The prestigious revamp of Birmingham City FC’s boardroom suite became the highlight of the club’s efforts to elevate its hospitality offerings. Designed in collaboration with SpaceInvader, the transformation set a new standard for the stadium and the league, creating a space that rivals the best Premier League clubs in both quality and guest experience.
This was just one of the hospitality suites completed as part of Dawnvale’s ambitious summer project. Over the course of 12 weeks, we delivered seven hospitality suites, along with kitchens, adjoining areas, facilities, and of ces, all contributing to the club’s effort to elevate the stadium’s standards.
Name: The Boardroom

The original layout was divided into three separate rooms that blocked much of the natural light, creating a closed-off feel. The redesign makes better use of panoramic windows, enhancing brightness and openness. Crittall walls and doors are strategically placed to divide spaces while maintaining a visually open feel. This design allows natural light to ood the space, creating a more inviting and spacious atmosphere for all to enjoy.
The chef’s table is the most exclusive space, enclosed on two sides by Crittall walls that allow light to ow in, creating a spacious feel. The design offers direct views into the kitchen, enhancing the dining experience. Inside, a dark oak display cabinet spans one wall, adding warmth and sophistication to the space. Guests are seated at an oval boardroom table, blending elegance with functionality for an intimate and unique atmosphere.

Amidst re ned luxury, the bar stands as the centrepiece of elegance. Centrally positioned for better accessibility and service, it features a handcrafted marble countertop with a unique scalloped radius, custom-made in Italy from a single block. The back bar includes an illuminated oak timber bottle display with a mirrored backdrop, enhanced by a recessed oval halo light and bespoke polished brass stemware racks, exuding timeless sophistication.
The space was designed for versatility, perfect for high-end business meetings. At the far end, a large room, separated by a Crittall door, functions as a fully equipped boardroom with advanced digital capabilities. Smaller rooms to the left offer intimate spaces for focused discussions, while the chef’s table room accommodates slightly larger gatherings. With a bar, kitchen, and in-room facilities nearby, everything you need is all in one place, ensuring premium refreshments and convenience.

Dawnvale took on the monumental task of creating a lavish, open-plan suite to showcase the club’s promising future as part of our fastest program to date.
On July 3rd, we were sought out by Birmingham City, known for our rapid and top-quality stadium t-outs, to tackle this project and ensure it was completed before the season’s rst home game under its new ownership.
By July 7th, our most ambitious project was in full swing, with everyone on board, diligently working on design and cost estimates to achieve our renowned high-quality nish in record time.
Come July 17th, even as design plans were being nalised, we wasted no time and commenced the demolition of existing spaces to kick-start our work as soon as possible.
On August 11th, the project reached its successful conclusion late on a Friday night, just in time for the new owners, to savor a stylish 1-nil victory the following day.

The design that seamlessly incorporated elements from the club’s rich 148-year history. Inspired by the club’s cricket origins, rounded columns with teak wood textures paid homage to the cricket bats of yesteryears. Royal blue accents subtly showcased the club’s colours, blending tradition with modern elegance.
This project seamlessly followed the modern trend of hospitality space transformation by eliminating three VIP boxes, along with an of ce and small kitchen. This strategic move converted a 30-seat area into a highly sought-after 160-seat open-plan suite, greatly enhancing the overall hospitality experience.

The suite’s centrepiece is the circular island bar, designed for both ef ciency and aesthetics. Its curved shape in uenced the layout, with plush sofas following its contour. Circular glass holders add a unique touch, especially when lled, while the bar’s exquisite alcor in niti stone countertop seamlessly combines beauty and functionality.
The lounge exuded warmth and comfort with a curved bar, a mix of high and low seating, and elegant expanded mesh ceiling rafts that added sophistication overhead. Luxurious velvet booths with ribbed detailing de ned the space, while dark tables and matching sprayed nishes added exclusivity to this VIP area.

