgage amount. Points are a one-time charge assessed by the lender at closing to increase the interest yield on a mortgage loan.

Prepayment -Payment of all or part of a debt prior to its maturity.

Principal - The amount borrowed in a loan, excluding interest and other charges.

Property Survey - A survey to determine the boundaries of your property. The cost will depend on the complexity of the survey.

Rapid Payoff Mortgage - See Growing Equity Mortgage

Recording Fee -A charge for recording the transfer of a property, paid to a city, county, or other appropriate branch of government.

Real Estate Settlement Procedures Act (RESPA) -A federal law requiring lenders to provide home buyers with information about known or estimated settlement costs. The act also regulates other aspects of settlement procedures.

R-Value -The resistance of insulation material (including windows) to heat passing through it. The higher the number, the greater the insulating value.

Sales Contract -A contract between a buyer and seller which

should explain, in detail, exactly what the purchase includes, what guarantees there are, when the buyer can move in, what the closing costs are, and what recourse the parties have if the contract is not fulfilled or if the buyer cannot get a mortgage commitment at the agreed-upon terms.

Settlement -See Closing

Shared Appreciation Mortgage - A loan in which partners agree to share specified portions of the down payment, monthly payment, and appreciation.

Tenancy in Common -A form of ownership in which the tenants own separate but equal parts. To inherit the property, a surviving tenant would either have to be mentioned in the will or, in the absence of a will, be eligible through state inheritance laws.

Title -Evidence (usually in the form of a certificate or deed) of a person’s legal right to ownership of a property.

Transfer Taxes -Taxes levied on the transfer of property or on real estate loans by state and/or local jurisdictions.

Veterans Administration (VA) - A federal agency which insures mortgage loans with very liberal down payment requirements for honorably discharged veterans and their surviving spouses.

Walk-Through -A final inspection of a home before settlement to search for problems that need to be corrected before ownership changes hands.

Warranty - A promise, either written or implied, that the material and workmanship of a product is defect-free or will meet a specified level of performance over a specified period of time. Written warranties on new homes are either backed by insurance companies or by the builders themselves.

Zoning -Regulations established by local governments regarding the location, height, and use for any given piece of property within a specific area.

Closing on Your Home e

Settlement (or closing) is the process which passes ownership of a property from seller to purchaser. Going to settlement on a new home can be bewildering. Home buyers are usually required to sign a seemingly endless pile of documents, most of which are written in terminology not used outside of the housing industry. They can be complicated to understand for a home buyer. Before you go to settlement, there are certain important items you should know about so that you can achieve the best possible terms for yourself in the transaction.

Ask a lender for a copy of the HUD pamphlet, "Buying Your Home: Settlement Costs and Helpful Information." Most lenders are required to provide their loan applicants with a copy of this document under the Real Estate Settlement Procedures Act (RESPA), but you will be able to shop more wisely for settlement services if you have read the pamphlet before you apply. It provides a good description of the settlement process and explains most of the expenses you will encounter.

is free of defects. Lenders insist on an appraisal to see how much they could recover by selling your house if you default. The fee for this service may vary considerably depending on the specific characteristics of your house.

Attorney’s Fees.

If the lender requires an attorney to draw up any of the settlement documents, you may be charged a fee –a flat amount or a percentage of the loan. If you hire a lawyer to assist with the settlement, you will have to pay an additional fee at or immediately following settlement.

When you apply for a loan, the lender is required by law to provide you with a good faith estimate of settlement costs. Shortly before settlement, you will be told exactly how much you owe so that you can get a bank check. A personal check is generally not acceptable. In some instances, you may have money returned to you instead of having to pay.

Before you go to settlement, familiarize yourself with important settlement terms.

Important Settlement Terms

Credit Report.

The lender may charge a fee for investigating your credit history.

Earnest Money.

Earnest money is a deposit paid to a seller to show you are serious about buying a house. Your receipt for this payment is called a binder. If you later buy the home, the earnest money is applied to your down payment. If not, the earnest money is returned, minus expenses for processing. Be sure that you understand the refund procedures before you make a deposit.

Appraisal Fee. An appraisal is an estimate of the fair market value of your home. Appraisals help both the lender and the buyer to determine if the sales price is consistent with the actual value. An appraiser inspects the house and the neighborhood and makes an estimate based on the price of comparable houses and other factors. The appraisal provides no guarantee that the property

Loan Origination Fee.

A lender will charge a fee for the cost of processing the loan, usually calculated as percentage of the loan amount.

Loan Discount (Points).

The largest of your settlement cost may be the "points" lenders require to make the yield on your loan more profitable. A point is one percent on your loan amount. If you are borrowing $50,000, one point equals $500. Points are tax deductible if they are paid separately and not deducted from the loan amount. For VA loans, you can be charged a maximum of one point, but the number of points can be higher for FHA and conventional loans.

Escrow Fees and Accounts.

Escrow involves having a third party hold funds and/or documents until you and the seller complete settlement. Depending on the circumstances of your loan, you may be asked to make monthly payments to an escrow account after you purchase your home. Money in the account may be used to pay taxes, insurance, and any other regular assessments as they fall due. Such accounts serve a similar purpose to withholding income tax from your paycheck; by putting aside money each month, you avoid large annual or semiannual payments. You may be charged a fee for the service. In some states, escrow accounts draw interest.

Sometimes, escrow agents handle settlements. Rather than you and the lender meeting to sign all of the documents and transfer money, the agent works with you and the lender separately to ensure that everything is done properly. Once again, a fee is required for this service.

