The month of September feels like the best “sweet spot” of the year for our family. We are back into the rhythm of school schedules, but fall sports and activities haven’t fully ramped up quite yet. Relatively speaking, it might be our “least busy” month...which gives us a moment to enjoy all the great things Danville has to offer our family! Danville weather in September tends to be cool in the mornings and evenings, yet nice a warm during the day. September is perfect for hikes, biking and swimming...followed by a great dinner outside at one of our favorite restaurants in Downtown....or checking out one of the awesome Car Shows this month!

Families
For many westside children, starting Kindergarten at Montiar Elementary with your neighborhood friends is where you begin your educational journey. As the “new kids in town,” Gavin and Jack both moved to Danville after Kindergarten, but quickly bonded and have been friends ever since. Their love of the game of Lacrosse has led them to create a non-profit to benefit children who do not have financial (or otherwise) access to equipment. From that passion and advocacy, Lacrosse the Gap was born.
Born in Neptune, New Jersey, Gavin Berke lived in New Jersey until the summer of 2017. His mother, Laurel, accepted a position as an ER Doctor with Kaiser that brought them to the Bay Area and to their home in Danville. Along with his father, Gregg, and brother, Leo, the family has since been rooted in their westside home behind the Livery. Having attended Montair, Charlotte Wood and now beginning his senior year at San Ramon Valley High School, Gavin has had a solid foundation and is looking forward to studying Engineering or Applied Mathematics in college. He hopes to become an engineer, blending design, technology and turning creative ideas into reality. Playing Lacrosse is also a passion for Gavin, as he has played competitive travel club lacrosse since the summer before 7th grade. He has been lucky enough to travel all over the county for tournaments and showcases and currently plays for SRVHS. This past year, Gavin won the title of defensive player of the year, made the First Team All League for EBAL and was a USA Lacrosse Academic All American. Gavin’s family are also sports fans, and since they have roots on the East Coast, they never miss an Eagles, Phillies or Flyers game. They also have annual traditions of traveling to Steamboat Colorado for a week of skiing and celebrating Laurel’s birthday in Hawaii. Annie, the family’s 5-year-old English Cream Retriever loves to eat carrots, cucumbers, and lettuce…
Just a few streets away, Jack Livesay lives with his twin brother, Ben, older sister, Lauren, and Mom and Dad: Melissa and Richard. After living his first 7 years in Dublin, Jack’s family eventually moved to the westside of Danville and have been here ever since. Tator (a oneyear-old golden doodle) who was aptly named because his puppy hair made him look like a tater tot, and Penny (a 10-year-old Matlipoo present from Santa) can also be seen in the neighborhood. The family currently lives in the Del Amigo/Cordell area of the westside, and Jack especially loves living across the street from one of his best friends. Having close friends in the neighborhood where they can spontaneously “meet up” is just one example of how great it is living on the westside of Danville. Jack is a life long 49er and Warriors fan and one of his “core memories” was attending Game 4 of the Rockets v. Warriors Playoff Game to celebrate his birthday with his twin brother.
The Livesay family also loves their annual trip during the 4th of July holiday to visit Jack’s grandparents at Almanor Lake. One of their favorite traditions is heading out on their boat and watching fireworks on the lake. Jack’s parents have always instilled in their children “Family First” and place a great emphasis on having a strong relationship with their siblings and other family members. Jack will be entering his senior year at San Ramon Valley High School and is
looking forward to pursuing a Finance, Business, or Marketing degree in the future. But in the meantime, he will continue to keep busy at school and also participate in the club he founded with his brother. The club’s purpose is for high school students to visit the Sunrise Senior Living facility here in Danville. “We work to entertain and bring joy to the residents…we visit with them while they eat lunch, play board games, and make arts and crafts. It is a very rewarding experience.”
Of course, one of the most important activities that brings Jack joy is playing Lacrosse. Jack began playing lacrosse in 6th grade for the Diablo Scorpions and eventually moved to the ADVNC
East Bay travel lacrosse team where he has played ever since. He also played with Gavin on this team and it is where their friendship and bond over the love of Lacrosse was strengthened. Both Gavin and Jack were Captains of the SRVHS JV Lacrosse team their freshman year and then moved up to Varsity their sophomore year. During this time Gavin and Jack co-founded the Non-Profit “Lacrosse the Gap,” which operates by picking up lacrosse gear from community donors’ homes (or arrange for drop off at one of their houses.) “We then inventory the gear and store it in a shipping container that Diablo Scorpions Lacrosse Club has allowed space to share with us. When enough gear is accumulated, we contact possible recipients whose need to best match the inventory, schedule a meeting and bring the gear to the player.” Since Lacrosse is rapidly growing in the Bay Area, and the teams at San Ramon Valley, Monte Vista and De La Salle are recognized around the country, Gavin and Jack saw a need to make sure all youth (especially those in underprivileged areas) can learn to play this sport without worrying about the extra burden of the cost of equipment. They will sort and distribute donated equipment to local communities, ensuring that all children have access to the gear they need to participate in this exciting sport. They also are working to help launch recreational lacrosse in physical education classes (P.E) in the SRVUSD elementary schools. It is the goal for Lacrosse the Gap to continue for years to come as a club at San Ramon Valley High School, where younger players will maintain the non-profit and pass on their love of lacrosse to future generations. Be sure to check out their Instagram page @lacrosse_the_gap24 and follow along on their journey!

