This year has been filled with many highs and lows in the real estate industry. In March, real estate in Mecklenburg County was deemed non-essential and we experienced a shut-down and stay at home order. Our clients and agents were unsure of what would happen to their homes and plans to relocate. After 6 weeks, we were deemed essential again and went back to work. No one could have predicted the industry to take such a strong upswing when we entered June and the spring market took effect over the summer. July was the largest month in sales in our company history. Our clients have told us they are now seeing their homes as a “safe haven� and have been focused on remodeling and adding new outdoor areas to enjoy with family and friends as you will see in the 2020 Decisions: Renovate or Second Home? feature. In July, the Homeowners Impact Fund was introduced to our clients and the local real estate community. This charitable organization was started to help those in our community who do not currently have a home, to be able to have a roof over their head. See more about this organization in the magazine. THE

HOMEOWNERS IMPACT FUND HAS LAUNCHED

The Homeowners Impact Fund was started with a “whisper” back in

2019. Vicky Mitchener had been noticing something in her travels around the US, it seemed that she was seeing more homeless people on the streets than ever before. Upon returning to Charlotte, she reached out to longtime friend, Kathy Izard who had worked with the Urban Ministry center in Charlotte for many years and developed the Homeless to Homes program. Mitchener knew there had to be something the real estate community could do to make an impact on the homeless in our area. She created the Homeowners Impact Fund, a non-profit organization designed to help the homeless in our community have a roof over their head.

We are asking everyone involved in a home sale, the agents, buyer, seller, lender, title company, attorney, etc. to donate $10 in honor of the closing. If each transaction raised $70 we could raise $84,000 in 2020 from only Dickens Mitchener closings. We would like to see this fund grow to all real estate transactions around the country. With 6,023,000 transactions in the US in 2019, $421,610,000 could’ve been raised to make a huge impact on the homeless in our country.

The 2020 Plan

Earlier this year at our Agent Awards Breakfast, Wells Fargo generously donated $1000 to start our fund. We officially launched the fund in July 2020 and have already received donations in excess of $25,000 to date. We plan to allocate funds in 2020/2021 to A Roof Above (the merger of Urban Ministry + Men’s Shelter of Charlotte), Safe Alliance, and Charlotte Family Housing Authority. Funds raised in other areas will be distributed in their local community.

As of January 2020, there were an estimated 3,569 homeless in Mecklenburg County, and approximately 567,715 across the United States. And those numbers are predicted to rise because of the pandemic. If everyone can give A LITTLE, we can raise A LOT to make an impact on the homeless in our community, one home sale at a time.

Q: What is Blue Azalea all about? Who could use your

services?

A: The first thing we do is we look to locate prime sites in the

Charlotte market. And with those sites, we’re keeping an eye out for a long-term value-add, not only for ourselves but also for our future homebuyers. The second thing that we do is once we have the site selection, we either build based on an existing buyer or we go ahead and build a dream home for someone we haven’t met yet. In those cases, we’ve got the mystery of not knowing our buyer sometimes until the very end of the process.

Q: How do you and your team go about bringing a concept to

life, particularly if you haven’t met your buyer yet?

Well, you hear a lot about the home as a sanctuary. The home as a safe place. But I think that’s never been more important than it is right now. -Joe Di Zazzo

A: I draw on my experience having lived in Charlotte for over 20

years. Then our whole team contributes vast industry experience. We’re able to separate what we like from what the market wants, and I think that’s the key. It’s all customer-driven. It’s about taking the guesswork out. We cater to the buyer’s emotional checklist and make sure everything is checked off there. Plus, the Dickens Mitchener team is terrific and provides constant feedback about what buyers are looking for and what has worked well. That information is invaluable. But the key thing to keep in mind is everything we do is customer-driven.

Q: What notable trends are you seeing in your business as of

late?

A: What’s unique about the times we live in is you’ve got Baby

Boomers who are in this “right-sizing” phase. They’re looking to move out of a bigger space, but they’re not quite ready to move into a much smaller setting, like an apartment. They’re in that transition. They’re looking to find that happy medium. That’s why I call it “right-sizing.” They also appreciate flex space. I’d say that group makes up about 60 to 70 percent of my customer base. Additionally, I’m also focusing on the millennials who are looking to buy a home for the first time. They’re ready to master their first step in the real estate ladder. Fortunately, even with the pandemic, the market has held up relatively well. We definitely have been lucky. Real estate continues to be a long-term viable investment. Things can change, of course, but we’re cautiously optimistic.

Q: Speaking of COVID-19, the pandemic has

touched basically every facet of life and business. How has your company adjusted accordingly?

A: Well, you hear a lot about the home as a sanctuary. The home

as a safe place. But I think that’s never been more important than it is right now. People are definitely revisiting how to use their home. For example, people are asking for a “Zoom room.” Recently, we’ve actually modified a lot of our layouts to reflect that meeting space where, with two people working from home now, you need to have that separate area. People are also focused on the backyard area now, too, especially if they have kids. These things have always been important, but now they’re accentuated. (704) 661-2402

Q: Are you seeing certain neighborhoods or areas in the city pop? A: The transportation corridor has become even more important.

That area along the Blue Line and along the future Silver Line in the eastern part of town. Right along Independence and South Boulevard, that’s continued to grow. For the millennial, first-time homebuyers, especially, along the transportation corridors are the places I would put my money in the longer term.

Q: Do you have tips on increasing a home’s overall value

once you’ve purchased a home or rental property?