On a 30-year loan, each point that you pay reduces your interest rate by roughly 1/8 of a percent. You may be faced with a choice between two mortgages in which one has lower monthly payments but involves paying more points up front. Annual percentage rate calculation include buyers’ points, so ask for the APR to help you make your assessment. Keep in mind that an APR is calculated on the basis of the total life of the loan. For a 30-year loan, the APR is a 30-year composite figure. If you sell your new home after a few years, the average annual cost of your points will be much higher than is reflected in the APR. If you plan to move soon, you might be better off with a loan that has a slightly higher rate but fewer points.

Property Survey Fee.

You may have to pay to have your lot surveyed, especially if there is a question about the boundaries. The cost will depend on the complexity of the survey.

Recording Fee.

Because title is changing hands, the transaction must be recorded with your city, county, or other appropriate branch of government. The fee covers administrative costs.

State and Local Transfer Taxes. Some jurisdictions levy taxes on the transfer of property or on real estate loans.

Settlement Costs Between Buyer and Seller.

annual property taxes on your new home or filled up your fuel tank. When title changes hands, you must reimburse the builder for a proportional share of the taxes, any fuel that remains in the tank, and any other prepaid costs.

Title Search and Insurance.

A title search involves having someone look through public records to see if anyone else has a claim to your property. A lender does not want to lend you money only to learn in the event of foreclosure that somebody other than you has a prior claim to the property.

You will normally be required to purchase lenders’ title insurance to guard against a faulty title search as well as hazards that even the most thorough search will not reveal – such as a forged deed that does not transfer title, a claim by a previously undisclosed relative of a former owner, or a mistake in the records. For a one-time premium at closing, title insurance will clear up

title problems, pay the lender’s legal expenses for defending against an attack on title, or pay claims on property the lender may lose.

Lenders’ title insurance does not compensate buyers for any legal expenses they might incur, or the value of property they might lose. A separate owners’ title insurance is available to safeguard the buyer. Whether the seller or the buyer pays for owners’ title insurance depends on local custom.

This list of settlement terms is not allinclusive. You may also be charged fees for notarizing documents and other miscellaneous items.

Once all the forms have been signed, you can move into your new home. But before ending the settlement session, make sure that you have received or will be sent copies of all the important documents, including:

Sales contract

Land survey

Warranties and instruction booklets from manufacturers for equipment in the house

All tax payment receipts

Certificate of occupancy (required in some areas)

Certificates from the health department for plumbing and sewer installations (required in most areas)

Other certificates of code compliance (required in most areas)

All insurance policies (some might be sent later after they have been properly endorsed)

The note and deed to your property (which will probably be mailed to you after being placed on record in your local registry of deeds office)

Building a new home can be an extremely rewarding, educational,andexcitingexperience.However,theentire experience is often soured due to one or more pitfalls that result in unnecessary expenses, delays caused whensteps are taken out of order, or (in a worst-case scenario) the entire process coming to an abrupt halt.

But with expert insight about what to expect during the planning phases, you may be able to either avoid the obstacles, or be more prepared to deal with unanticipated surprises.This article reveals 3 common mistakes taken by realworld clients, plus the tips on how you can avoid making those same mistakes.

Common Mistake #1: Contacting a Builder or Realtor BEFORE Determining Your Budget

Anyone in the market to build a new home understands that they need to involve a Builder or Realtor. So, when folks are in the early stages of the building process, the first instinct is to reach out to a real estate professional for a consultation, even before knowing the basic details of what they want their new home to look like, the general square footage, or even where it would be built. Here’s the pitfall: neither a builder nor a realtor will be able to offer much guidance without knowing what size, style & location of a home you want. Without that information, you cannot truly determine what your budget will allow.Many people are understandably nervous about revealing their budget goals so early in the process, but the reality is that this information will help determine the feasibility of your project and provide the context for what size and quality home you will be able to build.

How to Avoid the Mistake

Instead of initially reaching out to a builder or realtor, your first calls should be to a Financial Institution such as a Mortgage Originator, Bank, or Credit Union. These lenders will help you to determine a feasible budget based upon your Income and Outstanding Debt.

A knowledgeable lender will also be able to provide information about the different types of loans available to you, as well as, provide you with an idea of how much your monthly note might be.Keep in mind that not all home loans are created equal Mortgage loan products vary between different financial institutions; therefore, we encourage you to research and interview multiple lenders to find the loan product and terms that work best for you.The financial institutions you interview will provide a potential maximum amount they will lend you, but the ultimate decision in how much you are comfortable borrowing rests with you. Once you have that amount, you’ll then be ready to proceed to the next step.

Common Mistake #2: Having Plans Drafted Before Checking the Current Cost of Construction

In the absence of proper guidance, people in the early planning stages of building a house tend to skip many of the less obvious –yet quite important –fundamental steps of the process. As a result, first-time planners often jump right intohaving the home designed and get a set of house plans drawn up even though they have no accurate guidance as to how much it will ultimately cost. This becomes a major problem because, (a) construction plans can cost thousands of dollars to complete, and (b) cost even more to change completed plans. To make matters worse, if significant design changes are necessary, it may result in the need to completely re-draw the plans…which means purchasing an entirely new set of plans!

