Like most couples, as we started the process of selecting a builder, we recognized it was a very important decision. Living 3 1/2 hours away makes the process even more challenging. Kevin and his team assisted with great feedback, suggestions, knowledge and the subs and products. Your level of detail and desire to build a premium home (our dream home!) are very much appreciated! We are very thankful, as we near the completion of our project, that we selected the right builder! - The Vincent Family

Old Favorites, Something New…

From Dickens on Main to KinderFest it’s Non-Stop Fun in Boerne!

From Dickens on Main to KinderFest, with Weihnachts Weekend in between, it’s a calendar of events chock-full of holiday fun in downtown Boerne! The lights will be glowing and the snow will be blowing as always, and families can find that perfect place to snap a photo for this season’s Christmas card.

Dickens on Main kicked off the holiday fun as the Hill Country Mile was transformed into four holiday “villages” filled with unique treats, kids’ activities and

an entertainment lineup for the whole family. New this year was a specially tailored version of the Nutcracker on stage in North Pole Village, performed by the Greater San Antonio Academy of Ballet each afternoon of Dickens. And back by popular demand was the ever-popular ice slide, a 22-foot snowy sledding delight for children in Tiny Tim Village. As always, SNOW along Main Street was in the forecast, while chainsaw and rock-and-rollfueled ice sculpting shows, live music and theatrical performances, kids’ crafts and more entertained revelers of all ages. Food trucks and unique vendors of all types were spread throughout the event, as well as carolers, Victorian-themed characters and street performers entertaining along Main Street. The holiday season was officially ushered in with caroling and the tree lighting near the gazebo at North Pole Village Friday night, November 28.

The following weekend, December 5 & 6, Boerne hosts a separate event, which includes the annual Weihnachts Parade on Saturday, where shops will once again stay open late as more than 100 lighted floats make their way down beautiful Main Street. New additions the Friday before the parade, hosted by the Boerne Retailers & Restaurant Owners Association (BR&ROA), are a Wassail Walk, where participating local shops will be serving up their versions of mulled cider and a caroling contest, where there are two ways to participate: as a caroling group roving Main Street, or as a listener, casting a vote for your favorite group!

The celebration continues one more weekend, December 12-14, with KinderFest, also hosted by the BR&ROA, where participating shops host a Santa Scavenger Hunt. The Cowboy Christmas Market in Main Plaza, tops off a perfect weekend for a more relaxed holiday vibe and a great time to complete your holiday shopping!

All of the details about each event weekend, frequently asked questions about the festivities including parking, street closures and more, and a full schedule can be found a www.holidaysinboerne.com. We encourage you to join in the fun as well on social media @dickensonmain and @hillcountrymile! BBM

First Families of Kendall County

Hedwig Karl Ludwig Adolph Zoeller

1839 – 1909

Sponsored by the Genealogical Society of Kendall County (GSKC), The First Families of Kendall County project began in 1999. The purpose of this project is to recognize the living descendants of persons instrumental in founding and settling of the area encompassed by present day Kendall County, Texas and to preserve the history of their families and the county.

To date, 630 applications have been approved for 352 different individuals. One hundred seventy-two (172) Founders and Early Settlers have been documented and recognized. They represent one hundred forty (140) different families in Kendall County. There are two hundred seventy-nine (279) volumes of First Family notebooks on the shelves at the Family History Place.

Here we will share with you some of the stories of those First Families who settled this beautiful area of the Texas hill country. We hope you enjoy!

Augusta

Elizabeth

Wendler 1842 – 1906

Adolph's father, Georg, died sometime around 1846. His father was preceded in death by Adolph's mother, Adelheid Ida Mathilde Ollweiler, and his sister, Bertha Margarethe Elizabeth. His uncle, Heinrich Keller, a well-to-do councilman in Darmstadt, took in the seven-year-old orphan and raised him as his own. Heinrich and his wife, Magdalene Sophie Johanna Christina Zoeller, had no children.

