Wild Dunes Resort is a part of Destination by Hyatt hotel collection. There are more than 2,000 privately owned residences in the Destination Hotels portfolio, giving your property the benefit of tenured expertise, strong brand loyalty, and a global network of resources.

Communication is key to providing reliable, high quality care for your home. At the helm of this communication, your property manager is working to ensure that your unit stays in perfect working order. It is our job to ensure that your unit is maintained in a sustainable, attentive fashion - consistent with guest expectations and reflective of your pride of ownership, so to enhance the long-term value of the property.

As an owner, you have high expectations for the maintenance and care of your home. Wild Dunes Vacation Rentals employs a well-trained team of experienced maintenance engineers. This team performs regular preventative maintenance inspections to ensure your home remains in good repair. They also respond to guest needs around the clock, should there be any issues during their stay. We maintain the area’s largest 24-hour maintenance staff, all of whom are locallybased. Should your residence require work that is beyond the scope of our staff, we will arrange contracted labor.

Cleanliness is paramount, and our housekeeping team knows that cleanliness is the first thing that you and your guests will notice upon arrival. Our housekeeping inspectors and executive housekeeping team provide quality control to ensure that proper attention is paid down to the very last detail.

Our sales and marketing tactics are unrivaled in the Isle of Palms market. Our marketing team executes a multichannel strategy that includes branding, email marketing, e-commerce, reputation management, public relations, and social media. Our dynamic revenue optimization team is spearheaded by the Director of Sales and Marketing and Director of Revenue. We also maintain a local reservations office that is open seven days a week. Our integration into the overall Destination by Hyatt brand portfolio and infrastructure commands selling opportunities throughout the Hyatt’s global brand channels and to the vast World of Hyatt membership base.

Wild Dunes is open 365 days a year and has a 24-hour front desk, maintenance, and housekeeping. Our accommodating front desk and concierge agents are at the ready to assist owners and guests alike, at any time before and during your visits.

what services will you provide for my home?

Our management services include marketing and promotion of rental occupancy; a trained and motivated reservations staff; 24hour front desk, housekeeping and maintenance services; and monthly accounting of rental income and related expenses and access to an online owner portal. Your property management team will routinely inspect your home and provide updates or suggestions on upkeep.

are there any special advantages at the resort for owners?

Owners and their rental guests have exclusive access to the following Wild Dunes Resort amenities, including:

» Unrestricted access to the Sweetgrass Inn Pools, the Boardwalk Inn Pools, the Swim Center, and the Grand Pavilion Pools + Grand Pavilion Oceanfront restaurant & entertainment venue, including availability of world class food and beverage offerings and entertainment.

a re there any special advantages at h yatt for owners?

All owners on program with Wild Dunes Vacation Rentals are automatically elevated to Explorist status in the World of Hyatt program, providing bonus points on eligible purchases, room upgrades based on availability, complimentary internet, and more.

WDVR owners are afforded the equivalent of Employee Rate at all participating Hyatt brand hotels and resorts based on availability.

w hat are the management fees?

Commissions are dependent on location, size and interior finish standard of your home. There is also an amenity access fee and brand reimbursement pass included in the guest’s rate. Upfront fees can include, but are not limited to, linen, lock installation, and photography.

do you provide maintenance?

We employ a locally-based team of expert maintenance engineers who are dedicated to the property management side of Wild Dunes. Our engineers understand the nuances of beach homes and condo rentals and can respond 24/7 to calls from owners and guests. We also implement a robust preventative maintenance program to “tune up” your home in the low occupancy seasons.

what is your accounting cycle?

Each month, we will provide owners with an accounting of income and expenses. Statements are sent by the 15th of the month.

what are the fees for owner occupancy?

There are no rental fees nor cleaning departure fees when you enjoy your home or condominium.

how long is the rental contract term?

The initial contract term is for two years, with automatic renewals on an annual basis. The agreement may be terminated with 90 days’ notice. Owners are required by South Carolina law to honor existing guest reservations scheduled to arrive 90 days or earlier if Wild Dunes is unable to relocate the guest to equivalent accommodations. Please note Wild Dunes Vacation Rentals requires a minimum of 16 available weeks (of which 6 weeks must be from Memorial Day weekend to Labor Day weekend) per year available for rental guests. what return can i expect on rental income?

Wild Dunes Vacation Rentals improved property management program is designed to provide the highest returns on investment associated with Wild Dunes Resort. Our Average Daily Rate (ADR) is among the highest in class for each individual residence, and offseason access to group occupancy with exclusive access to Wild Dunes amenities, a dedicated Welcome Center gate and additional group facilities at the all new Sweetgrass Inn drives more room nights than any other property management company. More nights rented + higher ADR = higher return for you, the owner. can you describe your rating system?

Each home in our collection is unique, reflecting the individual taste of each homeowner. Our rating system is designed to help our guests determine which type of unit they are interested in reserving. Our team of experts conducts regular unit rating visits at each home and condo, using a checklist of criteria (excluding Residences at Sweetgrass):

Reserve Units are handpicked by our team and represent the best available at Wild Dunes.

Platinum Units feature upgraded kitchens and bathrooms, luxurious finishes throughout, and top of the line furnishings and interior design.

Gold Units are completely up-to-date with new furniture, appliances, electronics, etc.

Silver Units are very comfortable and cozy, but not as updated as a gold unit.

Bronze Units are very nice, but not quite as updated as a silver unit.

how do you establish your nightly rates and other rental policies?

Our revenue management team closely monitors market trends, and sets nightly rates accordingly. Our yield management techniques seek to maximize rental revenue based on demand. Rates are based on the number of bedrooms and bathrooms in a home, view, and the overall quality rating. We also establish minimum length of stay and deposit/cancellation policies (depending on demand) .

will my home be part of any special promotional programs?

We may offer special packages for your home to achieve more revenue. We may also use up to five nights per year on a complimentary basis for promotional or other purposes. These nights are typically used when it is expected that the home would otherwise be vacant.

can i donate nights in my home?

Owners may make their unit available on a complimentary basis to any non-profit organization of owner’s choosing. The owner will be charged for the standard departure cleaning fee, and any other additional cleaning charges resulting from this occupancy.