How to Avoid the Mistake

While it is impossible for anyone to provide an accurate quote or price breakdown without the house plans, most builders have an idea of the average current costs per square foot of living area. Our advice is to find a builder whose style of homes appeal to you, and then have a conversation about the home you wish to build. Be prepared for a wide-ranging quote to allow for flexibility, especially if you select a complex design, have luxurious tastes in finishes, or have a complicated site for construction.

We suggest using the highest price-per-square-footage quote as the basis for determining the square footage of the home. Remember to consider the land costs as well. For example, if you speak with the contractor and are told that the current average pricing is between $130 psf and $145 psf ( per square foot), you should take your ultimate budget number, subtract out the price of the land and divide it by the highest price per square foot quoted. The formula will look something like this:

(Budget # –Land Cost) / Highest Quoted $PSF = Max Living Area Sq. footage

Using this method will give you the flexibility to have the special amenities you want, while not “over-designing” the project. Then, if the project is quoted under your budget, you’ll have the opportunity to either save or splurge on some of the things on your wish list!

One more tip to remember before we move on, some companies may quote their homes based upon the price per TOTAL Square footage of the Home. This is a completely different number and will sound much lower than competitors. The important thing to remember is that the industry standard is to use the Living Area Square Footage.

Common Mistake #3: Purchasing Land Before Knowing Flood Zones, Restrictions, Clearing Costs and Local Ordinances

We are often contacted by folks who have already purchased land without understanding everything involved with preparing the land for construction or everything that will be required before they can build a home. Sometimes they are told the property is not in a flood zone only to find out later the flood zones had changed without the knowledge of the previous owner. Other clients have purchased land expecting to build a certain type of custom home, only to later find out that the neighborhood/community has restrictions on what size home can be built or what types of finishes may be required on the exterior. Ultimately, adapting to those restrictions could add significantandunexpectedcoststotheconstruction.

How to Avoid the Mistake

Tips on avoiding this mistake is to always hire a surveyor to prepare a Proposed Elevation Certificate (PEC), or obtain a recently completed PEC, before purchasing any land in areas where higher risk flood zones are present. This will be money well spent if it prevents you from unexpectedly incurring potentially tens of thousands of dollars in dirt work! Even if you do find that the property needs to be built up, it will give you the information to possibly negotiate a better price on the land and offset the preparation costs.

sure to thoroughly review the building restrictions before your purchase. Restrictions will often determine both the style of home and the required amenities for the exterior of the home and will require annual home owner association dues to be paid. It is the American Dream to own your own home ... and many people think they will save an enormous amount of money by building their own. This could be a costly mistake financially, emotionally, and physically. Many aspects need to be considered. The purpose of this article is to help you think about avoiding some of the pitfalls and what you can do to make this a successful undertaking. There are several questions you will need to answer. Our hope is that you will be helped by this publication.

Your home is the single largest investment you will make in your lifetime. Do you have the expertise to make sure this home will last you a lifetime?

Arranging Financing

Arranging and applying for a home loan can be quite involved and should be one of the first orders of business. Even if you feel that you have enough cash to do the job, applying for a home loan to allow for inevitable overruns due to increased material and labor costs or upgrades is always advised. Most mortgage companies will not lend money to cover the unanticipated costs on a home on which construction has already begun. As a self-contractor, some lenders will not lend you more than 80% of the projected cost of your home. House plans, specifications and an itemized list of documented costs and bids must be provided to the lender. In calculating costs, do not allow for "sweat equity" as most lenders do not recognize this as a legitimate cost.

Building Permits & Homeowner Builder Affidavit

Before beginning construction, you will be required to obtain a Building Permit from the authority having jurisdiction and complete a Homeowner Builder Affidavit. By submitting this notarized document you will be affirming that you will undertake and superintend the construction project, and that you will be prohibited from hiring an unlicensed subcontractor to superintend, manage, provide advice, or otherwise act as a contractor for this project

Bookkeeping Responsibilities

IRS: The IRS requires that you send any sub who earns $600.00 or more a 1099 form at the end of the year. In the event you are audited, be prepared to prove that the sub is an independent contractor -that is, you did not have to supervise his work and you did not dictate what time he reported to the job.

Tracking Materials Purchases

It is very important to be on the site or have someone you can trust to document delivery slips. Returns must be accounted for since inaccurate billing can run up costs. You will need to check all invoices and account for all materials. Waste can add hundreds if not thousands to the cost of your home.

Construction Management

Do not take this area for granted. There is much more to building a home than meets the eye. Be realistic about your level of skill and the amount of time you can spend on the jobsite. Base your decision to put "sweat equity" into your home, consider your experience, skills, available time and the amount of stress you and your spouse are able to manage. Your ability to handle long-term disruption of schedules is just as important as your ability to swing a hammer. And there's more!

Deposits

Deposits will be required by all utilities before construction can begin. Make deposits early as some may take weeks to get their services connected.

Insurance

Do you know why builders carry Builder's Risk, General Liability and Workman's Compensation insurance on all of their building projects? Because they know what their liabilities are and YOU, as a self-contractor, may have to assume the same liabilities.

Builder's Risk

The mortgage lender will require this type of insurance which covers the home materials only (no bodily injury, etc.). Upon completion of the home and closing the loan, you will want to convert this policy to a homeowner's policy. Your lender or insurance agent can explain this to you.

General Liability

Your lender may or may not require this type of insurance, but as a self-contractor, the permit purchaser and the property owner, YOU are responsible for any third party injuries that may occur on your property. Without the proper general liability protection, YOU will be held liable if anyone gets injured on the project, including children injured while playing on the job site.