Phillip Zoeller, Adolph's uncle, had come to Texas in 1847 with a group of men referred to as the Darmstadt Forty. They arrived planning to establish a utopian society in Texas. It failed, and in 1850, Phillip, an architect, was boarding in New Braunfels and working as a laborer. Phillip became a U.S. citizen in April of 1853 and invited his fiancée to join him in Texas. On October 1, 1853, his bride-to-be, Margaretha, boarded the ship Neptune, accompanied by Phillip's fourteen-year-old nephew, Adolph.

Adolph and Margaretha arrived in Galveston on November 28, 1853, and traveled to Indianola, where Phillip met them. The party then traveled overland to New Braunfels, where Margaretha

and Phillip were married by G. F. Holekamp, Justice of the Peace, on December 13. They eventually settled on a 160acre land patent in the Spring Creek area, surveyed for Phillip by Wilhelm Friedrich on December 27, 1855. Adolph lived with his uncle until 1860, when he married Augusta Elizabeth Wendler on June 30.

Augusta arrived in Texas from Bielefeld, Westphalen, Prussia in 1854 with her parents, Carl August Wendler and Catherine nee Koch, and three siblings, Fritz, Bertha, and Louisa. Carl's oldest son, Henry, emigrated the year before and settled in Boerne. Family stories claim Carl initially settled in San Antonio, but, looking at the census, the Wendlers were scattered across the Hill Country by 1860. Bertha married Carl Adam in November 1856 and settled on Cibolo Creek near Boerne. Fritz lived in Leon Springs when he signed a petition to form a new county in 1859 but was not in the 1860 census. Adolph and Augusta were married in Bexar County, probably in Leon Springs, and very likely lived in Boerne, near Augusta's brother Henry. Augusta's parents and her youngest sister were farming near Fredericksburg in Gillespie County.

It is interesting to see how often the paths of these families crossed. Adolph was sixteen when Wilhelm Friedrich surveyed Phillip Zoeller's land, and Carl Adam was one of the chain carriers. Carl's marriage to Bertha Wendler in 1856 was performed by George Plehwe, Justice of the Peace in Bexar County Precinct 27, in Leon Springs, and witnessed by Wilhelm Friedrich and Henry Wendler. Justice Plehwe also performed the wedding of Adolph and Augusta, which Henry Wendler, Phillip Zoeller, and Carl Adam witnessed. In October of 1860, Justice Plehwe joined Fritz Wendler and Pauline Theis in holy matrimony. In 1859, Phillip Zoeller, Wilhelm Friedrich, Carl Adam, Fritz, and Henry Wendler, along with Pauline Theis' father and brother, signed a petition to form a new county. Adolph did not sign the 1859 petition because he was only twenty at the time. He did sign the 1861 petition, which the State accepted. The petition's acceptance led to the formation of Kendall County in 1862.

Adolph and Augusta Zoeller

As Adolph and Augusta began their life together, clouds of war were gathering. The election of Abraham Lincoln in November 1860 led several southern states to seek secession from the Union. Texas Governor Sam Houston opposed secession and insisted on holding a special election on February 2, 1861, to decide the matter. Blanco County, which included Boerne, was among the eighteen Texas Counties to vote against secession. A week later, delegations

from six southern states met in Montgomery, Alabama, and formed the Confederate States of America. Texas removed Sam Houston as Governor for refusing to pledge allegiance to the Confederate States of America and became the seventh state to join on March 2, 1861. Their first child, George Zoeller, was born on March 13, and a month later, South Carolina opened hostilities by firing on Ft. Sumter.

In 1862, because of the concentration of Union sympathizers, the Confederate States of America declared martial law in the Texas Hill Country and considered Kendall and several other adjacent counties to be in open rebellion. With Confederate forces en route to the area, Fritz Tegener left with a party of sixty-one men, including Adolph. The men intended to travel to New Orleans via Mexico and enlist in the Union Army. The Confederates intercepted the group camped on the Nueces River on August 10, killing nineteen and executing nine wounded men the following day. The Confederates killed eight additional members of the party as they crossed the Rio Grande into Mexico. Adolph was one of the eleven survivors.

