Knock on anyone ' s door and ask to see the inside of their home. This includes FSBO's because you will need to be represented for any home you purchase. Remember; the seller pays our commission, even with FSBO's
Contact another agent. We will show you all homes currently for sale, even if it is listed by another agent. This includes new construction homes! Remember, the agent only has the builder's best interest in mind, not yours

Once you have found the property you want, we will write a purchase agreement. While much of the agreement is standard, there are a few areas that we can negotiate:

Buyers should be prepared to offer above the list price based on factors like property condition, time on the market, buyer interest, and seller urgency.
Making a lowball offer may backfire, as the seller could feel insulted and refuse to negotiate
Some buyers waive Due Diligence in competitive markets, but this is risky unless the home has been inspected. The Due Diligence period (3-5 days) is the time to conduct home inspections (structural, pest, radon, etc.) and research the neighborhood, schools, crime rates, and sex offender registry.

For bigger issues, you may need a specialist like a roofer, plumber, or electrician to take a closer look Most of the time, the inspection report (usually ready within 24 hours) is enough for us to write an amendment. The loan amount your bank approves is based on the appraised value, not the purchase price. Sometimes, the appraisal may come in lower than expected. If that happens, here are 5 common options:
You can ask the seller to reduce the price to match the appraisal. Ifthe home has been on the market for a while, the seller may agree to avoid relisting and waiting for another buyer. This gives you leverage in a slower market.