Workman's Compensation

If you are not in the business of building homes, you may not be required to carry workman's compensation insurance; however, it would be prudent to require any subcontractors you hire to provide certification of their workman's compensation coverage. Also, it is important to know that any subcontractor who employs any number of workers is required by law to carry workman's compensation insurance.

There is an issue which has been of increasing concern to property owners ... there is a fine line between being an employer and a do-it-yourself minded builder. A recent case in Oregon ruled that, since the property owner was serving as their own general contractor and had the right to control the worker, they were employers and therefore liable for

workman's compensation insurance. This presents a legal issue about which property owners should be knowledgeable. Your attorney or insurance agent can explain this exposure to you.

Friendly Warning

Do not accept a release of injury in lieu of a sub having workman's compensation insurance as the release may not be binding in a court of law.

Licensing

A homeowner may build his own home one time per year. But remember YOU must actually occupy the home upon completion. Other than this exception, any person or firm who oversees, directs or supervises the construction on any residential dwelling over $50,000.00 must have a Residential Contractors License issued by the Louisiana State Licensing Board for Contractors.

Time Constraints

Be prepared to spend at least 35 hours per week for probably 5-6 months. This is calculated for an average 1,500 sq. ft. home. If the home is larger, figure accordingly. Does your present employment allow enough flexibility to spend this amount of time away from your job?

Scheduling of Subcontractors

Remember subcontractors have other jobs in progress besides yours. Their loyalty may be to those builders that give them the most work during the year. Will they be available to you at the proper time? For example, do you have the toilet installed before or after the flooring? One sub cannot do their work until another has completed theirs. Delays are costly, frequent, and frustrating.

Bidding

Expertise

Do you really know how to properly analyze a cost breakdown? Are you able to distinguish high bids, low bids and work quality? Are you allowing for all of the materials you'll need? For example, everyone knows to buy tile ... what about grout, thin-set and spacers? Is everything that will be needed to complete the task included in the bid? Do you know enough about the work to realize if it's not? Remember, the lender will require that your cost breakdown be documented and if you have not projected costs efficiently and run short of funds, the loan amount cannot be adjusted after it is approved.

Technical Expertise

As the general contractor of the home, it will be your responsibility to hire qualified, licensed, insured and/or certified subcontractors. Do you have the technical expertise to oversee if the work is done properly? If, after inspection, the work is rejected by the Codes Department, who will absorb the cost to redo the work? While this work is being redone, time will be lost, and other subs may have to be rescheduled.

Occupational & Safety Health Administration (OSHA)

As the general contractor of your own home, you can be held responsible for all sub-contractors who do not adhere

to the construction site OSHA safety requirements. Specifics such as regulations involving stairways and ladders have been a major source of injuries among construction workers. OSHA has set out about 17 detailed rules that govern stairway and ladder use. Other OSHA standards for a job site include postings of emergency numbers and instructions in the event of an injury. If your job site became the target of an OSHA inspection, penalties for any infractions could be very costly. Fines for a single Serious Violation can be as much as $16,131 per violation. Willful or repeated violation can be up to $161,323 per violation.

Warranty Responsibility

The New Home Warranty Act, effective Aug. 30, 1986, requires builders of new homes to provide certain warranties that extend over periods of one, two, or five years, depending on the nature of the defect. If you build your own home and sell it to another party, you will be responsible for any of the legitimate defects within the given 5-year time frame. In the case of your death, your estate would be responsible for claims. As far as the law is concerned, you are the builder and responsible for claims brought by subsequent owners of the home. Lien Laws

In the event any of your subcontractors fail to pay their suppliers or laborers, a lien can be filed against your property. A lien is a claim against a piece of property and can cloud the title or deed to the property. These suppliers and laborers, if not paid, can file a lien against your property, even if you have paid the sub-contractors.

Permits

Building permits and periodic inspections are required even if you are self-contracting. It can be a tedious and frustrating experience if you are not familiar with the system and all of the "red tape" requirements, which must be complied with before commencing work. Mistakes here can be costly and time-consuming.

Louisiana State Uniform Construction Code and Building Inspections

Any construction permitted after January 1, 2007, must comply with Building Codes and inspections as required by the Louisiana State Uniform Construction Code. These codes are rather detailed and complex. Failure to comply with these codes can result in your project being shut down, fines & penalties. Before you undertake to build your own home, you should have a thorough understanding of these new building requirements or hire a licensed professional familiar with these codes.

Checklist for Hiring a Builder or Remodeler

Do

Use this checklist to help you select a builder or remodeler to work on or build your home.

Is the builder/remodeler properly licensed to do the work you require and does he or she have sufficient workers compensation and general liability insurance? If not, you may be liable for any construction-related accidents on your premises.

How long have they been in the building business? It usually takes three to five years to establish a financially sound business. Will they be around after the construction is complete to service any warranties?

Will the builder/remodeler provide you with names of previous customers? Contact previous customers. Ask them if they would hire the builder/remodeler again.

Have you seen the builder/remodelers work, both completed and in progress? Check for quality of workmanship and materials.

Does the builder or remodeler have a permanent business location and a good reputation with local banks and suppliers?

Have you called your local Better Business Bureau? They can alert you to any complaints.

Are you able to communicate with the builder/ remodeler? Remember you will be in close contact with them throughout the construction process and afterward as you live in your new home.

Will the builder/remodeler provide you with a complete and clearly written contract? The contract will benefit both of you. Review it carefully.