Istillremember what it felt like to be different. I wasn’t quite like the other kids in my first-grade classroom. I was a little darker, I was left-handed, I was a first-generation immigrant—and my eyes didn’t match. In an Irish Catholic elementary school where conformity felt like the norm, I stood out in every way. To top it off, I was a tomboy in a school that separated the girls from the boys. Let’s just say I didn’t exactly blend in.
But here’s the twist: as an adult, these differences are exactly what I celebrate. They are my trademarks—my signature characteristics that tell my story before I even say a word.
The irony is that the very things that made me feel insecure as a child are now the sources of my strength and identity. They are the reasons I walk tall—sometimes literally. Standing at 5 feet 4 inches, I love wearing heels. Some days three inches, other days four. Yes, they add height, but more than that, they spark connection. Whether I’m running errands or crossing the street, someone always stops to comment:
“I used to wear heels like that, but not anymore.”
“How do you walk in those?”
“Where did you get those? What brand are they?”
And just like that, a conversation begins. A story is shared. A door opens. My shoes become more than just footwear—they become an invitation for others to open up, be curious, and connect.
This is what it means to celebrate your trademark—to embrace the unique traits, choices, and quirks that make you who you are. We all have them. Whether we hide them or highlight them, they are there, quietly waiting for our attention. Your trademark might be your bold
fashion choices, your accent, your laugh, your creative mind, or your resilience through adversity.
If you’re not already shining in your trademark, maybe it’s time to ask: What is it? And more importantly, why aren’t you celebrating it?
I’ve come to love explaining why my eyes don’t match or why I choose to wear high heels. It’s part of my story, and every time I share it, I reclaim the narrative. I step more fully into who I am and invite others to do the same.
So I offer you this: take pride in your differences. Dance in your high heels—whether they’re literal or symbolic. Life is too short to be judged, silenced, or sidelined. Your quirks, your journey, your passions—they are your power.
If this resonates with you, then ask yourself: What is your trademark? And what shoes do you need to step into your next chapter with confidence and joy?
Your story is worth celebrating. Walk tall in it.

Floors are the first thing your feet touch each morning and the foundation for every room so when it comes to choosing between engineered wood vs vinyl plank flooring, the question isn’t just about durability or cost—it’s about the feeling you’re creating in your home. I’ve walked into spaces where the flooring sang in harmony with the architecture. And I’ve also seen rooms where the floor felt like an afterthought—cold, echoing, disconnected. Flooring matters. So let’s break down the heart, soul, and practicality of two top contenders— and help you choose the surface that fits your life beautifully.
What Is Engineered Wood?
Engineered wood is real wood—just smarter. It’s made of a veneer of hardwood on top of multiple layers of bonded plywood, which gives it strength and stability.
Why People Love It:
• It brings authentic wood grain and character
• It’s more resistant to moisture and temperature changes than solid hardwood
• It can be sanded and refinished (depending on the veneer thickness)
• It feels warm and grounded underfoot
What Is Vinyl Plank Flooring?
Vinyl plank (also called luxury vinyl plank or LVP) is a synthetic flooring that mimics the look of hardwood. It’s made of multiple layers, including a wear layer, photographic layer, and waterproof core.
Why People Love It:
• 100% waterproof—ideal for kitchens, bathrooms, and basements
• Durable against scratches, pets, and kids
• Incredibly easy to clean and maintain
• Available in a wide range of wood-look styles