Hidden beneath the Kop Stand at Birmingham City FC’s St Andrew’s Stadium was a forgotten space lled with rubble and dirt. Today, that same space has been transformed into Box 2 Box, one of the largest stadium bars in Europe.
This incredible transformation was part of a wider project led by Dawnvale, tasked with enhancing the fan experience under the club’s new ownership. Over the course of 12 weeks, Dawnvale completed seven hospitality suites, three kitchens, and several adjoining areas.
It’s a perfect example of how Dawnvale can turn overlooked areas within a stadium into key revenue generators.

This space wasn’t part of the original plans, it was walled off on both sides and lled with rubble. But when we saw it, we knew it had the potential to add another level to the stadium’s offerings. We excavated the area, laid new concrete, and transformed it into a vibrant bar for fans to enjoy, capable of serving hundreds of people before, during, and after a match.
With space for up to 13 stations, this bar is designed to provide highly ef cient service, no matter how many fans are passing through on match days. Behind the bar, multiple fridges and heated banquet cabinets ensure a wide range of food options is readily available, allowing for faster, more seamless service. It’s all about speed, ef ciency, and delivering a better fan experience than ever before.
This area sees heavy footfall on match days, and as a fan bar, we created bespoke furniture throughout that could withstand the celebrations of a match-day win. All the tables were fabricated from steel box section with solid timber tops, while bespoke poser shelves line the surrounding walls adding the perfect style for a bar that’s built to last.
What was once an ignored section of the stadium in the Kop Stand, passed by fans on their way to their seats, has now been transformed into a sleek, modern bar space. To give it the attention it deserved, we created a tting entrance with customdesigned goalpost entryways, crafted in-house and lined with LED lighting, framing each doorway and creating a bold, stylish entry into this exciting new venue.

‘The Blues’ are steeped in tradition, with a rich history dating back 142 years. The new reception design pays homage to the club’s original cricket heritage while embracing a modern aesthetic. White ribbed joinery adorns the main desk and other subtle features, adding a touch of classic elegance to the contemporary space.

Even the entryway doors were straightened to enhance natural light and create a more open and inviting atmosphere.
A bespoke trophy cabinet now commands attention in the centre of the reception area, proudly displaying the club’s rich history and achievements. As guests step through the door, they are immediately greeted by this visual celebration of the club’s legacy.

During the summer of 2024, Birmingham City FC’s new ownership team continued their ambitious mission to elevate every aspect of the club. Dawnvale played a key role in this transformation, completing the t-out of seven hospitality suites, three kitchens, and several adjoining areas, all within a demanding 12-week timeline.
One of the most iconic projects was the transformation of the Jasper Carrott Suite into The Garrison! The name will be familiar to many as the pub featured in the globally acclaimed TV series Peaky Blinders. Rooted in Birmingham’s history, the series drew inspiration from real people and locations in the local area, making this design a tting tribute to both the show and the city’s rich heritage.

The Garrison combines modern and vintage styles with polished brass, wooden furniture, and marble-topped tables. Overlooking the pitch, this design celebrates Birmingham’s culture, blending history, community, and contemporary hospitality to create an immersive experience.
The new dark oak bar is the centrepiece, capturing the essence of a classic pub with its polished brass accents, solid wood front, bull-nose edging, and traditional wooden gantry. A large timbershelved back bar is paired with gilded mirrors, one featuring a bold stencil, enhancing the venue’s timeless charm. Behind the scenes, our steelbuilt Barmade system ensures ef cient service, easy maintenance, and long-lasting durability, seamlessly blending style with functionality.

Our contract furniture team curated a stunning collection to enhance the space’s design and functionality. Luxurious brown leather banquette seating lines the room, paired with timeless wooden chairs to add classic charm. We elevated this space by installing a state-of-theart, energy-ef cient commercial kitchen, enhancing food quality to match the venue’s re ned look. Over several months, our team worked closely with the Levy Group to ensure seamless design and installation. The result is a cutting-edge facility that re ects the club’s commitment to excellence and enriches the guest experience.