Be cautious of unusually low-priced bids. If the builder/ remodeler is unable to pay for the materials and labor as the project proceeds, this may indicate a potential problem.

What is Universal Design?

Universal design is the design of products and environments to be usable by all people, to the greatest extent possible, without the need for adaptation or specialized design.

Universal design is related to aging-in-place remodeling and a Certified Aging-in-Place Specialist (CAPS) can help you remodel your home using universal design concepts. The NAHB Remodelers in collaboration with Home Innovation Research Labs, NAHB 50+ Housing Council and AARP developed the CAPS program to address the growing number of consumers that will soon require these modifications. While most CAPS professionals are remodelers, an increasing number are general contractors, designers, architects, and health care consultants.

Everyone can use universal design! It doesn't matter if you are young or old. You could be short or tall, healthy or ill. You might have a disability. Or you may be a prize-winning athlete. Because of universal design, people who are very different can all enjoy the same home. And that home will be there for all its inhabitants even when their needs change.

Here are some of the more common universal design features that are also incorporated into aging-in-place remodels:

No-step entry. No one needs to use stairs to get into a universal home or into the home's main rooms.

One-story living. Places to eat, use the bathroom and sleep are all located on one level, which is barrier-free.

Wide doorways. Doorways that are 32-36 inches wide

let wheelchairs pass through. They also make it easy to move big things in and out of the house.

Wide hallways. Hallways should be 36-42 inches wide. That way, everyone and everything moves more easily from room to room.

Extra floor space. Everyone feels less cramped. And people in wheelchairs have more space to turn. Some universal design features just make good sense. Once you bring them into your home, you'll wonder how you ever lived without them. For example:

Floors and bathtubs with non-slip surfaces help everyone stay on their feet. They're not just for people who are frail. The same goes for handrails on steps and grab bars in bathrooms.

Thresholds that are flush with the floor make it easy for a wheelchair to get through a doorway. They also keep others from tripping.

If you’re among the growing masses of dedicated viewers, you might begin (if you haven’t already) to look around and notice some of your own home’s shortcomings. Inadequate storage, limited cooking space or simply an outdated design might conjure thoughts of one day remodeling your kitchen, bathrooms or living spaces. Or instead, perhaps you’ll begin to consider moving into a bigger or newer home.

Whether you decide to remodel or relocate, your decision will involve a great deal of logistics, emotions and, of course, finances. Thoroughly weighing the pros and cons of each option now will help you feel more prepared to act when the time is right.

Start by asking yourself these questions:

1. What’s in the budget? The first step is the most obvious: you’ll need to crunch some numbers to determine what is financially feasible. Remodeling can be a great investment and save you the hassle of moving. But it requires a great deal of patience and flexibility. On the other hand, buying a home can be instantly gratifying, but the true costs of buying (and selling) – such as commissions, closing costs and moving fees – need to be part of the equation, as that is money you won’t get back.

2. Is it a simple fix that you can do yourself? Or a bigger project that will require a professional? Some home owners are especially handy and want to tackle the job themselves. But most others like having the assurance of knowing a professional – who has the necessary equipment, expertise and resources – will get the job done right the first time.

3. What is the current value of your home compared to similar homes in your neighborhood? If your home is already the most expensive one in the neighborhood, you might not see a significant return on your investment if you remodel. But if comparable home values are greater than your home’s value, you’re much more likely to see a strong return by making improvements.

4. How might your decision impact your taxes? Remodeling your current home or moving to a new home will have an effect on your property taxes. The change may or may not be significant, so it’s good to keep it in mind.

5. How might your needs change in the next 3, 5 or 10 years? A growing family, kids going off to college, an aging family member moving in – all are examples of factors that can significantly impact your future requirements for a home.

6. Is the layout of your current home conducive to a remodel? All other considerations aside, if you have limited options to alter your home in a way that will address your needs (such as load-bearing walls that can’t be removed, or space constraints that will not allow for an addition), you may need to consider moving.

7. Are there any zoning restrictions that would affect the remodeling project(s) you envision? These laws vary widely by area, so go to your local zoning office and ask for a copy of your local ordinance.

8. How do you feel about your current neighborhood? Even if you changed everything about your home, there are many things outside of your home over which you have no control. Give some thought to the school district, proximity to work, parks and shopping centers, and the overall look and feel of the community.

SHOULD I HIRE A PROFESSIONAL?

Do-it-yourself (DIY) projects have skyrocketed in popularity in recent years on the heels of HGTV, and other popular home improvement shows and publications. And, for certain small projects, a DIY project can be rewarding and fun -if you are prepared and have the proper skills. But before you start knocking down walls

and taking out wiring, ask yourself the following questions:

Do you have a clear idea of what you want your project to look like?

Do you have the time to complete this project (be realistic!)?

Have you ever undertaken a project like this before?

Do you know everything you will need (materials, tools, etc.) to complete the project?

Are you familiar with the applicable building codes and permits?

Do you enjoy physical labor?

Do you have the necessary skills for this project?

If not, do you have the time and resources to learn these skills?

Where will you obtain the necessary materials?

If you cannot complete the project according to your original schedule, are you (and your family) prepared to handle the resulting inconvenience?

Will you need assistance with this project? If so, who will assist you?

Do they have the time and skills required for this project?

Do you understand all the safety issues associated with this project?

Are you familiar with the architecture and structural makeup of your home (i.e., how knocking down one wall will affect the rest of the structure)?

Have you considered the hidden costs associated with doing it yourself -time, tools, and the possibility that you may actually decrease the value of your house if the result isn't up to professional standards?