Pre-marketing inspection reports are reports that have been paid for by the owner of a property, prior to putting the property on the active market for sale. If it’s been a long time since you’ve bought a home, this may sound unusual. For those who have bought and sold in the Bay Area over the past 15-20 years, it’s become fairly standard.
In the past, if a buyer wanted to use caution and have a property checked out, prior to purchase, they would most often make an offer with inspection contingencies and then proceed to hire and pay inspectors of their choice, to check out the property and any specific concerns. If inspections came back satisfactory to the buyer, the buyer would remove their contingencies and close the sale. If problems were found, the buyer could either renegotiate the terms of the sale, walk away, or choose to accept the condition as-is,
Most of the Bay Area real estate market has been very strong, for
the better part of the past 4 decades. Strong markets that favor home sellers have sometimes led to bidding wars. When buyers compete against each other, not only do we see the price offered go up - we also see more favorable terms in the contract for the seller, as buyers try to beat out their competition. Over the years, we’ve seen more buyers willing to make offers that have no contingency for inspections.
Legal advisors will be quick to point out that a purchase agreement without inspection contingencies is risky for both sides, even though most sellers feel fantastic about accepting a “non-contingent” as-is offer. For a buyer, the risk comes with the possibility of making a huge investment and discovering later that there are major concerns with the property. If a home buyer feels that the seller knew about issues with the property and did not disclose them, they may seek legal recourse.
Over the years (in our local market), we’ve seen a marked shift from most buyers hiring inspectors during escrow, to most sellers hiring home inspectors, prior to putting the home on the market. The premarketing inspections may or may not lead to repairs completed by the seller, in advance. Most often, the inspection reports are bundled together with the seller’s required disclosure forms and then provided to any potentially interested buyers who request to see the documents. This strategy usually leads to buyers feeling more comfortable with making an offer that is not contingent on inspections. In addition, it reduces the likelihood of big (unpleasant) surprises during the escrow, which are not good for anyone.
Buyers beware. It’s important to note that not all home inspectors are equal. Some are incredibly knowledgeable and diligent; others are not. It’s also important to know that a home inspection report rarely covers the entire home. A general home inspector will likely make notes in the report about areas that are “outside the scope of this report,” and recommend further inspection by a specialist in that area (for example the roof, furnace, foundation or chimney). In addition, when a home seller (or someone on their behalf) is making decisions about what to include in the inspection, they may choose to leave things out that would have been important to a home buyer. For example, way too often I’ve been given disclosure/report packages for a townhome buyer I’m representing, delivered with the message that the reports are very clean. When I read the inspections, I see that only the interior of the home was
inspected (per the seller’s request). In most townhomes, the owner is responsible for the maintenance of their part of the structure, including the attic, the crawl space, the foundation, decks and other exterior areas. A home inspector who only looked around inside and tested the appliances, isn’t providing much value to a buyer.
Every home sale is unique. Please feel free to reach out to me at 925-964-5010 or via email at Lisa.Hopkins@Compass.com with questions or for a custom analysis. Even if you’re not planning to move, I’m happy to help by providing you with relevant data, enabling you to make a well informed decision. It’s never too early to start planning for success.

Modern lifestyles often lead to prolonged periods of poor postural alignment, resulting in muscle tightness and fascial restrictions that impair mobility and contribute to discomfort. Stretching has been shown to reduce muscle tension, enhance flexibility, improve postural stability and promote relaxation. Now who doesn’t like the sound of that?
Many individuals associate stretching with traditional static stretches or simple movements like touching their toes. However, the effectiveness of stretching lies in the proper isolation of targeted muscles followed by appropriate activation and gentle lengthening. Stretching to improve flexibility and extensibility is about tension optimization, not tissue deformation (people are not gummy worms.)
When you engage in an Assisted Stretch session we focus on two primary types of tension:
Muscle tension: Excessive tightness in muscle fibers restricts movement and causes discomfort. By engaging in the gentle loading and lengthening of well isolated muscles, we can restore optimal
muscle length and function.
Fascial Tension: Fascia, the connective tissue that surrounds muscles and joints, can become restricted due to lifestyle habits and movement patterns Addressing fascial tension helps improve joint range of motion and alleviates discomfort. Since the fascial system integrates the whole musculoskeletal system, reducing tension in one area contributes to reducing whole-body tension and whole-body stretching is the most effective approach.
Here are some of the key benefits of Coach Assisted Stretching
• Immediate Benefits: Increased blood flow, improved tissue temperature, enhanced joint lubrication, and reduced muscle stiffness. Clients often experience instant relief and greater range of motion after a session.
• Long-Term Benefits: Neurological adaptations lead to improved stretch tolerance, muscle relaxation, and lasting gains in flexibility. Additionally, stretching contributes to connective tissue adaptation, reinforcing joint health and movement efficiency.
Now at The Exercise Coach, our point of view that “Strength Changes Everything” is central to our purpose of Transforming the Way People Age. While Strength training inherently improves flexibility, we recognize that many individuals seek targeted stretching to enhance mobility, relieve tension and improve movement quality. This understanding has led to the integration of Coach-Assisted Stretching, a structured and scientifically supported method designed to maximize flexibility and mobility complementing our strength training.
So, if you are interested in adding Coach-Assisted Stretch to your Strength training, because strong muscles deserve freedom to move, contact us at The Exercise Coach-San Ramon for a free consultation on all that we do.

