3 tips for savvier furniture shopping
EVERYTHING HOME improvement edition fall home
When furnishing a room, a little planning goes a long way. Most importantly, it helps you avoid making impulse purchases and selecting furniture that’s the wrong size. Here are some tips to help you make the right home decor choices.
1. IDENTIFY YOUR PRIORITIES
Before you start furniture shopping, list everything you need in order of importance. This will help you determine how much of your budget to put toward each item. For instance, if you have trouble sleeping, you may decide to splurge on your mattress rather than on a dresser or vanity. Or, if you work from home, you may want to spend a little extra on an ergonomic office chair.
2. LOOK FOR DEALS
to bargain hunt. Be on the lookout for sales and promotions, but keep in mind that sometimes you need to be patient to take advantage of the best discounts. If the item you’ve set your sights on is unlikely to drop in price, see if your local retailers can suggest solutions. For example, you may be able to get a deal on display models or pieces that have slight imperfections.
3. THINK LONG-TERM
Make smart investments by choosing styles that have a timeless look and don’t merely reflect the current fad. If you want to indulge in a few trendy pieces, opt for inexpensive items that you can sell or donate in a few years.
Once you’ve planned your purchases, it’s time
Finally, consider making an effort to buy locally. You don’t have to go far to find talented furniture makers and well-curated furniture stores.
4 tips for improving your home’s soundproofing
Is your home too noisy? Whether it’s music from a bass heavy sound system or dropped objects and heavy footfalls upstairs, excess noise can be stressful and frustrating. Do you want to minimize the auditory disruptions without doing extensive renovations that cost a fortune? Here are a few tips to make your home more soundproof.
you choose to decorate a room, the more
sounds can be absorbed and muted. Opt for a dense, soft rug, textured curtains or large cushions.
2. Apply caulking. You can make your home quieter by filling gaps with silicone sealant. Apply it around door frames and light switches, as well as any other cracks. Sealing up the walls and ceilings will help reduce noise resonance.
3. Move large items away from the walls. Pull your bed, sofa, washer, dryer and refrigerator away from the walls to minimize the transmission of vibrations. This is an effective way to minimize sleep disturbances caused by heavy walkers and loud appliances.
4. Call a professional. If your situation doesn’t improve after making these changes, consider hiring a professional to soundproof your home. They may be able to install acoustic
Should you sell or renovate your home? Here’s how to make the right choice
For most homeowners, there comes a time when their property no longer serves their needs. Does your house seem too big now that your children have flown the nest? Are you dealing with a loss of mobility and finding your bathroom difficult to navigate? Should you renovate your existing property, or is it better to sell it and find something more suitable? Time to decide!
SELLING
Selling your home offers several advantages. If you buy a new property, you can choose a place with all the features you need or want, like an additional bathroom or a larger bedroom, without having to undertake major renovations. Sometimes, the condition of your home makes a remodel not worth the expense and time.
On the other hand, moving to a new home can be extremely stressful, as it means adjusting to a different location, new routines and unfamiliar neighbours. When it comes to finances, don’t forget to factor in additional costs related to your property sale and new purchase, such as taxes and notary and inspection fees.
RENOVATING
Do you love your neighbourhood but want to make your home more comfortable? If so, a reno may be your best option. Renovating your existing property can help you make the most of your space and, at the same time, increase your property value.
However, remember to make a budget. As often happens during a renovation, an unexpected event or discovery can quickly drive expenses well beyond the estimated cost. Also, be prepared for noise and debris to disrupt your routine for the duration of the work.

panels or place wool insulation in the walls or ceiling.
If you’re renting, don’t forget to consult your landlord before doing any structural work. Do you need help? Ask the professionals at your local home renovation or hardware store for advice.
Discover the lasting charm of slow decor
When it comes to redesigning your living space, you may consider the pure esthetic value of your decor, as well as its sustainability. The “slow decorating” trend brings these two criteria together beautifully. Here’s an overview of this growing movement.
PRINCIPLE
Simplicity, consideration and moderation are what slow decorating is all about. This thoughtful approach aims to create warm and inviting spaces without contributing to the throwaway culture of fast fashion. In contrast to the frenetic pace of modern life, slow decor seeks to create a soothing sense of calm by decluttering the home.