Adolph traveled from Mexico to New Orleans, where on February 5, 1863, he enrolled in the Union Army for three years as a private. He was mustered into service as a Second Lieutenant, Co. C, 1st Reg, Texas Cavalry, five days later, on February 10. Adolph was promoted twice during his service tenure, becoming a First Lieutenant on January 8, 1864, and Captain on September 27, 1864, when he succeeded Captain John Sansom as commander of Company C. The company served in Louisiana, Texas, Alabama, and Mississippi, and mustered out in San Antonio in October 1865.

While serving in Louisiana, Adolph suffered from asthma and rheumatism, a result of exposure to the swampy terrain around their camp. He received a smallpox vaccination while serving along the Rio Grande and had an adverse reaction. Adolph wrote, "A large round mound the size of a silver dollar rose on my upper right arm…and it damaged the large muscle…" His arm gave him considerable trouble in later years, and he could only work with it on warm, dry days. As Company C marched from Louisiana to Texas in August 1865, Adolph contracted typhoid fever and arrived in San Antonio ahead of the regiment. Dr. Ferdinand Herff treated Adolph for the illness, and Adolph claimed he owed his life to the treatment he received from Dr. Herff. On October 31, 1865, Adolph Zoeller was discharged from the Union Army and reunited with his wife Augusta and his son, George, who was now four-and-ahalf years old.

Great Reasons to Choose Local This Holiday Season

AAs the holiday season approaches, our streets start to glow with festive lights, bustling markets, and a renewed sense of togetherness. In the midst of searching for the perfect gifts and planning celebrations, one meaningful choice stands out: shopping local. Supporting small, locally owned businesses doesn’t just help us find thoughtful, one-of-a-kind presents— it strengthens the heart of our community.

Local businesses are often run by our neighbors, friends, and families—people who pour passion and care into everything they do. When we choose to shop with them, our holiday purchases become more than simple transactions; they become investments in the vitality, resilience, and character of the place we call home.

Here are some of the most impactful reasons for us to shop local this holiday season:

BOOSTS OUR LOCAL ECONOMY

Money spent at small businesses stays circulating within our community. Local shops often work with nearby service providers, use local banks, and support community programs, creating a positive ripple effect that benefits us all.

CREATES AND SUSTAINS LOCAL JOBS

Small businesses are some of the biggest employers in many towns and cities. When we support them, we help preserve existing jobs and open doors to new opportunities for people who live right here in our area.

BUILDS STRONGER COMMUNITY CONNECTIONS

Shopping locally allows us to build real relationships.

Business owners learn our names, our stories, and our preferences, offering a level of service and care that large retailers can rarely match. These genuine connections help strengthen the bonds we share as neighbors.

OFFERS UNIQUE, MEANINGFUL GIFTS

Local shops often carry handcrafted, locally made, or carefully curated items we can’t find in big-box stores. This adds a special, personal touch to the gifts we exchange with loved ones.

REDUCES OUR ENVIRONMENTAL IMPACT

Choosing local options helps cut down on long-distance shipping, excessive packaging, and unnecessary emissions. Many small businesses also prioritize sustainable products and ethical sourcing.

PRESERVES OUR COMMUNITY’S CHARACTER

Independent shops, cafés, and boutiques bring personality, creativity, and charm to our neighborhoods. They help maintain the unique identity that makes our community feel vibrant and welcoming.

This holiday season, when we choose to shop local, we’re doing more than checking items off a gift list—we’re helping ensure that the businesses that make our community special continue to thrive. By keeping our spending close to home, we’re giving back to the people and places that give so much to us.

We previously discussed a few commonly-used medications and classes of medications that have the potential to cause particular nutrient deficiencies. We are continuing now with a closer look at another class of medications and its related deficiencies. We’ll also touch on the associated challenges with those deficiencies and good sources to use to supplement when aiming to prevent or correct possible deficiencies.