I need to speak directly to the folks out there who think that making your own barbecue sauce is hard… It isn’t. If you have a blender, you can make amazing sauces, like this gorgeous smoky sauce that I have put on everything from chicken to pork chops to pizza. But first, a warning. If you make this for your next Labor Day party, everyone is going to ask you for the recipe. It definitely happens to me all the time. This recipe is lovingly named after its creator, Ted Kane, who was so nice to share it with me nearly 20 years ago at a backyard barbecue. My mind was blown then, and it still is every time I make it.
Makes 1 Cup of sauce
YOU WILL NEED;
• 4 chipotle peppers in adobo sauce
• 1/4 c. honey
• 3 teaspoons of brown mustard, or Dijon
• 3 teaspoons of balsamic vinegar
• Juice and zest from two limes
• 5 cloves garlic
• 1 teaspoon cumin
• 2/3 c. fresh cilantro
• 1/2 c. peanut oil, vegetable oil, or very light
olive oil salt and pepper to taste
PUTTING IT TOGETHER;
Place all the ingredients except the oil into a blender and pulse until smooth. Adjust the salt and pepper to taste. Add the oil and pulse it one last time. Store in an airtight container in the refrigerator for up to five days. It tastes delicious on any grilled meat.

The Del Amigo Swim Team had an incredible summer in the pool for 2025! This spring, we welcomed our swimmers back to a newly renovated pool and dove right into a full season of dual meets, invitationals, social events, and more.
Season highlights included dual meets with some new teams, and a strong second-place finish at the annual Battle of the Ages meet, where seven Del Amigo swimmers earned age group high point titles. At the July Woodlands Invitational, our team turned in fast times and standout performances, setting the stage for the Valley Swim Association (VSA) Championship at the end of the month. We capped the competitive season with the Contra Costa County Swim Championships in early August, where we were thrilled to have 52% more individual swimmers than in 2024, a true testament to the strength, grit, and growth of our team.
Beyond the lanes, we celebrated our swimmers all season long with recognition programs like popped time bag tags and stickers, our new Swimmer of the Week awards, and other fun incentives. Of course, summer at Del Amigo is about more than competition, it’s about community. We gathered for our “Back to Swim” kickoff, movie night under the stars, our pre-VSA Feeding Frenzy, and a County meet pizza party at Primos. Fun Fridays at the pool kept the spirit going all summer long, with pizza, pancakes, and other breakfast treats bringing swimmers, families, and friends together.
Our dedicated coaching staff, supported by our amazing junior coaches, made this summer the best one yet for Del Amigo. Here’s to another season of fast swimming, great friends, and lasting memories.
It’s important to note that not all home inspectors are the same. There is a big difference between a fairly new inspector who has completed a course in home inspection and perhaps one who has
been inspecting homes for 20+ years. Some home inspectors are also licensed contractors or structural engineers. It’s worthwhile to check credentials and reviews.
Finally, when you own your home, it is wise to consider periodically having a home inspection. Unless you occasionally check out your crawl space or attic, there may be things going on in these areas that are best caught early. It’s sort of like going to the dentist for a regular checkup. For example, a small water leak, a damaged duct or termites are all problems that can easily be fixed when caught early. The longer they go unnoticed, the bigger the repairs will be.
Every home sale is unique. Please feel free to reach out to me at 925-964-5010 or via email at Lisa.Hopkins@Compass.com for a custom analysis of your options. Even if you’re not ready to make a move today, it’s never too early to start planning for success. DRE#01111126.