APPLICATIONS
Do you want to incorporate slow decor into your space? Try these ideas:
• Sort through your furnishings and other belongings, keeping only the essentials.
• Visit flea markets and look for small decorative treasures in materials like rattan, wood, terra cotta or porcelain.
• Incorporate natural textiles. Fabrics like wool and cotton will enhance the serene look of your living room or bedroom.
• Add character to your space by choosing primarily handmade and locally sourced objects.
• Place potted or hanging plants everywhere to brighten up your home and purify the air.
Visit the home decor stores in your area to redecorate your space.
If you’re good with your hands, you can give life to an old piece of wooden furniture. Using a little paint stripper and some paint or stain, you can help reduce your consumption of new goods. The charm of slow decorating also comes from repurposing old objects.
1. Decorate with heavy textiles. The thicker the fabrics

HOW DO I CHOOSE A REAL ESTATE BROKER?
If you’re looking for a real estate agent, start by asking your friends and family for recommendations. For best results, choose an agent who’s familiar with the area where you want to buy or sell.
In addition, take a moment to read online reviews of professionals you may have seen in your local newspaper or on bus and billboard ads.
Are you planning to sell your home or buy the property of your dreams? Working with a local real estate agent is a wise decision that can save you time and money.
HOW TO ORGANIZE A HOME RENOVATION PROJECT
Are you ready to take on a major home renovation but don’t know where to start? Here’s how to organize your tasks and ensure everything goes smoothly.
MAKE A LIST
Renovations should be done in a logical order to avoid wasting time and money. For example, you shouldn’t paint the walls before you open them up to install insulation. To ensure you have a clear idea of what’s involved and don’t miss a step, make an extensive list of all the tasks that need to be done.
ESTABLISH A SCHEDULE
Once you know what your project entails, you can determine a logical sequence in which to complete tasks. In general, you should start with any necessary demolition and tackle large structural projects first. This may include repairs to the foundation, support beams and subfloor. After you’ve addressed all plumbing, electrical and insulation concerns, you can hang the drywall and proceed to the finishing touches.
Depending on the scale of your renovation, you can more or less follow these 10 steps:
How to choose the right air conditioner
If you need to buy a new air conditioning system, you have a number of options. Here are a few tips to help you decide how to best cool your home.
DETERMINE YOUR NEEDS
The appropriate system for your home will largely depend on the type of dwelling you live in. If you have a house, you might want to invest in central air conditioning or a geothermal pump. If you own a unit in a multifamily building, consider installing a wall-mounted system. If you’re a tenant, opt for a portable air conditioner. Regardless of your choice, make sure the system you select adheres to building rules and municipal noise control regulations.
ESTABLISH A BUDGET
In addition to calculating the short-term costs of purchasing and installing an air conditioning system, you should consider the associated long-term expenses. This includes the amount for all main-
1. Demolish, starting with the upper floors
2. Make structural repairs
3. Install electrical wiring, plumbing and HVAC ducts
4. Clean and upgrade the exterior
5. Add or replace insulation
6. Replace the windows
7. Close up the walls, ceilings and floors
8. Paint the ceilings and walls
9. Install the flooring
10. Clean up and furnish
If you plan to live in the house while it’s being renovated, remember to update only one bathroom at a time. This way you’ll ensure you always have one that can be used.
EVALUATE CONSTRAINTS
If you can’t afford to complete all of your renovations right away, determine the cost of each project and identify your top priorities. You can either do one room at a time or start with small tasks throughout the house while you save up the money.
Additionally, be sure to schedule your timeline around seasonal weather that could affect your renovation projects. For example, it’s best to avoid upgrading the exterior during winter or painting the interior in the summer.
For optimal results, consider hiring a contractor who can ensure the work gets done to code.
tenance tasks and potential repairs. Determine an acceptable price range based on your current financial situation. If you need to make significant renovations to install a central system, look into available financing options.
EVALUATE POWER REQUIREMENTS
The ideal cooling capacity for your air conditioner (measured in British thermal units or BTUs) will depend on the size of your dwelling, the quality of the building’s insulation and the number of rooms and storeys you want to cool. While you want a unit that’s powerful enough to maintain a comfortable temperature throughout your home, an oversized model tends to operate in short bursts and consume excess energy.