While cholesterol frequently gets a bad rap, it plays an important role in our health and wellness. Excessive amounts have been linked to major medical issues including cardiovascular problems, but cholesterol also plays a significant role in beneficial health processes. Cholesterol is used in our bodies to form needed fluid and pliable cell membranes. It even plays a major role in our ability to make Vitamin D, bile acid that helps dissolve our food, and our sex hormones, estrogen and testosterone. When cholesterol levels get too high, the most common medical approach to correcting this concern is taking a ‘statin’ medication. While this is the western medicine standard-ofcare, patients must be aware of critical nutrient deficiencies that may occur when using this therapy.

STATINS. This class of medication can be more accurately described as an inhibitor of HMG CoA Reductase,

an enzyme used in the liver to produce cholesterol. While statins have been shown to decrease “bad cholesterol” (aka LDL) and triglycerides as well as increase “good cholesterol” (aka HDL), long-term use has also been observed to induce several deficiencies:

W wellness Nutrient Depletion

PART 2

1. Coenzyme Q10 (CoQ10). This compound plays an important role in the production of energy in the mitochondria of our cells. For some individuals, low levels of CoQ10 have been associated with taking statins, and some researchers believe that lower CoQ10 levels in the blood and muscle cells contribute to muscle pain.

2. Vitamin D. The relationship between Vitamin D and statin medications is murky at best and definitely controversial. Some small studies are believed to show a link between statin use and increased Vitamin D levels in patients while other studies have shown that patients experiencing statin-associated muscle pain may benefit from supplementing with Vitamin D.

3. Vitamin E and β-carotine. These 2 nutrients are transported around the body in part by LDL or ‘bad-cholesterol’. While the exact reason for their decreased observed quantities in the body is debated, they have both been associated to be at less than optimal levels when co-administered with statins.

A summary of possible nutrient deficiencies that have been associated with statins and other medication classes is below.

This is the second in a two-part discussion series about modern medications and the possible nutrient deficiencies that may occur due to their long-term use. If you have questions about the particular medications that you are taking or if you want to learn more about medication induced nutrient deficiencies, talk to your medical provider or stop by Annie’s Apothecary and speak to one of our clinical pharmacists today. If you would like more in-depth discussion about your medications, what nutrients you have exposure to being deficient in, or what may be some implications of particular nutrient deficiencies, you can also schedule a one-on-one consultation with one of our clinical pharmacists. Selling a Home in Probate: What Texas Homeowners Need to Know

AAs a real estate professional here in Texas, I often meet families who are navigating the difficult task of selling a loved one’s home after their passing. It’s an emotional time, and the legal process— known as probate—can add confusion and stress if you’re not familiar with how it works. The good news is that in Texas, while the probate process can take some time, selling a home during probate is absolutely possible with the right guidance and support.

WHAT IS PROBATE?

Probate is the court-supervised process of settling an estate after someone passes away. It ensures that all debts, taxes, and inheritances are handled properly and that assets are distributed according to the will—or by Texas law if there isn’t one.

In Texas, probate laws are relatively streamlined compared to many other states. Depending on the estate, the process can range from a simple filing (called independent administration) to a more formal dependent administration, which requires court supervision for most actions—including the sale of real estate.

CAN A HOME BE SOLD DURING PROBATE IN TEXAS?

Yes, it can—but it depends on how the estate is structured and whether the court has granted independent or dependent administration.

• Independent Administration: This is the most common type in Texas. The executor or administrator has the authority to sell property without constant court approval, as long as it’s in the best interest of the estate.

• Dependent Administration: In this case, the executor must get court approval before listing or selling the home, and the sale terms may need to be reviewed by the judge.

Your probate attorney can clarify which type of administration applies, but in both cases, a real estate agent experienced in probate sales can be an invaluable resource.