It is easy to look at the cost of hiring a professional remodeler and think only of labor and materials. But remember that a professional remodeler offers you an important service -years of experience, the right tools, a network of suppliers and subcontractors, and an indepth understanding of legal regulations, cost estimating, scheduling, and the latest construction techniques.

REMODELING VS. MOVING

If you want to change your home, your other option besides remodeling is to find a new one. But more and more American families are deciding to stay put and improve their existing home. Here are some of the reasons:

Remodeling allows you to customize your home to meet your needs and desires. The only similar, but much more costly alternative is to have a brand new custom home designed and built.

Remodeling means that you don't have to give up a familiar neighborhood and schools.

Remodeling is a more efficient use of your financial resources. According to the American Homeowner Foundation, selling your home and moving typically costs about 8-10% of the value of your current home. And much of this goes into moving expenses, closing costs, and broker commissions -items that have no direct impact on your home's quality.

Remodeling can be stressful, but few experiences are more stressful than moving.

While there are many reasons that people choose to remodel, the bottom

line is that remodeling makes your home a more enjoyable place to live. The intangible value of this pleasure needs to be considered, along with any resale value you hope to gain. But there is no doubt that, as far as improving the sale of your home, all remodeling projects are not created equal. The general rule of thumb is that any remodeling project that brings your home up to the level of your neighbors' is a worthy investment. But it doesn't pay to be the most expensive house on the block -real estate experts recommend that a remodeling investment should not raise the value of your house to more than 10-15% above the median sales price in your neighborhood.

Remember that potential buyers will compare your home to ones newly built. Therefore, you'll want to look at the design trends and amenities being built into new homes. Great rooms (open kitchen/family room arrangements), master bed and bath suites, and higher ceilings are a few of the features sought by today's home buyers.

Each year, Remodeling magazine conducts its "Cost vs. Value" report to assess which remodeling projects create the greatest return on investment. Not surprisingly, kitchens and baths regularly come out on top. These are two of the most used rooms in the home, and they receive the most scrutiny from potential buyers.

How to Live with Your Remodeling Project

Remodeling your home is uniquely different from building a new one. With remodeling, your home becomes the worksite. You live side by side with the project from start to finish. Once construction begins, you'll probably long for simple pleasures like a dust-free home or a fully functioning kitchen or bath. But the end result will be well worth these inconveniences.

Here are some tips to help minimize the stress involved with a remodeling project.

Open the Lines of Communication

Consistent and open communication between you and your remodeler will enhance your understanding of the project, provide an opportunity to exchange ideas, and ultimately help to make the experience a positive one for everyone involved. To facilitate this process, you need to:

Determine who you and your remodeler should contact for daily decisions or an after-hours emergency. For example, your contact may be the lead carpenter for the job, while the remodeler's contact could be your spouse.

Designate a backup for each contact person to assure continuity in anyone's absence.

Create a place in your house where the contact persons can leave messages for each other (a securely anchored notebook is a good idea since it is less likely to disappear).

Speak up. If you are uncertain about any aspect of the project, be sure to let the contact person know.

Prepare for the Pre-Construction Meeting

One way to ensure the success of your project is to plan for and actively participate in a pre-construction meeting. This allows your remodeler to clarify procedures and explain how the job will progress. It also offers both you and your remodeler an opportunity to prepare for those issues that may arise later. You should think of this meeting as a forum for all participants to define their expectations and agree on the anticipated outcome.

Some of the issues you may wish to cover at this meeting include:

Will you allow your remodeler to place a company sign on your property? Remember that in addition to being a marketing tool, signs help contractors and suppliers locate your home.

What areas of your home will be off limits to workers?

Does your house have an alarm system? Will workers need a key or will someone always be there?

How will you ensure that your children and pets stay out of the work space?

How will trash removal be handled? Where will the remodeler locate the dumpster on your property?

Does the remodeler anticipate any interruptions of utilities during the project? If so, when and for how long? At certain stages of construction, the project may affect basic household necessities like water and electricity. Will you need to vacate the house at any time?

What are your expectations regarding clean up? Will sweeping be sufficient for a daily cleaning, or will you need a more thorough cleaning in order to use the space?

You should also use the pre-construction meeting to establish guidelines for the remodeling crew working on the project.

What times will workers begin and end work at your home? Be sure to consider the neighbors as well as household members.

Where can workers park near the jobsite?

Will you allow workers to use your phone for local business calls?

Will bathroom facilities in your home be available to workers?

What is the remodeler's policy on smoking on the jobsite?

What is the remodeler's policy on the use of profanity? If you are especially sensitive to this issue, you should let your remodeler know.

Will you allow workers to play music at a reasonable volume? Is there any type of music that you do not want played?

Prevent Remodeling Fever

The train-station atmosphere of a remodeling project can lead to remodeling fever. The main symptom of this temporary affliction is feeling a loss of control that results from disrupted routines and the impact on your personal space. The best way to prevent this fever is to prepare well, re-

member that "this too shall pass," and focus on the progress being made. A few other suggestions from remodeling pros:

Prepare for inconvenience. A remodeling project can turn your home and —on some days —your life upside down. A kitchen remodel will, of course, affect meal planning. But a little ingenuity and some culinary shortcuts can lessen the impact. Set up temporary cooking quarters by moving the refrigerator, toaster oven, and microwave to another room. Arrange a dishwashing station in your laundry room. If the weather is warm, fire up the grill and dine alfresco.

