• Worked as a single agent until end of 2016, hitting a ceiling for about 3 years in a row of 60-70 transactions. The last year as a single agent (74 transactions)
I had a part time admin that did not make calls, two major surgeries, got married, sold a home, bought and moved into a new home, and changed brokers. Be intentional with your minutes
• Joined KW in October 2016. Started The Davenport Group and brought on a full time admin and a buyer’s agent.
• 2021:
• Closed 258 units = 153 listings and 105 buyers
• 110 came from our database (past client, SOI, client referrals, etc)
• 148 were non-mets (agent referrals, google, zillow, sign calls, etc)
• On the team we have myself, 3 listing specialist, 3 buyer’s specialist, 1 showing partner & 1 admin designated to lead buyer’s specialist, 2 contract to close, 1 listing coordinator, 1.5 runners, 1 closing holder, 1 director of operations, 1 EA, 1 marketing manager, 3 ISAs
Openings: ISAs and OSAs - $50,000-$70,000 income potential a year
● All Day Call Day - no more than 1 week in advance, leave VM then follow up with text and photo of invite
● RSVP only - we do not offer to drop off
● Plan for 10% no show rate (200 Pie RSVPs - only buy 180)
● Have name tags for all guests
● Don’t have team leader checking guests in
● Print sign-in list and highlight those that show
● Text guests who signed up but hasn’t shown up starting 30 minutes before the end of the event
● Allow 1 day (or weekend) for clients to pop in to grab any RSVPed items that didn’t make it to the event
● Leftover items - donate to those in need or fire station
● Prep and cleanup goes on the calendar - 2 hours prep, 1 hour cleanup
