• What Lies Ahead? – In looking at homes currently under contract (pending) that have yet to close, Q2 results so far appear to build off of Q1. The traffic at our current listings is unprecedented and so far rising mortgage rates and the war in Ukraine has had little impact on homebuyers. The lack of inventory, buyer liquidity, and the influx of families moving from the Silicon Valley have helped drive strong demand. While most agree this level of appreciation is not sustainable, so far there is little signs of the market slowing down.

The average, weighted average and median price per SQFT in Lafayette in Q1 was $1,022, $1,024 and $1,031, respectively. This represents a 22% increase over 2021 figures and a 49% increase since the start of the pandemic. In addition, the average selling price during Q1 was $3.1M. While larger homes on average sold in Q1, the results still amaze.