Designate a safe haven. Find at least one placein your home where you can escape from the chaos and commotion.

Guard against dust. During a remodeling project, dust has the unfortunate tendency to appear everywhere from lampshades to plates stacked inside your kitchen cabinets. To keep out as much dust as possible:

1. Seal off doorways and stairs;

2. Turn off central air or heat when workers are sanding and stock up on extra filters so that you can change them often;

3. Have deliveries made though a designated entrance;

4. Use doormats and temporary floor coverings where appropriate;

5. Remove anything that might get damaged by the dust or at least cover it with plastic drop cloths that are taped shut.

Maintain a sense of humor. Remember that certain things are out of your control and it's best to laugh rather than upset yourself about things like the weather or delayed delivery of materials.

See the remodeling process as an adventure. Tell the kids that you are "camping in" and transform inconvenience into fun. Along the way, celebrate as different stages of the project are completed.

Routine Home Maintenance

Home maintenance includes regular, seasonal and onetime tasks. The following suggested maintenance schedule identifies some of the more common maintenance tasks that may be performed on a weekly, monthly or semi-annual basis. Tailor it to fit your own situation, adding or deleting items as required.

As a homeowner, you have normal maintenance responsibilities for your new home. Establishing a maintenance schedule is the best way to manage your maintenance budget.

These suggested maintenance tasks and schedule should not replace the manufacturer’s recommendations. Please contact your builder or the licensed subcontractor that preformed the work.

THE FOLLOWING IS SUGGESTED MONTHLY MAINTENANCE:

Smoke Detectors –Check operation by pushing test button. Check and replace battery if necessary.

TWICE-A-YEAR MAINTENANCE

Check fire extinguishers for proper charge. Never buy units without a pressure gauge. Be sure that you have an adequate number, located in kitchen, garage and basement.

Test Ground Fault Circuit Interrupters (GFCI) to insure proper protection.

Clean or replace dirty filter in range hood.

Check for evidence of leaks around toilets, under sinks and around dishwasher.

Clean and freshen sink drains by flushing with hot water and baking soda.

Clean garbage disposal blades by grinding ice cubes and citrus fruit rinds.

Inspect furnace and air-conditioning filters, humidifier and electronic air cleaners.

Clean aerators on faucets regularly, depending upon water hardness. You may need to use a rust or scale remover to return them to normal condition. Check water filters and softeners regularly.

Inspect roof and chimney for broken or missing tiles or shingles, identifying anything that might cause leaks or problems. Inspect and clean gutters and down spouts. Do not walk on the roof as it is dangerous and may cause personal damage.

Inspect outside of home and condition of siding, paint, masonry, stucco or Exterior Insulated Finish System (EIFS) and wood trim. .

Inspect doors and windows to verify proper operation, security and weather-resistance. Clean tracks of windows and sliding glass doors before applying silicone lubricant.

Monitor and maintain floor coverings on an as required basis. Regular vacuuming will reduce wear of carpets and other floor coverings. Repair tears and remove stains as soon as possible.

Perform a walk-around inspection of the perimeter walls. Over time, normal weathering and minor settlement can cause cracking, peeling, warping, and crumbling in some or all of these materials. Look for cracks in brick, stone, and stucco. Identify any areas where mortar has fallen out. A white powdery substance known as efflorescence may appear from time to time and is considered normal. Check for warped siding, gaps in wood trim, and peeling or blistering paint. Sand, scrape, wire-brush, caulk, stain, repaint and apply wood preservatives where necessary. Consult with your builder regarding brick, mortar, and traditional stucco problems.

Refresh varnished wood cabinets with a good quality furniture polish. Never use a paraffin-based spray wax. Painted cabinets may be cleaned with a mild non -abrasive detergent on a damp sponge.

Inspect main service panel, circuit breakers, and test all GFI outlets and breakers by pressing the test button.

Complete seasonal maintenance on heating and air conditioning by licensed HVAC contractor. *Check general condition of compressor; remove debris as necessary.

Inspect and replace, as needed, caulking and grout around tubs, showers and sinks.

ANNUAL MAINTENANCE

Have carpets professionally cleaned at least once a year.

Walk around the house and inspect each caulking joint at window and door frames, between two different siding materials (like brick or stucco), or around piping which enters the home. Original caulking will shrink and crack over time due to normal weathering. Confirm that caulked joints are still properly sealed and haven’t cracked, pulled apart, or fallen out. If necessary, clean the old joint out with warm soapy water and a toothbrush and reapply the same caulking material to achieve a proper seal. Consult with your local hardware store to select the right type of caulking.

Hire a gutter cleaning service or find a ladder and doit-yourself. Leaves and debris will accumulate in the gutters as the seasons change. If you do it yourself, carefully climb up to the gutter and scoop out leaves and debris. Also, remove debris from the down spouts. You can sometimes clear these areas with a hose.

Complete annual furnace and air conditioning maintenance by a licensed HVAC contractor.

Examination of your foundation. For slab-on-grade foundations, walk the entire ground floor and look for water stains or cracks in the concrete. Remove stains with an appropriate concrete cleaning agent. Seal cracks that may allow water to enter with a compatible waterproof caulk. Caulk can be found at your local hardware store. For crawl space foundations, gain access to crawl space through the trap door. Inspect concrete or cinder block walls. Look for water stains or cracks. Seal cracks that may allow water to enter with a compatible waterproof caulk. Check ground surface for any standing water.