THE TEXAS PROBATE HOME SALE PROCESS

1. APPOINTMENT OF EXECUTOR OR ADMINISTRATOR

The court formally appoints the person responsible for handling the estate’s affairs. This person must receive “letters testamentary” (if there’s a will) or “letters of administration” (if there isn’t one) before taking any action.

2. DETERMINE PROPERTY VALUE

Before listing, it’s wise to get a Comparative Market Analysis (CMA) or professional appraisal. Courts and beneficiaries often want confirmation that the property is being sold at fair market value.

3. LIST THE PROPERTY FOR SALE

Once the executor has legal authority, the home can be listed.

Texas law doesn’t require special disclosure forms for probate sales, but transparency about the probate status helps avoid surprises during escrow.

4. ACCEPTING AN OFFER

Offers can be reviewed and accepted much like any other sale. In dependent administrations, the court will likely need to approve the final contract before the sale can close.

5. CLOSING THE SALE

After approval (if required), closing proceeds like a traditional real estate transaction. The funds are then distributed according to the will or the court’s direction to pay debts and beneficiaries.

Selling a home in probate involves extra steps and legal coordination. An experienced Texas agent can:

• Work closely with your probate attorney to keep the process compliant and efficient.

• Market the property effectively to attract qualified buyers— even when the home is tied up in legal proceedings.

• Help price and position the home strategically to ensure the estate receives maximum value.

Selling a home in probate isn’t something most people plan for—but it doesn’t have to be overwhelming. With an experienced real estate agent and a probate attorney by your side, you can navigate the process confidently, protect the estate’s value, and honor your loved one’s wishes.

If possible, selling a home after probate has been concluded is the easiest way for both the seller and the buyer. This ensures that a good offer can be accepted and closing won’t be delayed with court process.

School News

VVoters in Boerne ISD demonstrated their support for students, staff, and educational programs by passing Proposition A for a Voter Approval Tax Rate Election on November 4, 2025. Unofficial results show that 6241 voters or 51.3% cast ballots in favor of the proposition, which is projected to generate new operations funding by $4.8M every year moving forward. The results are unofficial until the election is canvassed by the Board at the November 17th Board meeting.

Dr. Kristin Craft, Boerne ISD superintendent, shared, “Our voters have spoken, and we are grateful not only for their confirmation of this measure, but for the encouraging voter turnout this election season. We wholeheartedly thank all of those who made the effort to go to the polls and weigh in on this matter. Our community is truly special. As superintendent, this is just the beginning of the steps we must take to help Boerne become more competitive. We have the best staff – and I want to keep them here.”

ABOUT THE VATRE

Boerne ISD’s VATRE will yield $3M in local funding. The VATRE is unique because it will also require the state of Texas to kick in 60 cents for every dollar. The $4.8M total in new revenue each year was budgeted in June 2025, but was not budgeted to be spent until the results of the election were in. Over 80% of that $4.8M has been earmarked to increase staff salaries, including:

● Restructuring the pay of teachers, nurses, and counselors so that they all have more impactful increases year-over-year and see those dollars in their bottom line and retirement

● Raising the minimum wage of auxiliary workers to $15/hour and paraprofessional staff to $16/hour, then restructuring the pay of all other employees in those categories so they also see increases in their bottom lines

● Raising the minimum teacher starting

pay from $55,142 to $60,000

● Creating special education stipends to retain special education teachers; the district has struggled to retain these highly-skilled employees due in part to not being able to afford stipends

● $500,000 additional contributions to employee healthcare premiums after TRS increased premiums by 24% since 2023

The remaining 20% was budgeted to support program growth and facility needs.

Boerne ISD would not have been able to increase teacher and staff pay without the passage of this VATRE, even after saving $1.5 million by reducing administrative positions. Board President Kristi Schmidt says this yes vote comes at a crucial time for the district. “This VATRE could not have come at a better time,” says Schmidt. “Rising costs and increasing competition for quality teachers have made this a challenging time for us. This additional funding will help us stay strong where it matters most, in the classroom. We’re grateful our community recognized that need and chose to invest in our schools now.”BBM