As part of a wider programme of enhancements at St. Andrew’s Stadium, we continued our collaboration with Birmingham City FC by transforming three individual boxes into one extraordinary VIP suite.
Designed as an exclusive space for high-level entertaining, this luxurious Chairman’s Box brings together privacy, premium comfort, and uninterrupted stadium views, all within a fully self-contained setting.

At the heart of the suite is a striking banquette seating area, upholstered in plush velvet to provide a rich, comfortable dining setting. Bespoke woodwork adds warmth and craftsmanship, creating a re ned, immersive environment ideal for both relaxed matchday viewing and formal hospitality.
VIP guests can relax in a row of padded seats positioned to take in panoramic views of the pitch. These are paired with a raised poseur bench and stools, allowing for multiple levels of interaction and sociability, all while maintaining an unobstructed view of the action from within the suite.

A key feature is the bespoke sliding window, made using low-iron glass and designed with a unique tilt mechanism. This full-height panel allows the suite to open up to the energy of the crowd or close off for a more private experience, all while maintaining crystal-clear views of the stadium.
To ensure guests remain immersed in the VIP experience from arrival to full-time, the suite includes a private kitchen and washroom facilities, removing the need to venture outside. Whether enjoying a meal, mixing drinks, or taking a break from the match, every element has been considered to create an exceptional matchday environment.

Manchester City called in Dawnvale to assist with the redevelopment of the Etihad Stadium’s South Stand Concourse. Keen to create an elevated experience for fans during home games, the turnkey redevelopment of the Concourse saw a series of modern, vibrant new spaces created where ticket holders could meet, eat, drink, and socialise in dedicated standing and seating areas.

Capable of welcoming more than 55,000 fans to each home game, and many more during other major sport and entertainment events, the new Concourse needed to offer plentiful food and dining options. A dedicated concession allows for speedy service to reduce queues during peak times.
The redeveloped South Stand also carefully considered the overall fan experience. A new DJ booth and large live screens mean visitors can enjoy pre-match, half-time and post-match visits all the more memorable.
As part of Dawnvale’s redesign, additional seating areas were added to the South Stand. These seating areas, which feature bleacher and bench seating with poseur ledges make the concourse more comfortable and welcoming for match day fans and create dedicated zones to consume purchase food and drink.

The Dawnvale team was tasked with designing a traditional pub experience to sit within the ultra-modern Ethiad Stadium. This contrast of new and old offers ticket holders a unique experience, and a welcoming, friendly place to relax before the match. The name of the pub is a nod to Manchester City’s former name, Ardwick FC.
The bar is the centre of every pub and it’s no different at The Ardwick. In keeping with the brief to create an authentic, traditional pub experience, we designed an ornate timber bar. To further reinforce the sense of being in one of Manchester’s many historic pubs, the bar itself has aged tile frontage and beautifully traditional brass detailing.
The Ardwick’s interiors were designed to mimic a relaxed, neighbourhood local. The authentic décor includes retro chalk board signage, old fashioned darts board tv covers, vintage-look textured wallpaper and a classic juke box. With a neutral colour palette, interspersed with dark wood table and seating, it’s the perfect destination to discuss the on-pitch action with friends.
In keeping with the proud tradition of classic pubs across the north of England, the Ardwick also offers guests a premium selection of food and drink. Ticket holders can enjoy cask ales on tap, with a selection which changes weekly. Traditional pub grub is also served, with hearty meals including pies, pork pies, scotch eggs and lamb shank.

Dawnvale eagerly accepted the task of reimagining the City @ home building, shaping it into the new and enhanced Manchester City Stadium Store—an undertaking that would not only rede ne the stadium retail experience but also exemplify our commitment to elevating the fan’s journey through innovative design and collaboration.