CONSIDER LOCATION
You should determine in advance where your air conditioner will be installed, especially if you live in an apartment with limited space to accommodate a bulky unit. If you’d prefer to only cool certain rooms throughout the day, a portable model on wheels may be a convenient choice. If your home faces south or a majority of its windows are on the south side, your air conditioning system will need to work harder. However, blinds or thick curtains can help block the sun and thereby reduce your cooling costs.
Once you’ve selected an air conditioner, hire a professional to install it and make sure it works.

Fireplaces: logs or pellets?
Do you have a wood-burning fireplace? Are you hesitating between using traditional logs or wood pellets to keep the flames aglow this season? Consider the pros and cons of each before making your final choice.
FIREWOOD
The primary advantage of firewood is that it allows you to enjoy the soft, crackling sound of a burning fire. In other words, when it comes to ambiance, the use of firewood is incomparable! However, storing wood requires a great deal of space (and energy!). Additionally, the maintenance needs associated with wood-burning fireplaces (emptying ashes, cleaning out the chimney, etc.) are more tedious and demanding. Finally, if your home doesn’t already have a chimney, the installation of a wood-burning fireplace is significantly more expensive.
WOOD PELLETS
Cleaner and more environmentally friendly than traditional wood-burning fireplaces, units that run on wood pellets provide constant heat. They’re also one of the most efficient heating systems available on the market; all you have to do is feed the fuel tank with small, dry pellets for your fireplace to operate at peak performance all on its own! However, these types of fireplaces tend to be more expensive than conventional woodburning units, and they require the added installation of a piping system (which, in turn, requires regular upkeep). What’s more, pellet fireplaces are impractical in the event of a power outage, as the systems responsible for circulating air, evacuating gases and warming the hearth run on electricity.
Whatever your choice, opt for an ecofriendly model certified by the U.S.
FIREPLACES
Environmental Protection Agency (EPA). This way, you can rest assured that your fireplace was sustainably manufactured in a way that minimizes harmful emissions.
The advantages of natural gas and propane
Are you looking for an efficient heating system that’s easy to maintain? Natural gas and propane fireplaces may have just what you need, especially if your home isn’t equipped with a chimney. Both of these types of fireplaces can be installed almost anywhere in your home, as they only need one exhaust pipe or vent to operate.
Natural gas and propane fireplaces have numerous advantages. For example:
• They light up effortlessly and quickly with the help of a remote control or thermostat.
• They produce instant and continuous heat (the fire only extinguishes when the heat source is cut off).
• They are adjustable (to maintain the desired room temperature) and programmable (to light up at a predetermined time or when the room temperature drops).
• They don’t require chopping, transporting or storing wood (although propane fireplaces require the installation of a fuel tank).
• They don’t leave an ashy residue behind, allowing for a cleaner living environment.
• They produce real flames, contrary to electric fireplaces; however, certain models are less attractive than others, so make sure to review your options before making your final choice.
• They continue to operate during a power outage.
• They require very little maintenance (except for the periodic cleaning of burners).
• They don’t need to be replenished during use to continue emitting heat.
Furthermore, it’s highly recommended to invest in a carbon monoxide detector if you have a natural gas or propane fireplace. Finally, if you opt for either of these heating systems, hire a professional to see to the proper installation of your unit.

Five factors to consider when choosing a supplementary heating system for your home

1. Your needs. Do you wish to create ambiance? Warm up quickly after a day spent outdoors? Heat up the entire ground floor (or simply a small room)? Reduce your energy bills? Continue heating your home, even in the event of a power outage? These are all important questions to consider when deciding which supplementary heating system is right for your needs.
2. Your available space. It goes without saying that a fireplace requires more space than a portable electric heater; however, keep in mind that you’ll need extra room for storing firewood or installing a propane tank, should you choose to go with the former.
3. Your safety. With propane fireplaces, the flames extinguish as soon as the heat source is cut off, eliminating the need to worry about lingering embers. Do you have children? Perhaps it’s best to avoid space heaters that become extremely hot or risk toppling over. Whatever system you end up choosing, make sure it’s been certified for use by a reputable agency.
4. Your responsibilities. Certain heating systems — like wood-burning fireplaces, for example — require regular maintenance. Are you ready to take on additional housework?