A: It’s important to think about the balance between keeping your

home as a personal space and thinking about when the day comes that you want to sell. If you add too much personalization then it’s good for you, but maybe not great for the next buyer. It’s an emotional and passionate process. I’m also seeing that the three to four-bedroom home is becoming the new five to six-bedroom home. In terms of square footage, keeping it around that 3,000 to the 4,000-square-foot range is becoming the new 5,000-square-foot space. Then making sure you have that flex space and plenty of office space. The primary suite on main is definitely a big, big plus, too.

Q: If you could live anywhere, where would you go? A: I’ll tell you what, I’ve been watching too much Million Dollar Listing (laughs). I’d probably go to the beach. I think the Malibu

coast is awesome. But I’m also not an L.A. fan. You know what? I’m happy right here.

M ost of us will never forget March 13, 2020; the day the US was fully aware of

Coronavirus. For Bart Kofoed & his team at The Grinning Mule, it was just 4 days before they were scheduled to open their new Plaza Midwood restaurant. Bart is not new to the restaurant industry as he has owned several restaurants in the past. This new endeavor, however, is a little different. He has been involved with the 2XSalt Foundation for years. The foundation does outreach in the community. The Grinning Mule was started as a nonprofit restaurant to fund and grow the foundation to new heights. The restaurant desires to “connect the neighborhood with unique flavors in a rustic but elegant environment that creates an ‘at home’ experience bringing us all together.”

And don’t forget the drinks! Bart hired award-wining local mixologist Bob Peters to craft the cocktail menu. The signature drink, “The Grinning Mule” is a mixture of Titos vodka, honey blueberry syrup, lime, & ginger kombucha. Sounds perfect for a warm summer patio dining experience. Because of COVID restrictions, they were not able to conduct their normal outreach with the youth but were able to donate food to let them know there are people out there supporting them. Beth, Bart’s wife commented, “our regular clients often leave donations to the foundation when they come in to eat. They are so supportive of the foundation and what we are trying to accomplish in the community through our outreach.”

he real estate market was poised for a record year at the beginning of the new decade. Analysts were reporting a banner year based on low interest rates and a great economy. That all came to a halt in March. “Home� has taken on a whole new meaning in the year of the pandemic. The home has now been described as the workplace, schoolhouse, gym, and more. It is where we have spent most of our family time this year. Traveling came to a halt for business as well as pleasure. The relocation department started to see a new trend this year, referrals to the NC mountains and NC & SC beaches. We decided to dive a little deeper to see what was happening. Since March, 2020, agents have sent 9 referrals to the NC mountains. These clients were looking for a second home to escape to if we had to stay in quarantine. Asheville, Blowing Rock, and Cashiers were the top places where people were looking for a second home. All of these are within a 3 hour drive from the Charlotte, NC area, a perfect distance for a quick escape. It is no surprise that the beach is where most people were looking for a second home. Agents sent a whopping 21 referrals to the NC & SC beaches since March. Most of the referrals were sent locally, but we also had 1 that was sent to Honolulu, Hawaii!

The most requested items to be added or renovated are home office updates and outdoor living spaces. Houzz.com reported a 58% increase in demand for home professionals in June. As soon as the stay at home orders went into effect, I wanted to find a way to stay connected with my clients. I began writing 5 personal notes daily. This practice quickly became my favorite time of day, reflecting on our relationships, the major life events we’ve shared and a time to express my sincere gratitude for their continued loyalty. It’s evolved into something much larger than I originally imagined when I sat down to write that first card, with clients reaching back out to me reminiscing on their experience and sharing their appreciation for connecting. After real estate in Charlotte became essential, I continued to take time each day to write a message of gratitude which has transcended far beyond my client base and into my daily life, something that’s been an incredibly fulfilling source of joy.

We use charlotte’s greenways for bike riding. We have also learned how to make espresso with a very inexpensive little stovetop pot, and it’s amazing! I have also found a love for listening to Audible books on tape while working.

A few habits that brought me great joy during a trying time: • Exercise regularly. • Cooking more meals at home, which means more precious family time. • Socially distant cul-de-sac happy hours! I’ve gotten to know my neighbors and really look forward to those Friday nights. IT IS Definitely something I hope will continue after the pandemic! • Walk the dogs more often.ð&#x;˜Š

KITCHEN TRIUMPHS

SLOWING DOWN

There have been so many positive changes at our house since COVID-19 appeared on the scene in March. The biggest one is in the kitchen. I have always loved to cook and boy have I cooked! Lots of new international recipes will be in the rotation from now on including Asian, Mexican, Italian! I have never been a big baker but that has changed also. The smell of fresh baked goodies always puts a smile on our faces. Most days you will find a batch of fresh baked cookies, muffins, banana bread, or a pie to satisfy that sweet tooth. However, my favorite is homemade sour dough bread! It is a process and a labor of love but so worth it. When it is still warm from the oven with a little butter and a drizzle of local honey from my favorite beekeeper, The Tiny Farm Honey, it is divine! I've also enjoyed making homemade salad dressings, growing fresh herbs and veggies, and buying from local farmers. I think it is important to know where our food comes from.

Quarantine has been a blessing In disguise for me. Before the pandemic I loved being on the go. If I didn’t have a social activity, I’d schedule one. I was like the energizer bunny but always exhausted and stressed. I didn’t want or know how to slow down or say no. Quarantine & the pandemic has taught me to enjoy a slower pace. I’ve been able to rest, have been even more productive with my work, and have really cherished every second of quality time with my husband and our black lab, Lolly!