This year marks a huge milestone—our 10th Annual Serve Day—and we would love for you to be part of the most fun, hands-on weekend of the year! On September 27–28, thousands of volunteers from CPC and our community will roll up their sleeves to bring hope, joy, and practical help to the San Ramon Valley and the greater Bay Area.
For a decade, Serve Day has been a weekend where love in action transforms lives—both for those we serve and for those who serve. And this year, we’re going bigger than ever!
Picture this: transforming a local school garden into a vibrant learning space… painting a community building that’s seen better days… assembling meals that will feed families here and across the globe… or bringing smiles to nursing home residents who haven’t had visitors in months. Over just two incredible days, we’ll be brightening neighborhoods, meeting real needs, and showing love in tangible ways.
We’re also hosting a Re-Use Drive-Thru! Start setting aside your items now— clothing, canned goods, e-waste, and documents for free shredding. Gather them up and make a difference without even leaving your car!
Serve Day epitomizes the heart behind our FOR the Valley movement—a commitment to be for our neighbors, for our schools, for our local nonprofits, and for the people who make up the vibrant communities of the San Ramon Valley. When we serve together, we demonstrate in practical ways that we are for people, not just in words, but in action. We believe that being FOR others, like God is for us, is changing the world.
Whether you’re a seasoned Serve Day veteran or brand new to volunteering, there’s a place for you. We’ll have projects for individuals, families, small groups, and teams—indoors and outdoors, quiet and hands-on, close to home and out in the community.
This year, we’re on track to mobilize 2,400 people—that’s 2,400 hearts, hands, and smiles working together to make a lasting impact. And we’d love for one of those to be yours.

With college tuition rising every year, it’s not surprising that cost is one of the most important factors for families when choosing a college. Cost, location, financial aid package, and the availability of a specific academic program topped the list when families were asked why students chose the college they did for the 2023–2024 year. Still, 86% of families believe a college degree will create opportunities that wouldn’t be available otherwise, and 79% are willing to stretch themselves financially in order to obtain these opportunities.

The greater Bay Area is world-renowned for its restaurants that satiate a populace expecting high-quality fare. And though it seems everyone is an expert when it comes to their favorite place, it might surprise many that the heartbeat of Northern California foodie culture originates in West Marin County.
This locale leads the country in farm-to-table food of the highest quality. It’s a cultural attraction that can be traced back to 1980, when the Marin Agriculture Land Trust was formed to prevent development and preserve local farms. Now, 45 years later and nearly 60,000 acres of land saved for farming rather than condos, we get to enjoy sustainably-produced edibles throughout the Bay Area and the world.
Pt. Reyes Station serves as the epicenter of this unique culture with the metaphorical headquarters of Toby’s, which is a feed store, coffee shop, general store, farmer’s market, art gallery, and gathering spot – thus an everyday community center.
Highway 1 runs through PRS and it has the requisite boutiques, real estate offices, café and – of course – a bakery that sells firstrate peanut butter cookies the size of small hubcaps. Also, there’s Pt. Reyes Books whose front table features works by local authors that touch on the local ecology and the history, a reminder that PRS serves as the entrance to the Point Reyes National Seashore. Yes, the famous lighthouse and miles of unadulterated coastline are nearby, but it’s hard to not investigate more of PRS.
There’s West Marin Culture Shop, which is in the same building as the world-famous Cowgirl Creamery, which vacated that location a year ago but still makes cheese in Petaluma. Alas, the Culture Shop still sells Cowgirl cheeses and a good selection of local wines. The deli offers a wide variety of sandwiches and sides, including “Mom’s Tuna Melt” for $28. It comes with “an amazing side salad.”
Yes, the best ingredients can be costly.
Personally, the best of West Marin lay eight miles up Highway 1. It’s a pleasant drive through the rolling hills edged by farms and open space. In a matter of minutes, the bottom of Tomales Bay can be seen. Then comes the famous Hog Island Oyster farm, which is firstrate, but I want a little more local history, which is why I stop at The Marshall Store.
Indeed, a former general store, it now is the best place to sample Tomales Bay oysters, which are harvested just yards away from the shack’s back deck. If members of the Ostreidae family aren’t to your liking, try the ceviche tostadas, or the tri-tip and pulled pork sandwiches, or a bowl of chorizo fish stew.
The Marshall Store is run by the Friend family. Father Tod bought it in 2006. He passed away in 2017, but the family remains in control: Heidi runs the Oyster farm and Gregory The Marshall Store. It’s a local favorite, and perhaps the best place to soak in what might be one
of the best places in the best region in the world: The freshest seafare as you stare at Tomales Bay, the bobbing sailboats and looming hills on the west side.
West Marin is but 70 miles from central Danville, and getting there is easy: Cross the San Rafael Bridge and get on Sir Francis Drake Blvd all the way to Highway 1 in Olema, and then a short drive to PRS. I prefer taking Highway 101 to the Lucas Valley turnoff and driving by George Lucas’ Skywalker Ranch and then around the Nicasio Reservoir. Either way, it’s a trip to cherish what can be seen, tasted and experienced there.