5. Your budget. To determine your budget, you need to keep several factors in mind, such as the price of the unit, the cost of installation and the cost of use (or energy). For example, electric space heaters are affordable, but they generally use up a lot more energy. On the other hand, firewood costs significantly less than natural gas, but the installation of a chimney can prove quite costly.
The hottest trend this fall: black and white
One of this fall’s hottest trends is without doubt the combination of black and white. Of course, one of our first lessons at school was that neither one nor the other is a colour. Despite this, combinations of black and white create spectacular harmonies. But moderation is the name of the game.
This latest trend always involves graphic patterns. Curves, circles, straight lines... Even the smallest black and white print has geometric shapes. This being said, they should always be used sparingly so as not to transform the decor into a 1930’s kaleidoscope. For example, even though wallpapers with graphic designs are all the rage, they should only be used on one section of wall.
As far as materials are concerned, there are no restrictions - no material is favoured over another when it comes to black and white decors. However, it is true that the cool effect of this type of decor can be relieved by adding life in the form of natural materials such as wood or stone. Add leather cushions and glass vases, mixing them with other, monochrome accessories. A beautiful combination consists of lack suede cushions on white upholstery, a hite lamp on a piece of black, crocodiletextured furniture, a zebra-striped rug, and mirrors and chandelier adorned with glass beads to light up the room.
For those who would like to add some nuance to this trend, black and white can be combined with a palette of greys: anthracite grey, pearl grey, metallic grey and lunar grey. Bright colours should always be avoided however.
Home makeovers: getting rid of the clutter!
QUALITY AREARUGS
Artwork, an essential element in any decor
Once a certain age is reached, people have amassed a lifetime of memorabilia. Because of this it can be very difficult to clear a home in order to achieve a new look. Sometimes it takes the more objective viewpoint of a stranger to solve this problem. Somewhere between home staging and simple decorating, home makeovers can create a new look with little expense involved.
Home makeovers are a new trend in home decorating services, allowing one room or the whole house to be quickly transformed without having to resort to major changes. Contrary to interior designers who promote “their” style rather than yours and home staging which depersonalizes a home in order to sell it rapidly, the work of home makeover specialists is based on the lifestyle and tastes of their clients. Their challenge is to propose ideas which can be adapted to the needs and budget of their clientele.
The essence of a successful home makeover is de-cluttering. A room is liberated of all nonessential items. Objects of sentimental value or collector items are not packed away to be forgotten but rather made the focal point of a room. A pretty table could be repainted, a silver tray framed and hung on a wall, an old window transformed into an engraving... so many ideas just waiting to transform your home.
A work of art can be the focal point of any room if it is hung in the right setting.
The perfect positioning of a painting can transform a room into a place of beauty. Here are the three golden rules to unite art with decoration.
POSITIONING
In the past, artwork was always supposed to be centered on the wall at eyelevel but this is certainly not the case these days. Sometimes, it can be interesting to distort the perspective. For example, in a decor which is overly harmonious, a piece of art can be placed off-centre, on a low piece of furniture such as a footstool, in order to change the perspective and to distract the eye from the overly structured aspect of the room. However, one rule still remains for positioning paintings: large pieces of artwork need lots of space. The bigger the painting, the more room it needs so that it can be admired at a distance. A large painting cannot be properly displayed if it shares the wall with other works.
LIGHTING
Always choose lights that have been designed to illuminate artwork. Adjustable spotlights are useful for contemporary works. For more classic paintings, incandescent picture lights which give a softer, slightly yellow light can be very effective.
After having reorganized the memorabilia and updated favourite pieces of furniture, the home makeover expert will insist on a fresh palette of colours. These will be chosen in accordance with the decor, while leaving a few touches of nostalgia. This is simple living at its best!
Will home makeovers upset the traditional rules of decoration? Only the future will tell.
All of the images in this issue are available in colour and in black and white.
MOVE THEM ABOUT
Renew your pleasure over and over again by moving artwork from one room to another. One day on the mantelpiece, the next on the staircase… but before you rediscover your paintings be sure that your colour scheme is understated, particularly for large works or colourful paintings.
For the information of our readers, the painting in the photograph is the work of the artist Lisabel.

All the subtlety of this fall’s hottest trend lies in moderation.