Examine all concrete sidewalks, patios, porches, stoops, and garage slabs for cracks, chipping, stains, scaling or settlement. Consult with your local hardware store for products that can fill and repair cracks or chipping, or remove scaling residue. Seal and caulk any large gaps created by minor settlement.

Check condition of septic tank and leech field. Consult with septic tank pumping service. Know the location of your septic tank and drain field. Have your septic tank inspected annually by a licensed contractor or health department official. Inspection will reveal problems before they become serious and tell when the tank needs to be pumped. Periodically check the drain field for a foul odor, excessive wetness, or overly lush grass growth, which may be warning signs of a failing system. Never drive over or park on any part of the system. Do not plant anything but grass over or near drain field, as tree and shrub roots may clog drain field.

Visually survey your yard and existing drainage patterns often. Verify that the ground slopes away from the foundation. Stabilize any bare areas with grass, ground cover or landscaping materials to discourage erosion. Dig out areas where sand has accumulated. Landscape materials, sand/dirt etc. should be at least 5” below slab and weep holes. This will help avoid any water intrusion. Fill in any low spots where necessary to re-establish drainage flow. Adjust sprinkler systems to avoid over -spraying the house or causing puddles near foundation. Plant trees and shrubs an adequate distance away from foundation to allow for mature spread and root systems. Water, fertilize, mow and aerate your lawn as necessary. In areas with active (expansive) soils, maintenance and irrigation guidelines specific to your soils and foundation type should be followed. Conventional landscape practices may be inappropriate in these areas, for example; if your home has a pier and grade beam foundation and you live in a semi-arid climate, you may not be able to plant flowers or shrubs closer than five (5) feet from the foundation, unless they have very low water requirements and can be hand or drip-line watered. Sprinkler systems may not spray closer than five (5) feet from the foundation, and trees should not be planted closer than fifteen (15) feet from the foundation. Conversely, if your home has a post-tensioned slab foundation in a moist climate, you may need to take steps to ensure that soils around your foundation do not dry out excessively. Again, trees should be planted no closer than fifteen (15) feet from the foundation. Consult with your builder, nursery or landscape professional as necessary, to correct or learn more about your local soil and growing conditions.

Inspect inside your attic. Prior to entering the attic, you may want to purchase a paper filter mask from your local hardware store to avoid lung irritation from possible airborne insulation fibers. Bring a flashlight. Gain access through the trap door and check that all air vents are unobstructed and intact. Make sure there are no animals nesting in the insulation. If you walk around, be careful not to step on the drywall ceiling below, and watch out for nails sticking though the roof. Never store anything in the attic unless it was designed for that purpose. Why Should You Join The HBA of NELA?

A Solid Business InvestmentBenefits of three memberships in one: Local, State and National.

When you join the Home Builders Association of Northeast Louisiana, you automatically become a member of Louisiana Home Builders Association and the National Association of Home Builders. You receive HBA of NELA's Builder Times, LHBA's Louisiana Builder Magazine, and NHBA's Builder Magazine. Members also have access to the websites of the local, state and national associations.

Louisiana Home Builders SIF -One of the important benefits of membership in your HBA is your eligibility to participate in the Self Insurers Fund (SIF), Louisiana's premier workers compensation fund available only to HBA of NELA members. Many of our members report that the savings through the SIF program more than pay for their membership in the association.

Annual Home Show -

As a member of the association you are eligible to market your company's products and services by exhibiting at the annual Home Show. For more than 40 years the Home Show has continued to grow in popularity among our members and the consumer public. The Home Shows have drawn as many as 6000 visitors (not including children) and more than

100 exhibitors. Many of our members say the Home Show is their most effective way to reach potential customers to showcase their services and products.

Continuing Education -Our HBA offers a regular schedule of speakers who are specialists in their fields, who convey important and timely seminars on topics aimed at improving your business. As a member you may receive Continuing Education credits at no charge to meet requirements for contractor license renewals.

Networking / Social Events -A schedule of exciting social events and networking opportunities, sponsored by your HBA, helps to bring balance to all the hard work of its members as they individually pursue their business ventures, as well as the collective efforts of the association. Membership meetings provide the opportunity to network with fellow members. In addition, there are special events such as the Home Show Preview Banquet, the annual crawfish boil, and the HBA golf tournament.

Legislative Involvement and Representation -Your HBA uses the collective voice and influence of its members to work effectively with local, state and national officials. Members become actively involved in such issues as the Ouachita Parish Land Use Commission, builder licensing requirements, voting records of legislators, and influencing the passage or defeat of legislation that affects our industry. The association and its members participate in the annual Legislative Day sponsored by the Louisiana Home

Builders Association. The event provides the perfect environment to meet state legislators and voice your opinions about legislation before them, or to propose new legislation to improve our industry.

Education Resources -Your HBA office maintains a selection of reference books and trade publications, on a range of subjects relative to the homebuilding industry. These HBA resources avoid the need for our members to spend hundreds of dollars for their own copy of these materials. Audio-visual equipment is also available at the HBA office. As a member you will receive discounts on materials ordered from the vast selection of reference materials at the NAHB Bookstore -"A world of information at your fingertips."

Membership Savings, Discounts, and Special Offers -Your membership in the Home Builders Association entitles you to numerous discount and savings programs. Earn an extra $500 rebate from GM, or special pricing with Office Depot.

General Liability Trust -HBA of NELA members may also qualify for saving on General Liability Insurance through the LHBA G/L Trust.