The City @ Home building underwent a radical transformation. Stripping it back to its core, we removed every element, allowing us to initiate essential structural improvements, including roof xes and external drainage enhancements. This step was instrumental in rejuvenating the building and ensuring its readiness for the dynamic demands of a modern stadium retail space.
Undoubtedly, this endeavour marked our most substantial collaboration to date. Working closely with Manchester City, Puma, Stitched, and Space Invaders Design, we ensured that the new City store wouldn’t merely replicate its predecessor but would instead serve as a progressive upgrade in alignment with the evolving standards set throughout the stadium.

While the primary objective was to create a pro table retail environment, it had to seamlessly accommodate the surge of passionate fans on matchdays. Moreover, as the starting and ending point for stadium tours, it needed to provide a comfortable and leisurely space where visitors could immerse them selves in the Manchester City experience.
One of the project’s standout features was the installation of a brand new shop front, adorned with expansive glass frontage and branded decals. This transformative design not only captivated the attention of passersby but also ooded the store with natural light, enhancing the overall ambience and making it a more welcoming and enjoyable space.

In recent years, we’ve fostered a robust partnership with Manchester City, working together on several projects of different sizes.
This notable project involved the renovation of the reception area situated at the centre of the Etihad Campus. The aim was to modernise and revitalise the entire area, along with the creation of three new of ces.

The space has been meticulously crafted to make a striking impression as soon as you step inside. The of ce’s exterior wall serves as a display for all teams within the City Football Group and includes a 3D model of the Etihad grounds and campus.
A reception desk that is both stylish and functional was designed to mirror the timber-clad ceiling. Mesh panels, softly illuminated with LEDs, complement the Corian worktops, creating a welcoming atmosphere t for VIPs.
A VIP waiting area was incorporated, featuring sleek wall cladding for emphasis. The curved desk links seats to the entrance, improving foot traf c. Its open back strategically positions staff for seamless service from the storeroom.
In addition to restaurants, our operational design also applies to of ces. Of ce doors were strategically positioned on opposite sides to avoid traf c overlap, with the reception desk located away from of ce activity.

Etihad Airways, renowned for their luxurious air travel experience, aimed to refresh their VIP boxes within the Etihad Stadium. We were delighted to be recommended by the club to undertake these renovations.
The objective was straightforward: infuse the elegance synonymous with the Etihad brand into the matchday hospitality, providing customers with an impeccable pitchside experience.
Name: The Etihad VIP Suite
The feature wall exhibits a meticulously crafted world map, precisely cut and mounted within a luxurious gold Venetian plaster wall. Adding an extra touch of elegance, a bespoke LED Etihad Airways logo adorns the display, completing the overall experience.
We designed the serving area to blend style with functionality. Custom cabinets line each side, adorned with precious stone countertops and a bespoke stemware rack. The bar offers exibility, accommodating both self-service and assisted service to suit different functions.
Indulge in an oasis of unparalleled comfort—a chic setup featuring four Winter White leather lounge chairs elegantly arranged around a bespoke Botticino Marble coffee table. A meticulously handcrafted media display with a 72-inch TV completes this luxurious design.
The square tables, with solid timber tops, are expertly crafted for versatility, accommodating various layouts and comfortably seating up to 20 guests. It was Dawnvale who were called in when Accrington Stanley wanted to enhance their matchday experience for fans at the Wham Stadium.
The £2.5 million 1500 seater, state-of-the-art hospitality and conference venue was built with 4 new hospitality suites, Coley’s Bar, the Chairman’s Lounge, the 1968 Lounge and The Snug.

The 1968 Lounge, named after the year the club reformed following their shock resignation from the Football League in 1962, was designed to be used on matchdays for hospitality but could also be hired out for other events.
The Snug, or champagne bar is a smaller, more intimate venue with dedicated waiter service. Developed as a private function room with its own bar, the glass fronted lounge offers great viewing over the stadium pitch.
The Chairman’s Lounge is a glass fronted hospitality suite offering panoramic views over
